Should You Rent or Buy Before Moving to a Retirement Destination?

Rent first when the destination, neighborhood or length of stay is uncertain; buy only when you know the area suits your daily life and you can comfortably absorb ownership costs, repairs and a possible price decline. There is no universal rent-or-buy rule. Retirement income, health, mobility, family support, taxes, insurance and local housing conditions matter as much as the headline price.

A trial lease can reveal how a place works in ordinary weather and routines before you commit capital. Buying may provide stability when you expect to stay for years, have adequate reserves and have checked how the home will work if your needs change. Treat the decision as a household-and-destination analysis, not a slogan about renting or owning.

Why a trial rental can be valuable

A destination can look attractive during a holiday and still be inconvenient for daily retirement life. Renting lets you test the realities that listings and short visits miss: grocery access, traffic, noise, weather, public transport, healthcare appointments, social connections and the distance to family. You can also compare neighborhoods without first paying to buy and later to sell.

The NARFE 2024 white paper attributes this advice to private wealth adviser Thiago Glieger: “He suggests if you are moving somewhere you’ve never lived before, rent for at least one year.” The same paper quotes his explanation: “Finding a place to rent for a year or so gives you a sense of whether or not you want to relocate there permanently.” Those are professional opinions, not a proven optimum or a rule for every retiree. A shorter or longer test may fit your finances, lease terms and travel plans better.

What you can learn during the lease

  • Whether the location remains comfortable through hot, cold, wet or storm seasons.
  • How long routine trips to doctors, pharmacies, shops, worship, recreation and friends actually take.
  • Whether stairs, hills, driving requirements, parking or home maintenance are manageable.
  • How easily you could obtain help if illness, disability or caregiving needs arise.
  • Whether local taxes, insurance premiums, utilities and community fees fit your retirement budget.

Keep records during the trial: monthly spending, travel times, appointment availability, energy use, repair requests and your satisfaction with the neighborhood. That evidence is more useful than relying on a single visit or an online cost-of-living score.

Compare the complete costs, not just rent and mortgage payments

Renting usually requires a deposit, rent and renter’s insurance. Buying can require a down payment or cash purchase, financing charges, property taxes, homeowners insurance, association or strata fees, utilities, maintenance, repairs and the costs of eventually selling. A fair comparison includes both recurring and one-time items.

Cost or risk Renting first Buying now Questions to answer
Up-front cash Deposit, first rent payment, moving expenses and possible application fees. Down payment or purchase cash, inspection, legal work, lender charges and other closing costs. How much cash remains after the move for emergencies and care?
Monthly housing cost Contract rent, renter’s insurance, utilities and likely increases under local rules. Principal and interest if financed, property tax, insurance, association fees, utilities and a maintenance allowance. Can dependable retirement income cover the amount without drawing down investments in a bad market?
Repairs and value risk The landlord generally handles major repairs and bears the property’s market-value risk, subject to the lease and local law. The owner pays for repairs and bears any fall in value. Could one major repair or a price decline force an unwanted move?
Exit cost Moving at lease end is usually simpler, but notice, renewal and local tenant rules apply. Selling can involve commissions, legal fees, taxes, loan payoff costs and months of market exposure. What if you need to leave sooner than expected?
Equity and flexibility Rent does not build home equity, but preserves the option to change location. Some payments may build equity, but capital is tied to one property and market. Is flexibility or ownership more valuable for this household?

One-time buying costs deserve special attention

Transaction costs can make a short ownership period expensive. The NARFE paper repeats a Rocket Mortgage estimate of closing costs at approximately 3%–6% of the loan amount, illustrating a $200,000 loan with about $6,000–$12,000 in costs. That is a secondary vendor estimate, not a current universal figure. Charges vary by country, state or province, lender, property and transaction, so obtain destination-specific estimates before relying on any percentage.

