For a Canadian homeowner who qualifies and can handle required payments, a HELOC is usually the lower-cost and more flexible way to borrow against home equity. A reverse mortgage can be more suitable for an eligible homeowner aged 55 or older who needs cash but does not want regular loan payments. That convenience normally comes with a higher interest cost, a growing balance and less equity for the estate.
The responsible choice is not determined by a headline rate. Obtain dated, written offers based on the same home value, existing secured debt, borrowing amount, draw schedule, time in the property and repayment assumptions. Then compare the balance, fees and obligations at the date you expect to sell, move or repay.

Reverse mortgage and HELOC: the essential difference
Both products turn home equity into available cash, but they manage cash flow and risk in opposite ways. A HELOC is a revolving credit facility: you draw what you need, interest generally applies only to the amount outstanding, and you must make payments under the agreement. A reverse mortgage is usually an advance secured by the home: regular payments are generally optional, while interest is added to the balance until a repayment event occurs.

| Decision factor | Reverse mortgage | HELOC |

| Typical eligibility | Usually a homeowner aged 55 or older whose home is their primary residence. The lender also considers age, property condition, appraised value and its own criteria. | Sufficient equity and successful lender qualification. Bank borrowers generally must pass the mortgage stress test. |
| General borrowing ceiling | The Financial Consumer Agency of Canada (FCAC) says borrowing may reach up to 55% of current home value, less an existing mortgage balance in its comparison table. This is not a guaranteed approval or payout. | FCAC says a HELOC may reach up to 65% of home value. Accessible credit depends on equity, existing loans, the product structure and approval. |
| Access to funds | Depending on the lender, money may arrive as a lump sum, a partial lump sum followed by advances, or scheduled payments. | Draw as needed through the lender’s approved channels, up to the credit limit. |
| Interest | Usually higher than a HELOC. Interest is added to the outstanding balance, so debt grows when no payments are made. | Usually variable, based on the lender’s prime rate plus a margin. Interest generally accrues on the amount drawn. |
| Payments | No regular payments are generally required, although voluntary payments may be allowed under the contract. | Payments are required under the agreement. An interest-only minimum does not reduce principal. |
| When repayment is triggered | Typically when the home is sold, the borrower moves out, the last borrower dies, or the contract is in default. | Payments continue according to the agreement; the balance is normally repaid when the facility is closed, refinanced or the property is sold. |
| Main exposure | Compounding interest consumes equity and can reduce an inheritance. | Variable rates, persistent debt or missed payments can make the home vulnerable to enforcement. |
The percentages are broad FCAC guidance, not promises. A lender’s appraisal, underwriting, existing secured debt, property type and contract terms determine the actual amount.

How a reverse mortgage works in Canada
Eligibility and available equity
Reverse mortgages are generally designed for homeowners aged 55 or older. The property usually must be the borrower’s primary residence. The amount available is influenced by the youngest borrower’s age, the home’s appraised market value and condition, location, the lender’s policies and any debt already secured by the property.
FCAC’s 2025 guidance says a reverse mortgage may reach up to 55% of current home value. If a mortgage or other home-secured debt exists, it normally has to be paid from the proceeds or otherwise dealt with under the new lender’s requirements. The 55% figure is therefore not the amount of cash that every applicant receives.
Ways to receive the money
A lender may offer a single advance, a smaller initial amount followed by later advances, or regular payments. Taking the full approved amount on day one means interest begins accumulating on the entire draw immediately. Staged advances can limit early interest on money that is not yet needed, but minimum advance amounts, availability periods and advance fees vary by contract.

Most reverse mortgages do not require a scheduled monthly payment. Instead, the lender adds interest to the balance. If the borrower makes no payments, the amount owed can rise through both the original advances and accumulated interest. Voluntary payments may be possible, but the agreement can set minimums, annual limits or charges for repaying early.
When the loan becomes due
The balance generally becomes payable when the home is sold, the borrower permanently moves out, the last borrower dies, or a default occurs. The estate or the owner who moves must follow the lender’s notice and repayment process. Ask for the exact deadline, valuation method and sale procedure in writing rather than assuming the family has an unlimited period to repay.

How a HELOC works in Canada
Equity and qualification rules
FCAC says a standalone HELOC generally requires more than 35% equity. A HELOC combined with a mortgage generally requires at least 20% equity. These thresholds describe common qualification frameworks; a lender can apply stricter standards, and the usable limit can be lower after considering the mortgage balance, appraisal, income, credit history and other obligations.
Bank borrowers generally must pass the mortgage stress test. A lender assesses whether the borrower could manage payments at a qualifying rate, not merely the rate offered on the day. Retirement income, pension income, investments and other sources may be considered differently by each lender, so a low current salary is not the only possible issue, but approval is never automatic.

