Self-Storage REITs vs. Other REITs: Risks, Dividends, and Growth

Self-storage REITs can offer dependable-looking occupancy, flexible month-to-month pricing and a visible dividend, but they are not automatically safer or higher-yielding than other REITs. Their results depend on local supply, household and business demand, rents, discounts, expenses, financing and management decisions. A Nareit sector snapshot dated September 30, 2026 showed a 4.62% dividend yield and a 10.04% year-to-date total return for self-storage REITs, yet the same page showed a 9.98% loss for calendar 2025. Those figures are historical index observations, not forecasts.

The useful comparison is therefore not “storage versus every other REIT” in the abstract. Match the same dates and definitions for operating growth, same-store net operating income (NOI), occupancy, rent trends, dividend coverage, leverage, debt maturities, concentration, valuation and total return. The available sector data do not provide one complete, same-date table for self-storage and all other REIT sectors.

What a self-storage REIT owns and how it earns money

Nareit describes the business plainly: “Self-storage REITs own and manage storage facilities and collect rent from customers.” A REIT typically owns many properties, leases individual units to households or businesses, collects monthly rent and pays property-level operating costs, corporate expenses, interest and capital expenditures. Cash flow rises when occupied units and realized rents increase faster than expenses; it falls when occupancy, pricing or collections weaken.

Storage demand can come from household moves, downsizing, divorce, inheritance, military deployment, remodeling, seasonal use and small-business inventory. Those events can make demand less tied to a single corporate tenant than in some property categories, but they do not eliminate economic or local-market risk. A customer can delay renting, move to a competitor, choose a smaller unit or accept a discount when budgets tighten.

Month-to-month leases create both flexibility and volatility

Extra Space Storage describes month-to-month rentals and activities that include operating, managing, acquiring, developing and redeveloping stores. It also reports third-party management and bridge lending. Short leases let an operator reprice more frequently than a landlord with a long commercial lease, but the same feature allows customers to leave quickly. A storage REIT with management fees or lending income therefore has a different mix of recurring property rent, fee revenue and credit exposure than a company that only owns its stores.

Why the property portfolio matters

Storage is intensely local. A market with strong household formation but a wave of new competing units can produce weaker rent growth than its demographics suggest. Conversely, limited land, permitting constraints or a shortage of nearby facilities can support occupancy and pricing. Review each issuer’s metropolitan exposure, supply pipeline, customer mix, unit sizes and exposure to highly competitive submarkets rather than treating the sector as a single national market.

How to compare self-storage with another REIT sector

Use the following framework when comparing a storage REIT with an apartment, industrial, office, retail, health-care or other property REIT. The questions are deliberately aligned so that a favorable number in one category does not hide a weakness in another.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Comparison lens What to examine in self-storage What must be matched in the other REIT
Demand and supply Household moves, life events, business storage, local construction, competing facilities and customer churn. The peer sector’s own demand drivers, lease structure, new supply and local or national exposure over the same period.
Operating growth Same-store revenue and NOI, occupancy, realized rent, concessions, bad debt and property expenses. The identical measures, period and same-store definition; development or acquisition growth should be separated from organic growth.
Dividend Yield on the same date, payout against an appropriate cash-flow measure, liquidity, capital spending and board policy. The same yield date and coverage convention; a high yield without adequate cash flow is not a safety signal.
Balance sheet Fixed versus floating rates, secured versus unsecured debt, leverage, maturities, covenants and refinancing needs. Equivalent debt measures and maturity horizons, not a storage figure from one quarter compared with a peer figure from another.
Concentration and execution Geography, tenant mix, acquisitions, development, third-party management, lending and issuer scale. Property, tenant, geographic and business-line concentration for the peer issuer.
Valuation and return Comparable valuation multiples and total returns over identical windows. The same index or issuer universe, start and end dates, reinvestment assumption and currency.

Nareit’s published materials do not establish one complete, current comparison table covering every REIT sector. Treat any comparison using different dates, index universes or denominators as directional rather than definitive.

What the recent operating data say about growth

Nareit’s REIT Industry Tracker, using second-quarter 2025 data and reported in a November 6, 2025 article, showed self-storage sector NOI growth of 0.8% year over year and same-store NOI growth of negative 1.9%. Same-store NOI is the cleaner test of existing-property performance because it removes much of the effect of buying or developing additional stores. The negative figure means the typical in-place portfolio in that snapshot was facing pressure from revenue, expenses or both; it does not support a claim that storage growth was uniformly strong.

The same article cited Green Street’s estimate that sector occupancy would remain “approximately 93%” over coming years. That is an attributed forecast, not a measured 2026 occupancy result. It can help frame expectations, but it should not be substituted for an issuer’s reported occupancy, move-in rates, move-out rates and achieved rent.

