Should You Pay Points to Lower Your Mortgage Rate?

Short answer: Paying discount points can be worthwhile when you can comfortably pay the fee, the lender documents a meaningful rate reduction, and you expect to keep that particular mortgage beyond its break-even period. A no-points loan is usually safer if you may sell or refinance soon, or if points would consume money needed for closing, repairs, or emergency reserves. The right choice comes from comparing complete Loan Estimates—not from choosing the lowest advertised rate.

What mortgage points buy

A discount point is an upfront fee paid at closing in exchange for a lower mortgage interest rate. One point equals 1% of the loan amount. On a $300,000 mortgage, one point costs $3,000; half a point costs $1,500. Points can be fractional.

There is no standard rate reduction for one point. The reduction depends on the lender, loan type, market conditions, and the pricing of your particular offer. Two lenders can charge the same number of points but provide different rates, or charge different points for similar rates.

The word “points” can also describe a percentage-based upfront fee that is not tied to a lower rate. On your Loan Estimate and Closing Disclosure, ask the lender to identify exactly what the charge buys and confirm that it is connected to a discounted interest rate. The Consumer Financial Protection Bureau’s explanation of points and lender credits provides the terminology to use when asking.

Points reverse the trade offered by lender credits. With points, you pay more at closing for a lower rate and lower monthly principal-and-interest payment. With a lender credit, you receive help with upfront costs in exchange for a higher rate and usually higher payments over time. Neither a lower rate nor a lower payment, by itself, proves that an offer costs less overall.

Calculate the break-even period

The basic question is how many months of payment savings are needed to recover the upfront point fee.

Rough break-even period: upfront point cost ÷ monthly principal-and-interest savings = months to break even

For an illustrative example, suppose one point on a $300,000 loan costs $3,000 and lowers the principal-and-interest payment by $50 per month:

$3,000 ÷ $50 = 60 months

The rough break-even point is five years. This is a planning estimate, not a market quote or a guarantee. The calculation should use the actual payment difference between your two offers, not a rate reduction copied from an advertisement. The CFPB describes this cost-divided-by-savings method as a rough estimate in its Data Spotlight on discount points.

A more complete comparison considers the loan balance and the interest avoided as the mortgage amortizes. Your lender can provide balances and total payments at several dates. Those figures matter if the payment difference is small, the loan term is long, or the offers have different fees.

Match break-even to your real plans

When points are more likely to fit

  • You expect to keep the same mortgage well beyond the calculated recovery period.
  • You have enough cash for the points without weakening your emergency fund, moving budget, or required reserves.
  • The lower rate and point charge are clearly shown on comparable Loan Estimates.
  • The monthly savings are large enough to justify tying up cash at closing.

When a no-points offer may be better

  • You may sell before the break-even month. Selling pays off the old loan, so its future payment savings stop.
  • You may refinance before break-even. Refinancing also pays off the old loan, and you cannot assume that a future refinance will be available on a particular schedule or at a particular rate.
  • Paying points would leave too little for closing costs, immediate repairs, relocation, or emergency reserves.
  • The lender has not documented how the points change the rate, or the lower rate is paired with other fees that erase the apparent benefit.

The CFPB gives similar guidance: “If you don’t know how long you’ll stay in the home or when you’ll want to refinance and you have enough cash for closing and savings, you might not want to pay points to reduce your interest rate or take a higher interest rate to receive credits.”

Compare mortgage offers on equal terms

Request written Loan Estimates from multiple lenders. The CFPB’s mortgage-shopping guidance and loan-comparison guidance both emphasize comparing equivalent offers rather than isolated rates.