Drawing and repaying
A HELOC lets the borrower withdraw funds as expenses arise, up to an approved limit. Interest generally starts on the amount actually drawn, not on unused credit. That flexibility can reduce the cost of a short-term or staged need, provided the borrower does not leave the balance outstanding indefinitely.
Many HELOCs allow an interest-only minimum payment. That payment keeps the account current but does not reduce principal. A repayment plan should specify how and when the borrowed amount will be paid down, especially if the money is being used for renovations, a vehicle, family support or recurring living expenses.
Variable-rate exposure
Most HELOC rates are variable and tied to the lender’s prime rate plus a margin. If prime rises, the interest charge and required payment can rise even when the balance has not changed. Test the budget at a materially higher rate before borrowing, and identify a source of principal repayment rather than relying on an eventual home sale.

Costs: compare the whole contract, not one rate
There is no single Canadian reverse-mortgage rate or HELOC rate that establishes a universal winner. Pricing depends on lender, province, term, fixed or variable structure, amount and timing of draws, borrower circumstances and negotiated margin. Rates and fees can change after the dates described in FCAC’s guidance, which was dated October 15, 2025.
| Cost item | Reverse mortgage questions | HELOC questions |
|---|---|---|
| Interest calculation | What is the effective rate? Is it fixed or variable? How often is interest compounded? Is interest added to the balance monthly? | What is prime plus the lender’s margin? How often can the rate change? Is interest calculated daily and charged monthly? |
| Draw timing | Does a lump sum cause interest on the full amount immediately? Are later advances available, and do they have minimums or fees? | Is interest charged only on the amount drawn? Can the lender reduce or cancel unused availability? |
| Setup costs | Appraisal, setup, legal and closing costs; determine which can be added to the balance. | Appraisal, legal registration, title search, administration and possible monthly fees. |
| Repayment costs | Are there early-repayment or partial-prepayment fees? What happens if the home is sold or the borrower moves? | Are there cancellation, discharge or refinancing fees? Is there a minimum period or minimum payment? |
| Balance at a future date | Request the projected balance at each likely sale, move or estate date, including advances and compounded interest. | Request the balance under the planned repayment schedule and under a higher-prime scenario. |
Why a reverse-mortgage lump sum can be expensive
If a borrower takes all available funds even though the money will be spent over several years, interest applies to money sitting unused. A staged draw or scheduled-payment arrangement may better match the need, but it can have lender-specific restrictions. Compare the balance under the actual draw schedule rather than assuming the approved limit will be used.
Why a HELOC can become costly despite a lower starting rate
A lower initial rate does not guarantee a lower total cost. A borrower who makes only the minimum interest payment leaves principal untouched, and a series of prime-rate increases can raise carrying costs. A HELOC is economical when the borrower draws only what is needed, pays down principal on a defined schedule and can absorb rate changes.
Fees and financed costs
Ask whether each fee is paid upfront or added to the loan. Financing a fee means paying interest on that fee as well. Obtain an itemized estimate for appraisal, legal work, registration, title searches, administration, monthly servicing, additional advances, cancellation, discharge and early repayment. Do not compare a quoted interest rate from one product with an all-in cost from the other.
When a reverse mortgage may make sense
A reverse mortgage may fit an eligible older homeowner who intends to remain in the primary residence, needs supplemental cash and cannot or does not want to make regular loan payments. Possible uses include essential home repairs, replacing an expiring mortgage, health-related costs or smoothing retirement income. The proceeds are borrowed money, not tax-free windfall income, and the accumulating balance reduces net home equity.

- The homeowner values payment relief more than minimizing interest cost.
- Income is too low or too irregular to qualify for a bank HELOC, despite substantial home equity.
- The homeowner expects to remain in the property long enough to justify setup costs and accepts a smaller estate value.
- The planned borrowing amount is limited to a documented need, with advances timed to when cash is required.
A reverse mortgage is a poor fit when the owner expects to move soon, needs to preserve as much equity as possible, can comfortably service a HELOC, or has not discussed the repayment timeline with everyone who may inherit or occupy the home.
When a HELOC may make sense
A HELOC may suit a homeowner who qualifies, has dependable cash flow and wants flexible access rather than a single advance. Drawing only the amount needed and repaying it can keep interest costs below those of a reverse mortgage. The borrower must still budget for a variable rate and a principal-repayment plan.
- The need is intermittent, such as staged renovations or a temporary cash-flow gap.
- The borrower can make required payments even if prime rises.
- There is a realistic source of principal repayment, such as surplus income, an investment maturity or a planned refinance.
- The borrower is willing to accept that the home secures the debt and that missed payments can lead to enforcement.
A HELOC is risky when it is being used to fund ordinary living expenses with no repayment source, when the budget works only at today’s rate, or when the borrower treats an interest-only payment as permanent.

