Lock your mortgage rate when you can close within the lock period and a payment increase would damage your budget; wait only when your closing timeline is uncertain enough that the lock could expire, or when you knowingly accept the risk of a higher rate. No reliable indicator establishes that rates will fall before your closing date. Locking buys certainty for a stated period, while waiting preserves the chance of a lower rate but exposes you to increases.
The right choice depends on your closing schedule, the lender’s lock and extension terms, the cost of changing or extending the lock, and how much payment volatility you can absorb. Compare equivalent Loan Estimates and get every lock condition in writing before deciding.

What a mortgage rate lock actually does
A mortgage rate lock is a lender’s agreement to hold a quoted interest rate for a specified period, provided you close within that period and the application remains materially unchanged. The Consumer Financial Protection Bureau (CFPB) notes that mortgage rates can change daily and sometimes hourly. Common lock periods are 30, 45, and 60 days; some lenders offer longer periods.

If market rates rise after you lock, the lender generally honors the locked rate through the expiration date, subject to the agreement’s conditions. That protection lets you budget principal and interest while the purchase moves through appraisal, underwriting, and closing.

What the lock does not protect
A lock is not an unconditional promise that every loan term will stay unchanged. The rate can be affected if the loan amount, down payment, loan program, credit profile, appraisal, or documented income changes. Ask the lender to identify exactly which changes trigger repricing in your agreement.
A lock also expires. If closing occurs after the expiration date, you may need an extension, a new lock, or the prevailing market rate. Extension availability and fees are lender-specific.
Why waiting for a lower rate is a market-timing decision
Waiting is not a neutral choice. Until you lock, the rate used for your loan can move in either direction between application and closing.

An unlocked borrower may receive a higher rate, increasing the required monthly payment and total interest. A higher rate can also reduce the loan amount you qualify for under debt-to-income limits. Even a move that looks small in percentage points can matter over a multi-decade term, so test the higher-payment scenario against your budget before choosing to wait.

If rates fall
You may obtain a lower rate than today’s quote if the lender reprices the loan before you lock. However, a decline is not guaranteed by a recent weekly move or by a forecast. Once locked, you normally keep the locked rate even if the market falls unless your lender offers a float-down or another renegotiation feature.
If rates move sideways
You may spend time monitoring the market without gaining a meaningful improvement, while the closing date gets closer and the available lock period becomes more expensive or harder to match. Waiting can also leave less time to solve underwriting or documentation issues before the purchase contract’s deadlines.

Freddie Mac Chief Economist Sam Khater said on October 8, 2026: “As market conditions continue to evolve, borrowers should remember that shopping around for a mortgage rate and getting multiple quotes can potentially save them thousands over the loan’s lifetime.”
Use your closing timeline as the first decision filter
Lock when closing is reasonably certain
Locking is usually the stronger risk-management choice when your purchase contract sets a closing date inside the proposed lock period, your documentation is substantially complete, and a higher payment would strain your budget. Build in time for appraisal, underwriting conditions, title work, and the lender’s document preparation rather than matching the lock to the exact closing day.
- Confirm the expected closing date with the seller, settlement agent, and lender.
- Ask how many business days the lender needs after final approval to prepare closing documents.
- Choose a period that covers likely delays, not merely the optimistic schedule.
- Read the agreement for conditions that could void or reprice the lock.
Waiting may fit a genuinely flexible timeline
Waiting can be reasonable if you have not signed a purchase contract, your closing date is well outside the available lock periods, or you have enough cash flow to handle a higher payment if rates rise. It is also a deliberate choice for borrowers who value the possibility of a lower rate more than payment certainty. Set a personal trigger in advance—such as a maximum acceptable rate or a date by which you will lock—so the decision does not drift until closing is at risk.
When the timeline is uncertain
If construction, a sale contingency, probate, title defects, or another issue could delay closing, ask for a longer lock and price it against the expected extension cost. A cheap short lock can become expensive if you must extend it repeatedly. Conversely, a long lock can carry higher pricing even if you close early. Compare the total cost of each path, not just the headline rate.

