Should You Put 20% Down on a Home or Keep More Cash in Savings?

There is no universally correct down payment. Putting 20% down can reduce the amount you borrow and often avoids private mortgage insurance (PMI) on a conventional loan. Keeping more money in savings leaves room for closing costs, moving, repairs, emergencies, and other goals. The sound choice is the lender scenario that keeps your post-closing cash reserve workable while making the full monthly and long-term cost affordable.

This guide is for U.S. homebuyers. Loan rules, pricing, mortgage-insurance terms, taxes, and closing costs vary by lender, loan program, borrower, property, and location. It is general consumer information, not personalized mortgage or tax advice.

What the 20% figure actually changes

A down payment is the portion of the purchase price you pay from your own funds rather than borrowing. At 20% on a conventional mortgage, you finance 80% of the purchase price. At 10%, you finance 90%, so the loan balance and usually the principal-and-interest payment are higher.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

The 20% level matters most because conventional loans commonly charge PMI when the down payment is below 20%. PMI protects the lender, not the homeowner. A smaller down payment can therefore mean a higher loan balance plus an additional insurance charge, although the exact amount and structure depend on the lender and loan.

Twenty percent is not a universal approval requirement. The Consumer Financial Protection Bureau (CFPB) says, “Generally, the larger the down payment you are able to make, the lower the interest rate you will receive and the more likely you are to be approved.” Lenders may also change pricing at five-percentage-point increments, so a quote at 15% can differ from one at 10% or 20%. Ask for pricing at the actual percentages you could afford rather than assuming every extra dollar has the same effect.

CFPB planning guidance describes 10% as a point where borrowers may save and 20% as a point where they may save the most, but those are planning reference points, not promises about your rate or a command to exhaust your savings.

Why keeping cash can be the safer choice

Homeownership creates immediate expenses

The down payment is only one part of the money needed to buy. CFPB estimates that closing costs, excluding the down payment, commonly run about 2% to 5% of the purchase price. The actual amount depends on the property, loan, lender, loan type, and location. Your cash-to-close figure can also include prepaid taxes and insurance, an initial escrow deposit, recording charges, and other transaction-specific items.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

After closing, you may need cash for a move, furnishings, utility deposits or setup, immediate maintenance, and repairs. A roof, appliance, plumbing problem, or heating failure can arrive before you have rebuilt your savings.

Your emergency reserve is not optional just because you own a home

CFPB uses three to six months of expenses as a rule of thumb for an emergency cushion. That is not a regulatory requirement and may be too low or too high for your job stability, health costs, dependents, insurance deductibles, and home’s condition. The important test is whether the money remaining after closing can absorb a plausible setback without forcing expensive borrowing or a rushed home-equity transaction.

CFPB’s down-payment guidance puts the trade-off plainly: “Now, subtract an additional amount for an emergency cushion.” Money converted into home equity is less accessible than money in a bank or brokerage account. Recovering it generally requires qualifying for a home-equity loan, line of credit, or refinance and paying interest and fees.

Liquidity has value even when the mortgage is more expensive

A lower mortgage balance gives you a predictable reduction in borrowing costs. Cash gives you flexibility. You can use liquid funds for a job interruption, medical bill, necessary repair, or another time-sensitive goal without applying for new credit. Do not assume that money in the house can be retrieved quickly or on acceptable terms.

Mortgage insurance and loan-program differences

Mortgage insurance is not one interchangeable product. On a conventional loan, PMI is common below 20% down. Federal Housing Administration (FHA) loans and U.S. Department of Agriculture (USDA) loans also typically require mortgage insurance, with charges and rules that differ from conventional PMI. CFPB explains that FHA insurance can include both upfront and monthly charges.

Some conventional programs permit down payments as low as 3%, and FHA loans may permit as little as 3.5%. Veterans Affairs (VA), USDA, first-time-buyer, rural, and lender-specific programs may offer low- or no-down-payment options to eligible borrowers. Eligibility, fees, insurance, occupancy rules, income limits, and property requirements must be verified with the program and lender. A low-down-payment option is not automatically cheaper than 20% down once all charges are included.

CFPB summarizes the purpose of this insurance as follows: “Mortgage insurance, no matter what kind, protects the lender – not you – in the event you fall behind on your payments.” Compare the insurance amount, whether an upfront charge applies, how the monthly charge is calculated, and how long it is expected to last under the specific offer.

