Should You Wait for Home Prices to Fall Before Buying? A 2026 Decision Guide

Probably not if your only reason is a hoped-for national price drop. The latest U.S. data available for 2026 show modest national price growth rather than a broad decline, while metro markets are moving in different directions. Waiting could make sense if your local market is weakening, your finances need more time, or you would not stay in the home for several years. It is not a reliable strategy when it is based only on a forecast that prices or mortgage rates will soon be lower.

The right decision compares your local market, the complete cost of ownership, cash needed at closing, financial resilience and expected time in the home. A lower purchase price is only one possible source of better affordability.

What the 2026 national data actually show

National figures do not set the value of a particular house, but they establish the backdrop for the timing question. The National Association of REALTORS® (NAR) reported the following in its 2026 releases:

Measure Latest reported figure How to interpret it
Median existing-home price, June 2026 $440,600, up 1.8% from June 2025 A year-over-year increase, not a national decline. NAR cautions that medians should be compared with the same month in the prior year because seasonality and the mix of homes sold can change the result.
Inventory, June 2026 1.56 million homes; 4.6 months of supply More supply gives buyers more choice and negotiating room, but it does not guarantee that prices will fall.
Average 30-year fixed mortgage rate, June 2026 6.49%, as reported by NAR from Freddie Mac Financing costs remain a major part of affordability. A small price reduction can be outweighed by a higher rate.
Median existing single-family price, 2026 Q2 $434,900, up 1.5% year over year The national single-family measure also showed modest growth.
Metros with year-over-year price growth, 2026 Q2 80% Most reported metros rose, but 20% recorded declines, so the national result masks substantial local differences.
NAR Housing Affordability Index, September 2026 update 104.7 versus 101.2 a year earlier An improvement in a market-level indicator; it is not a calculation of what you personally can afford.

NAR’s June 2026 forecast called for existing-home sales to increase 4%, the median price to increase 4% and mortgage rates to average 6.5% during 2026. Those are projections, not observed outcomes or guarantees. NAR Chief Economist Lawrence Yun also warned that “without consistent gains in inventory, home prices can accelerate.”

The evidence therefore does not support a simple national rule such as “prices are about to crash” or “prices can only rise.” It shows a market with modest national growth, meaningful inventory and different conditions by location.

Why your metro and neighborhood matter more than the national median

A buyer competes for a specific type of home in a specific area. Check recent comparable sales, active listings, the number of months of supply, time on market, frequency of price cuts and whether the homes you want are within your budget. A national median cannot answer any of those questions.

Region, 2026 Q2 Median price Year-over-year change
Northeast $547,200 +3.8%
Midwest $340,800 +3.6%
South $380,000 +1.0%
West $637,900 -0.8%

Even regional figures conceal larger differences. NAR reported San Jose’s median down 4.2% year over year while Beaumont–Port Arthur’s was up 11.0% in the same quarter. These examples demonstrate dispersion; they do not predict the value of an individual property.

Signs that waiting may improve your negotiating position

  • Listings in your target area are staying active longer and receiving repeated price cuts.
  • Inventory is building faster than the number of buyers, giving you alternatives.
  • Comparable homes are closing below their original asking prices rather than attracting multiple offers.
  • Your desired homes are currently outside your budget but would become affordable after a realistic local adjustment.

Signs that waiting may not help

  • Inventory remains tight and well-priced homes sell quickly.
  • Your income, savings or credit profile is improving while prices are stable or rising.
  • You would continue paying rent or another housing cost while waiting.
  • A future rate increase would raise your payment by more than a possible price reduction would lower it.

How to read the price and affordability statistics

A median is the midpoint of homes that sold during a period, not an appraisal of every home. If the mix shifts toward larger, newer or more expensive properties, the median can move even when comparable homes have changed little. That is why NAR recommends comparing a month with the same month a year earlier rather than drawing conclusions from one month alone.

The 104.7 Housing Affordability Index also needs context. It is a broad market indicator based on prices, incomes and financing assumptions. It does not know your down payment, debts, childcare costs, tax bill, insurance quote or required repairs. Treat it as background, not as a personal approval amount.

For your own decision, create a small local data set: several recent closed sales, current competing listings, pending sales if available, days on market and the direction of asking-price changes. Ask whether the properties are genuinely comparable in size, condition, school boundaries, transportation access and association obligations. A neighborhood can be weaker or stronger than its surrounding metro.

How mortgage rates change the price question

Your payment depends on more than the purchase price. At a given loan amount, a higher rate increases principal and interest; at a lower rate, the same home can cost less each month even if its price is higher. Conversely, a price decline does not automatically make a home affordable if borrowing costs, taxes or insurance rise.

