A second-charge secured loan leaves your current mortgage in place and adds another debt secured on the property. Remortgaging replaces the current mortgage with a new one, potentially including extra borrowing. In both cases, falling behind can ultimately put your home at risk. The safer choice depends on the early-repayment charge on your existing mortgage, the rates and fees available, the term, and whether the resulting payments remain affordable if your circumstances change.
Secured loans vs remortgaging: which is safer for borrowing against your home?
UK homeowners usually compare these options when they need a substantial sum for renovation, a major expense, or debt repayment. The decision is not simply “keep the old mortgage” versus “get a cheaper rate”. It changes the legal structure of the borrowing, the interest rate, the fees, the repayment period and the consequences of a missed payment.

The Financial Conduct Authority (FCA) describes second-charge mortgages as allowing homeowners to borrow against their property’s equity without changing their main mortgage. That can be useful, but it does not make the borrowing safer: the property still secures the new loan. A remortgage can produce a lower overall cost, but leaving an existing deal may trigger an early repayment charge and new fees.

Remortgaging with additional borrowing
A remortgage replaces your current first-charge mortgage with a new mortgage, either with the same lender or a different lender. You apply for a new balance large enough to repay the old mortgage and provide the extra funds you need. The new mortgage then has its own interest rate, term, fees and affordability assessment.

If you leave your current deal before its permitted end date, the existing lender may charge an early repayment charge (ERC), as well as any other exit costs set out in your mortgage terms. A new lender may also charge arrangement, valuation, legal or administration fees. A remortgage therefore has to be assessed on its total cost, not just the headline rate or the monthly payment.
Second-charge mortgage or secured loan
A second-charge mortgage leaves the first mortgage untouched. A separate lender registers a second charge against the same property and lends you the additional amount. You then make two sets of mortgage payments, normally under two different rates and terms.
The first mortgage lender has priority over the second lender if the property is sold. That priority does not remove your risk: missed payments on the second-charge loan can still put the home at risk, and the first mortgage also remains payable. The FCA says second-charge mortgages tend to have higher interest rates than first-charge mortgages, so preserving an existing deal is not proof that the second charge is cheaper.

Further advance from the existing lender
A further advance is extra borrowing from your current mortgage lender. It is different from remortgaging to a new lender and different from taking a second-charge loan. Ask the existing lender whether it offers a further advance and what rate, term, fees and affordability checks would apply. Compare that written illustration with both a remortgage and a second charge.
Unsecured borrowing
An unsecured loan or another non-property-backed form of borrowing does not put a charge on your home. MoneyHelper advises considering unsecured borrowing for some large expenses where it is available and affordable. It is not automatically cheaper or suitable, so compare its rate, term, fees and total amount repayable with the secured alternatives.

What “safer” means in this decision
Safety has several parts, and one option may score better on one while being worse on another:
- Security of the home: both a first mortgage and a second-charge loan are secured on the property. Persistent missed payments can ultimately place the home at risk.
- Payment affordability: the monthly amount must remain manageable after ordinary household expenses, not merely fit the budget at today’s income.
- Interest-rate exposure: a higher rate or a rate that can change may increase payments and total cost.
- Exit cost: an ERC or other fees can make leaving an existing mortgage expensive.
- Total repayment: a longer term can lower the monthly payment while increasing the amount paid over the life of the borrowing.
- Flexibility: separate loans may have different overpayment rules, fixed periods and charges if you later sell or refinance.
A decision is safer only when the full package remains affordable and the cost of changing or preserving the existing mortgage has been measured.

