Three Dividend Stocks Yielding Over 4%—and What to Check First

A September 10, 2026 market screen identified three stocks above a 4% forward dividend yield: Pfizer (6.19%), Verizon (5.69%) and Realty Income (5.42%). Those are dated estimates, not verified yields for October 13 or October 18, because the yield changes whenever a share price moves. Treat the list as a research starting point, then confirm each price, indicated annual dividend, payout coverage and business risk before investing.

The three names that cleared 4%

Kiplinger’s September 10, 2026 screen of high-yielding stocks reported the following forward yields:

As an Amazon Associate I earn from qualifying purchases.

Company Forward yield on September 10, 2026 Business type What to examine beyond yield
Pfizer (PFE) 6.19% Pharmaceuticals Net-income payout coverage, product and patent exposure, balance-sheet capacity and the company’s next dividend decision
Verizon (VZ) 5.69% Telecommunications Cash-flow coverage, debt and capital-spending demands, competitive conditions and the official dividend record
Realty Income (O) 5.42% Real-estate investment trust (REIT) Recurring property income and REIT measures such as funds from operations, alongside leverage and interest-rate sensitivity

A forward yield is an estimate, not a promised return. It normally annualizes an indicated dividend and divides that amount by the current share price. If the price falls while the indicated dividend is unchanged, the quoted yield rises; if the price rises, it falls. The three percentages above therefore describe the market-data snapshot used by the September 10 article, not a fixed rate you can lock in.

Why a high percentage is only the first filter

Yield answers one narrow question: how large the indicated annual dividend is relative to the stock price. It does not answer whether the company can keep paying, whether earnings will grow, or whether the share price has fallen because investors expect trouble.

Kiplinger describes the conventional payout ratio as the portion of net income distributed to shareholders. A lower, well-covered ratio can leave more room for reinvestment and for absorbing a weak period, while a ratio near or above all earnings deserves closer scrutiny. The ratio must be interpreted in the context of the business, accounting and cash needs rather than compared mechanically across sectors.

Realty Income illustrates that limitation. As a REIT, its property operations are commonly evaluated with funds from operations and related recurring-cash-flow measures, not solely with an industrial company’s net-income payout ratio. The available Q2 supplemental filing does not establish a specific payout statistic here, so no number should be inferred. The correct comparison is the REIT’s recurring property income and distributions against REIT-appropriate measures.

Pfizer: the highest screened yield

What is documented

The September 10 screen reported a 6.19% forward yield for Pfizer. Pfizer’s own 2026 release documents a board declaration of a $0.43 third-quarter dividend per common share. The declared installment was payable September 1, 2026, to shareholders of record at the close of business July 24, 2026.

That release verifies the particular declared payment. It does not establish a current share price, a current forward yield or a promise that later quarters will carry the same amount. Before relying on the percentage, annualize the currently indicated quarterly dividend and divide by the refreshed market price.

Coverage questions for a pharmaceutical company

  • Compare dividends with recurring net income and operating cash flow rather than using the 6.19% figure as a safety score.
  • Separate durable products from products facing patent expiry, pricing pressure or regulatory uncertainty; a change in the product mix can alter future cash available for dividends.
  • Review debt maturities, interest costs and management’s stated capital priorities. A large dividend can compete with debt reduction, acquisitions and research spending.
  • Check each subsequent board declaration. A historical or already-declared installment confirms what was approved for that period, not what will be approved next.

The screen does not supply a defensible valuation ranking for Pfizer relative to Verizon or Realty Income. A high yield could reflect a cheaper valuation, a deteriorating outlook, or both; determine which by examining updated earnings, cash flow and balance-sheet information.

Verizon: income from a capital-intensive network

What is documented

Verizon’s screened forward yield was 5.69% using Kiplinger’s September 10, 2026 market-data snapshot. Verizon maintains an official dividend-history page, but the captured material does not pair that history with a synchronized share price. Consequently, 5.69% should not be presented as Verizon’s verified yield on October 13 or October 18.

Coverage questions for telecommunications

  • Start with cash generated by operations and the cash required for network investment. Accounting earnings alone do not show how much cash remains after capital spending.
  • Review debt balances, refinancing dates and interest expense. Telecommunications networks require substantial ongoing investment, so leverage and financing costs can affect dividend flexibility.
  • Use the official dividend-history record to identify the declared amount and payment pattern, then annualize the latest indicated amount only after confirming it remains in force.
  • Assess competitive pricing and subscriber trends as potential drivers of future revenue and cash flow, without assuming that a long payment history guarantees continuation.

The evidence supports including Verizon as a candidate for further work, not labeling it the safest or best-valued choice. No synchronized price-and-dividend calculation in the captured material establishes a current yield.