Use a rate quote you could realistically receive, not a headline rate. Compare the same loan type, term, down payment and points when evaluating a buy-now option against a wait-and-see option. A later refinance may be possible, but it is not guaranteed, and refinancing has its own costs and qualification requirements.

Mortgage-rate forecasts are uncertain. Fannie Mae’s June 2026 quarterly projection showed positive home-price growth through 2027 and 30-year mortgage rates around 6.1%–6.4% across the displayed 2026 quarters and 6.3%–6.4% across the displayed 2027 quarters. That dated projection can be revised and should not be treated as a promise.

Calculate affordability using the full cost of ownership

The amount a lender approves is a ceiling based on underwriting, not a personal spending recommendation. Build a budget that remains workable after an emergency, a job change or a large repair.

Monthly costs to include

  • Principal and interest on the mortgage.
  • Property taxes, including the possibility of reassessment after purchase.
  • Homeowners insurance and any supplementary coverage, such as flood insurance, required for the property.
  • Mortgage insurance when your loan structure requires it.
  • Homeowners’ association or condominium fees.
  • Utilities, routine maintenance and a reserve for repairs and replacements.
  • Other debt payments, transportation, childcare, health costs and continuing savings goals.

The Consumer Financial Protection Bureau (CFPB) specifically advises budgeting separately for maintenance, repairs and utilities rather than assuming they are covered by the mortgage payment. Insurance premiums, taxes and association charges can vary materially between nearby homes, so obtain property-specific estimates.

Cash needed before moving in

  • Down payment.
  • Closing costs and prepaid taxes, insurance and interest.
  • Any discount points or other upfront charges.
  • Moving, immediate repairs, furnishings and utility deposits.
  • An emergency reserve that remains after closing.

Do not use every available dollar for the down payment merely to reduce the loan. A slightly smaller payment is not worthwhile if it leaves no cash for an income interruption or a necessary repair.

Compare a buy-now decision with a wait decision

Write down both paths using the same assumptions. This prevents a low future price from being compared with today’s rate, or today’s payment from being compared with an unrealistic future rate.

Question If you buy now If you wait
Local market Can you negotiate on the homes currently available? Could inventory and price reductions improve, or could competition return?
Financing What is the payment at a current, documented quote? What payment would still work if rates are higher than expected?
Cash Will closing leave an adequate emergency reserve? Can you save more without taking on costly debt?
Time horizon Will you stay long enough to spread out buying and selling costs? What rent and other housing costs will you pay while waiting?
Personal readiness Are income and employment dependable? Will credit, debt or income realistically improve by the date you hope to buy?

Include the cost of waiting

Waiting is not financially neutral. Add rent, storage, moving expenses, insurance changes and any opportunity to save or invest to the wait scenario. If rent is rising, the amount you could save each month may be smaller than expected. On the other hand, waiting can be valuable when it lets you eliminate high-interest debt, build reserves or learn what payment you can actually sustain. State the expected waiting period and the specific improvement you want; “wait until prices feel better” is not a measurable plan.

Run more than one plausible scenario

Use a current-rate/current-price case, a lower-price/higher-rate case and a higher-price/lower-rate case. Also test a period in which income is temporarily reduced or a major repair occurs. The point is not to predict which case will happen. It is to see whether either decision remains safe when conditions differ from your preferred forecast.

Use the CFPB Loan Estimate to compare financing

When you apply, each lender should provide a standardized Loan Estimate. Compare offers on identical assumptions rather than relying on an advertised payment or a “no closing costs” label.

  1. Request estimates close together in time. Give each lender the same purchase price, down payment, property type, loan term and occupancy information.
  2. Check the interest rate and whether it is fixed or adjustable. Record the rate-lock period and what happens if the lock expires.
  3. Review the total monthly payment. Include principal, interest, estimated taxes, homeowners insurance, mortgage insurance and association dues where applicable.
  4. Compare lender-controlled upfront costs. Look at origination charges, underwriting or processing fees, discount points and lender credits.
  5. Read the cash-to-close figure. A lender can shift cost between upfront charges and the monthly payment. A credit that removes one fee may be offset elsewhere.
  6. Test the payment against your own budget. Add repairs, maintenance, utilities and savings goals that do not appear as mortgage charges.

The CFPB notes that “no closing costs” offers generally move expenses into a higher rate or another charge; they are not automatically cheaper. Compare total costs over the period you expect to keep the loan, not just the first advertised payment.