Reverse-mortgage risks
Because interest is added to the balance, a long holding period or rising rate can consume a substantial portion of the home’s equity. That can reduce what remains for beneficiaries and may affect the funds available for a future move or long-term care. FCAC advises consumers to understand both the costs and the impact on themselves and their estate.
FCAC also warns that a reverse mortgage can limit other home-secured financing. The lender may require an existing mortgage or HELOC to be paid and closed. Read the default section carefully: inaccurate information in an application, failure to maintain insurance or property taxes, and allowing the home to deteriorate can breach contract conditions. Consequences can include a demand for repayment or foreclosure.

Negative-equity guarantees are not universal
HomeEquity Bank describes a negative-equity guarantee for its CHIP product, subject to conditions such as maintaining home insurance, paying property taxes and keeping the property in good condition. This is a product-specific statement from that lender. Do not assume that every reverse mortgage in Canada has the same guarantee, coverage, exclusions or claim process; obtain the complete wording for the offer being considered.
HELOC risks
The home secures the HELOC. A missed payment or breach can lead to legal enforcement and, ultimately, loss of the property. Variable rates can make payments unaffordable, while a persistent balance can undermine retirement cash flow. The lender agreement may also permit changes to the limit or terms; review those powers before signing.
A practical process for comparing offers
- Document the starting position. Record the appraised home value, current mortgage and other secured debt, monthly income, essential expenses, liquid savings and the amount actually needed.
- Define the time horizon. Estimate when the owner might sell, downsize, move permanently or die, and identify whether a spouse or co-borrower will remain in the home.
- Request written offers. Ask each lender for a dated illustration showing the rate, margin or effective rate, compounding method, fees, available amount, draw schedule, payment rules and repayment triggers.
- Use identical assumptions. Give both lenders the same home value, existing debt, requested amount, timing of each advance and assumed repayment date. A comparison using a full reverse-mortgage lump sum against a lightly drawn HELOC is not meaningful.
- Model at least three outcomes. Request the balance if the borrower repays on schedule, if the property is sold earlier than expected and if the borrower remains for the longest realistic period. For the HELOC, add a higher-prime scenario; for the reverse mortgage, include compounded interest and every planned advance.
- Subtract all costs. Compare net cash received after existing debt and upfront fees, then compare the projected balance and total interest. Ask which fees are financed and include interest on those financed amounts.
- Read the exit provisions. Confirm notice periods, valuation rules, prepayment charges, partial-payment rights, what happens after death or a move, and how the estate or a surviving borrower can repay.
- Check property obligations. Confirm insurance, property-tax, maintenance, occupancy and inspection requirements, and what constitutes default.
- Get independent advice. A lawyer or qualified financial professional can explain the security, estate and tax implications for the homeowner’s province and family circumstances.
- Reconsider the amount. Borrow the smallest amount that solves the stated need, and reassess whether a sale, downsizing, another mortgage, an unsecured loan or family support would leave a better result.
Alternatives that belong in the decision
Borrowing against the home is not the only way to create retirement cash. Selling and downsizing can release equity without creating loan interest, although moving costs, taxes, housing availability and lifestyle changes matter. Refinancing a conventional mortgage may offer a different payment and rate structure for a borrower who qualifies. An unsecured loan can avoid a charge against the home but may have a shorter term or higher rate. Renting out part of the property, using liquid investments or reducing expenses may also change the amount that needs to be borrowed.

Quick Recap
Questions to put to every lender
- What exact amount will be available after paying existing secured debt and all fees?
- Is the rate fixed or variable, what index or prime rate is used, and what margin applies?
- How is interest compounded, and can the lender change the rate or credit limit?
- For a reverse mortgage, what are the minimum and maximum advance amounts and the cost of later advances?
- For a HELOC, how is the minimum payment calculated, and when must principal begin to amortize?
- What are the appraisal, legal, registration, title-search, administration, monthly, cancellation, discharge and early-repayment charges?
- Which fees can be added to the balance, and is interest charged on them?
- What events trigger repayment, what notice is required, and how much time does an estate receive?
- What insurance, tax, maintenance, occupancy and inspection conditions apply?
- Must another mortgage or HELOC be closed, and will this product prevent future home-secured borrowing?
- Is there a negative-equity guarantee? If so, what conditions, exclusions and claim procedures apply?
A decision checklist
- Choose a HELOC only if the required payments remain affordable after a rate increase and there is a credible principal-repayment plan.
- Consider a reverse mortgage only after pricing the higher borrowing cost, projected balance and estate impact against the value of payment relief.
- Match the draw schedule to actual spending; avoid taking a full lump sum years before the money is needed.
- Use the same assumptions and future date when comparing written offers.
- Confirm every fee, trigger and property obligation in the contract, not just in a sales conversation.
- Discuss the plan with a spouse, co-owner and likely estate representatives before signing.
- Compare selling, downsizing, refinancing and non-borrowing solutions rather than treating either product as automatic.