Side-by-side comparison
| Option | What changes | Why it may be considered | Costs and risks to check |
|---|---|---|---|
| Remortgage with extra borrowing | A new mortgage replaces the current mortgage, usually with a larger balance. | The current deal is ending, or a new offer has an attractive overall cost. | Current ERC and exit costs; new rate and term; arrangement, legal, valuation and administration fees; affordability assessment; total amount repayable. |
| Second-charge mortgage / secured loan | The first mortgage remains and a separate lender adds a second charge on the property. | Leaving the current mortgage would be expensive, for example because of a high ERC. | Typically higher rates than first-charge mortgages; separate fees and terms; two monthly payments; total repayment; affordability; continuing risk to the home. The first lender ranks ahead of the second. |
| Further advance | The existing lender provides additional funds secured on the property. | It may avoid changing the main mortgage while using the current lender’s process. | Rate and term for the extra borrowing, fees, affordability checks and total amount repayable. The exact offer is not established until the lender provides it. |
| Unsecured borrowing | The new debt is not secured on the home. | It may suit some expenses when available and affordable. | Compare the offered rate, term, fees and total cost. Do not assume it is cheaper or that you will qualify. |
Use the same borrowing amount and a realistic repayment period when requesting illustrations. A comparison is distorted if one quote repays the money over a much longer term than another.
The numbers that decide the answer
Early repayment charges and exit costs
Request the current lender’s exact ERC in writing for the date you would leave. Ask whether there are any other redemption, administration or legal costs. A high ERC can outweigh the interest saving advertised by a new mortgage and is one reason a second charge may be worth comparing. The charge is not a reason to choose a second charge automatically; its higher rate and separate fees may still produce a larger total repayment.
Interest rate and APRC
Compare the actual rate and, where supplied, the annual percentage rate of charge (APRC). APRC is useful for showing the cost over the stated term, but read the assumptions and the period used. A second-charge mortgage often has a higher rate than a first-charge mortgage. Do not compare an introductory rate on one product with a later or reversionary rate on another without recording when each rate applies.

Fees
List every fee in each illustration: arrangement or product fees, valuation, legal and administration charges, broker or advice fees if applicable, and the ERC on the mortgage being replaced. Ask whether a fee is paid upfront, added to the balance or charged only if the loan completes. Adding a fee to the balance means paying interest on it as well.
Term, monthly payment and total amount repayable
Compare the total amount repayable and the duration, not only the monthly figure. Extending a mortgage or secured loan can make the payment look more affordable while adding years of interest. The FCA has identified cases where firms emphasized a lower monthly payment without adequately explaining the increased total cost. A shorter term may cost more each month but less overall; it is safer only if the higher payment remains sustainable.
Affordability under stress
Mortgage lenders assess income and outgoings, but an approval is not a guarantee that the payment is comfortable for your household. Test the budget against ordinary spending, an income reduction, the end of a fixed rate and plausible rate increases. The FCA’s March 2026 review found examples of affordability assessments that appeared to overlook key living expenses. Check the figures yourself and challenge any budget that omits essential costs.
When a remortgage may be the safer route
- Your current deal is ending and there is no significant ERC to pay.
- The new mortgage’s rate, fees and term produce a lower total amount repayable than retaining the old mortgage and adding a second charge.
- You can pass the new lender’s affordability assessment without relying on an unrealistically long term.
- Combining the balances into one payment makes the budget clearer without extending repayment so far that the overall cost rises sharply.
Ask whether the new lender will change the term, and calculate the cost of the extra borrowing separately from the cost of refinancing the existing balance. A lower monthly payment achieved by stretching the whole mortgage can be more expensive over time.
When a second charge may be worth comparing
- The existing mortgage has a high ERC or other exit costs that would make a full remortgage expensive.
- Your current first mortgage has a particularly valuable rate that would be lost by replacing it.
- The amount needed and the available second-charge offer produce an acceptable total cost after its higher rate and fees are included.
- The two payments remain affordable together, with room for changes in income and rates.
These are reasons to obtain a comparison, not a recommendation. The FCA reports that second-charge mortgages typically account for less than 4% of regulated mortgage sales and tend to carry higher rates. That market statistic describes the product category, not the rate you will receive.

Debt consolidation needs extra scrutiny
Second-charge mortgages are mostly used for debt consolidation, according to the FCA. Converting unsecured debts into borrowing secured on your home changes the consequence of non-payment: the home becomes part of the security for the consolidated amount. A lower monthly payment can result from extending the term rather than from reducing the underlying cost.
Before consolidating, list each debt’s balance, rate, remaining term, fees and repayment date. Compare those figures with the proposed secured loan and include all fees and interest. Ask why consolidation is appropriate for your circumstances and what will prevent the balances from building up again. The FCA has found examples where debt-consolidation advice lacked clear evidence that it was suitable.