Compare the two decisions with complete numbers

Do not compare only an advertised interest rate or the principal-and-interest payment. Request written Loan Estimates for a 20% scenario and for one or more lower down payments that preserve cash. Keep the loan type, term, property, and borrower information the same so the comparison is meaningful.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Comparison item What to examine Why it matters
Down payment Dollar amount and percentage of the purchase price Changes the loan balance, possible PMI, and cash remaining
Interest rate and term Fixed or adjustable rate, term length, and quoted rate for each scenario Determines borrowing cost and payment schedule
Mortgage insurance PMI or other insurance amount, upfront charges, monthly charges, and expected duration Can materially change the monthly and total cost below 20%
Lender charges Origination, underwriting, discount points, credits, and other loan fees A lower rate may require more cash upfront
Cash to close Down payment plus closing costs, prepaids, and credits Shows what leaves your accounts before move-in
Full monthly housing cost Principal, interest, mortgage insurance, property taxes, homeowners insurance, and applicable HOA dues Reveals the payment you must sustain, not just the loan payment
Post-closing liquidity Cash and accessible investments left after all purchase and move-in costs Measures your ability to handle emergencies and near-term goals

Use the Loan Estimate and, later, the Closing Disclosure to distinguish principal and interest from mortgage insurance, escrowed taxes and homeowners insurance, prepaid items, and the final cash-to-close figure. The lower monthly payment is not necessarily the better choice if it leaves you unable to fund a repair or emergency.

A practical decision process

  1. Set aside money that is already committed. Start with savings and investments you could actually use. Subtract funds earmarked for moving, furnishings, renovations, education, taxes, debt obligations, or other near-term goals. Do not count retirement funds or volatile investments as a guaranteed reserve unless you have decided that using them is acceptable.
  2. Protect an emergency cushion. Keep a reserve based on your expenses and circumstances, using CFPB’s three-to-six-month range as a starting rule of thumb rather than a mandatory target. Add a separate allowance for known home repairs and deductibles when the property’s age or condition warrants it.
  3. Estimate cash-to-close beyond the down payment. For an initial screen, apply the 2%–5% closing-cost range to the purchase price, excluding the down payment. Replace that estimate with the lender’s Loan Estimate for the actual home, then add realistic moving, utility, furnishing, and immediate-repair costs.
  4. Ask for matched lender scenarios. Request quotes at 20% down and at lower percentages you can fund without breaching your reserve. Ask how each option changes the rate, points, lender fees, PMI or other insurance, approval conditions, and total cash to close.
  5. Calculate the full monthly outlay. Include principal, interest, mortgage insurance, escrowed property taxes and homeowners insurance, and HOA dues if applicable. Check that the payment remains manageable after accounting for utilities, maintenance, debt payments, and ordinary living expenses.
  6. Compare the remaining cash with your actual risks. A scenario that leaves only a small balance after closing may be fragile even if its rate is lower. Conversely, retaining a very large cash balance while accepting substantially higher, unaffordable payments may not be prudent. Identify the point at which the reserve is workable and the payment remains comfortable.
  7. Choose and document the trade-off. Record the rate, term, insurance, fees, cash-to-close, monthly payment, and projected cash remaining for each offer. Recheck terms before signing because rates, lender credits, insurance quotes, taxes, and prepaid charges can change.

Illustrative comparison (not a quote)

Suppose a home costs $400,000. A 20% down payment would be $80,000, while 10% would be $40,000. Before either transaction closes, add the actual closing costs, prepaids, moving expenses, and any repair budget. If those additional costs were 3% in this illustration, they would be $12,000, making the cash needed before moving expenses $92,000 at 20% down or $52,000 at 10% down.

The 10% scenario leaves $40,000 more available before other adjustments, but it also finances $40,000 more and may add PMI. The 20% scenario reduces the loan balance and may avoid conventional PMI, but it is only stronger if you can still pay closing and move-in costs while keeping an adequate reserve. The example does not predict a rate, insurance premium, approval decision, appreciation, investment return, or tax result.