Organic growth versus portfolio growth

A storage REIT can report higher funds from operations after acquiring properties even while same-store NOI is flat or falling. Separate the sources of growth:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • Same-store pricing: rent changes for existing customers, new move-in rates and the spread between them.
  • Occupancy: occupied units, physical occupancy and economic occupancy after concessions or bad debt.
  • Expense control: payroll, utilities, property taxes, insurance, repairs, marketing and technology.
  • Acquisitions: purchased stores and the cost of integrating or improving them.
  • Development and redevelopment: newly built or expanded capacity, lease-up time and construction risk.
  • Fee and lending activities: third-party management fees or interest income, which carry different risks from owned-property rent.

Compare these components with the peer REIT’s own organic and external growth. Do not label acquisition-driven expansion as evidence that underlying demand is accelerating.

Do self-storage REITs pay higher dividends?

There is no general rule that storage REITs pay higher dividends than other REIT sectors. Nareit’s self-storage sector page reported a 4.62% dividend yield as of September 30, 2026, based on FTSE Russell data. Whether that was high or low relative to another sector depends on the other sector’s yield on the same date, the index methodology and the securities included. A yield from a different month is not an apples-to-apples comparison.

What REIT distribution rules do and do not mean

National Storage Affiliates’ 2025 filing states that REITs generally must distribute at least 90% of REIT taxable income to shareholders each year to retain REIT tax treatment. That requirement is not a guaranteed yield, a guarantee that cash is available, or a promise that a company will maintain or increase its dividend.

Taxable income can differ from recurring cash flow. A board must also consider operating results, liquidity, capital expenditures, debt covenants, refinancing needs and tax requirements. Distributions can therefore vary even when a company remains a REIT. Evaluate the dividend against recurring funds from operations or another clearly defined cash-flow measure, then examine capital spending and debt service before judging coverage.

How to read a 4.62% yield

  1. Confirm the measurement date: September 30, 2026 in the Nareit snapshot.
  2. Identify whether the figure is an index yield, a trailing yield or a forward company yield.
  3. Check the underlying constituents and weighting method.
  4. Compare payout with recurring cash flow, not taxable income alone.
  5. Review debt maturities, floating-rate exposure, planned acquisitions and development spending that could compete with distributions.
  6. Stress-test occupancy, rents and concessions rather than assuming the quoted yield will persist.

Financing, interest rates and refinancing risk

Nareit’s second-quarter 2025 tracker reported that 82.0% of self-storage REIT debt was fixed-rate and 94.8% was unsecured. Those are sector-level historical snapshots, not current guarantees for every issuer. Fixed-rate borrowing can slow the immediate effect of higher short-term rates on interest expense, while unsecured debt can provide flexibility and reduce property-level liens. Neither statistic removes refinancing risk: debt still matures, rates can be higher when it is refinanced, and lenders can tighten terms.

For an individual company, read the debt table rather than relying on the sector average. Check weighted-average interest rate and maturity, floating-rate balances, revolver capacity, secured debt, covenant headroom, credit ratings where disclosed and the amount due in each year. A company with a high fixed-rate percentage can still face a large near-term maturity wall. A company with unsecured capacity can still be constrained if leverage rises or asset values fall.

Why financing interacts with growth

Acquisitions and development can increase future NOI but require equity or debt today. If the cost of capital rises above the expected property yield, external growth can dilute returns. Management may slow purchases, issue shares at an unfavorable price, sell assets or retain more cash. Dividend capacity and expansion capacity are therefore linked decisions, not separate scorecards.

Concentration and operating risks specific to storage

National Storage Affiliates says its results depend on achieving optimal occupancy and rental rates at its self-storage properties. Its filing also identifies adverse economic or market conditions, discounts, competition and changing customer preferences or needs as risks. Because its portfolio consists solely of self-storage properties, it has single-industry exposure. That company-level disclosure illustrates why sector labels cannot replace issuer analysis.

Oversupply and local competition

New stores can take customers from existing facilities before the market absorbs the added capacity. Operators may respond with promotional rates, free months, waived fees or lower move-in prices. Those concessions can keep physical occupancy stable while reducing economic occupancy and same-store revenue. Track both advertised rates and realized revenue per occupied unit.

Customer behavior and churn

Month-to-month customers can leave with limited notice. A recession, housing slowdown or change in household formation can reduce move-ins. Business customers may consolidate inventory or close locations. A portfolio concentrated in one customer type, city or climate can experience sharper volatility than a geographically and economically diverse platform.

Execution and non-rent activities

Acquisitions bring integration, valuation and financing risk. Development adds entitlement, construction and lease-up risk. Third-party management can create fee revenue without owning every facility but depends on retaining property-owner clients. Bridge lending adds credit and liquidity exposure. Compare the proportion and profitability of these activities before assuming two storage REITs have identical risk.

What total-return data show—and what they do not

The Nareit self-storage sector page, using FTSE Russell data as of September 30, 2026, reported the following index results:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Period Reported result Qualification
Year to date in 2026 10.04% total return Sector-page snapshot through September 30, 2026.
September 2026 −6.25% total return One calendar month in the same 2026 reporting snapshot.
Calendar year 2025 −9.98% total return Completed-year result reported on the 2026 sector page.
Through October 2025 −6.2% sector total return Figure cited in Nareit’s November 2025 article; it is not the same window as the calendar-year result.