- Define the amount and purpose. Write down how much you need, when you need it and whether the expense is essential, an investment in the property or discretionary. Consider whether the purpose can be delayed, reduced or funded without property-backed borrowing.
- Collect the existing mortgage facts. Obtain the outstanding balance, current rate, deal end date, remaining term, monthly payment, ERC schedule and any other exit charges. Do not rely on an old statement if the balance or charge has changed.
- Ask the current lender about every in-house option. Request a product transfer for the existing mortgage and a further-advance illustration. MoneyHelper notes that a product transfer may be worth comparing when a new lender’s affordability assessment could be difficult.
- Request a like-for-like remortgage illustration. Ask for the same extra borrowing amount and a repayment period that you could realistically maintain. Record the initial rate, later rate, term, fees, ERC assumptions and total amount repayable.
- Request a second-charge illustration. Confirm the rate, whether it is fixed or variable, the term, all fees, early repayment terms, monthly payment and total amount repayable. Include the unchanged first-mortgage payment in the household budget.
- Price an unsecured alternative. If the purpose allows, obtain an actual unsecured offer or determine that none is available. Compare its total cost and term rather than assuming the absence of security makes it cheaper.
- Build a total-cost table. For each option, list the existing balance repaid, new borrowing, interest, every fee, ERC, monthly payment, term and total amount repayable. Keep promotional or one-time figures labelled with the period and conditions that apply.
- Stress-test the budget. Recalculate after essential household expenses, a fall in income, the end of an introductory rate and a plausible rate increase. If the payment works only under perfect conditions, the borrowing is not sustainable.
- Check the advice and lender status. If using an adviser, verify that the firm is authorised by the FCA, ask whether it advises on both remortgages and second charges, and obtain its fee and scope in writing. An adviser’s recommendation should explain suitability, total cost and alternatives.
- Read the final offer before signing. Check the balance, rate, term, fees, payment dates, overpayment rules, ERCs and conditions against the illustration. Keep the documents and do not proceed on the basis of a verbal monthly-payment promise.
Common pitfalls and how to avoid them
Choosing the smallest monthly payment
A payment reduction may come from a longer term or a lower temporary rate. Compare the total amount repayable and the date the debt will be cleared. Ask the lender to show the payment after any introductory period.
Assuming the old mortgage is “free” to keep
A second charge avoids replacing the first mortgage, but it introduces another rate, fee schedule and payment. Add both loans’ costs together and include the second loan’s higher rate where applicable.

Using an unrealistic household budget
Include utilities, food, insurance, transport, childcare, maintenance, existing credit commitments and irregular annual bills. The FCA’s review highlighted cases where important living expenses were overlooked in affordability assessments.
Consolidating without changing the cause of the debt
Consolidation can simplify payments but does not remove the spending or income problem that created the balances. Do not secure repeat borrowing on the home unless the long-term budget and purpose are clear.
Comparing different terms
A five-year illustration and a twenty-year illustration cannot be judged by monthly payment alone. Request matching terms first, then ask how the cost changes if you shorten or lengthen the period.
What the FCA’s 2026 review means for borrowers
In a review published on 12 March 2026 and updated on 13 March 2026, the FCA described both good practice and poor practices in the second-charge market. It identified examples of affordability assessments that appeared to omit key living expenses, debt-consolidation recommendations without clear evidence of appropriateness, inadequate records and a focus on lower monthly payments without a full explanation of higher total cost.
“Second charge mortgages allow homeowners to borrow against their property’s equity without changing their main mortgage.”
The statement explains the structure, not a safety guarantee. Use the review’s warnings as questions to ask: Which expenses were included? Why is consolidation suitable? What is the total repayment? What happens when the rate or household income changes? The review is a market-level assessment and does not provide an individual rate, eligibility decision or personalised recommendation.
Questions to ask before committing
- What is the exact total amount repayable, including every fee and the existing mortgage cost?
- What ERC and other exit costs apply to my current mortgage on the proposed completion date?
- What rate applies after any initial period, and can the payment change?
- What term is being used, and how much extra interest would a longer term add?
- For a second charge, what will both monthly payments be and which lender has priority?
- Have all essential household expenses and existing debts been included in the affordability assessment?
- Would a product transfer, further advance or unsecured loan meet the purpose at lower risk or cost?
- What happens if I sell, refinance, overpay, lose income or miss a payment?
