VantageScore 4.0 vs. FICO: What Mortgage Borrowers Need to Know

For mortgages eligible to be sold to Fannie Mae or Freddie Mac, the lender may currently use either Classic FICO or VantageScore 4.0. That is an interim lender-choice policy, not a right for a borrower to select whichever score appears higher in a consumer app. The applicable model depends on the lender, the loan’s eligibility, and the underwriting path.

As of the Federal Housing Finance Agency (FHFA) policy update dated October 2, 2026, FICO 10T is approved for future use but is not yet eligible for delivery to the Enterprises. Fannie Mae’s current guidance permits VantageScore 4.0 for eligible loans evaluated through Desktop Underwriter (DU), while manually underwritten loans continue to use Classic FICO.

The current rule in one sentence

When a loan is eligible for sale to Fannie Mae or Freddie Mac, the mortgage lender can choose Classic FICO or VantageScore 4.0 under FHFA’s interim policy. The choice belongs to the lender and the loan process. A score shown by a bank, credit-card issuer, or monitoring application does not by itself establish which model will determine your mortgage underwriting.

This policy does not mean FICO has disappeared, that every mortgage lender must use VantageScore 4.0, or that every mortgage program follows the same framework. FHFA’s language is limited to loans sold to the Enterprises. A lender can still require Classic FICO, and the loan must satisfy the applicable Enterprise and underwriting requirements before VantageScore 4.0 can be used.

What changed, and when

The transition is easier to understand as a sequence of policy milestones. The latest FHFA material controls the current delivery status; older implementation announcements describe the rollout but should not be treated as the present rule.

Date Development What it means for a borrower
April 2026 Early implementation material described a limited initial rollout and indicated that FICO 10T would become available later. Useful timeline context, but later FHFA and Enterprise guidance supersedes it where the statements differ.
May 1, 2026 VantageScore reported that its model began appearing as the sole score model on mortgages later securitized by Fannie Mae and Freddie Mac. This is a vendor-reported adoption reference, not a requirement that every lender use the model.
August 31, 2026 VantageScore said VantageScore 4.0 had been the sole model on more than 9% of mortgages securitized by the Enterprises since May 1. The percentage describes the vendor’s stated scope and period; it does not predict your lender’s choice.
September 9, 2026 Fannie Mae announced expanded VantageScore 4.0 availability to all Fannie Mae-approved lenders. Availability broadened, but the loan still has to meet the current eligibility and delivery rules.
September 30, 2026 Fannie Mae updated its lender letter to reflect aligned loan-level pricing adjustments for Classic FICO and VantageScore 4.0. Alignment of the pricing framework does not guarantee the same underwriting result for every borrower.
October 2, 2026 FHFA’s policy page confirmed the interim choice between Classic FICO and VantageScore 4.0 and stated that FICO 10T is not currently eligible for Enterprise delivery. This is the controlling current status described by FHFA.

Score model versus score number

Both Classic FICO and VantageScore 4.0 use a 300-to-850 numerical range, according to VantageScore. The shared range is only a scale. It does not make the models interchangeable, and a 720 from one model is not automatically equivalent to a 720 from the other.

A mortgage decision uses the model selected for that loan, the credit reports supplied under the applicable process, and the underwriting rules attached to the loan. A general-purpose score in a consumer application may be calculated from a different model, a different report date, or different bureau data. Treat it as an educational reference unless your lender confirms that it is the score being used for the mortgage.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The distinction matters even when two displayed numbers look close. The number is an output; the model defines how the underlying report is interpreted. Therefore, comparing two numbers without identifying the model, bureau data, and timing can create a false impression that one lender is ignoring your credit or that a score has suddenly fallen.

Classic FICO and VantageScore 4.0 compared

The practical comparison for current Enterprise-eligible loans is between Classic FICO and VantageScore 4.0. FICO 10T is a separate model and should not be substituted for either one in a discussion of what can be delivered today.

Comparison point Classic FICO VantageScore 4.0
Current Enterprise policy Permitted for eligible loans sold to Fannie Mae or Freddie Mac. Permitted for eligible loans sold to Fannie Mae or Freddie Mac when the lender and loan path satisfy the requirements.
Who decides The lender selects the model under its approved process; the borrower does not choose the higher displayed score. The lender selects the model under its approved process; availability is not a borrower election.
Fannie Mae DU path May be used under the applicable Classic FICO process. Available to Fannie Mae-approved lenders for eligible DU loans, subject to delivery and underwriting conditions.
Manual underwriting at Fannie Mae Continues to use Classic FICO. Not currently eligible for manually underwritten Fannie Mae loans.
Credit-bureau process for Fannie Mae VantageScore delivery Follow the applicable Classic FICO report requirements. The model is requested from all three credit bureaus through a three-in-file merged report.
Multiple borrowers on one loan Use the model required by the lender’s selected process. The same score model must be applied consistently to every borrower on that loan.

