There is no universally right month to buy. In the United States, buying now can be sensible if the complete monthly cost fits your budget at the rate you are actually offered, you have cash reserves, your job and location are reasonably stable, and the home works for your needs. Waiting is usually wiser if the payment would be a stretch, the purchase would consume nearly all your savings, or your income and housing plans may change soon.
Do not make the decision on a rate forecast alone. A lower future rate is not guaranteed, and it could arrive alongside higher prices, fewer listings, or stronger competition. Treat refinancing as uncertain. The safest test is whether the purchase works on its own terms today.

What mortgage rates and the housing market look like now
The latest national figures available for this decision are dated October 2026, and they are benchmarks rather than personal offers.

| Measure | Latest reported figure | What it means |
|---|---|---|
| 30-year fixed mortgage rate | 7.40% average, as of October 8, 2026 | Freddie Mac national average based on loan applications submitted by lenders; not a quote for an individual borrower. |
| 15-year fixed mortgage rate | 6.73% average, as of October 8, 2026 | Freddie Mac national average; a shorter term generally has a higher payment and lower total interest than a 30-year loan. |
| Existing-home sales | 3.99 million seasonally adjusted annual rate in September 2026 | National Association of Realtors figure reported by the Associated Press; September sales rose 1.5% from August but fell 2.2% from September 2025. |
| Median existing-home price | $417,500 in September 2026 | Up 1.3% from September 2025, nationally. |
Freddie Mac releases its mortgage survey weekly on Thursdays. Rates offered by a lender can differ because of credit history, down payment, loan type, property, points, term, rate-lock length and other factors. Freddie Mac’s affordability guidance summarizes the basic relationship: “A lower mortgage rate makes homes more affordable because it costs you less to borrow money, which in turn increases your purchasing power (the financial ability to buy the home).”

National sales and median-price data cannot tell you what a particular neighborhood will do. For a useful local picture, examine comparable closed sales, active inventory, days on market, price reductions, accepted-offer conditions and whether sellers are paying closing costs or offering other concessions.
Forecasts are scenarios, not promises. Fannie Mae describes its economic and housing forecasts as dependent on assumptions and subject to change without notice. A forecast that rates fall by a particular date is not a contract with a borrower.
The affordability test: can the home work at today’s offer?
Start with the payment you can support without relying on a raise, bonus, rate drop or future refinance. The mortgage rate is only one part of the housing bill.
Build the full monthly ownership budget
- Principal and interest on the loan.
- Property taxes, including expected reassessments where applicable.
- Homeowners insurance and any required special coverage, such as flood insurance.
- Mortgage insurance when the loan or down payment requires it.
- Homeowners association dues and possible special assessments.
- Utilities and routine services that may be higher than in a rental.
- Maintenance, repairs and eventual replacement of major systems.
- Additional commuting, parking, moving and furnishing costs caused by the location or property.
The Consumer Financial Protection Bureau (CFPB) notes that fees, points, mortgage insurance and closing costs all affect what a loan really costs. A payment that looks manageable before taxes, insurance and maintenance can become unaffordable after those items are included.

Protect cash after closing
Subtract the down payment and closing costs from your available cash, then check what remains for emergencies and ownership surprises. A purchase that leaves no liquid reserve is fragile even if the lender approves it. Include likely near-term expenses such as moving, immediate repairs, appliances, furnishings, insurance deductibles and property-tax or insurance changes.
Use your real budget, not the lender’s maximum
Preapproval measures what a lender may be willing to lend under its underwriting rules. It does not establish what is comfortable for your household after retirement saving, childcare, medical costs, transportation, debt payments and irregular expenses. Set a personal ceiling first, then shop within it.
Compare actual loan offers before deciding
National averages help explain market direction, but the decision should use written offers for your financial profile. Ask several lenders for official Loan Estimates for the same purchase price, down payment, property type and loan term. CFPB’s guidance is direct: “Always compare official loan proposals, called Loan Estimates, before making your decision.”

| Item | Why it matters |
|---|---|
| Interest rate and annual percentage rate (APR) | The rate drives principal-and-interest payments; APR incorporates specified loan costs and helps expose differences in fees. |
| Origination charges, lender credits and points | Points may lower the rate but increase cash needed at closing. Credits can reduce upfront costs but may come with a higher rate. |
| Cash to close | Shows how much money you need beyond the down payment, including closing charges and prepaid items. |
| Mortgage insurance | Check the premium, how it is collected and the conditions for cancellation or removal. |
| Loan term and amortization | A 15-year loan generally costs less interest overall but requires a higher monthly payment than a 30-year loan. |
| Rate-lock period and expiration terms | A lock protects the quoted rate for a specified period; extending it or closing late can create additional costs or a different rate. |
| Adjustable-rate features | For an ARM, review the first adjustment date, adjustment frequency, index, margin, periodic caps, lifetime cap and the highest possible payment. |
Request the estimates close together so market movements do not make a fair comparison difficult. Confirm that each lender is pricing the same loan structure. A lower advertised rate is not necessarily cheaper if it requires expensive points or carries a shorter lock.

Choose the loan structure deliberately
Fixed-rate mortgage
With a fixed-rate loan, the principal-and-interest portion is designed to remain stable. That stability makes it easier to plan, but it does not freeze the entire housing bill: property taxes, homeowners insurance, mortgage insurance and association dues can change.
Adjustable-rate mortgage
An ARM can begin with a lower rate than a fixed-rate loan, but its rate can change after the introductory period and the payment can rise or fall. Consider one only if you understand the adjustment schedule and caps and can withstand the highest plausible payment without selling or refinancing. The introductory payment is not an equivalent substitute for a fixed payment.
15-year versus 30-year repayment
A 15-year loan normally requires larger monthly principal-and-interest payments and produces less total interest over the life of the loan. A 30-year loan normally lowers the required monthly payment but increases total interest and extends repayment. Compare the payment difference with your cash reserves, retirement contributions and other goals rather than choosing solely by the headline rate.