When you model a purchase, include the eventual sale as well as the acquisition. A sale may involve agent fees, legal expenses, repairs to prepare the home, taxes and the cost of buying your next home. If your stay is uncertain, model several durations rather than assuming a single break-even point; no universal break-even period is established for every market.

Why online rent-versus-buy calculators can mislead

The Consumer Financial Protection Bureau warns that calculators depend on economic assumptions such as future home-price growth. A result can change materially when you alter appreciation, rent increases, investment returns, mortgage rates, taxes, insurance or the expected holding period. Use a calculator as a way to display assumptions, not as a forecast. Save a conservative, middle and adverse case so you can see which assumptions drive the decision.

Stress-test the choice against retirement cash flow

Start with dependable income—such as pensions, government benefits and annuity payments—rather than optimistic investment returns. Then subtract ordinary living costs, healthcare premiums, taxes, transportation, food, travel and the proposed housing cost. Keep a separate liquid reserve for emergencies, a large repair, a market decline or a second move.

Run at least four scenarios

  1. Expected stay: Use your best estimate for how long you will remain, with realistic rent increases or ownership expenses.
  2. Early departure: Assume you leave after a short period because the climate, services, family situation or health needs do not suit you. Include lease penalties or the costs of selling a property in a weak market.
  3. Longer stay: Assume you remain several years longer than planned. Check whether the home remains accessible and whether insurance, taxes or maintenance rise faster than income.
  4. Adverse shock: Combine a major repair, a fall in property value, higher insurance and a period of reduced investment income. The choice should not endanger essential spending.

For a rental, test a longer-than-expected lease period and possible rent increases. For ownership, set aside a realistic maintenance reserve even when the home is new, and model a vacancy or delayed sale if you must relocate quickly.

Check whether the property will fit changing health and support needs

Retirement decisions are also care-planning decisions. A house that works at 65 may become difficult at 75 if it has stairs, a steep driveway, a remote location or extensive upkeep. Examine entrances, bathrooms, lighting, heating and cooling, bedroom placement, transport and the possibility of adapting the home.

  • Mobility: Can you enter, bathe, cook and sleep safely if balance or strength declines?
  • Maintenance: Who will handle gardens, snow, pool equipment, repairs and contractors?
  • Healthcare: What hospitals, specialists, pharmacies and home-care providers serve the area?
  • Support: How close are family, friends, paid carers and potential residential-care options?
  • Community: Can you participate in social, cultural and recreational activities without excessive driving?

Renting can expose these practical issues before you commit. Buying can still be sensible when a property is accessible, services are nearby and the household has a plan for maintenance and future support.

Jurisdiction-specific rules can change the answer

Tax, benefits, tenancy protections, retirement-village contracts and health coverage depend on where you move and on your personal facts. Do not transfer an example from one country to another.

United States: home-sale tax rules

IRS Publication 554 (2025) says the main-home gain exclusion generally depends on ownership and use tests—typically owning and living in the home for at least two years during the five-year period ending on the sale. Exceptions and filing-status rules apply. For a married couple filing jointly, the publication describes a possible exclusion of up to $500,000 when specified conditions are met. These rules concern a sale; they are not, by themselves, a reason to buy in a new destination. Confirm your facts with a qualified tax professional.

United States: health-plan service areas

An AARP search excerpt reports that moving across county lines can make a Medicare Advantage plan unusable, but the effect depends on the specific plan and location. Before moving, verify the plan’s service area, provider network, referral rules and prescription coverage directly with the plan. Do not assume that coverage follows you to a new county or state.

Australia: rent, downsizing and benefits

Australia’s Moneysmart identifies renting, downsizing, retirement-village living and aged care as housing options. Its guidance advises budgeting and checking Rent Assistance where eligible. Downsizing can involve agent, stamp-duty, legal and moving costs, as well as strata or body-corporate fees. Remaining sale proceeds may affect means-tested benefits. Check current federal and state rules before making a transaction.