Total return generally combines price change and distributions, but always verify the index methodology before comparing it with a company’s share-price return. The positive 2026 year-to-date figure alongside a negative September illustrates how quickly a sector result can change. None of these observations predicts the next quarter or year.

Mind the index universe

The September 30, 2026 sector page reported four self-storage REITs in the FTSE Nareit US Real Estate Indexes. Nareit’s November 2025 article counted five constituents in the FTSE Nareit All Equity REITs index. The different counts reflect different index universes, not necessarily a contradiction. Confirm the universe before drawing conclusions from a return, yield or sector average.

How self-storage REITs can grow

Growth usually comes from a combination of property-level improvement and capital allocation:

Raise occupancy and realized rents

Managers can improve digital marketing, pricing systems, access controls and customer service, then adjust rents as market conditions permit. The risk is that aggressive increases raise move-outs or require concessions. Follow move-in rates, renewal increases, churn and revenue after discounts rather than a headline asking rent.

Acquire existing facilities

Buying stores can add immediate revenue and provide opportunities to improve operations or occupancy. Returns depend on purchase price, financing cost, integration and the market’s future supply. A large acquisition program can increase scale while weakening per-share growth if shares are issued too cheaply or debt becomes expensive.

Develop, expand and redevelop

New construction and expansion add units where management expects durable demand. Projects require land, permits, construction spending and a lease-up period during which costs precede stabilized revenue. Redevelopment can increase rentable area or modernize a facility but may temporarily disrupt operations.

Manage properties for third parties and pursue related activities

Management contracts can generate fees with less capital than owning every store. Lending and other related activities can diversify revenue, but they add contractual, credit or liquidity risks. Assess each activity separately and determine whether it is recurring, cyclical or dependent on capital-market conditions.

Are self-storage REITs a good investment?

They may suit an investor seeking listed real-estate exposure, recurring distributions and a portfolio tied to a large number of small tenants rather than a few long leases. They may be unsuitable for someone who needs guaranteed income, cannot tolerate share-price volatility, or is already heavily exposed to one property type or region. “Good” depends on valuation, portfolio role, time horizon, tax situation and risk capacity—not on the REIT label alone.

A practical decision checklist

  1. Define the exposure. Decide whether you want one issuer’s strategy or diversified exposure through a REIT mutual fund or ETF. Nareit identifies both direct REIT ownership and funds or ETFs as available routes.
  2. Read the latest filing. Map properties, markets, tenant mix, same-store results, acquisitions, development and non-rent businesses.
  3. Test operating resilience. Examine occupancy, achieved rent, concessions, bad debt, expenses and local supply.
  4. Test the dividend. Reconcile the stated payout with recurring cash flow, capital expenditures, liquidity and board policy.
  5. Test the balance sheet. Review fixed and floating rates, secured and unsecured debt, maturities, covenants and refinancing assumptions.
  6. Compare valuation and returns on aligned dates. Use the same denominator, index universe and measurement window for the storage REIT and its peer.
  7. Size the position for concentration. Account for existing real-estate, financial-sector and regional exposures in the rest of the portfolio.

Funds and ETFs can reduce single-company concentration, but they still carry sector, market, fee and index-construction risks. Direct ownership can provide more control over issuer selection while requiring more research and tolerating company-specific events.

Common mistakes when comparing storage REITs

  • Calling the sector recession-proof. Filings identify economic weakness, lower occupancy, discounts, competition and changing customer needs as material risks.
  • Treating the 90% rule as a guaranteed dividend. The rule concerns taxable income and REIT tax treatment; cash flow and board decisions still control distributions.
  • Comparing mismatched yields. A September 2026 storage yield cannot be ranked against a peer’s yield from another date without qualification.
  • Using acquisitions as proof of organic growth. Separate same-store NOI from purchased, developed or redeveloped assets.
  • Relying on one occupancy number. Physical occupancy, economic occupancy, concessions and churn can tell different stories.
  • Assuming sector averages describe every issuer. The 82.0% fixed-rate and 94.8% unsecured figures are Q2 2025 sector snapshots, not guarantees for a particular company.
  • Ignoring index definitions. Four constituents in one FTSE Nareit universe and five in another cannot be compared without identifying the universe.
  • Equating a recent total return with a forecast. The 10.04% 2026 year-to-date result and −9.98% 2025 result are historical observations that can reverse.

Bottom line

Self-storage REITs combine potentially flexible pricing and many small tenants with meaningful local oversupply, occupancy, concentration and refinancing risks. The September 2026 snapshot showed a 4.62% yield and 10.04% year-to-date total return, but earlier and monthly results demonstrate that neither income nor performance is fixed. Compare storage with other REITs using matched dates, same-store operating measures, dividend coverage, debt terms, concentration, valuation and total return. Treat REIT status as a tax structure—not a promise of a higher dividend, safer capital or sustainable growth—and make any allocation decision within your broader plan rather than from a single sector statistic.
