Teacher homebuyer programs in Texas: eligibility, benefits and tradeoffs

For most Texas teachers, the logical profession-specific starting point is the Texas State Affordable Housing Corporation’s (TSAHC) Homes for Texas Heroes program. It combines a fixed-rate mortgage with advertised down-payment assistance of up to 5% of the mortgage amount. Depending on the loan, assistance may be a grant or a deferred second lien that TSAHC says can be forgiven after three years if you do not sell, refinance or move out during that period.

Teacher status does not guarantee approval. Your educator role, county, household income, purchase price, credit, occupancy, first-time-buyer status, loan type and the lender’s underwriting all matter. Compare the complete TSAHC offer with the Texas Department of Housing and Community Affairs (TDHCA) programs before choosing assistance.

Which Texas programs should teachers investigate?

Texas does not have one universal teacher mortgage. Instead, teachers can qualify through a profession-specific TSAHC route or through statewide programs that are open to a broader group of buyers. The right path depends on both your occupation and your household profile.

TSAHC Homes for Texas Heroes

TSAHC expressly includes teachers among the public-service professions served by Homes for Texas Heroes. The program pairs a fixed-rate first mortgage with possible down-payment and closing-cost assistance. TSAHC advertises assistance of up to 5% of the mortgage amount, but the amount actually available depends on the selected mortgage product, assistance option and underwriting.

The program page also describes two assistance structures: a grant that does not have to be repaid, and a deferred, forgivable second lien. The second-lien version is described as forgiven after three years when the borrower has not sold the home, refinanced the first mortgage or moved out. Have the lender identify the exact legal instrument in your disclosures; an advertised maximum is not a promise that every applicant receives a grant or the full 5%.

TSAHC Home Sweet Texas

Home Sweet Texas is TSAHC’s broader route for eligible Texas buyers who do not meet the profession-specific Heroes requirements. A teacher whose role is outside the current Heroes definition, or a household applying on a different basis, may find this route worth comparing. The lender must determine which program, mortgage product and assistance structure fit your circumstances.

TDHCA statewide alternatives

TDHCA’s Homebuyer Program is not teacher-specific. Its current descriptions distinguish:

  • My Choice Texas Home: available to first-time and repeat buyers who meet program rules.
  • My First Texas Home: intended for first-time buyers, with exceptions for certain targeted areas and qualified veterans.

TDHCA materials require an approved homebuyer-education course and direct applicants through an eligibility check and an approved loan officer. The February 16, 2026 My First Texas Home matrix lists Texas residence, owner occupancy, income limits, purchase-price limits and education conditions. Those limits can change, so use the current matrix rather than an old blog post or worksheet.

How eligibility is determined

Eligibility is a combination of program rules and normal mortgage underwriting. Passing one test does not override another.

1. Your professional role

TSAHC lists teachers, but “teacher” should not be treated as an automatic category for every school employee. A substitute, aide, administrator, coach or part-time educator may be treated differently under the current definition. Ask the participating lender what employment documentation is accepted and whether your employer and position satisfy the Heroes requirement.

2. First-time-buyer status

Some routes are open to repeat buyers and others are designed for first-time buyers. Confirm how the program defines “first-time”—often a prior ownership period matters—and whether a targeted-area or veteran exception applies. Do not assume that buying a home years ago automatically disqualifies you or that a recent sale automatically resets eligibility.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Household income and purchase price

TSAHC and TDHCA apply income and purchase-price limits that vary by location and household circumstances. The relevant household definition can include income from more than the person signing the mortgage. A lender will verify pay, overtime, bonuses, self-employment and other qualifying income against the county’s current limits.

4. Credit, debt and loan underwriting

TSAHC’s eligibility information says its programs have credit-score and income requirements. The program’s minimum is only one screen: the lender still evaluates debt-to-income ratio, payment history, assets, employment stability and the property. Mortgage insurance and the selected FHA, USDA, VA or conventional product can change the result.

5. Occupancy, residency and property rules

TDHCA’s February 2026 matrix specifies Texas residence and owner occupancy for the My First Texas Home route. These are owner-occupied homebuyer programs, not general investment-property financing. Confirm eligible property types, whether a manufactured or multi-unit home is allowed, and how soon you must occupy the home.

6. Homebuyer education

TSAHC states that buyers using its programs must complete an approved homebuyer-education course. TDHCA likewise requires an approved course for its program routes. Ask when the certificate must be completed, whether an online course is acceptable and how long the certificate remains valid. Delaying education can hold up a loan reservation or closing.

What benefits can a teacher receive?

Less cash needed at closing

Assistance of up to 5% of the mortgage amount can reduce the money needed for a down payment and eligible closing costs. The percentage is calculated against the loan amount, not the home’s purchase price, and the maximum is subject to the program and lender’s rules.

Fixed-rate financing

Homes for Texas Heroes uses a fixed-rate mortgage structure. Your principal-and-interest rate does not adjust with market indexes after closing, although taxes, insurance, mortgage insurance and association dues can still change.

Possible Mortgage Credit Certificate

TSAHC says eligible first-time buyers may qualify for a Mortgage Credit Certificate (MCC) equal to 15% of annual mortgage interest paid as a federal income-tax credit. TSAHC also says the MCC is free for Texas Heroes who combine it with TSAHC down-payment assistance and the MCC. This is a potential tax benefit, not an automatic cash payment. Your usable credit depends on individual tax liability and federal rules; confirm eligibility and treatment with a qualified tax professional.

