Neither buying nor renting is automatically cheaper over the long term. The better choice depends on your expected time in the home, local prices and rent, financing terms, taxes, insurance, maintenance, transaction costs, and what you do with money that is not tied up in a purchase. Compare both options over the same realistic horizon instead of comparing rent with a mortgage principal-and-interest figure alone.
Buying can build equity, but it also exposes you to repair bills, selling costs, and falling home values. Renting usually makes moving easier and leaves most major repairs to the landlord, but rent payments do not create home equity. A careful, scenario-based comparison is more useful than a universal rule or a single calculator result.

The short answer: compare total costs, not rent with a mortgage payment
A mortgage payment is only one part of the cost of owning. The Consumer Financial Protection Bureau (CFPB) says a total monthly home payment can include principal, interest, property taxes, mortgage insurance when applicable, homeowners insurance, supplementary insurance such as flood insurance, and homeowners association (HOA) fees. Utilities, maintenance, and repairs are additional expenses to budget for. See the CFPB’s cost guidance, last reviewed June 27, 2024, at What are some of the financial considerations of buying a home?.
Renting has more than a monthly rent number, too. Add the deposit, renter-paid utilities, lease fees, moving costs, and any services the lease assigns to you. The economic comparison also includes the money you keep available because you did not make a down payment or pay ownership costs. That money has value only if you preserve it or use it productively; do not assume a particular investment return.

What buying costs over the full ownership period
Upfront purchase costs
Buying requires cash before you move in. The down payment is usually the largest item, but it is not the only one. Loan fees, appraisal and inspection charges, title and settlement charges, prepaid taxes or insurance, and other purchase expenses can raise the amount you need at closing. The exact list and amount vary by location, loan, property, and contract.
The CFPB explains that buying and selling involve fees, taxes, and commissions. Its overview of ownership costs is available at What are all the costs of buying a home?. Use actual loan estimates and local closing-cost quotes rather than a generic percentage.
Recurring monthly and annual costs
- Principal and interest: the scheduled loan payment. Early payments on a typical amortizing loan contain more interest; the exact split comes from your loan schedule.
- Property taxes: an amount set by the taxing authority and subject to reassessment or local changes.
- Mortgage insurance: required on some loans or until a specified equity threshold is reached.
- Homeowners insurance: coverage and premiums depend on the property, insurer, location, deductible, and hazards.
- Supplementary insurance: flood or other coverage may be needed or required in addition to a standard policy.
- HOA or condominium dues: recurring charges that can change and may include assessments outside regular dues.
- Utilities: electricity, gas, water, sewer, trash, internet, and other services. Ownership can shift more of these costs to you.
- Maintenance and repairs: routine servicing and unpredictable failures of roofs, heating and cooling systems, plumbing, appliances, or exterior components.
Calculators that show only principal and interest understate ownership costs. The CFPB’s rent-or-buy guidance lists taxes, homeowners insurance, mortgage insurance where applicable, HOA fees, and maintenance as items to include; see Making the decision to rent or buy.
Costs when you sell
If you move, selling is not free. You may pay agent commissions, transfer or recording taxes, settlement charges, repairs or concessions requested by a buyer, and loan payoff-related costs. The amount you recover from a sale is therefore not simply the home’s sale price minus your remaining principal. A short ownership period gives these entry and exit costs less time to be offset.
Equity and home-value risk
Each principal payment can increase your equity, defined broadly as the home’s value minus the mortgage balance. Appreciation can increase equity; depreciation can reduce it. If the value falls enough, you could owe more than the property is worth, making a move or refinance difficult. CFPB discusses declining values, costly repairs, and the risk of needing to move within a few years in Consider whether it’s the right time for you to buy.
What renting costs—and what it provides
Rent and lease-related charges
Start with the rent stated in the lease, then add costs you actually pay: a security deposit, application or lease fees, renter-paid utilities, parking, storage, pet charges, renters insurance, and moving expenses. A deposit is potentially refundable, but it still ties up cash and may be reduced for damage or unpaid obligations.

For a multi-year comparison, model plausible rent changes at renewal rather than assuming today’s rent continues unchanged. Your lease may also limit subletting, impose notice requirements, or charge an early-termination fee. Those terms have economic value if your job, household, or location may change.