New South Wales retirement villages

NSW Government guidance notes that a retirement village may involve renting or buying. Before signing, understand the contract type, entry costs, ongoing charges and exit-fee conditions. Village arrangements are distinct from an ordinary lease or freehold purchase, and the relevant state or territory guidance should control your review.

Use this decision framework

Decision axis Renting first favors you when… Buying now favors you when…
Destination certainty You have not lived there through ordinary seasons or are unsure about the neighborhood. You know the area, services and routines from substantial firsthand experience.
Time horizon Your stay could be short, or a second move is plausible. Your expected stay is long enough to absorb purchase and sale costs, with no assumption that one universal duration guarantees a gain.
Cash and reserves You want to preserve liquidity for healthcare, travel or uncertainty. You can fund the purchase and retain a substantial emergency and maintenance reserve.
Market and repair risk You prefer the landlord to carry most repair and property-value risk. You can tolerate price declines and pay for repairs without compromising essentials.
Health and lifestyle You need to test accessibility, transport, care and community fit. The property is adaptable, well located and manageable even if support needs increase.
Legal and benefit rules Local tenant protections and rent support are favorable and understood. Taxes, benefits, ownership rules and any village contract have been reviewed for your circumstances.

A practical five-step process

  1. Define the destination and stay range. Write down the neighborhoods, likely move date and plausible stays, including an early return or another move. If you have never lived there, consider a furnished lease long enough to experience ordinary routines; Glieger’s one-year suggestion is an opinion, not a required period.
  2. Collect complete cost data. Obtain local rent quotes, purchase prices, insurance estimates, taxes, association or strata charges, utilities, maintenance estimates and buyer and seller transaction costs. Include likely rent changes and the cost of furnishing or adapting a home.
  3. Compare the figures with reliable income and liquid reserves. Show expected, early-departure, longer-stay and adverse scenarios. Identify the largest expense that could occur without warning and how you would pay it.
  4. Test the home and support network. Visit clinics, shops and transport stops from the actual property. Check stairs, bathrooms, maintenance demands, internet and emergency access. Discuss who could help if driving or self-care becomes difficult.
  5. Verify rules before signing. Review the lease, purchase contract, village agreement, tax treatment, benefit eligibility and health-plan coverage with appropriate local professionals. Ask specifically about notice, renewal, exit fees, resale restrictions and service areas.

When each choice is usually stronger

Renting first is often stronger when

  • The destination is unfamiliar or your reasons for moving may change.
  • You are unsure whether family, healthcare or community access will meet expectations.
  • A large purchase would consume most liquid assets.
  • You may need a different home after a health change.
  • The local market is difficult to price or selling quickly could be costly.

Buying can be reasonable when

  • You have lived in or carefully tested the location and chosen a suitable neighborhood.
  • Your likely stay is long, but you have still modeled shorter and longer outcomes.
  • Reliable income covers ownership costs while reserves remain intact.
  • You can fund repairs, insurance increases and accessibility modifications.
  • The property supports future mobility, healthcare access and family or paid support.

Common mistakes and how to avoid them

  • Using a national rule of thumb: Replace generic advice with destination-specific costs and rules.
  • Counting only principal and interest: Add taxes, insurance, maintenance, association fees, utilities and transaction costs.
  • Assuming appreciation: Run a flat-price and price-decline case; a calculator’s growth assumption is not a promise.
  • Ignoring a second move: Model the financial effect of leaving after a lease, or selling a recently purchased home.
  • Choosing a holiday location: Test ordinary seasons, commute times, noise, services and social life.
  • Overlooking benefits and coverage: Confirm tax, means-tested benefit, tenant, village-contract and health-plan consequences before committing.

The strongest decision is the one that remains affordable and workable if your destination disappoints, markets weaken or your support needs rise. A rental preserves the option to change course; a purchase can provide stability when the place, time horizon and financial capacity are well established.