- Your actual offered payment plus taxes, insurance, maintenance and other ownership costs fits comfortably within your budget.
- You will still have an adequate emergency and home-repair reserve after the down payment and closing costs.
- Your employment, income and intended location are stable enough that moving soon is unlikely.
- The property meets a genuine housing need, not just fear of missing out.
- Comparable local sales support the price, and the home’s condition does not imply unaffordable near-term work.
- You have compared Loan Estimates and understand the rate lock, fees, points and cash required.
In this situation, waiting solely for a predicted rate decline may expose you to a different price, inventory or competition environment without improving your personal outcome.
When waiting is the safer choice
Waiting has a clear purpose when it addresses a known weakness in the purchase plan. Consider postponing if:
- The payment would require cutting essential spending or regularly carrying a balance.
- The down payment and closing costs would consume nearly all available savings.
- Your income is unstable, a job change is likely, or relocation is possible in the near term.
- You have not yet compared lenders or do not understand the proposed loan structure.
- Local listings are limited and you would need to overbid or waive protections to win.
- The home needs repairs you cannot fund while maintaining reserves.
Define what waiting accomplishes: building a specified reserve, improving credit, paying down debt, saving for a larger down payment, learning the local market or waiting for a job and location decision. Recheck the plan on a date you choose instead of waiting indefinitely for a rate headline.
Do not assume refinancing will rescue an unaffordable purchase
A future refinance depends on future interest rates, your income and credit, the property’s value, lender requirements, transaction costs and your ability to qualify at that time. None of those conditions is guaranteed. A refinance can also reset the repayment schedule or add fees. Buy only if the current loan and full ownership budget are acceptable without a later refinance.

Compare the cost of waiting with the cost of buying
Put both choices on the same worksheet. For buying now, include the Loan Estimate, cash to close, reserves left over, recurring ownership costs, expected maintenance and any commuting change. For waiting, include rent, renter’s insurance, moving or storage costs, savings growth, debt repayment, possible changes in local prices, and the value of keeping flexibility.
Then test realistic scenarios rather than a single forecast:
| Scenario | Questions to answer |
|---|---|
| Buy now | Can you make the payment at the actual quote if rates never fall? What reserve remains after closing? Is the price supported by nearby comparable sales? |
| Wait for a lower rate | How much can you save or improve financially each month? What will rent cost during the wait? Could the target homes become more expensive or less available? |
| Rate falls but prices rise | Does the payment improvement survive a higher purchase price, larger down payment or bidding competition? |
| Rate stays high | Would you still be able to buy later, or would continued rent and price changes make the plan harder? |
Use your city or neighborhood’s evidence, not the national median alone. Ask an agent or review public records for comparable sales, inventory, listing duration, reductions and seller concessions. There is no universal break-even period for owning versus renting; your transaction costs, rent, expected stay and local market determine that comparison.

A practical buy-or-wait process
- Set a personal payment ceiling. Include every ownership cost and preserve a cash reserve.
- Gather comparable Loan Estimates. Use the same price, down payment, term and property assumptions, then compare APR, fees, points, insurance, cash to close and lock terms.
- Stress-test the budget. For a fixed loan, allow for changes in taxes, insurance, maintenance and income. For an ARM, calculate the payment at each permitted adjustment and at the lifetime cap.
- Audit the local market. Review recent comparable sales, active inventory, days on market, reductions and concessions instead of relying on national headlines.
- Check your time horizon. A short expected stay makes purchase, sale and moving costs more consequential; there is no universal number of years that guarantees a benefit.
- Choose a trigger for waiting, if needed. Examples include reaching a reserve target, reducing a debt balance, improving credit or resolving a job move. Reassess when the trigger is met.
- Make the decision without a rescue assumption. The home must remain affordable if rates, prices and your ability to refinance do not improve as hoped.
How to use rate examples without mistaking them for quotes
The CFPB’s Explore Interest Rates tool can illustrate how assumptions change borrowing costs, but its published example inputs use lender data from April 1, 2025. The examples assume a $400,000 single-family primary residence, 10% down, a 700 credit score, a conventional 30-year fixed mortgage and a 60-day rate lock. Those assumptions are not current personalized offers. Replace them with your price, credit profile, down payment, loan type and lock period before drawing conclusions.
Questions to ask before making an offer
- What is the total monthly cost after taxes, insurance, mortgage insurance, association dues and a realistic maintenance allowance?
- How much cash will remain after closing, and could it cover a major repair and an income interruption?
- Which Loan Estimate has the lowest total cost for the period I expect to keep the loan, not merely the lowest advertised rate?
- What happens to the payment if the loan is adjustable, taxes rise or insurance is repriced?
- What are comparable homes actually selling for locally, and how much negotiating power do buyers have?
- Would I still want and afford this home if refinancing never became available?
The Bottom Line
Buy now when the home, loan and full ownership budget are comfortable at today’s actual terms and your finances and plans are stable. Wait when buying would stretch your budget, drain your reserves or collide with an uncertain job, location or housing plan. A lower rate may help, but it is a possibility—not a plan—so make the choice on affordability, local evidence and resilience rather than on a forecast.
