Increase the EMI if your household can sustain the higher payment while preserving essential spending, other debt payments and an emergency buffer. Extend the tenure if the larger EMI would strain cash flow, accepting that repayment may continue longer and usually cost more interest under otherwise identical assumptions. Ask your lender for written amortisation schedules for a higher-EMI option, a longer-tenure option and, if useful, a combination. Compare the remaining interest, total payments, end date, fees and the assumptions used before choosing.
What changes when a floating home-loan rate rises?
A floating-rate reset changes the interest applied to the outstanding principal. The lender must explain how the change affects your equated monthly instalment (EMI), the number of remaining EMIs, or both. The precise result depends on your balance, rate, remaining term, benchmark, lender spread and reset clause.

The Reserve Bank of India (RBI) circular dated 18 August 2023, Reset of Floating Interest Rate on Equated Monthly Instalments (EMI) based Personal Loans, covers regulated entities including banks and housing finance companies. It requires clear communication about the effect of benchmark changes and immediate communication of resulting increases. At a reset, the circular says:
“The borrowers shall also be given the choice to opt for (i) enhancement in EMI or elongation of tenor or for a combination of both options; and, (ii) to prepay, either in part or in full, at any point during the tenor of the loan.”

This is an official statement in the RBI circular of 18 August 2023. The RBI’s FAQ dated 10 January 2025 describes the same choices as increasing the EMI, increasing the number of EMIs while keeping the EMI unchanged, using a combination, switching to a fixed rate for the remaining portion where the lender’s policy permits, and making partial or full prepayment.
The reset must not create negative amortisation. In practical terms, your scheduled payment cannot be structured so that it fails to cover the interest due and causes the outstanding principal to grow merely because the rate rose.
Higher EMI versus longer tenure: what each choice does
| Choice | Monthly cash flow | Repayment period | Interest effect under otherwise identical assumptions | Usually suits |
|---|---|---|---|---|
| Increase EMI | Higher immediate outflow | Closer to the original end date, or shorter if you pay more than required | Generally less remaining interest because principal falls faster | Borrowers with stable surplus income and an adequate cash reserve |
| Extend tenure with EMI unchanged | Little or no immediate increase | More EMIs and a later end date | Generally more remaining interest because the balance is outstanding longer | Borrowers who need payment relief to protect essentials or avoid missed payments |
| Combine a moderate EMI increase with a moderate extension | Intermediate outflow | Longer than the original schedule but shorter than a full tenure extension | Between the two options, based on the lender’s actual schedule | Borrowers who can absorb some increase but not the full reset amount |
“Generally” is important. The final cost depends on future rate resets, the outstanding principal, the date the new rate starts, the lender’s calculation method and any charges. A higher EMI does not guarantee a better personal outcome if it forces you to miss another payment, liquidate essential savings or take expensive new debt.

How to compare the lender’s revised schedules
Do not decide from the EMI figure alone. Request schedules calculated from the same outstanding balance, revised interest rate and reset date. Ask the lender to identify every assumption and charge in writing.
1. Confirm the loan terms used
- Outstanding principal on the reset date.
- Current rate, revised rate and the date the revised rate takes effect.
- Whether the loan is floating or fixed, and the benchmark used for a floating rate.
- Reset frequency and the contractual reset clause.
- The lender’s spread, markup or margin, and whether it is changing in addition to the benchmark.
- Current and revised APR, processing or administrative fees, service charges and any applicable taxes.
- Remaining term and the lender’s permitted maximum tenure.
The RBI’s consumer home-loan FAQ advises borrowers to check the rate type, reset clause, spread or markup, APR and fees. A benchmark increase and a spread change are different events; ask the lender to show each separately.
2. Obtain at least three written scenarios
- Higher-EMI schedule: keep the term as close as the contract permits and show the revised EMI and final payment date.
- Longer-tenure schedule: keep the EMI unchanged, show the new number of EMIs and final payment date, and confirm that the balance still amortises.
- Combination schedule: show a payment increase you can afford and the resulting term.
Also request a fixed-rate conversion quote if the lender offers it, plus the cost and process for partial or full prepayment. The RBI requires applicable switching and service charges to be disclosed transparently, but eligibility and pricing remain subject to the lender’s board-approved policy and your contract.

3. Compare the numbers that matter
| Measure | Why it matters | Question to ask the lender |
|---|---|---|
| Required EMI | Tests whether the payment fits your monthly budget | What is the exact amount and when does it begin? |
| Number of remaining EMIs | Shows how long the debt remains | How many instalments remain under each scenario? |
| Final payment date | Reveals the practical effect of an extension | What is the contractual end date, including any revised final instalment? |
| Total remaining payments | Shows cash paid to the lender from the reset onward | What total does the schedule produce, excluding or including each stated fee? |
| Total remaining interest | Separates principal repayment from the cost of borrowing | How much interest is shown under the same rate assumptions? |
| One-time and recurring charges | Can change the result even when EMIs look similar | Are there conversion, service, documentation or prepayment charges? |
No single EMI or tenure figure can answer this question without your outstanding principal, revised rate, remaining term and lender calculation. Treat any online illustration as a planning aid, not as your loan’s quote.
When increasing the EMI is the stronger choice
A higher EMI is usually financially attractive when your income is dependable, the increase fits comfortably after essential expenses and you can continue saving an appropriate cash buffer. Paying more each month reduces principal sooner, so less interest accrues while the balance is outstanding under the same rate path.
Before choosing it, test the payment against realistic conditions rather than a single good month:

