Why the decision is different before retirement
A move before retirement combines a housing decision with a long-term change in income, healthcare, taxes, transportation and support networks. A home that looks affordable on a mortgage statement may become difficult if property taxes rise, insurance is unavailable at a reasonable premium, repairs arrive at the same time as a market decline, or you later need a more accessible layout.

Buying can provide control over the property and the possibility of building equity, but it also ties cash to one address and makes a later move slower and more expensive. The right choice depends on your destination and household facts, not on a slogan such as “renting throws money away” or “a mortgage is always cheaper.”

The Consumer Financial Protection Bureau (CFPB) summarizes the renter’s risk allocation this way: “When you rent, your landlord is responsible for the property and takes on the risks.” That guidance does not mean renting is risk-free: rent can change under the lease and local rules, and you remain exposed to moving costs and a landlord’s decisions.
Renting and buying: compare the whole commitment
Use the same intended period for both choices. For a rental, count every payment required to live there. For a purchase, count the cash needed to acquire, hold and eventually sell the property, not just principal and interest.
| Decision factor | Renting | Buying |
|---|---|---|
| Expected stay | Easier to change plans and avoids buyer and seller transaction costs if you move again soon. | More plausible when you expect to stay long enough to absorb purchase and sale costs; the break-even period varies by market and assumptions. |
| Recurring and irregular housing costs | Rent, utilities excluded from rent, renter’s insurance where applicable, and deposits or move-in fees. | Mortgage principal and interest, property taxes, homeowners insurance, possible supplemental coverage, mortgage insurance, homeowners association fees, utilities, maintenance, repairs and reserves. |
| Responsibility and risk | The landlord generally handles upkeep and bears property-value risk; you have less control over the home. | You control the property but bear repairs, maintenance, insurance and tax changes, and changes in market value. |
| Flexibility and familiarity | Useful for learning neighborhoods, weather, services and healthcare access before settling. | Offers control and potential equity accumulation, but selling and moving take time and money. |
| Taxes and domicile | A lease address alone does not establish state domicile; your intent and actions matter. | Owning property is one potentially relevant domicile fact, but ownership alone does not establish residency. Tax deductions require eligibility and itemizing. |
| Health coverage | Moving into a rental can still place you outside an existing Medicare Advantage or drug plan service area. | Buying does not preserve a Medicare plan if the new address is outside its service area; destination availability must be checked. |
Costs to put in the rental column
- Base rent over the planned stay, with a realistic allowance for lease renewals or increases permitted by the lease and local law.
- Utilities that are not included, renter’s insurance, parking, storage, pet charges and any recurring service fees.
- Security deposits, application charges and other move-in costs, plus the cost of a later move.
- The value of keeping a down payment invested or available for medical, family and living needs instead of tying it up in home equity.
Costs to put in the ownership column
- Purchase price, down payment and closing costs, followed by mortgage principal and interest.
- Property taxes, homeowners insurance, mortgage insurance when required, homeowners association charges and utilities.
- Maintenance and repairs appropriate to the home’s age, condition, construction, climate and local labor costs. Do not use an arbitrary percentage as though it were a known bill; inspect the actual property and obtain local estimates.
- Supplementary insurance, such as flood coverage, when the property’s hazard exposure or lender requires it.
- Future selling costs and the possibility that a flat or falling value will reduce or erase equity gains.
- An emergency reserve that remains after closing. A down payment is not a substitute for liquid cash when a roof, heating system or accessibility modification fails.
The CFPB’s budgeting guidance specifically calls for taxes, insurance, maintenance, repairs, utilities and reserves in addition to the mortgage payment. Its consumer explanation of ownership risks also notes that a home’s value can decline and that transaction costs can reduce equity. Review those considerations before treating a projected sale price as available retirement money.

How long do you need to stay for buying to make sense?
Time is important because buying and selling costs are concentrated at the start and end of ownership. A short stay gives appreciation, principal reduction and tax effects less time to offset those costs, while a falling market can leave you owing more than the home sells for.
AARP’s May 13, 2026 article says renting is generally better when the intended stay is under five years. Treat that as a rule of thumb, not a guaranteed break-even point or a national statistic. Local prices, rents, financing terms, taxes, insurance and sale costs can move the crossover in either direction. A low-cost purchase in one town may work on a shorter horizon than an expensive, heavily insured property in another.
Calculator outputs are only as reliable as their assumptions. The CFPB warns that rent-versus-buy results can change substantially with expectations about future economic conditions, including home-price growth. AARP’s rent-versus-buy calculator, updated February 13, 2026, is a starting point for scenarios, not a forecast.

Build a local comparison step by step
- Define the decision period. Choose a realistic period for the first move, and add an alternative in which health, family or finances require another move earlier than planned.
- Collect comparable local examples. Select several actual rentals and homes in neighborhoods that meet your transportation, safety, accessibility and service needs. Record lease terms, asking price, taxes, insurance quotes, association charges and known condition issues.
- Calculate the complete monthly outlay. For rent, add utilities and insurance. For ownership, add principal and interest, taxes, every insurance layer, association fees, utilities and a property-specific maintenance and repair allowance.
- Add one-time and exit costs. Include deposits and moving costs for a lease. For a purchase, include cash to close, inspection and immediate work, then estimate selling expenses and another move at the end of the period.
- Test several market paths. Run a case with no home-price growth, one with a decline, and cases with moderate growth. Change rent increases, property-tax changes, insurance premiums, repair timing and the length of stay. A result that changes when one optimistic assumption changes is not a dependable plan.
- Value liquidity. Compare the return and safety of keeping the prospective down payment liquid with the benefit of equity. Do not count home equity as an emergency fund unless you have a practical, affordable way to access it.
- Stress-test retirement income. Use guaranteed income and a conservative withdrawal plan, then ask whether the housing cost still works after a large repair, a premium increase or a year of lower investment returns.
- Verify every local input. Confirm tax bills with the relevant assessor, insurance availability and premiums with insurers, and plan availability with Medicare or the plan itself. State tax treatment should be checked with current official guidance or a qualified tax professional.
Cross-state domicile and tax checks
Buying or renting does not by itself decide where you are legally domiciled. IRS Publication 555 describes domicile as a permanent legal home you intend to use indefinitely and return to when absent. It says intent is evaluated through actions, including where you pay state income tax, vote and own property. Read the current IRS Publication 555 and review both your current and destination state rules.