How the VantageScore 4.0 mortgage process works at Fannie Mae

Fannie Mae’s guidance describes a specific path for lenders that elect VantageScore 4.0. The following sequence shows where the borrower’s expectations should be set.

  1. The lender identifies the delivery route. Ask whether the application is intended for a loan eligible for delivery to Fannie Mae and whether the lender is using DU. Eligibility is determined by the lender and the loan facts, not by the score shown in an app.
  2. The lender selects the score model for the loan. The lender may use Classic FICO or VantageScore 4.0 where the policy and loan requirements permit. You cannot direct the lender to take whichever of your consumer scores is higher.
  3. All three bureaus are included for the VantageScore path. Fannie Mae’s cited delivery rule calls for the model from each of the three credit bureaus in a three-in-file merged report. A report missing a bureau is not the described VantageScore delivery configuration.
  4. The model is applied consistently across borrowers. If two or more people apply together, the same model must be used for every borrower on that loan. The lender cannot use VantageScore for one applicant and Classic FICO for another simply to mix the most favorable numbers.
  5. DU evaluates the application under its own underwriting requirements. The score is one input in a broader automated underwriting process. The final result also depends on the complete application and the loan’s eligibility; the model name alone cannot establish approval, pricing, or an interest rate.

Manually underwritten Fannie Mae loans follow a different branch: current guidance continues to use Classic FICO, and VantageScore 4.0 is not currently eligible for that route.

What “eligible” means in practice

“Eligible” is a meaningful limitation, not a footnote. FHFA’s interim policy addresses loans sold to Fannie Mae and Freddie Mac. Fannie Mae’s implementation guidance adds requirements concerning the lender’s approval status, the DU path, the merged report, and consistent model use for all borrowers.

  • Enterprise destination: The loan must fit the applicable delivery framework for Fannie Mae or Freddie Mac. A mortgage that will not be delivered to an Enterprise is not automatically covered by this policy.
  • Lender status: Fannie Mae says all Fannie Mae-approved lenders may elect VantageScore 4.0 for eligible loans, but an individual lender can still operate a policy that uses Classic FICO.
  • Underwriting path: VantageScore 4.0 is described for eligible DU loans, not for manually underwritten Fannie Mae loans.
  • Report configuration: The VantageScore delivery process requires scores from all three bureaus in a three-in-file merged report.
  • Borrower consistency: Every borrower on the same loan must be evaluated with one model.

These conditions explain why two borrowers with similar credit profiles can receive different answers from different lenders without either lender necessarily violating the policy: the lenders may be using different permitted models or different eligible loan paths.

Why your consumer score may not match the mortgage score

A consumer-facing score is often designed for education, account monitoring, or general credit awareness. Mortgage underwriting can use a specific model, a specific bureau file, and a report pulled at a particular point in the application. Unless the provider identifies the exact mortgage model and the lender confirms that it is using that model, the displayed number should not be treated as the underwriting score.

Do not infer that a higher VantageScore 4.0 display will cause a lender to switch from Classic FICO. The lender’s permitted process controls the decision. Likewise, a lower number in an app does not prove that your mortgage application will receive the same number, because the app may use another model or a different report.

When discussing a discrepancy, record the model name, bureau, date, and whether the figure came from a merged mortgage report. Those details are more useful to the loan officer than comparing bare numbers from two screens.

Questions to ask before you submit or lock a mortgage application

Use direct, loan-specific questions. A lender should be able to tell you which process it intends to use, even if it cannot predict the final underwriting result before receiving the complete file.

  • Which credit score model will you use for my specific mortgage: Classic FICO or VantageScore 4.0?
  • Is this loan eligible for VantageScore 4.0 with your company and under this underwriting path?
  • Will the application be run through Desktop Underwriter, or will it be manually underwritten?
  • Are all three credit bureaus included in the merged report?
  • If there are multiple borrowers, will the same score model be applied to everyone on the loan?
  • If I see a different score in a consumer app, which score and report should I use when we discuss this application?
  • Is the loan intended for delivery to Fannie Mae or Freddie Mac, or is another program’s rule controlling?
  • Has any pricing or underwriting decision been based on the mortgage report rather than a consumer-monitoring score?

Keep the answers with your loan documents. If the lender changes the underwriting route or the intended delivery channel, ask whether that changes the score model and report requirements.

