Neither is automatically the right choice. A fixed mortgage buys payment certainty for a set period; a tracker usually follows Bank Rate plus a margin, so your payment can rise or fall. Choose by testing the actual offers against your budget, total costs, flexibility and plans for the end of the deal—not by assuming rates must keep rising or will soon fall.
What changes when rates rise?
UK borrowers usually compare a fixed-rate deal with a tracker when a mortgage is due to start, be remortgaged or renewed. The key difference is who carries the risk of future rate movements.

- With a fixed rate, the mortgage rate and normally the required payment stay unchanged during the fixed deal period. A later change in Bank Rate or market rates does not alter that deal payment.
- With a tracker, the rate moves with a stated reference rate, commonly the Bank of England’s Bank Rate, plus or minus a contractual margin. If the reference rate rises, the mortgage rate and payment can rise; if it falls, they can fall, subject to the mortgage terms.
At the end of a fixed or introductory deal, the lender’s follow-on rate may apply unless you arrange another deal. A borrower who takes no action can move to the lender’s standard variable rate (SVR), which is often higher than available mortgage deals. MoneyHelper explains the mechanics and the choices in its mortgage interest-rate guide.

How a fixed-rate mortgage works
What you are buying
A fixed deal sets the interest rate for a stated period, such as two, three or five years. Your required payment is calculated from that rate, your balance, term and repayment basis. If Bank Rate changes during the deal, the fixed payment does not change because of that movement.

The trade-off
Certainty has a price. A fixed offer can start above a tracker, and you will not automatically benefit if rates fall. Leaving early may trigger an early repayment charge (ERC), and the charge can limit your ability to remortgage, move home or make large overpayments before the fixed period ends.
When certainty matters most
Fixing can fit a household whose budget has little room for a higher payment, whose income is uncertain, or whose financial plan depends on a predictable monthly outlay. It can also be useful when a potential payment increase would force cuts to essentials or leave too little emergency savings. The decision is about the value of certainty as well as the initial rate.
How a tracker mortgage works
Reference rate plus a margin
A tracker’s illustration should state the reference rate, the margin and how quickly changes are passed through. For example, a contract might say Bank Rate plus a fixed percentage. The exact wording controls the calculation, including any floor, cap, payment-change date or minimum rate.

A rise in the reference rate normally increases the interest charged on the outstanding balance. On a repayment mortgage, the lender may recalculate the required payment so the loan still amortises over the remaining term. On an interest-only mortgage, the interest bill changes directly while the capital repayment plan remains separate. Ask the lender how and when it will recalculate your payment.

What a fall means
If the reference rate falls, a tracker can become cheaper, but the reduction depends on the contract and the lender’s timing. A fall is a possibility, not a promise. Do not choose a tracker on the basis of a forecast that may prove wrong.
Why a rising-rate headline does not identify the cheapest deal
Mortgage pricing is not a simple read-through from Bank Rate. Lenders set rates using their funding costs, risk assessment, competition and expected future conditions. MoneyHelper notes that lenders may change mortgage rates before a Bank Rate announcement as they anticipate funding-cost changes; its explanation is available in this guide to preparing for an interest-rate rise.
That means two offers can move differently even on the same day. A tracker may respond to its contractual reference rate, while a new fixed offer may already reflect market expectations. Compare the offers you can actually obtain, not a general headline about the direction of rates.