Because state laws differ, do not assume how a pension, Social Security, investment income or a future property sale will be taxed. Keep records of the date you move, addresses, voter registration, vehicle registration, tax filings and other actions that demonstrate your intended home. A property purchase may support a domicile claim, but it is not conclusive by itself.
Understand what home-tax deductions do—and do not do
The IRS says eligible taxpayers generally must itemize to claim mortgage-interest and state-and-local real-estate-tax deductions. Homeowners insurance and mortgage principal are not deductible homeownership expenses. The IRS’s May 21, 2026 Tax Tip 2026-42 explains the conditions. A deduction lowers taxable income; it does not make an unaffordable home affordable, and it should not be used as the deciding factor without checking your filing status, limits and expected itemized deductions.

Medicare, doctors and care access after the move
A new address can change Medicare plan choices even when your housing budget works. Medicare says moving outside the service area of a Medicare Advantage or Medicare drug plan can qualify you for a Special Enrollment Period. For a move outside the plan area, the opportunity generally begins when you move and continues for two full months afterward; notifying the plan before moving can start the window in the month before the move. Confirm your exact deadline and destination options with Medicare’s Special Enrollment Period guidance and your plan.
Before signing a lease or purchase contract, check the specific clinicians, hospitals, pharmacies, transportation and specialty services you expect to use. Ask whether appointments are accepting new patients and how far you would travel in an emergency. Plan-enrollment rules establish an opportunity to change coverage; they do not establish the quality or availability of local providers.
Property, climate and disaster exposure
Compare more than the listing price. A lower-priced home can carry higher taxes, insurance, utility or repair costs. Ask for recent tax bills, insurance quotes and claims or repair records where available. Check flood, wildfire, storm and other disaster exposure before buying; the CFPB specifically advises considering disaster risk and budgeting for supplemental coverage such as flood insurance.

Climate affects maintenance and daily life. Heating and cooling loads, roof wear, drainage, snow or storm preparation, and the availability of contractors can change the practical cost of ownership. Renters still need to understand evacuation routes, utility reliability and whether a landlord’s lease terms address damage and temporary relocation.
Three practical paths
Rent first while you investigate
Choose a lease when you have not lived through the destination’s seasons, are unsure which neighborhood fits, or may need to be closer to family or medical care. Use the period to track actual utility bills, commute times, clinic access, insurance quotes and community connections. Keep the future purchase fund liquid while you learn.
Buy after the destination and budget are established
Buying is more defensible when you have verified the neighborhood and services, expect a long stay, can cover the complete ownership budget and retain a substantial emergency reserve. Have the property inspected, price likely repairs and confirm insurance before making the commitment.

Use a staged or hybrid move
Some households rent for an initial term while selling the former home, or retain a flexible rental while deciding whether a later purchase is appropriate. This can reduce pressure to buy sight unseen, but it requires budgeting for overlapping housing, storage and moving costs. Treat those costs as the price of information and flexibility, not as evidence that one tenure is always superior.
Common mistakes and how to avoid them
- Comparing rent only with principal and interest: add taxes, insurance, association fees, utilities, maintenance, repairs and reserves.
- Assuming appreciation: model no growth and a decline; a home is not a guaranteed investment.
- Using the five-year guideline as a promise: treat AARP’s guidance as a starting point and let local assumptions determine your result.
- Counting a tax deduction as savings: first establish that you will itemize and qualify; insurance and principal are not deductible homeownership expenses.
- Ignoring liquidity: preserve cash for health, family and repairs instead of exhausting savings at closing.
- Choosing a town before checking care: verify clinicians, hospitals, pharmacies, transportation and plan service areas before committing.
- Confusing ownership with domicile: document intent and review both states’ rules; owning a house alone is not the complete legal test.
- Overlooking hazards: obtain location-specific disaster, flood and insurance information rather than inferring total cost from the purchase price.
Decision checklist before you commit
- Have you lived in the destination long enough to understand neighborhoods, weather, transportation and daily services?
- What is your realistic first-move time horizon, and what happens financially if you move again sooner?
- Does the comparison include every recurring, one-time and exit cost for both tenure choices?
- Will you still have an emergency reserve after a down payment or move-in costs?
- Have you tested rent, tax, insurance, repair, market-value and income scenarios rather than relying on one forecast?
- Have you checked current domicile and tax rules in both states?
- Have you confirmed Medicare plan eligibility, enrollment timing and nearby providers at the exact new address?
- Have you investigated disaster exposure, supplemental insurance and the home’s likely accessibility and maintenance needs?
If several answers are unresolved, a carefully budgeted rental is often the safer way to gather information before taking on an irreversible property commitment. If the destination is well tested, the long-term budget remains resilient and the full ownership costs are acceptable, buying can be reasonable—but only on those verified facts.