When 20% down is often reasonable

  • You can pay the down payment and all transaction and move-in costs while retaining an emergency reserve appropriate to your circumstances.
  • The lower loan balance produces a monthly payment that fits your budget with room for taxes, insurance, maintenance, and other obligations.
  • The lender’s 20% quote meaningfully reduces PMI or other insurance and total borrowing costs compared with the alternatives.
  • You have no higher-priority use for the cash, such as paying high-cost debt or meeting a near-term obligation.

When keeping more cash can be the better risk decision

  • A 20% payment would consume most of your liquid savings or leave you unable to fund known repairs, moving, or other commitments.
  • Your income is variable, your employment is uncertain, or a single emergency could force you to borrow at unfavorable terms.
  • The property is older, needs work, or has a large insurance deductible, making an immediate repair reserve especially important.
  • A lower down payment keeps the payment affordable while preserving a reserve you are likely to need. The added PMI and interest must still fit comfortably in your budget.
  • You qualify for a program whose low-down-payment structure is competitive after considering every fee and insurance charge.

Common mistakes that distort the decision

Treating 20% as a law

Twenty percent is a conventional-loan comparison point, not a universal requirement. Some borrowers can obtain financing below that level, while some loan programs have their own insurance or fee structures.

Using all available cash for the down payment

Cash-to-close is not the same as cash required to own the home safely. Budget for closing, moving, furnishings, utilities, repairs, taxes, insurance, and an emergency cushion before deciding what is available for the down payment.

Comparing rates without matching the loan

A rate can be paired with a different term, points, loan type, credit assumptions, or mortgage-insurance arrangement. Compare written offers with the same property and borrower assumptions.

Ignoring taxes, insurance, and HOA dues

Principal and interest alone understate the monthly obligation. Escrowed taxes and homeowners insurance, plus HOA dues when applicable, belong in the affordability test.

Assuming home equity is an emergency fund

Borrowing against equity requires approval, incurs interest and fees, and may not be available when income or property values have changed. Keep liquid reserves separate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Assuming a savings return will automatically beat mortgage costs

There is no universal study establishing that retaining cash is better for a typical buyer. Any comparison must specify your mortgage quote, savings yield, taxes, time horizon, and tolerance for market and income risk. A promised or historical return is not a guaranteed offset to mortgage interest.

Questions to ask before choosing

  • What are the interest rate, annual percentage rate, points, and lender charges at each down-payment level?
  • What is the exact PMI or other mortgage-insurance cost, and what are its upfront and monthly components?
  • What is the complete cash-to-close amount, including prepaids and escrow?
  • What monthly payment should I budget after adding taxes, homeowners insurance, mortgage insurance, and HOA dues?
  • How much cash will remain after closing, moving, immediate repairs, and planned purchases?
  • Which program-specific conditions could change the quote or my eligibility?
  • What would happen to my budget if income fell or a major repair occurred during the first year?

Where to get individualized help

A HUD-certified housing counselor can help you review a budget, understand loan choices, and identify local assistance programs. A lender can provide the Loan Estimates needed for a real comparison, but obtain more than one offer when possible and evaluate the complete cost rather than a single advertised rate. Recheck current program eligibility and lender terms at the time you buy.

Frequently Asked Questions

Is 20% down required to buy a home?

No. Some conventional loans permit down payments as low as 3%, FHA loans may permit 3.5%, and VA, USDA, first-time-buyer, rural, or lender-specific programs may offer other options for eligible borrowers. The applicable insurance, fees, and eligibility rules differ.

How much emergency savings should remain after closing?

CFPB presents three to six months of expenses as a rule of thumb, not a universal requirement. Your target should also reflect income stability, dependents, insurance deductibles, the home’s condition, and known repair needs.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Are FHA and conventional mortgage insurance the same?

No. Conventional loans commonly use PMI below 20% down, while FHA and USDA loans typically have their own mortgage-insurance structures. FHA insurance may include upfront and monthly charges, so compare the actual offer.

Should I compare my savings interest rate with the mortgage rate?

Only as part of a complete, personalized analysis that includes taxes, the guaranteed or variable nature of the savings yield, the mortgage quote, time horizon, and risk. A general rule cannot establish which choice will win for every buyer.

The Bottom Line

Put 20% down when you can do so without sacrificing a realistic emergency and homeownership reserve. Keep more cash when 20% would leave you financially exposed, then choose the lowest-down-payment offer whose complete monthly and total costs remain affordable. Compare actual Loan Estimates, not a rule of thumb.