Access to an approved lender network

Both agencies route applicants to approved or participating lenders. That can simplify the process, but the lender’s compensation, rate sheet and fees still need to be examined. An approved lender is not a guarantee of the cheapest loan.

The main tradeoffs

Assistance can come with a higher rate or fees

TSAHC publishes rates that vary by mortgage product and assistance selection. A live-table snapshot dated October 13, 2026 showed 6.750% for a no-assistance FHA/USDA/VA non-bond product, with higher figures on some assistance options. That number was a time-sensitive example, not a quote for a particular teacher. Rates, APRs, discount points and lender fees can change daily.

The useful comparison is the complete cost of borrowing, not the assistance headline. A higher rate over many years can cost more than the cash you save at closing, particularly if you expect to stay in the home for a long time.

A second lien may restrict your flexibility

If the assistance is a deferred forgivable second lien rather than a grant, selling, refinancing or moving out during the stated three-year period can trigger repayment or prevent forgiveness. The exact note controls. Ask what happens after a cash-out refinance, divorce, job transfer, foreclosure, conversion to a rental or partial payoff.

Tax benefits are not guaranteed

The MCC’s 15% description is a program statement, not a promise that every borrower can use the full amount. Taxable income, federal limitations and your total tax liability affect the result. Keep the MCC certificate and annual mortgage-interest records and obtain personal tax advice.

Program rules can limit timing and choice

You may have to use a participating lender, complete education, meet a reservation or funding process and select from specific mortgage products. A program loan may not be the best match if you need an unusual property, a non-owner-occupied purchase or a rapid closing.

Application process: a practical sequence

  1. Gather your profile. Prepare recent pay stubs, tax forms, bank statements, employment records, debt information, identification and any documents proving your educator role.
  2. Check both agencies. Use the current TSAHC eligibility quiz and TDHCA eligibility materials. Record the applicable county, household size, income limit, purchase-price limit and first-time-buyer rule.
  3. Contact approved lenders. Ask at least one lender familiar with TSAHC and one familiar with TDHCA to run the same purchase scenario. Tell each lender whether you want a grant, a forgivable lien or the lowest possible rate.
  4. Complete education early. Take the agency-approved course and retain the certificate before underwriting deadlines become urgent.
  5. Review the Loan Estimates. Check rate, APR, origination charges, prepaid items, cash to close and monthly payment. Make sure the assistance appears with the correct amount and repayment terms.
  6. Read the assistance documents. Confirm the lien amount, forgiveness date, occupancy requirement, sale and refinance triggers, repayment formula and whether a future lender must subordinate the lien.
  7. Confirm the MCC. Obtain written confirmation that you qualify, whether it is issued at closing and what annual documentation is required. Ask a tax professional how it interacts with your tax situation.
  8. Recheck before closing. Rates, limits and available funding can change. Verify the final terms, appraisal, insurance, property eligibility and cash-to-close figure.

How the choice changes by buyer profile

Teacher with limited savings

Assistance may solve the immediate cash problem, but compare the payment and APR with a loan that uses your own funds. Preserve an emergency reserve rather than exhausting savings solely to avoid a program loan, but do not accept an expensive structure without calculating its long-term cost.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Teacher expecting to move within three years

Focus on the second-lien agreement. A planned job transfer or family change near the forgiveness date could make a grant, a different assistance structure or an unsubsidized loan more suitable.

Repeat buyer

Start with Homes for Texas Heroes or TDHCA My Choice Texas Home because both may accommodate repeat buyers when all other rules are met. Do not assume My First Texas Home applies unless an exception covers you.

Educator whose role is unclear

Ask the lender to obtain a written eligibility determination before making an offer that depends on assistance. Home Sweet Texas or a TDHCA route may provide an alternative if the Heroes definition does not fit.

Common mistakes and how to avoid them

  • Assuming “up to 5%” is guaranteed: obtain the actual dollar amount on the Loan Estimate.
  • Comparing rates without APR: points, fees and assistance pricing can make a lower note rate more expensive.
  • Ignoring the second lien: read payoff and forgiveness provisions before signing.
  • Using outdated limits: county income and purchase-price limits change; use the current agency matrix.
  • Waiting on education: complete the required course before contract and underwriting deadlines create pressure.
  • Treating the MCC as cash: verify tax eligibility and understand that a credit cannot exceed applicable tax liability.
  • Assuming every school employee qualifies: have the lender verify your exact title, employer and employment status.

Questions to ask the lender

  • Which TSAHC or TDHCA route am I eligible for, and which rule supports that determination?
  • How much assistance is available in dollars, and is it a grant, deferred loan or forgivable second lien?
  • What exactly causes repayment, and when is the balance forgiven?
  • What are the rate, APR, points, lender fees, cash to close and estimated monthly payment with and without assistance?
  • Can I refinance, sell, rent out or transfer the home without losing forgiveness?
  • Do I qualify for the MCC, and what documentation will I receive?
  • Which education course, lender approval and funding-reservation steps are required?
  • Are the property, county, income and purchase-price limits current for my transaction?

Bottom line for Texas teachers

Homes for Texas Heroes is the clearest statewide profession-specific starting point, but it is not automatically the cheapest or most flexible mortgage. Use TSAHC’s Heroes and Home Sweet Texas routes, plus TDHCA’s My Choice Texas Home or My First Texas Home when applicable, to obtain comparable written offers. Choose only after weighing the assistance amount against APR, fees, monthly payment, tax treatment and the consequences of selling, refinancing or moving before any forgiveness period ends.