Flexibility and repair responsibility
Renting can make it easier to move when a lease ends and generally avoids the need to sell a property. Fannie Mae describes short-term flexibility and the landlord’s typical responsibility for major repairs and maintenance in Rent vs. Buy — What’s Right for You?. Read your lease carefully: tenants may still be responsible for minor upkeep, damage they cause, yard work, or specific utilities.
The money not committed to a purchase
A renter may retain funds that a buyer would put toward a down payment, closing costs, maintenance reserve, or early principal payments. That liquidity can support an emergency fund, career move, education, or another financial goal. It can also be spent, so treat the benefit as a scenario: compare outcomes if the money is saved, invested at a range of returns, or consumed. Do not present an assumed return as a guaranteed result.
Buying versus renting at a glance
| Decision factor | Buying | Renting |
|---|---|---|
| Upfront and exit costs | Down payment, loan and purchase charges, taxes and fees at closing, then eventual sale costs | Deposit, application or lease fees, moving costs, and any early-termination or renewal charges |
| Monthly housing costs | Principal and interest, property taxes, homeowners and possible mortgage insurance, supplementary insurance, HOA dues, utilities, repairs, and maintenance | Rent plus utilities, insurance, fees, and other costs assigned by the lease |
| Wealth outcome | Principal repayment can build equity; the result depends on all ownership costs and resale value | Rent does not create home equity, but funds not committed to ownership remain available for other uses |
| Risk | Home-price declines, variable taxes or insurance, major repairs, and selling costs | Rent increases, lease restrictions, renewal risk, and relocation costs |
| Flexibility | Moving usually requires selling or renting out the home, with time and transaction costs | Often easier to move at lease end, subject to notice and lease terms |
| Assumptions that matter most | Mortgage rate and term, taxes, insurance, maintenance, HOA charges, home-value path, and sale cost | Rent path, lease fees, utilities, deposits, and the use of money not spent on ownership |
This framework reflects CFPB and Fannie Mae consumer guidance. Local contracts, laws, property condition, and loan terms determine the actual numbers.
How to run a fair rent-versus-buy comparison
1. Choose a realistic time horizon
Use the period you genuinely expect to live in the home—such as three, seven, or 12 years—not an arbitrary break-even standard. If a job change, family change, or possible relocation could happen soon, model a shorter stay as well as your preferred one. CFPB advises considering whether you will stay long enough for buying and selling costs to make sense.
2. Compare like-for-like homes and locations
Use the actual rent for a property that provides a comparable location, size, condition, commute, parking, and amenities. A large owned house and a small rental apartment answer a different lifestyle question. Obtain local property-tax records, insurance quotes, HOA disclosures, and realistic maintenance information where available. National averages cannot replace local figures.
3. Build the buyer’s cash-flow schedule
- Record the purchase price, down payment, loan amount, interest rate, term, and any points or lender fees from a loan estimate.
- Calculate the scheduled principal-and-interest payment.
- Add property taxes, homeowners insurance, mortgage insurance if applicable, supplementary insurance, and HOA dues.
- Add utilities and a separate reserve for routine maintenance and unexpected repairs.
- List one-time purchase costs at the start and estimated selling costs at the end of the chosen horizon.
- Estimate the remaining loan balance and a range of possible sale prices. Subtract selling costs and the loan payoff to estimate cash from sale; this is not a guaranteed profit.
The CFPB’s guidance on borrowing, taxes, and real-estate costs is at What are all the costs of buying a home?. For budgeting and affordability decisions, see Figure out how much you want to spend and Decide how much you want to spend on a home.
4. Build the renter’s schedule for the same dates
- Enter current rent and a low, middle, and high renewal increase assumption.
- Add renter-paid utilities, renters insurance, parking, storage, and recurring lease fees.
- Include the initial deposit, moving costs, and any expected renewal or termination charges.
- Track the cash a buyer would have used for a down payment and ownership costs. Model separately whether you save, invest, or spend that money.
- Assign a value to flexibility only through concrete effects, such as avoiding a sale if you must relocate or being able to take a job in another city.
5. Run several scenarios
Home prices, rents, repairs, insurance, and interest rates are uncertain. Run at least a low, middle, and high case for home-value growth, rent increases, maintenance, insurance, and sale costs. CFPB specifically warns that calculator results depend on assumptions about future economic conditions, including home-price growth, and recommends trying multiple scenarios.

How long do you need to stay for buying to pay off?
There is no nationally valid break-even year. The required stay is the point at which the cumulative benefits of ownership in your scenario exceed the cumulative rent and the return you could have earned on cash kept liquid, after purchase and sale costs. A high-cost market, large transaction charges, expensive repairs, or a small down payment can lengthen that period. Strong local appreciation or unusually low ownership costs can shorten it, but neither is assured.
To find your own break-even range, calculate the difference between cumulative renting cost and cumulative owning cost for each year in your horizon. Include the estimated sale proceeds in the year you sell. Then repeat the calculation with less favorable home values, higher repairs, and higher rent or insurance. If buying wins only under optimistic assumptions, the result is fragile.