FICO 10T: approved for the future, not usable for Enterprise delivery today

FICO 10T is easy to confuse with the current Classic FICO option because both carry the FICO name. FHFA’s October 2, 2026 policy page says FICO 10T has been approved for future use but is not yet eligible for loan delivery to the Enterprises. Fannie Mae’s current initiative guidance likewise says FICO 10T is not yet available for delivery to Fannie Mae.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Therefore, a lender’s statement that FICO 10T is “approved” does not mean that the lender can deliver your current Enterprise loan using that model. Until FHFA and the Enterprises issue further implementation guidance, the current comparison is Classic FICO versus VantageScore 4.0 where the loan qualifies.

What the adoption statistics do—and do not—show

Two published figures help describe the rollout, but neither is a promise about an individual application.

  • VantageScore reported that, as of August 31, 2026, VantageScore 4.0 had been the sole score model used for more than 9% of mortgages securitized by Fannie Mae and Freddie Mac since May 1, 2026. This is a company-published estimate covering securitized mortgages and a defined period; it does not mean 9% of all applications or that every participating lender uses the model.
  • Fannie Mae reported that 37% of conventional applications created in DU in September 2026 included a VantageScore 4.0 score. The statistic is specific to applications created in Fannie Mae’s DU platform during that month; it is not a national share of all mortgage applications and does not show that the score controlled every underwriting decision.

VantageScore also reports that its model scores approximately 33 million more U.S. adults than FICO Classic or FICO 10T, including nearly 5 million additional mortgage-ready consumers. Those are VantageScore’s company-reported estimates, not an FHFA finding or an individualized prediction of approval.

Common mistakes and how to correct them

Mistake Why it is wrong Better approach
“I will choose whichever score is higher.” The interim policy gives the lender a choice for eligible Enterprise loans. Ask which model the lender has selected for your loan.
“FICO has been replaced.” Classic FICO remains permitted, and manually underwritten Fannie Mae loans continue to use it. Identify the exact lender and underwriting path.
“A 720 is a 720 under either model.” The models share a 300–850 range but are not interchangeable. Compare model, bureau data, and report date before comparing numbers.
“FICO 10T is available because it was approved.” FHFA says it is not currently eligible for Enterprise delivery. Use the current Classic FICO versus VantageScore 4.0 framework unless the lender provides newer official guidance.
“VantageScore 4.0 applies to every mortgage.” The policy covers eligible Enterprise deliveries and Fannie Mae adds route-specific requirements. Confirm the intended investor and underwriting method.
“The lender can use VantageScore for me and Classic FICO for my co-borrower.” Fannie Mae’s VantageScore process requires one model for all borrowers on a loan. Ask how the lender will apply one model consistently.
“A monitoring app proves what the underwriter sees.” Consumer scores may use another model or report. Request the mortgage model and merged-report details from the lender.

A borrower’s preparation checklist

The most useful preparation is documentation and clarification, not trying to reverse-engineer a lender’s model from a single score.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  1. Before application: List every score source you use and note the model name, bureau, and date shown. Do not label a number “my mortgage score” unless the lender confirms it.
  2. At preapproval: Ask whether the lender expects to use Classic FICO or VantageScore 4.0 and whether the loan is intended for an Enterprise delivery.
  3. Confirm the route: Find out whether DU will evaluate the file or whether a manual review is possible. This distinction is decisive for Fannie Mae’s current VantageScore availability.
  4. For joint applications: Ask whether one model will be used for every borrower and whether the lender will obtain the required three-bureau merged report.
  5. When numbers differ: Give the loan officer the model, bureau, and date for each score instead of arguing from the number alone.
  6. Before accepting an explanation: Ask the lender to identify the current Enterprise or selling-guide requirement supporting its process, especially if someone refers to FICO 10T or says VantageScore is mandatory.

How to interpret a lender’s answer

A clear answer should contain four elements: the selected model, the investor or delivery destination, the underwriting route, and the report configuration. For example, an answer that says “VantageScore 4.0 through DU for an eligible Fannie Mae loan, using all three bureaus in a merged report and applying the same model to every borrower” describes the process in operational terms. An answer that says only “your score is 742” does not.

If the lender says it uses Classic FICO, that is not evidence that the lender is behind the transition; FHFA expressly keeps Classic FICO available. If the lender says it uses VantageScore 4.0, that is not evidence that every mortgage lender does so; the choice remains conditional on the lender and loan path.

What can change after October 2026

FHFA says it and the Enterprises will provide more guidance as the transition develops. Lender availability, delivery rules, fee treatment, and model eligibility can therefore change. Recheck the current FHFA policy page and the applicable Enterprise selling guide when you apply, particularly if your application spans a policy update or the lender changes its intended delivery route.

The durable lesson is narrower than a prediction about which model will produce the higher number: identify the model that will actually be used, verify that your loan qualifies for that path, and discuss the mortgage report rather than an unrelated consumer score.
