Should You Choose an Adjustable-Rate Mortgage if You Plan to Move Before the Rate Resets?

Possibly—but only if the loan remains affordable when your move is delayed. An adjustable-rate mortgage (ARM) can offer a useful initial rate when you genuinely expect to sell during its fixed-rate period. That expectation is not a guarantee, however. Compare the ARM with a fixed-rate offer using actual Loan Estimates, identify the payment the contract could eventually require, and verify the payoff terms before choosing.

The Consumer Financial Protection Bureau (CFPB) cautions borrowers: “Don’t assume you’ll be able to sell your home or refinance your loan before the rate changes.” A property may take longer to sell, its value may fall, or your income and credit circumstances may change.

When a planned move can make an ARM reasonable

An ARM keeps its starting interest rate fixed for a stated introductory period. If you sell and pay off the mortgage before that period ends, the loan may never reach its first scheduled adjustment. That makes the length of your expected ownership relevant: a borrower expecting to move in two years evaluates a five-year introductory period differently from someone who might stay six years.

The potential benefit is limited to the offers you actually receive. An ARM is not automatically cheaper than a fixed-rate mortgage, and a lower starting rate can be offset by higher fees, a prepayment penalty, or a payment increase if the sale is delayed. Your decision should be based on the specific Loan Estimates, not on the ARM label alone.

The move must be a plan, not the repayment strategy

Buying with the assumption that a sale will occur before the first reset creates a deadline you may not control. A weak housing market, an appraisal below your expected price, an unexpected job change, or a family need can keep you in the home after the introductory period. Refinancing may also be unavailable if rates rise, your income changes, your credit score falls, or your equity is insufficient.

Use the planned move to decide which introductory periods to examine, but underwrite the loan as if you could still own the home after the first adjustment. If the highest contractual payment would be unaffordable, the ARM is risky even when your current plan looks certain.

How ARM labels and reset dates work

Reading a label such as 5/1

A 5/1 ARM generally holds the initial rate for five years and then adjusts once each year. The first number describes the initial fixed-rate period; the second describes the adjustment interval after that period. Three-, five-, seven-, and ten-year introductory periods are common, and a one-year adjustment interval is common, but your note and disclosures control the actual schedule.

Find the precise date on which the first adjustment is determined and the date the first payment at the new rate is due. A move planned for “about five years” could occur before or after the contract’s first adjustment date, depending on the closing date and the loan’s calculation rules.

Index plus margin determines the rate after the introduction

After the initial period, the rate is generally calculated from an index plus a lender-set margin, subject to the loan’s caps. The index can move with market conditions; the margin is specified in the agreement and does not become negotiable merely because the index changes. Two ARMs with similar starting rates can therefore produce different future rates if their indices, margins, or adjustment schedules differ.

Ask which index is used, where its value is published, how often it is observed, and how the lender applies it on an adjustment date. Confirm whether the contract uses a different rule for the first adjustment than for later adjustments.

Caps limit changes but do not make them affordable

ARM disclosures can include an initial adjustment cap, caps on later periodic adjustments, and a lifetime cap. The initial cap limits how much the rate can change at the first reset; a subsequent cap limits each later adjustment; a lifetime cap limits the total increase over the loan’s starting rate. A cap is a contractual ceiling on a change, not a promise that the resulting payment fits your budget.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare all caps across offers even when the introductory rates look alike. A loan with a lower starting rate but a larger possible first adjustment may expose you to more payment risk than a slightly higher-rate loan with tighter limits.

Compare the ARM and fixed-rate offer on the same evidence

Obtain a Loan Estimate for each option and compare the same loan amount, term, points, lender credits, and expected closing date. The CFPB recommends weighing the initial rate and payment against future payment exposure, adjustment timing, fees, and payoff terms.

What to compare Questions to answer
Initial fixed period Does it extend beyond the realistic sale date? What exact date starts the first adjustment?
Starting payment and fees What principal-and-interest payment appears on each Loan Estimate? Are points, credits, or other costs changing the comparison?
Adjustment formula Which index and margin apply, and how often can the rate change?
Payment exposure What are the initial, periodic, and lifetime caps? What payment results at the maximum permitted rate?
Sale or refinance payoff Is there a prepayment penalty? If so, how much could it be and how long does it apply?
Resilience if plans change Could you afford the maximum payment if you cannot sell or refinance on schedule?

Do not compare only the advertised introductory percentage. The relevant cost is the complete contract you would sign, including the rate formula, adjustment limits, fees, and the amount required to pay off the loan when you sell.

Stress-test the payment before you sign

Ask for the maximum contractual payment

Request a written calculation of the highest payment you might have to make under the loan’s caps. The CFPB specifically recommends learning the cap structure and asking the lender to calculate the maximum payment. Ask for the result at the first reset and, if the contract allows later increases, at the lifetime limit.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Review the calculation against your after-tax income, emergency savings, property taxes, insurance, association dues, maintenance, and other debts. A payment that works only if every budget category stays unchanged is not a robust plan. Include the possibility that selling costs, moving expenses, or a lower sale price leave you with less cash than expected.

