There is no universal winner. Extra mortgage repayments (or money held in a suitable offset) can reduce interest at the rate charged by your loan and may shorten the loan term. Eligible concessional super contributions can receive tax treatment that differs from your wage and may compound through investments, but investment returns are uncertain and super is generally preserved until a legal release condition.
The sound choice depends on your actual mortgage rate and fees, marginal-tax position, employer contributions and concessional-cap room, investment horizon and risk tolerance, and how much emergency cash you need available. Compare those facts with your own figures rather than assuming that either debt reduction or super will always produce the better result.

What the two choices actually do
Extra mortgage repayments
Putting additional money directly into a home loan reduces the balance on which the lender calculates interest. ASIC Moneysmart says extra or lump-sum repayments can reduce total interest over the life of the loan and help you repay sooner. The dollar benefit depends on the outstanding balance, interest rate, timing and the loan contract. A payment made earlier has more time to reduce future interest, but no universal saving percentage applies.

Check the lender’s rules before transferring a large amount. Fixed-rate loans can have limits or break costs, and some variable products set minimum amounts or annual caps. Fees and restrictions can change the result enough to matter.

Offset account
As Moneysmart puts it, “A mortgage offset account is a transaction account linked to your home loan.” Its balance reduces the portion of the loan used to calculate interest while the money remains in an accessible bank account. For example, Moneysmart illustrates a $750,000 loan with $50,000 in offset: interest is calculated on $700,000. That is an illustration, not a promised return for every borrower.
An offset can suit money that may be needed for emergencies or a near-term expense, provided the account is genuinely linked to the loan. Verify the lender’s fees, the loan interest rate, account access and whether the product is a full or partial offset. A high account fee can erode the interest benefit when the balance is small.
Redraw facility
Redraw is different from an offset. Extra money is paid into the loan, and the lender may allow some of it to be withdrawn later. Moneysmart describes it as a facility that gives access to extra money paid into the home loan. Your contract controls the minimum balance, withdrawal limits, fees, processing time and whether access can be restricted. Treat redraw as conditional access, not as identical to a transaction account.

Additional super contributions
Salary-sacrifice amounts and deductible personal contributions are generally concessional contributions. The super fund generally pays 15% tax on concessional contributions when received, subject to exceptions. Your own outcome can differ because of your income, deductions, employer contributions, fund arrangements and any Division 293 tax.
Once invested, super can rise or fall in value. Returns are not guaranteed, and the relevant comparison is over the period until you can use the money, not a one-month or one-year market result. Super is generally inaccessible on demand: common release conditions include reaching preservation age and retiring, or turning 65. Early access is limited by law.
Tax rules and contribution limits to check
The 2025–26 concessional cap
The Australian Taxation Office lists a general concessional-contribution cap of $30,000 for the 2025–26 income year. That is a total cap, not a personal allowance in addition to your employer’s payments. Compulsory employer contributions, salary-sacrifice contributions and personal contributions for which you claim a deduction all use the same concessional cap.

Check your ATO online account and fund records for contributions already received, available carry-forward amounts and your eligibility to use them. Timing matters: a contribution counts when the fund receives it, so allow for payroll and fund processing cut-offs. Exceeding a cap can create additional tax and administration, rather than producing a free extra deduction.
Do these 3 things before closing this tab:
1Repair Windows errors before they cause bigger problems2Fix the driver behind crashes, sound loss and screen glitches3Clear out junk files and repair common Windows errorsConcessional tax is not automatically your final tax result
The commonly quoted 15% fund tax is a general rule, not a personal calculation. Higher-income earners may face Division 293 tax. The ATO describes this additional 15% tax where relevant income plus concessional contributions exceeds $250,000; the calculation and what counts as relevant income are specific. The ATO Division 293 page was last updated 10 June 2024, so check the current ATO guidance for the income year you are considering.
A personal concessional contribution generally requires you to meet the fund and age conditions and lodge the required notice of intent to claim a deduction with the fund before the relevant deadline. Do not assume a voluntary payment is deductible. After-tax personal contributions have different tax treatment and may affect government-contribution eligibility; they are not interchangeable with deductible concessional contributions.

