For most mortgage applications, start by asking whether the lender accepts an IRS Tax Return Transcript. The IRS says this transcript usually meets mortgage lenders’ needs. Request a Record of Account when underwriting requires both the original return detail and later account activity; a Tax Account Transcript alone is mainly for payment, adjustment, and balance history. Your loan program and income type can still require the actual returns, schedules, or business forms.
What each IRS transcript contains
These documents are summaries extracted from IRS records; none is simply a photocopy of the return you filed. The practical difference is whether the document shows the original return lines, later account events, or both.

| Transcript | What it shows | Important limits | Typical lending use |
|---|---|---|---|
| Tax Return Transcript | Most line items from the original Form 1040-series return, including information from forms and schedules included with that filing | Does not show changes made after the original return was filed | Default document for validating the filed federal return when the lender can evaluate income from the transcript’s lines |
| Tax Account Transcript | Basic account data such as filing status, taxable income, payment types, and later activity, including adjustments, penalties, interest, refunds, and balance information | Does not contain the line-by-line information from the original return | Checking post-filing changes or account status |
| Record of Account | Combines the Tax Return Transcript and Tax Account Transcript | Available for fewer years than an online Tax Account Transcript | When underwriting needs both filed-return detail and subsequent account activity in one record |
The IRS Form 4506-C instructions call the Record of Account “the most detailed information” because it combines the Return Transcript and Account Transcript. That extra detail does not guarantee acceptance for every loan; the lender still applies its own underwriting rules.

Which transcript should you request for a mortgage?
Start with the Tax Return Transcript
Ask the loan officer whether a Tax Return Transcript is sufficient for the tax years being used to qualify you. It is usually the right first request when the lender wants evidence of the original Form 1040-series filing and the relevant income can be evaluated from the transcript’s line items and included schedules.

The IRS describes this as the usual mortgage-lending document, but that is a general statement rather than a promise that every lender, investor, or loan program will accept it. Get the lender’s exact requirement before ordering so you do not lose time obtaining the wrong transcript type.
Use a Tax Account Transcript for account history
Choose this document only when the lender specifically needs account activity rather than the detailed lines of your filed return. It can show payments, penalties, interest, refunds, adjustments, amended-account activity, and balances recorded after filing. Because it lacks the original return’s line-by-line detail, it normally cannot replace a Tax Return Transcript when the underwriter must verify how income was reported.
Request a Record of Account when both views matter
A Record of Account is appropriate when the lender wants the original return detail and the later account history together. It is particularly useful if an amended return, IRS adjustment, payment, refund, or balance could change the income picture. The combined record is the most detailed of the three choices, but an underwriter may still request the actual return or separate schedules when the combined transcript does not contain enough information.
How income type changes the document requirement
Transcript acceptance depends on what income is being used, not only on the taxpayer’s preference. Fannie Mae’s Selling Guide dated April 22, 2026, says lenders may obtain applicable tax transcripts instead of federal tax returns when federal tax information is used for qualifying income. The same guidance warns that transcripts may not provide enough detail in some cases; the lender must then obtain the actual returns, schedules, or forms.

- Wage and salary income: A Tax Return Transcript may be enough when the lender only needs to confirm the federal filing and the qualifying figures are visible in the transcript.
- Interest, dividends, and other investment income: The lender may need Schedule B or supporting statements if the transcript does not provide the detail required by the underwriting calculation.
- Rental or farm income: Schedule E or Schedule F detail can be necessary to verify expenses, depreciation, ownership, and the calculation used for qualifying income.
- Partnership or S-corporation income: Schedule K-1 and the related business return may be required, especially when the borrower’s income depends on distributions, ownership percentage, or business liquidity.
- Self-employment: The underwriter can require personal returns, business returns, schedules, and other records even when a transcript is generally permitted. A transcript alone may not show the operational detail needed to assess recurring income or business obligations.
Before ordering, tell the lender every income source you want counted. A transcript that works for a straightforward W-2 filing may be inadequate for a borrower whose approval depends on rental, partnership, S-corporation, farm, or other business income.
Decision guide: return transcript, account transcript, or record?
| Your situation | First document to ask for | Why | Possible additional documentation |
|---|---|---|---|

| The lender is checking payments, balances, penalties, interest, refunds, or later adjustments | Tax Account Transcript | Focuses on account status and post-filing activity | Tax Return Transcript for original-return line detail |
| An amended return or IRS adjustment may affect qualifying income | Record of Account | Combines original-return detail with account activity | Amended return, schedules, or other records requested by underwriting |
| Income depends on Schedule B, E, F, K-1, or business returns | Ask the lender which transcript and schedules are required | Transcript availability does not ensure enough detail for the income calculation | Applicable schedules, personal returns, business returns, and supporting records |
How a lender obtains transcripts through Form 4506-C
The IRS Income Verification Express Service (IVES) allows a borrower to authorize a lender or another IVES participant to obtain tax records. The lender generally submits Form 4506-C with your consent. The form authorizes release of the specified tax information; it does not give the lender unlimited access to every tax year or every IRS record.
Review the authorization before signing
- Confirm your identity details. Check the taxpayer name, Social Security number or other taxpayer identification information, address, and any joint-filer information against the IRS record.
- Verify the recipient. Make sure the IVES participant and the lender that will receive the transcript are the parties you intended to authorize.
- Check the transcript type. Confirm whether the request is for a Tax Return Transcript, Tax Account Transcript, Record of Account, or another IRS record.
- Check the tax years. The years on Form 4506-C should match the lender’s underwriting request. A form covering the wrong years can produce a transcript that cannot be used for the application.
- Sign using the lender’s current process. Follow the lender’s instructions for electronic or paper authorization. Underwriting guides can impose validity and timing requirements, so do not reuse an old form without confirmation.
Fannie Mae’s April 22, 2026, guidance includes borrower-authorization requirements in specified circumstances. Your lender’s applicable underwriting guide controls the exact procedure and whether the lender obtains the transcript directly or asks you to provide one.