Use several ownership timelines

Evaluate the ARM at three different points: a sale during the introductory period, a sale shortly after the first reset, and continued ownership for several years. The first case tests whether the expected benefit exists. The second tests whether a short delay is survivable. The third reveals whether the lifetime cap and fully indexed rate could create a long-term problem.

These are planning scenarios, not predictions. The lender’s figures show what the contract permits; they do not forecast future index values or the price at which your home will sell.

Check the cost of paying off the loan when you sell

Selling generally requires paying the mortgage balance in full. Some loans include a prepayment penalty that applies when the balance is paid early, including after a sale or refinance. Others do not. Inspect the Loan Estimate, note, and any rider for the penalty’s amount, calculation method, and duration.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ask the lender to quote the same ARM without a prepayment penalty if that option exists. Compare the rate and fees of both versions. A penalty that expires before your planned move may affect the decision differently from one that remains in force throughout the period when you expect to sell. Do not assume that an ARM either always has or never has such a charge.

Know when you will hear about a reset

For the first reset, the CFPB says the lender generally must send an estimate of the new payment seven to eight months before the first payment at the new rate is due. For later resets that change the payment, notice is generally sent two to four months beforehand. The exact notice you receive depends on the loan and applicable requirements.

Use the notice as an early action point: update your budget, obtain a current payoff figure, ask whether refinancing is available, and speak with a housing counselor if the payment may be unaffordable. Notice time is an opportunity to plan; it is not evidence that a sale or refinance will be approved.

A practical decision framework

An ARM may fit when all of these conditions are true

  • Your expected sale date is comfortably before the first adjustment date, with enough time for listing, negotiating, closing, and resolving delays.
  • The ARM’s actual Loan Estimate provides a meaningful advantage after accounting for points, lender credits, and other closing costs.
  • You understand the index, margin, adjustment frequency, and every cap.
  • You can afford the maximum payment shown by the lender if the move is postponed.
  • The payoff terms, including any prepayment penalty, do not undermine the planned sale.

A fixed-rate mortgage is often the safer choice when

  • Your move date is uncertain or could extend beyond the ARM’s initial period.
  • The maximum ARM payment would strain your budget.
  • The ARM’s initial savings are small relative to its fees or the cost of payment risk.
  • You need predictable payments because your income or other expenses are difficult to adjust.
  • You would have little equity or cash to handle a delayed sale, repairs, or selling costs.

“Safer” here means more payment certainty, not necessarily a lower total cost. The fixed-rate offer still needs to be compared on its own Loan Estimate.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What to do if you cannot sell before the first reset

  1. Read the reset notice immediately. Confirm the new rate, payment, effective date, index value, margin, and cap applied.
  2. Request a payoff statement. You need the balance, accrued interest, and any applicable prepayment charge to evaluate a sale or refinance.
  3. Recheck affordability. Rebuild your budget using the actual new payment and your current taxes, insurance, and other housing costs.
  4. Get competing options early. Ask multiple lenders about refinance terms and obtain updated Loan Estimates; do not assume approval before an application is underwritten.
  5. Review the sale realistically. A listing price is not cash available to you. Account for commissions, taxes, repairs, concessions, and the mortgage payoff.
  6. Seek housing counseling if needed. If the payment threatens your ability to stay current, obtain help before missing a payment.

The CFPB’s Consumer Handbook on Adjustable-Rate Mortgages puts the risk plainly: “Don’t count on being able to refinance before your interest rate and monthly payments increase.”

Questions to ask the lender

  • What exact date does the initial rate end, and when is the first adjusted payment due?
  • Which index is used, what is the current index value, and what margin is added?
  • What are the initial, subsequent, and lifetime adjustment caps?
  • What is the payment at the first maximum permitted adjustment and at the lifetime cap?
  • Are there payment caps separate from interest-rate caps, and could they cause deferred interest or a larger balance?
  • Is there a prepayment penalty, what is its amount, and when does it expire?
  • What fees, points, or credits distinguish this ARM from the fixed-rate quote?
  • When and how will reset notices be delivered?

Common mistakes to avoid

  • Treating the move as guaranteed: A plan does not control market conditions, property value, employment, or financing availability.
  • Looking only at the starting rate: The index, margin, caps, fees, and payoff terms determine the actual risk.
  • Ignoring the first-reset date: The label is a shorthand; the note establishes the legally relevant timing.
  • Assuming caps equal affordability: A capped increase can still produce a payment your budget cannot support.
  • Overlooking a payoff charge: A prepayment penalty can reduce the proceeds from a sale or the benefit of refinancing.
  • Waiting for the reset notice to act: The notice provides time, but selling or refinancing can take longer than the notice window.

Bottom line for a planned move

Choose an ARM only when its introductory period matches a well-supported, but not certain, ownership plan and the loan remains workable if that plan fails. Compare the complete ARM and fixed-rate Loan Estimates, calculate the maximum payment allowed by the ARM’s caps, and verify any prepayment penalty. If the higher possible payment would force a sale or make you dependent on refinancing, the fixed-rate alternative may better protect your finances even if the ARM starts at a lower rate.

These guidelines reflect U.S. consumer disclosures and CFPB guidance. Your loan documents, lender terms, state rules, and personal circumstances control the final decision.
