Should You Buy a Home Near School or Commute From a More Affordable Area?

Neither choice wins automatically. Buy near school when the higher housing cost is affordable, the address is confirmed for the school you want, and the saved travel time materially improves your family’s schedule. Choose a less expensive area when its full housing-and-transportation cost remains lower and the commute is reliable enough for school, work, childcare and activities. Compare actual homes with current numbers; a list price or school rating alone cannot answer the question.

Start with the combined cost, not the listing price

The central calculation is the total monthly cost of living at each address:

As an Amazon Associate I earn from qualifying purchases.

Total monthly location cost = housing cost + transportation cost.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Housing cost includes the mortgage payment, property taxes, insurance, maintenance, utilities that vary by home, and any location-specific fees. Transportation includes every regular trip: school travel, commuting to work, childcare, activities, errands, fuel, parking, transit fares, vehicle depreciation, maintenance, insurance, and occasional backup rides.

California’s Department of Housing and Community Development says, “After housing, transportation is the second-largest household expense, so any conversation about housing affordability must examine transportation costs.” A lower purchase price can therefore be partly or completely offset by a longer drive, a second vehicle, paid parking or more frequent repairs. The agency also notes that there is no official definition of combined housing and transportation affordability, so you must define the categories consistently for your own household.

Compare the actual homes on five decision axes

Make one column for a near-school home and one for a farther, lower-cost home. Use the same assumptions and time period in both columns.

Comparison axis Near-school home Lower-cost, farther home
Housing cost Purchase price plus mortgage, taxes, insurance, maintenance and location-related costs. Use the same categories; do not treat the asking price as the complete cost.
Transportation cost School travel plus work, childcare, errands, appointments and activities for every household member. Add realistic vehicle, fuel, parking, transit, toll and backup-trip costs.
Time and reliability Door-to-door time, drop-off rules, traffic or transit reliability and who must travel. Include transfers, congestion, schedule constraints, weather exposure and backup arrangements.
School access Confirm the current attendance boundary, admissions process and transportation eligibility for the exact address. Verify the same items; a long commute does not guarantee enrollment.
Household fit Evaluate space, safety, services, work access, care duties and how long you expect to stay. Compare the same needs and whether children can eventually make the trip independently.

Do not substitute a citywide school rating or an average commute for address-specific facts. Boundaries, enrollment priorities and bus eligibility can change by school year and may differ between neighboring streets.

Verify that the address actually provides school access

Proximity is not the same as eligibility. Complete these checks before making an offer:

  1. Identify the likely school. Ask the district which school serves the exact parcel for the intended grade and school year.
  2. Check the current boundary map. Confirm the map’s effective date and whether the district has announced proposed changes.
  3. Read enrollment rules. Determine whether the school is neighborhood-assigned, uses a lottery, has a priority zone, or requires a separate application.
  4. Confirm transportation. Ask whether the address qualifies for a bus, what stop and timetable apply, and whether the school provides transportation for after-school programs.
  5. Get written confirmation. Keep the district’s email or enrollment documentation with your purchase records; do not rely on a listing description.

For selective public schools, magnet programs and open-enrollment systems, living nearby may have little effect on admission. Conversely, a home that appears close on a map may sit outside the attendance boundary or be separated by a district line.

Calculate housing cost with current, home-specific numbers

Mortgage and recurring ownership costs

Request a current loan estimate for each price and down-payment scenario. Add property taxes, homeowners insurance, mortgage insurance where applicable, homeowners-association dues, and a maintenance reserve. A cheaper home may need immediate repairs; a newer home may have higher taxes or association fees. Use the same assumed interest rate and loan term when comparing properties, then run a separate sensitivity case for a higher rate if you have not locked financing.

One-time and location-related costs

Include closing costs, moving expenses, required renovations, parking permits, toll transponders and any recurring fee tied to the location. If one home requires a second vehicle, count its purchase or lease payment, registration, insurance and upkeep rather than recording only gasoline.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Show monthly and annual totals

Put each category in a worksheet and calculate both monthly and annual figures. Annual totals reveal expenses such as property taxes, insurance premiums, vehicle registration and school-calendar childcare that disappear in a monthly snapshot.

Count transportation for the whole household

List every recurring trip

Start with a two-week calendar. Record each adult’s work commute, school drop-off and pickup, childcare, sports, lessons, medical visits, grocery trips and weekend obligations. Note who drives, whether a trip can be shared, and whether the schedule creates overlapping obligations.

Use a full vehicle cost

For driving, estimate fuel from actual mileage and local prices, then add parking, tolls, maintenance, tires, registration, insurance and depreciation. If the farther home adds 30 miles per day on 180 school and work days, those 5,400 miles should be priced even if the existing car is already paid off. Extra mileage still consumes fuel and vehicle life.

Price transit and backup plans

For transit, include fares, passes, transfers and occasional rides when service is disrupted. Add the cost of a backup plan: a taxi or ride service, a neighbor’s paid arrangement, an emergency day off work or a second vehicle. A route that works only when every connection is on time is not equivalent to a reliable door-to-door trip.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Measure time, reliability and independence

Record door-to-door time at the actual departure and arrival windows, not only an off-peak map estimate. Test a normal weekday, a rainy or high-traffic day when possible, and the school’s earliest drop-off and latest pickup rules.