  1. Standardize the assumptions. Use the same loan amount, loan type, repayment term, occupancy, and whether the rate is fixed or adjustable. Ask for the same rate-lock period and note when each quote expires.
  2. Obtain at least two versions from each lender. Request a zero-point version and the proposed points version. If lender credits are available, request that version too.
  3. Verify the trade. Ask, “What is the rate without points, what is it with points, and which exact fee produces the difference?” Check that a lower rate was not paired with additional lender charges that were omitted from the comparison.
  4. Record the key figures. From each Loan Estimate, write down the interest rate, points, other lender fees, monthly principal-and-interest payment, APR, total cash needed at closing, and the cash you would have left afterward.
  5. Calculate several holding periods. Ask the loan officer for estimated costs and savings if you keep the mortgage for a short period, your most likely period, and a longer period. Include the month when cumulative savings first exceed the point cost.
  6. Test your uncertainty. If a job change, family plan, or possible refinance could alter your timing, evaluate the shorter plausible period rather than relying only on your optimistic forecast.
  7. Get an independent review when needed. A HUD-certified housing counselor can help interpret the comparison if you are unsure how to weigh cash reserves, future plans, or loan costs.
Comparison item Why it matters What to ask for
Upfront points and lender fees Shows the cash committed before you receive any monthly savings. Dollar amount and the fee description on each Loan Estimate.
Interest rate and payment Determines the monthly principal-and-interest difference. Fixed or adjustable rate, payment amount, and rate-lock assumptions.
APR Incorporates the rate, points, broker fees, and certain other charges, providing a broader cost measure than the note rate alone. APR for each offer with the same loan amount and term.
Cash to close Points can compete with money needed for reserves and other ownership costs. Total cash required and the amount remaining after closing.
Time to break even Connects the upfront fee to how long you expect to retain this mortgage. Cumulative savings at several dates, not just one monthly payment.

The CFPB’s Loan Estimate explainer and its guide to loan costs can help you locate and interpret these figures.

Worked example: why your timeline controls the answer

Assume two otherwise identical $300,000, 30-year fixed-rate offers. The points offer charges one point, or $3,000, and lowers the principal-and-interest payment by $50 per month. The no-points offer charges no discount point.

Time the mortgage remains in force Approximate payment savings Less $3,000 point cost Result before other differences
36 months $1,800 $3,000 About $1,200 unrecovered
60 months $3,000 $3,000 Rough break-even
84 months $4,200 $3,000 About $1,200 ahead

These figures are deliberately illustrative. They do not represent a typical or current rate reduction, and they ignore the changing loan balance and any difference in other fees. They show why a borrower planning to move in three years faces a different decision from one expecting to keep the loan for seven years.

Do not let APR or the headline rate make the decision alone

APR is useful because it incorporates the interest rate, points, broker fees, and certain other charges. It is not a substitute for a timeline analysis. A loan can show a lower rate but require substantially more cash at closing, while another can show a higher rate but provide lender credits that preserve your reserves.

Look at the total cost at the period when you might actually sell or refinance. Include the upfront point charge, recurring principal-and-interest payments, lender fees, and the remaining balance. Also check whether taxes, insurance, mortgage insurance, or adjustable-rate features differ; those items can change the payment even when the point comparison is otherwise accurate.

Understand the limits of a refinance strategy

Some borrowers plan to pay points now and refinance when rates fall. That plan can work only if rates, credit, home value, income, closing costs, and lender approval all cooperate. A refinance ends the original mortgage and stops its future savings. Treat any future refinance as uncertain and use the earliest realistic payoff date in your comparison if the decision depends on it.

Likewise, do not assume that a planned move will occur exactly when expected. Compare a range of dates and make sure the points do not consume cash you may need if the home sells slowly or ownership costs rise.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Why more borrowers have been paying points

The CFPB reported that the percentage of homebuyers paying discount points roughly doubled from 2021 to 2023, with an even greater increase among borrowers with lower credit scores. That is a historical trend, not evidence that points are right for every borrower. In an April 5, 2024 statement, CFPB Director Rohit Chopra said, “Higher interest rates on mortgages have led borrowers to pay upfront fees to lower their interest payments.”

Higher prevailing rates can make the monthly savings from a rate reduction look attractive, but they also increase the upfront amount required to obtain it. Your own Loan Estimate, cash position, and expected holding period remain more relevant than the national trend.

A practical decision checklist

  • Have you confirmed that “points” are discount points tied to a lower rate rather than another percentage-based fee?
  • Do you know the exact dollar cost and monthly principal-and-interest savings for the same loan terms?
  • Have you divided the point cost by the actual monthly savings and checked the result against several possible payoff dates?
  • Would you still have adequate emergency savings, closing funds, and money for immediate home expenses after paying points?
  • Have you compared APR, other lender fees, total cash to close, and remaining balance—not just the note rate?
  • Have you requested equivalent zero-point, points, and (if offered) lender-credit Loan Estimates?
  • Have you treated a future sale or refinance as uncertain rather than guaranteed?
  • Would a HUD-certified housing counselor or another qualified adviser help you evaluate the trade-off?

If the answers show a comfortable cash position, a documented rate reduction, and a holding period longer than the recovery period, paying points may reduce the cost of this mortgage. If your timeline is uncertain or the fee would weaken your reserves, preserving cash with a no-points offer is often the more resilient choice.