- Use take-home income, not a bonus or uncertain commission.
- Include school fees, insurance, medical costs, maintenance, utilities and other debt EMIs.
- Keep enough liquidity for foreseeable expenses and an emergency reserve.
- Consider whether one income could carry the payment during a temporary job loss or business slowdown.
- Leave room for another floating-rate reset unless the lender has converted the loan to a fixed rate.
There is no RBI affordability percentage that decides this for every household. It is a personal-budget decision, and the appropriate buffer differs with income stability, dependants and existing obligations.

Tenure extension can be sensible when a higher EMI would jeopardise essential spending, cause missed payments or force you into costlier borrowing. Keeping the payment manageable protects repayment continuity and household liquidity.

Do not accept an automatic extension without seeing the revised amortisation schedule. A lower immediate payment can conceal years of additional interest, especially when the remaining balance is large or the original term was already long.
Other options available at a reset
Use a combination
You may choose a moderate EMI increase together with a shorter extension than the lender’s default. This can protect cash flow while limiting the extra interest. Require the lender to state both the new payment and the resulting end date; “combination” is not a standard percentage.
Switch to a fixed rate
The RBI framework requires lenders to offer a fixed-rate switch option according to their board-approved policy, not an unconditional right at one universal price. Ask whether your loan is eligible, what fixed rate applies to the remaining portion, whether the rate can later reset, and every conversion or service charge. Compare the fixed quote with the floating schedules using the same outstanding principal and date.

Prepay part or all of the balance
The circular and the RBI FAQ recognise partial and full prepayment during the remaining tenor, subject to the applicable contract and disclosed charges. A part-prepayment can reduce the principal, EMI, tenure or a combination, depending on the instruction you give and the lender’s policy. Obtain a written recalculation rather than assuming how the lender will apply the money.
A practical decision process
- Collect the documents. Download the latest statement, sanction letter, rate-reset notice and amortisation schedule. Mark the outstanding principal, current EMI, remaining EMIs, benchmark, spread, reset date and fees.
- Check the notice. Confirm that the lender explained the rate change and its effect on EMI and/or tenor. If the notice is unclear, ask for the calculation and the contractual clause used.
- Request written scenarios. Get higher-EMI, unchanged-EMI/longer-tenure and combination schedules. Request fixed-rate and prepayment terms at the same time.
- Run your household budget. Subtract essentials, other debt payments, insurance, irregular annual costs and a suitable cash reserve from reliable income. Test the higher EMI under a temporary income drop.
- Compare total cost and flexibility. Record remaining interest, total payments, end date, one-time charges, future reset exposure and prepayment restrictions for every scenario.
- Choose and confirm in writing. Tell the lender which option you select, the effective date and how any prepayment should be applied. Keep the acknowledgement and the final revised schedule.
- Review after the next statement. Verify that the EMI, interest rate, principal allocation and remaining term match the agreed schedule. Raise discrepancies promptly.
Pitfalls that produce a misleading comparison
- Comparing different assumptions: A schedule using today’s rate cannot be compared fairly with one using a different reset date or balance.
- Looking only at the EMI: A smaller payment may add many EMIs and substantial interest.
- Assuming the spread is fixed: Ask whether the lender changed the markup as well as the benchmark.
- Ignoring another rate reset: Floating rates can move again; test how either schedule behaves if the rate changes.
- Assuming fixed conversion is free or universal: Eligibility, pricing and switching charges follow the lender’s approved policy.
- Overlooking prepayment mechanics: Confirm whether a part-prepayment reduces EMI, tenure or both, and whether any charge applies.
- Draining all savings to avoid tenure extension: Preserving no emergency liquidity can create a more serious financial risk than paying additional interest.
- Accepting an impermissible term: The rules for maximum housing-loan tenor depend on the institution type and contract. The RBI’s directions for urban co-operative banks address housing-loan tenor limits; they are not a universal number for every lender.
For an individual loan, the decisive evidence is the lender’s revised amortisation schedule and your sustainable budget. Official RBI materials do not publish a universal statistic showing that one choice costs a typical borrower a particular percentage more than the other.
What to ask your lender in one message
- What are my outstanding principal, revised rate, benchmark, spread and effective reset date?
- What are the EMI, number of EMIs, final payment date, total remaining payments and total remaining interest for higher EMI, longer tenure and combination options?
- What assumptions and fees are included in each calculation?
- Can I switch the remaining balance to a fixed rate, what rate and charges apply, and what policy governs eligibility?
- How can I make a partial or full prepayment, and will it reduce EMI, tenure or both?
- What is the maximum permitted tenure for my loan and institution type?
- How will you confirm the choice and show it on my next statement?
Use the lender’s written answers—not a generic calculator—to make the final decision. If the higher EMI is comfortably affordable and your priority is minimising interest, it is usually the cleaner route. If it would undermine essential cash flow, a controlled tenure extension or combination can be the responsible choice, provided you understand the added months, interest and charges.