  • Reliability: Note recurring bottlenecks, train or bus headways, school-zone queues, weather exposure and the number of transfers.
  • Schedule ownership: Identify which adult must drive, wait, or remain available for delays.
  • After-school reality: Add practices, clubs, tutoring and part-time work; these often determine whether a child can participate.
  • Growing independence: Estimate when the child could walk, bike or use transit without an adult, and whether the route is safe and practical.
  • Failure scenario: Write the plan for a sick child, a missed bus, overtime at work or a vehicle breakdown.

Time has no universal dollar value. Some households will pay more for a ten-minute walk; others will accept a longer commute to preserve cash flow, yard space or proximity to relatives. State your household’s tradeoff explicitly instead of assuming a generic break-even price.

Use affordability tools as screens, not quotes

HUD’s Location Affordability Index (LAI) provides standardized estimates of housing and transportation costs at the census-block-group level across much of the United States. It offers household profiles based on income, household size and number of commuters. The catalog record for version 2.0 lists an update of July 31, 2023.

Enter both candidate locations and a profile that resembles your household to see how the modeled burden differs. Then replace the model with current lender figures, local tax and insurance quotes, actual transit fares, parking prices and measured routes. The LAI is not a promise of what your household will spend, and it may not reflect a specific home’s condition, your exact vehicle, a newly changed bus route or a future boundary change.

What the commute evidence says about school choice

A selective-school finding, not a universal price rule

A 2026 study by Lawrence Costa and JJ Naddeo in Real Estate Economics examined applications to selective New York City public high schools. For one top school, an otherwise comparable student with a 20-minute commute was 73% more likely to apply than a student with a 40-minute commute. The study also reports differences for two other high-performing schools.

This statistic concerns application behavior in New York City’s selective-high-school setting. It does not show that living near a school improves academic outcomes, guarantees admission, raises a home’s value, or creates a general home-price premium. It does support treating travel burden as a real factor in whether a student pursues a school.

Residential access and commuting are different

A Federal Housing Finance Agency (FHFA) working paper published July 26, 2023, matched New York City Department of Education administrative data with Google transit directions to study residential location and applications to specialized schools. In an April 19, 2024 explanation of the work, FHFA wrote: “The ability to commute to good schools is not a substitute for residential access to good neighborhoods.” That is the agency’s framing of its New York evidence, not a rule that applies identically to every district.

A 2005 HUD report hosted by the U.S. Census Bureau, Commuting Patterns and the Housing Stock, provides background on the spatial separation of homes and jobs and on the differing strengths of housing and transportation datasets. Its age means it should not be used as a current commute statistic.

Follow a decision sequence before you bid

  1. Name the realistic school options. Include assigned, application-based and backup schools, then verify eligibility and admissions rules with the district.
  2. Build the housing budget. Use current mortgage, tax, insurance, maintenance and fee estimates for each actual property.
  3. Build the transportation budget. Price every regular trip for every household member, including vehicles, fuel, parking, transit, tolls and backup travel.
  4. Measure the routes. Test door-to-door time and reliability at school and work times; include transfers, queues, activities and who must accompany the child.
  5. Stress-test the plan. Recalculate with a higher interest rate, fuel-price increase, a missed connection and an unexpected childcare day.
  6. Choose the tradeoff deliberately. Decide how much cash flow, time, independence, school access and neighborhood fit each option provides. There is no evidence-based universal break-even price.

Common mistakes and how to correct them

Comparing list price with a vague commute

Fix: Convert both homes to monthly and annual totals, including all transportation categories and one-time location costs.

Assuming nearby means admitted

Fix: Verify the current boundary, enrollment priority and transportation eligibility for the exact address in writing.

Counting only the school run

Fix: Add work, childcare, activities, errands and weekend travel; the school trip may be only one part of the mileage.

Using a model as a personal quote

Fix: Treat the LAI as a screening comparison and replace it with current, address-specific prices and observed routes.

Free tools Windows power users keep installed

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ignoring reliability and adult time

Fix: Record who drives, waits and handles disruptions. A nominally cheap route can be costly if it repeatedly causes missed work or paid childcare.

Expecting a guaranteed investment premium

Fix: Make the purchase work for your budget and household even if no school-related appreciation occurs; the available evidence does not establish a general premium.

A worksheet you can complete this week

Create one row for each candidate address and fill in:

  • Monthly principal and interest, taxes, insurance, dues and maintenance reserve.
  • Annual property and vehicle costs divided by 12.
  • Monthly fuel, parking, tolls, transit, maintenance and depreciation.
  • Door-to-door minutes for each recurring trip and the number of trips per week.
  • Number of transfers, typical delay, and the backup plan’s cost.
  • Confirmed school, boundary status, admissions pathway, bus eligibility and stop information.
  • Space, safety, work access, family support, services and expected years in the home.

After filling it out, circle the assumptions most likely to change: interest rate, fuel price, childcare schedule, school assignment and the number of commuters. A home that wins only under optimistic assumptions deserves a second look before you waive contingencies.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

When each option is usually the better fit

Buying near school can make sense when

  • The address is confirmed for the desired school or the admission path is realistic.
  • The higher housing payment still leaves room for emergency savings, maintenance and retirement contributions.
  • Walking, biking or a short transit trip can replace a car journey and make after-school activities feasible.
  • Multiple household members benefit from shorter travel, not just one student.

Living farther out can make sense when

  • The combined housing-and-transportation total is materially lower after realistic mileage and vehicle costs.
  • The commute has dependable schedules and a workable backup plan.
  • The home provides space, family support or services that the expensive location cannot provide.
  • The district’s enrollment rules mean proximity would not actually secure the preferred school.

The right answer is the address that delivers the school access and daily life you can sustain without relying on best-case prices, traffic or admissions assumptions.