Download or print the document exactly as issued and ask the lender whether a borrower-obtained copy is acceptable. Some lenders require an IVES-generated transcript tied to their Form 4506-C authorization instead.
Get Transcript by mail
Mail ordering is useful when you cannot complete online identity verification. The IRS states that mailed transcript requests generally take 5 to 10 calendar days. Delivery time is not the same as lender processing time, so allow additional time for the loan file to be reviewed.
Automated telephone service
The IRS automated phone service can send eligible transcripts by mail. The same general 5-to-10-calendar-day IRS delivery window applies to mailed requests. Ask the lender whether a phone-generated request satisfies its documentation standard.
Form 4506-T
Form 4506-T is another IRS request method and may be necessary when the needed year is not available through your online account. The lender may direct you to complete it, or it may use the form within its own verification workflow. Confirm the exact form and transcript type before submitting; Form 4506-T and Form 4506-C serve different request processes.

How many years are available?
IRS access windows vary by transcript type and delivery method. These are availability guidelines, not rules requiring a lender to accept every year shown in your account.
| Transcript | Individual Online Account | Mail or phone |
|---|---|---|
| Tax Return Transcript | Current and three prior tax years | Generally current and three prior tax years |
| Record of Account | Current and three prior tax years | Availability can differ by IRS access method |
| Tax Account Transcript | Generally current and nine prior tax years | Fewer years may be available |
If the tax year your lender requests is missing online, ask whether Form 4506-T or another IRS request is required. A year being available from the IRS also does not mean it satisfies the lender’s seasoning, income-history, or program rules.
When a transcript will not be enough
The transcript omits a schedule the underwriter needs
Tax Return Transcripts include most line items, but a lender may need the underlying Schedule B, E, F, K-1, or business return to understand how a figure was calculated. Provide the requested schedule rather than assuming the transcript’s total is sufficient.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitchesThe account changed after filing
A Tax Return Transcript reflects the original filing and does not show later changes. If the IRS processed an amendment or adjustment, the underwriter may need a Tax Account Transcript or Record of Account, plus the amended return or IRS notice explaining the change.

The lender needs business-level information
Personal transcripts generally do not replace partnership, S-corporation, or other business returns when the lender must analyze ownership, retained earnings, distributions, liabilities, or recurring business income.
The lender’s program has stricter documentation rules
Federal transcript guidance is not a universal acceptance policy. A lender, loan investor, or specific underwriting program can require signed returns, schedules, or additional verification even when the IRS says a Tax Return Transcript usually meets mortgage lenders’ needs.
Common problems and fixes
- Wrong transcript ordered: If you obtained a Tax Account Transcript but the lender wants return lines, order a Tax Return Transcript or ask whether a Record of Account will satisfy both needs.
- Wrong years selected: Compare the transcript years with the lender’s written request. Ask the loan officer to correct the Form 4506-C before signing a replacement.
- Online year unavailable: Use the IRS mail or phone route, or ask whether Form 4506-T is needed for that year.
- Name or identification mismatch: Correct discrepancies with the lender before authorization. A mismatch can prevent the IRS from returning a usable record.
- Lender rejects a borrower-downloaded copy: Ask whether the lender requires an IVES-generated transcript obtained through its own Form 4506-C process.
- Amended return not reflected: Provide the amended return and request a Record of Account or Tax Account Transcript if the lender needs the subsequent account activity.
- Self-employment income cannot be calculated: Ask exactly which personal schedules, K-1s, business returns, and supporting documents the underwriter needs; do not rely on a basic transcript to supply business detail it does not contain.
- Mail delay threatens closing: Tell the loan officer immediately and ask whether an IVES request or another authorized delivery method can meet the deadline.
A practical ordering checklist
- Ask the lender for the exact transcript name, tax years, and delivery method it accepts.
- List every income source being used, including wages, investments, rental property, partnerships, S-corporations, and self-employment.
- Choose a Tax Return Transcript for original-return verification unless the lender directs you to another document.
- Choose a Tax Account Transcript when the specific issue is account activity after filing.
- Choose a Record of Account when both original-return detail and later account activity are required.
- Confirm whether schedules, K-1s, business returns, amended returns, or IRS notices must accompany the transcript.
- Review Form 4506-C details before authorizing an IVES request: taxpayer information, recipient, transcript type, and years.
- Allow the IRS’s stated 5-to-10-calendar-day mailing window when using mail or phone, plus the lender’s review time.
- Send the document through the lender’s approved channel and keep a copy for your records.
Bottom line for borrowers
The Tax Return Transcript is the normal starting point for a mortgage file because it shows most of the original federal return and usually meets mortgage lenders’ needs. A Tax Account Transcript is narrower: it explains account activity and later changes but not the original return’s line detail. A Record of Account combines both and is the logical choice when amendments, adjustments, payments, or balances matter alongside the filed return.

Pick the symptom - the matching free tool is one click away.
Do not order by transcript name alone. Get the lender’s written requirement, identify the income being qualified, and confirm whether actual returns or schedules are needed. That check prevents the most common delay: submitting a valid IRS transcript that does not contain the detail required for your particular underwriting decision.