Compare the complete offers, not just the opening rate
Put each mortgage illustration side by side. The lowest initial rate can lose its advantage once fees, ERCs or an expensive exit are included.
| Decision point | Questions to ask | Why it matters |
|---|---|---|
| Payment certainty | Is the payment fixed for the whole deal period, and what rate applies afterwards? | A fixed deal limits payment movement temporarily; a tracker transfers reference-rate risk to you. |
| Rate exposure | What would the payment be if the tracker’s reference rate rose by 0.25, 0.5 or 1 percentage point? | These are stress scenarios, not predictions. They show whether your budget has room. |
| Potential benefit from falls | Would a lower reference rate reduce the tracker rate, and when would the lender pass it through? | Any saving depends on the contract and timing. |
| Initial rate and fees | What are the exact rate, arrangement or product fee, valuation cost and legal costs? | A low rate with a large fee may cost more over a short holding period. |
| Early repayment | What is the ERC, how is it calculated, and when does it end? | An ERC can outweigh the saving from switching early. MoneyHelper says general ERCs are often 1%–5% of the outstanding balance, while some deals use a flat charge; your contract sets the actual amount. |
| Overpayments | How much can you overpay each year without a charge? | Restrictions affect how quickly you can reduce interest or repay after a windfall. |
| Moving home | Is the mortgage portable, and would a new property require fresh affordability checks? | Portability may preserve terms, but it is not guaranteed approval for a new loan. |
| Deal expiry | What rate applies if you do nothing, and how early can you reserve a replacement? | Failing to arrange a new deal can cause an avoidable SVR jump. |
Stress-test affordability before choosing a tracker
Use your actual balance, term and quoted rate. MoneyHelper’s mortgage repayment calculator provides estimates; the lender confirms the exact payment, dates and recalculation method.
- Record the baseline. Note the outstanding balance, remaining term, repayment or interest-only basis, current payment, quoted rate, margin and every fee.
- Calculate the offered payment. Enter the tracker’s actual rate rather than a rounded market rate. For a fixed deal, use the fixed rate for the deal period and record the follow-on rate separately.
- Run higher-rate scenarios. Add 0.25, 0.5 and 1 percentage point to the tracker’s reference rate, then recalculate. These increments test resilience; they do not predict Bank Rate.
- Run a lower-rate scenario. Model a fall only if the contract would pass it through. Check any floor or minimum rate that limits the reduction.
- Compare with cash flow. Include council tax, utilities, insurance, childcare, transport, other debt and regular savings. Decide whether the higher scenarios still leave a realistic emergency buffer.
- Check the lender’s method. Ask when a rate change affects your payment, whether the term changes instead, and how much notice you receive.
If the higher scenario would require missed payments, unaffordable borrowing or eliminating emergency savings, a tracker is exposing a risk your household may not be able to carry. A fixed rate does not remove every risk, but it can make the payment predictable during its term.
Calculate the cost over the period you expect to keep the deal
Do not compare offers only over the full mortgage term if you expect to move or remortgage in two or five years. For each offer, total the scheduled payments, product and arrangement fees, required insurance or valuation costs, and any likely switching cost over that realistic holding period.

For a tracker, calculate several reference-rate paths rather than one forecast. For a fixed deal, include the payment certainty during the fixed period and the rate you would face if you fail to arrange a replacement. If you plan to leave before the deal ends, add the ERC shown in the mortgage illustration. MoneyHelper’s guidance on rising mortgages explains why the saving from a new deal should be compared with the charge for leaving the old one: https://www.moneyhelper.org.uk/en/money-troubles/cost-of-living/worried-about-rising-mortgages.
Also ask whether an arrangement fee is refundable if an application is cancelled, whether fees can be added to the loan (which creates interest on the fee), and whether overpayment limits apply during the introductory period.

Start early
MoneyHelper says borrowers can start asking their lender about available options around six months before a deal finishes. That gives you time to compare a new product, check affordability and identify any ERC or notice period.

Understand the reversion rate
Your mortgage illustration should state what happens when the introductory period ends. If no replacement is arranged, the loan may revert to the lender’s SVR. Because that rate is often higher than other deals, put the expiry date in your calendar and ask how long a new offer can be held.

Switching before expiry
Leaving a fixed or introductory deal early may cost an ERC. MoneyHelper’s general guidance gives an illustrative range of 1% to 5% of the outstanding balance, but it is not a universal tariff. Use the exact contract figure and compare it with the interest and fees you would save.
Some lenders may let a borrower switch to a fixed rate without a penalty before the current deal ends. MoneyHelper states: “If you are worried about a change in interest rate, you could speak to your lender as some will allow you to switch to a fixed rate without penalty, even if you’re not at the end of your deal.” This is conditional, so ask your own lender and request the terms in writing.
Which structure fits which household?
A fixed rate may fit when
- Your budget cannot absorb a material payment increase.
- You value a known payment more than the possibility of benefiting from a fall.
- You expect to remain in the property and keep the deal for most or all of its fixed period.
- You have checked the ERC, overpayment allowance and portability terms and can live with them.
A tracker may fit when
- You have enough disposable income and emergency savings to handle the tested increases.
- You want a rate that can fall if its reference rate falls and accept that it can rise.
- The tracker’s margin, fees and exit terms are competitive over your expected holding period.
- You may move or refinance and the tracker offers useful flexibility, such as a low or no ERC—subject to the actual contract.
When neither headline rate is decisive
A borrower with a short expected holding period may prioritise fees and exit charges over a small difference in initial rate. Someone planning large overpayments may prioritise the annual allowance. A household approaching a deal expiry may focus on the timing of a new offer and the cost of an SVR gap. These are contract-and-circumstance decisions, not universal rules.