Account for how long you expect to own the home

Buying and selling are expensive. Commissions or other transaction expenses, loan costs, moving expenses and maintenance can take years to recover through principal paydown and any appreciation. The CFPB advises considering whether you are willing to stay put for a few years, have reliable income and can continue paying taxes, insurance, utilities, repairs and maintenance.

A short expected stay makes waiting less about predicting the next quarter’s price and more about avoiding a purchase that you may need to unwind quickly. If prices fall after you buy and you must move after only a few years, you could owe more than the home is worth. That risk exists even when a purchase is otherwise affordable.

What published forecasts can—and cannot—tell you

Forecasts are useful for scenario planning, not for selecting a guaranteed purchase date.

Source and date Projection Limit
NAR, June 2026 Existing-home sales +4%, median price +4% and average mortgage rate 6.5% during 2026 A dated forecast that may differ from later information and is not an outcome.
Fannie Mae, June 2026 quarterly forecast Positive home-price growth through 2027; 30-year rates about 6.1%–6.4% in displayed 2026 quarters and 6.3%–6.4% in displayed 2027 quarters Another dated projection, subject to revision and uncertainty.

When forecasts disagree or change, your decision should still work under more than one plausible path. Stress-test the budget with a higher rate, a smaller down payment or a period of slower income growth. Do not assume that a lower future rate will be available when you need it.

Decision paths for common buyer situations

Buying now can be reasonable when

  • The home is in a local market where comparable sales support the price and negotiation is possible.
  • The complete payment and cash-to-close fit your budget with reserves left over.
  • Your income and employment are stable, and high-interest debt is under control.
  • You expect to stay for several years and would not need to sell quickly after a downturn.
  • Waiting would mainly be an attempt to time an uncertain national decline.

Waiting can be reasonable when

  • Your local comparable sales and inventory show a genuine weakening trend.
  • You need time to build an emergency reserve, reduce debt or improve credit.
  • The payment works only if a hoped-for rate cut or price drop occurs.
  • You may move within a short period, making transaction costs difficult to recover.
  • You are not yet comfortable with taxes, insurance, maintenance and repair obligations.

Neither choice is ready yet when

  • You cannot estimate the property’s taxes, insurance or association fees.
  • Closing would consume nearly all liquid savings.
  • You are using the lender’s maximum approval as your target budget.
  • Your employment or housing needs are likely to change soon.

A practical checklist before making an offer

  1. Collect at least several recent comparable sales and active listings for the same neighborhood and home type.
  2. Record local inventory, typical days on market and recent price cuts.
  3. Obtain a current Loan Estimate and verify the rate, points, monthly payment and cash to close.
  4. Get property-specific estimates for taxes, homeowners insurance, any supplementary coverage and association dues.
  5. Add a realistic maintenance and repair reserve plus utilities to the monthly budget.
  6. Confirm the cash remaining after closing and preserve an emergency fund.
  7. Model a higher-rate scenario and a temporary income interruption.
  8. Decide how long you are likely to stay and whether selling within a few years would be financially tolerable.
  9. Only then compare the cost of buying with the cost of continuing to rent or wait.

Frequently asked questions

Will home prices go down nationwide?

The June and second-quarter 2026 figures showed modest national growth, not a broad decline. Some metros did report decreases, so a local downturn is possible, but no cited forecast guarantees a nationwide drop.

Should I buy a house now or wait for mortgage rates to fall?

Compare a payment based on a rate you can obtain today with a payment that would still be manageable if rates remain elevated. A future refinance or rate cut is possible but not guaranteed, and refinancing creates new costs.

Is more inventory a reason to wait?

More listings can improve selection and negotiating power. It does not automatically produce lower prices, particularly when demand is also increasing. Track local months of supply, price cuts and closed-sale prices.

How long should I plan to stay after buying?

There is no universal number, but the CFPB advises considering whether you are willing to stay put for a few years. The shorter the stay, the harder it may be to recover transaction, moving and maintenance costs.

Can I rely on the Housing Affordability Index?

Use it as a market-level reference only. Your actual budget depends on your income, debts, down payment, taxes, insurance, maintenance, association fees and savings needs.

What is the biggest mistake in a wait-and-see strategy?

Assuming that prices, rates and inventory will all move in your favor at the same time. Set a measurable financial or local-market condition for waiting and review it regularly instead of relying on a prediction.

The bottom line

As of the 2026 reports cited here, U.S. home prices were rising modestly overall, not falling broadly, and local results ranged from declines to double-digit gains. Do not wait solely for a national price drop. Buy when a specific home and local market fit a payment you can sustain, the upfront cash leaves you resilient and you expect to stay long enough to absorb transaction costs. Wait when your local evidence, finances or time horizon are not ready—not because a forecast promises that next year’s price will be lower.