For each year, add the cash paid, subtract the relevant asset value, and compare the two net positions. Keep the assumptions visible so you can change one input—such as an insurance renewal or a move date—without rebuilding the entire analysis.
Tax considerations: include them carefully
Some homeowners may receive tax benefits, but eligibility and value depend on personal circumstances, current law, filing choices, and the size and type of deductions. CFPB advises considering whether tax benefits fit your situation rather than assuming every owner receives a large deduction. Do not count a benefit until a qualified tax professional or current tax software confirms it for you.
Renters generally do not receive an ownership deduction for rent, but they also avoid the tax administration associated with property ownership. Keep tax effects as a separate, clearly labeled scenario so a speculative benefit does not hide a cash-flow problem.
Who may be better served by renting?
- You may move for work, school, caregiving, or family changes before ownership costs can be recovered.
- Your emergency fund would be depleted by the down payment and closing costs.
- The comparable home has high taxes, insurance, HOA dues, or deferred maintenance.
- You value predictable landlord-managed repairs and can use the flexibility to your advantage.
- Your income or credit profile makes financing expensive or uncertain.
Who may find buying a better fit?
- You expect to remain in the property for a sufficiently long, realistic horizon.
- You can fund the down payment and closing costs while preserving an emergency reserve.
- The full ownership payment, maintenance reserve, and possible repair shock fit your budget.
- You want control over the property and accept the risk of changing values and selling costs.
- You have compared a range of sale prices, rent paths, repairs, taxes, insurance, and loan terms rather than relying on appreciation.

Using a universal break-even rule
Problem: a fixed claim such as “buying always pays off after X years” ignores local prices, financing, taxes, condition, and selling costs.
Correction: calculate a range for your property and horizon, then stress-test it.
Treating appreciation as guaranteed
Problem: a rising-value assumption can make a poor cash-flow purchase appear profitable.
Recommended Free Tools
Correction: include a flat-value case and a decline case; recognize that a fall can reduce equity or create negative equity.
Ignoring the cost of money tied up in the home
Problem: the down payment and prepaid ownership costs are treated as free.
Correction: compare what happens to those funds if you rent, using several conservative return assumptions or a no-return case.
Forgetting the move itself
Problem: the model assumes you can sell instantly and keep the headline sale price.
Correction: include time on market, selling fees, repairs or concessions, and the loan payoff at the planned move date.

Trusting a calculator’s default assumptions
Problem: defaults may not match your taxes, insurance, rent growth, maintenance, or local prices.
Correction: replace defaults with documented quotes and run multiple scenarios. A calculator organizes assumptions; it does not predict the future.
A practical decision checklist
- Have I chosen a realistic stay period and a backup shorter horizon?
- Do I have local rent, sale-price, tax, insurance, HOA, and utility figures for comparable homes?
- Have I included every buyer cost at purchase, during ownership, and at sale?
- Have I included deposits, lease fees, moving costs, utilities, and rent changes?
- Can I pay for a major repair without using high-cost debt?
- Will buying leave an adequate emergency reserve?
- Have I modeled flat and falling home values as well as growth?
- Have I tested higher repairs, insurance, and rent increases?
- Did I verify loan terms with a lender instead of relying on a calculator estimate?
- Would either choice still work if I had to move earlier than planned?
Bottom line
Buy when the complete, locally grounded ownership scenario fits your finances and expected stay even without optimistic appreciation. Keep renting when flexibility, liquidity, or lower responsibility matters more—or when buying works only under aggressive assumptions. Build both schedules over the same years, include entry and exit costs, and test several futures before deciding.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitchesFrequently Asked Questions
Should I include maintenance if the house is new?
Yes. A newer home may reduce the likelihood of some repairs, but it does not eliminate routine upkeep, appliance failures, landscaping, or systems that are outside a warranty. Use a lower maintenance scenario only when the property’s condition and warranty terms support it.
How should I treat a refundable rental deposit in the comparison?
Count the deposit as cash tied up at the start, then return it in the period when you reasonably expect to receive it, less any documented deductions. It is not the same as a permanent expense, but it has a liquidity cost.
What if I might rent out the home later?
Create a separate scenario. Add vacancy, management, repairs, insurance changes, taxes, and legal obligations, and do not assume rent will cover the mortgage. A possible future rental should not rescue an otherwise unaffordable purchase model.
Can I use a calculator result to choose a mortgage amount?
No. Use the result to identify assumptions and questions, then confirm affordability, cash required, and precise payment terms with a lender. Freddie Mac describes its rent-versus-buy tool as guidance and estimates rather than a loan offer.