Realty Income: a REIT requires a different payout lens

What is documented

Realty Income’s forward yield in the September 10 screen was 5.42%. Because Realty Income is a REIT, distributions should be considered against recurring property income and funds from operations or related REIT measures. Treating a standard corporate earnings payout ratio as directly comparable to the other two companies can mislead.

Coverage questions for a property owner

  • Examine recurring rent and property-level cash generation, then compare distributions with funds from operations and other REIT-relevant measures.
  • Review occupancy, tenant concentration, lease terms and the ability to re-lease space; these factors influence the durability of rental cash flow.
  • Check leverage, debt maturities and exposure to changing interest rates. Higher financing costs can pressure coverage even when reported rental revenue is stable.
  • Confirm the latest declared dividend and share price before calculating a forward yield. The 5.42% figure is a dated screen result, not a guaranteed distribution rate.

The retrieved Q2 Securities and Exchange Commission supplemental source does not provide a substantiated Q2 payout statistic in the available material. Do not manufacture one or substitute a conventional industrial-company ratio.

How to compare the three without creating a false ranking

Comparison question Pfizer Verizon Realty Income
Screened forward yield 6.19% (September 10, 2026) 5.69% (September 10, 2026) 5.42% (September 10, 2026)
Most relevant coverage starting point Net income and operating cash flow Operating cash flow after network investment Funds from operations and recurring property cash flow
Primary sector exposure Drug development, patents, pricing and regulation Network investment, competition, debt and financing costs Property income, tenants, occupancy and interest rates
Verified dividend detail in the available evidence $0.43 per share declared for Q3 2026; payable September 1, 2026 Official history exists; synchronized current inputs were not captured REIT dividend is screened at 5.42%; a specific Q2 payout statistic was not substantiated

The table is deliberately not a safety league table. The highest percentage belongs to Pfizer in this dated snapshot, but that alone cannot establish superior coverage or total-return prospects. Each company’s cash-flow measure reflects a different business model, so a direct ranking based only on yield or one payout ratio would be unsound.

A practical verification process before buying

  1. Refresh the price. Use the current share price for the market and date on which you are making the decision. The September 10 percentages move with the price.
  2. Confirm the indicated dividend. Read the latest company declaration or dividend-history entry. Distinguish an announced installment from an indication of future quarterly payments.
  3. Recalculate the forward yield. Multiply the latest indicated regular payment by the number of payments per year, then divide by the refreshed share price. Label the result with the calculation date.
  4. Use the right coverage measure. For Pfizer, begin with net income and operating cash flow; for Verizon, account for network capital spending and financing; for Realty Income, use funds from operations and recurring property cash flow.
  5. Inspect the balance sheet. Look at debt, maturities, interest costs and liquidity. Dividend capacity depends on obligations that a headline yield does not show.
  6. Identify the business-specific failure mode. Pharmaceutical products can lose exclusivity or face pricing changes; telecom cash flow can be absorbed by network investment or debt service; property cash flow can be affected by tenants, occupancy and interest rates.
  7. Set a position size and income expectation. A forward yield is an estimate of the next indicated distribution, not a guaranteed total return. Include the possibility of a price decline, a dividend reduction or both.

Federal Realty shows why dividend rate alone is insufficient

Federal Realty Investment Trust’s Q2 2026 release announced a quarterly dividend of $1.16 per share, equivalent to an indicated annual rate of $4.64. The available evidence does not pair that rate with a contemporaneous share price, so it cannot establish a 4% yield. This example is useful because it separates two inputs investors often conflate: the annual dividend amount and the percentage yield. Both are required for a valid yield calculation.

Mistakes to avoid with high-yield screens

  • Calling a dated figure current. Always state the September 10, 2026 snapshot date for the three screened yields unless you have refreshed both inputs.
  • Confusing declaration with guarantee. Pfizer’s $0.43 declaration confirms one approved installment; it does not bind future boards.
  • Comparing unlike payout ratios. A net-income ratio for a pharmaceutical or telecom company is not interchangeable with an FFO-based REIT analysis.
  • Assuming yield equals safety. A falling price can make a yield look attractive while signaling investor concern about earnings, debt or the dividend itself.
  • Ignoring total return. Dividends are only one component of an investment result; share-price changes can outweigh several years of distributions.
  • Using an annual dividend without a price date. Federal Realty’s $4.64 indicated annual rate demonstrates that a dividend amount by itself cannot prove a 4% yield.

What the shortlist can—and cannot—tell you

Pfizer, Verizon and Realty Income all cleared the 4% threshold in the September 10, 2026 screen, with reported forward yields of 6.19%, 5.69% and 5.42%. That is a useful way to generate candidates across three different sectors. It is not evidence that any one is safe, mispriced or appropriate for a particular investor. Refresh the market data, verify the latest declarations and test coverage with the measure that fits each business before treating any of them as an income holding.