Compare the choices on like-for-like terms
Mortgage interest avoided and super investment growth are different types of outcomes. The first is tied to your loan’s applicable rate and product terms; the second is uncertain and exposed to investment fees, market movements and tax. Use the following dimensions before choosing:
| Question | Mortgage repayment or offset | Extra concessional super |
|---|---|---|
| What is the financial effect? | Less balance charged interest; potential shorter loan term. The saving varies with rate, balance and timing. | Contribution enters super after applicable contributions tax; the invested balance can gain or lose value. |
| What tax needs checking? | Usually no deduction for paying down a private home loan; check any mixed-purpose borrowing separately. | Generally 15% fund tax, possible Division 293 tax, and deduction rules for personal contributions. |
| What uses the cap? | Nothing in the super cap. | Employer contributions, salary sacrifice and deductible personal contributions all count toward the concessional cap. |
| How quickly can you access the money? | Offset funds are normally transaction-account money; redraw access depends on lender terms. | Generally preserved until a legal release condition, such as retirement after preservation age or age 65. |
| What risks can change the result? | Fixed-loan restrictions, prepayment fees, offset fees and changing interest rates. | Market losses, investment choice, fees, insurance inside super, contribution errors and changing tax rules. |
| What information is missing without your figures? | Loan balance, rate type, remaining term, fees and permitted extra payments. | Income, employer contribution amount, cap room, carry-forward eligibility, age and investment horizon. |
A practical decision process
1. Protect essential liquidity first
Set aside the cash you may need for an emergency, irregular bills, health costs or an income interruption. Money locked in super cannot normally cover a short-term gap. An offset can preserve access while reducing interest, but only if its terms and fees work for your loan. Do not drain all accessible savings merely to achieve a lower balance.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
2. Read the mortgage contract
- Record the current balance, interest rate, fixed or variable status, remaining term and repayment frequency.
- Ask the lender how extra payments are applied, whether annual or lifetime limits apply, and whether any fee or break cost is charged.
- If considering an offset, confirm that it is linked to this loan, whether it is full or partial, the account fee and the rules for withdrawals.
- If considering redraw, obtain the written rules for available amounts, minimum balances, fees, processing delays and circumstances in which access can be limited.
3. Establish your super starting point
- Use your ATO account and recent fund statements to total employer contributions already made or expected for the 2025–26 year.
- Subtract that amount from the $30,000 general concessional cap, then check whether carry-forward rules and your personal eligibility provide additional room.
- Include every planned salary-sacrifice and deductible personal contribution in the same total.
- Check the fund’s investment option, fees, insurance premiums and administration arrangements; a tax benefit does not remove those costs.
- If making a deductible personal contribution, follow the fund’s notice-of-intent and timing process. Ask the ATO or a licensed adviser about age and eligibility conditions that apply to you.
4. Work out the after-tax cost of a contribution
Do not compare your gross salary-sacrifice amount with the mortgage payment as though both were the same cash cost. Estimate the income tax that would otherwise apply to the sacrificed pay, then allow for the fund’s 15% contributions tax and any Division 293 liability. For a deductible personal contribution, model the deduction and fund tax together. The relevant figure is the reduction in your spendable cash for the amount that reaches super, using your actual tax circumstances.

5. Model the mortgage effect
Ask the lender or use a reputable calculator to model the interest and term effect of an extra payment, using your actual balance, rate, repayment schedule and timing. For an offset, model the average balance held there, not just the opening deposit, and subtract account fees. Treat the result as interest avoided under the assumed rate path; rates can change and the lender’s terms control.
6. Use a range of super outcomes
Model conservative, middle and higher investment-return assumptions after fees and taxes rather than a single promised percentage. Include the years until you expect to meet a release condition and the possibility of negative returns. There is no published, decision-ready statistic showing realised mortgage savings versus realised super returns for this specific household choice, so a calculation must state its assumptions.
7. Decide how to split future cash flow
You do not have to choose one destination forever. A household might retain an emergency reserve in an offset, contribute enough to obtain an employer benefit or use available concessional cap room, and direct the remainder to the loan. Revisit the split when the rate, income, family responsibilities, investment horizon or access needs change.
When each direction may fit better
Reasons to favour the mortgage or offset
- Your loan rate is high relative to the after-tax, risk-adjusted outcome you are willing to accept from investments.
- You value a lower guaranteed interest bill and want to reduce debt before retirement.
- You may need the money and an offset gives practical access, while redraw terms are too restrictive.
- You have little or no concessional cap room, or the tax benefit is small after considering your income and Division 293 exposure.
- Your investment horizon is short or you would be uncomfortable with a fall in the super balance.
Reasons extra concessional super may fit
- You have verified cap room after employer contributions and can leave the money invested until a legal release condition.
- Your tax position makes salary sacrifice or a deductible contribution materially more efficient than receiving the money as wages, after allowing for contributions tax.
- You have a long investment horizon and accept that returns can be negative for periods.
- Your mortgage has prepayment restrictions or expensive break costs, while super contributions can be made within the rules.
- Retirement savings are behind your plan and you can maintain an adequate emergency reserve outside super.
Pitfalls that commonly change the answer
- Ignoring employer contributions: treating the $30,000 cap as entirely available can create an excess contribution.
- Calling all super payments deductible: after-tax personal contributions do not automatically qualify for a deduction; the required notice and eligibility rules matter.
- Equating offset and redraw: one is a linked transaction account and the other is extra money paid into the loan with access controlled by the lender.
- Using a headline investment return: a projected super return is not guaranteed and must be reduced for fees, taxes and periods of loss.
- Locking up emergency cash: super is generally preserved, and redraw can be delayed or restricted.
- Forgetting product costs: offset fees, loan charges, super administration, investment and insurance costs all affect the net result.
- Relying on an old threshold: caps and tax rules are income-year specific. Confirm current ATO guidance before acting.
What to do before implementing either option
- Keep a written emergency-cash target and do not transfer below it.
- Obtain the lender’s current written terms for extra repayments, offset and redraw.
- Check your ATO account, payslips and super statement for contributions already counted this income year.
- Ask the fund how salary sacrifice is processed and how a personal deduction notice must be lodged.
- Compare outcomes after all known fees and taxes, using more than one investment-return assumption.
- Seek personal advice from a licensed Australian financial adviser or tax professional when your circumstances include high income, multiple funds, a fixed loan, planned retirement soon, or uncertainty about Division 293 and deduction rules.
This is general information, not a personal financial calculation. Your lender, super fund and the ATO can confirm the contract, contribution and tax details that determine your result.