Compare offers on identical terms before locking
Rates cannot be compared fairly when lenders quote different loan structures. The CFPB’s Loan Estimate review guidance recommends checking whether the rate is locked, when it expires, and how different lock periods are priced.
- Match the loan type and term. Compare 30-year fixed with 30-year fixed, or 15-year fixed with 15-year fixed. Do not compare a fixed rate with an adjustable-rate loan as though they provide the same protection.
- Use the same down payment and loan amount. A different loan-to-value ratio can change both the rate and mortgage-insurance cost.
- Match points and lender credits. A lower rate may require points paid at closing; a higher rate may come with credits. Compare the full costs on page 2 of each Loan Estimate.
- Record lock status and expiration. Write down whether each quote is floating or locked, the exact expiration date and time zone, and any deadline for providing documents.
- Price the alternatives. Ask for the cost of a shorter and longer lock, the fee or pricing adjustment for each, and the policy if closing is delayed.
- Ask about falling rates. Find out whether a float-down exists, what market decline is required, whether it can be used once or more than once, and whether it carries a fee or requires re-underwriting.
- Obtain written confirmation. Keep the lock confirmation, fee disclosure, and any email describing extension or float-down terms with your loan file.
The Loan Estimate does not necessarily show the cost of extending a lock or the price difference for another lock period. Ask the loan officer directly; do not assume an omitted charge is zero.

Unless your agreement says otherwise, the locked rate remains the rate used for the loan even when market pricing improves. The most common potential exception is a lender-specific float-down. Freddie Mac explains that some lenders may offer one; it is not a universal borrower right.

Questions to ask about a float-down
- Is the option available for this exact loan program and lock period?
- How much must rates decline before the lender will reprice?
- Does the lender use your original points and credits, or reprice the entire package?
- Can you exercise it once, multiple times, or only near closing?
- Is there a fee, a minimum loan size, or a new credit or appraisal review?
- What happens if rates fall after the float-down is used?
Get the answers in the lock agreement or a written lender confirmation. A verbal assurance that the lender will “work with you” is not the same as a contractual float-down.

Lock expiration, extensions, and delayed closings
Start by identifying the exact expiration date and the lender’s cut-off time. If closing may slip, notify the lender before expiration. An extension may be available, but its price can depend on how long the extension lasts and how far market rates have moved. Some lenders may require you to pay an extension fee; others may reprice the loan.
Ask whether the extension charge is a flat amount, a percentage of the loan, or an adjustment to the interest rate. Also ask who pays when the delay is caused by the lender, an appraisal problem, the seller, or the borrower. The answer should be in writing because responsibility rules vary by lender and contract.
Changes that can reprice a locked loan
Tell the lender before making financial changes that could affect underwriting. Common triggers include:
- Increasing or decreasing the loan amount or changing the down payment.
- Switching between conventional, government-backed, jumbo, fixed-rate, or adjustable-rate programs.
- Taking on new debt, changing jobs, losing documented income, or changing the way income is verified.
- A credit-score change that moves the loan into a different pricing tier.
- An appraisal that changes the property’s value or loan-to-value ratio.
- Changing the property, occupancy, title ownership, or purchase contract.
These events do not automatically mean your rate will change in every case. They mean the lender may need to re-underwrite or reprice the file. Ask what documentation is required and whether the original lock survives before you approve a change.
A practical decision test
Write down two payment scenarios using your lender’s actual loan amount: the payment at today’s quoted rate and the payment if the rate rises by the increase you could realistically face before closing. Then compare that higher payment with the savings you would receive if rates fell by the amount you consider plausible. This is a budgeting exercise, not a prediction.
- Choose certainty if the higher-rate payment would force you to reduce emergency savings, exceed your comfortable debt-to-income level, or jeopardize closing.
- Accept floating risk only if you have room for the higher payment, a flexible closing date, and a clear maximum-rate trigger.
- Reconsider the loan structure if neither scenario fits. A smaller loan, larger down payment, different term, or delayed purchase may be safer than trying to guess the market.
Questions to ask your lender today
- What is my quoted rate, annual percentage rate, points, credits, and total cash to close?
- Is the quote floating or locked right now?
- What are the available 30-, 45-, 60-day and longer lock periods, and how is each priced?
- What exact date and time does the lock expire?
- What happens if my closing is delayed by one day, one week, or longer?
- Can I extend the lock, and what would the extension cost in dollars and in rate?
- Is there a float-down, and what written conditions govern it?
- Which changes to credit, income, appraisal, property, loan amount, or down payment could reprice my loan?
- How many business days do you need after final approval to close?
- Can you send the lock confirmation and all fees in writing?
Bottom line
Do not lock because a weekly average suggests rates might rise, and do not wait because a headline suggests they might fall. Lock when the protection matches a realistic closing schedule and your need for payment certainty. Wait only when you can absorb an increase and have a defined plan for when to stop floating. In either case, compare equivalent offers, verify the expiration and extension rules, and treat any float-down as a lender-specific feature that must be documented.
