The right choice depends less on the largest available amount than on whether you can afford monthly payments, want to remain in the home, and can accept a new lien, closing costs, or a move.
A reverse mortgage removes the usual monthly mortgage payment but does not remove property taxes, homeowners insurance, maintenance, occupancy requirements, interest, or fees. The alternatives below may preserve more equity or reduce costs, but most borrowing options require income, credit, and regular repayment.

First, understand what a reverse mortgage would change
The most common reverse mortgage is the Federal Housing Administration-insured Home Equity Conversion Mortgage (HECM). The Consumer Financial Protection Bureau (CFPB) says HECM borrowers must generally be at least 62, occupy the property as their principal residence, meet property requirements, and complete counseling from a HUD-approved agency. Other eligibility conditions can apply.
With a reverse mortgage, the homeowner keeps title to the home and does not make the usual monthly mortgage payments. Instead, interest and fees are added to the loan balance over time. The balance generally becomes payable when the borrower sells the home or no longer lives there. It can become due sooner if the borrower fails to pay property taxes or insurance, maintain the property, or satisfy other loan obligations.

That means “no monthly mortgage payment” is not the same as “no ongoing housing cost.” You still need a reliable plan for taxes, insurance, repairs, utilities, and everyday living expenses. The growing balance can also leave less equity for a later move or for heirs.
Alternatives are useful when you want a different balance of payment obligations, equity preservation, flexibility, or housing stability.

| Option | How it provides cash or relief | Primary tradeoff | Can you remain in the home? |
|---|---|---|---|
| Home equity loan | Lump-sum second mortgage secured by home equity | Regular payments, qualification requirements, interest and fees; repayment is often required when the home is sold | Usually, while payments and other obligations are met |
| HELOC | Credit line secured by home equity; draw only what you use | Fees, lender-specific rate and repayment terms, and the risk of putting the home behind the debt | Usually, while the account is in good standing and other obligations are met |
| Cash-out refinance | Replaces the existing mortgage with a larger mortgage and pays the difference in cash | Closing costs, a new rate and term, a potentially higher payment or balance, and less money left after a later sale | Yes, provided the new loan and property obligations are maintained |
| Sell and downsize | Converts equity through a sale and may lower housing expenses | Requires moving and finding replacement housing that remains affordable | No; you leave the current home |
| Local assistance or lower expenses | May reduce property-tax, utility, fuel, or repair bills | Programs, funding, eligibility, and application procedures vary by county, town, and state | Often, if you qualify and remain eligible |
| Wait | Delays borrowing while you reassess income, expenses, or future needs | Does not solve an immediate cash shortfall and requires a plan for the time you are waiting | Yes |
Home equity loan: a lump sum with a scheduled payment
How it works
A home equity loan is a second mortgage. You borrow a specified amount against your equity, receive the proceeds up front, and make regular payments under the lender’s agreement. CFPB guidance says repayment is often required when the home is sold. The loan places another claim on the property, so failing to pay can put the home at risk.

When it can fit
This option is most plausible when you need a defined lump sum, have enough income to make the payment every month, and can qualify based on the lender’s income, credit, equity, and property standards. It may be easier to budget than a line of credit because the amount borrowed and payment schedule are set in advance.
What to compare before signing
- The complete monthly payment, including principal, interest, and any escrowed amounts.
- Interest rate, term, origination charges, appraisal charges, title costs, and other closing fees.
- How the second mortgage interacts with your existing first mortgage and how much total debt will remain if you sell.
- Whether there is a prepayment charge, balloon feature, or other repayment condition.
- The consequences of missing a payment, including servicing fees, default, and foreclosure risk.
CFPB notes that a home equity loan might cost less than a HELOC in some circumstances, but that is not a universal rule. Compare actual offers rather than assuming one product is cheaper.

HELOC: flexible access, but still a secured debt
How it works
A home equity line of credit (HELOC) is a revolving credit line secured by your home. You can draw money as needed up to the approved limit, then repay according to the lender’s draw and repayment rules. You pay for the amount you actually use, but the contract may include fees, minimum payments, a required transition from drawing to repayment, and other conditions.
Questions that matter
- What is the rate calculation, and can the payment change?
- When does the draw period end, and what will the payment become afterward?
- Are there annual, transaction, inactivity, appraisal, or early-closure fees?
- Is the line frozen or reduced if your home value or financial circumstances change?
- How much of your available equity would be tied up, and what happens if you sell or refinance?
A HELOC is not free cash. It creates a lien and a repayment obligation. If you cannot reliably manage payments, the flexibility of drawing only what you need does not solve the underlying affordability problem. CFPB advises weighing fees and risks and considering whether another form of borrowing would cost less or expose you to less risk.

How it works
A cash-out refinance pays off your existing mortgage and replaces it with a larger mortgage. The difference, after any required costs, is delivered to you as cash. Unlike a home equity loan or HELOC, this transaction changes the first mortgage itself rather than adding a second lien.
Why the comparison is more than the new payment
Compare the proposed rate and term with the rate and remaining term on your current mortgage. A lower payment can result from stretching the debt over a longer term while increasing total interest or extending the date when the home is paid off. A higher rate can make the cash expensive even if the monthly payment appears manageable.
Include every closing cost in the calculation. CFPB says closing costs may apply, and the Federal Reserve warns that refinancing can reduce the amount left after a later sale because of those costs or a larger outstanding balance. Ask how long you expect to keep the home and whether the expected benefit covers the upfront expense before you move.

Situations requiring caution
- You already have a particularly favorable rate that would be lost in the refinance.
- You may sell or move soon, leaving little time to recover closing costs.
- The new payment would crowd out taxes, insurance, maintenance, or medical expenses.
- You are using cash to cover a recurring budget gap rather than a one-time need.
Do not rely on a headline rate or advertised payment. Request a written estimate of the loan amount, cash to you, payment, term, rate structure, closing costs, and projected balance.
Selling and downsizing: turn equity into a housing-cost decision
Selling the current home and moving to a less expensive one can release equity without adding a new mortgage against the property. CFPB identifies downsizing as a possible way to reduce overall expenses. The tradeoff is fundamental: you must leave your current home and secure replacement housing that remains affordable.
Calculate the move as a complete plan
- Estimate the net sale proceeds after the existing mortgage and transaction costs are paid.
- Identify the full cost of the replacement home, including taxes, insurance, utilities, repairs, association charges, and moving expenses.
- Confirm that the new location works for transportation, health care, family support, and accessibility.
- Keep a reserve for repairs and the period between selling and buying or renting.
The sources available for this guide do not establish typical selling costs or average savings, so do not assume that every smaller home will produce a specific dollar benefit. The sustainable choice is the one that lowers your total housing burden without creating an unaffordable replacement obligation.
Local assistance can reduce the amount of cash you need
Before borrowing against your home, check whether the expense causing the cash shortage can be reduced. CFPB and the Federal Trade Commission point to possible state and local help with property taxes, utilities, fuel, and home repairs. These programs are not uniform: eligibility, funding, deadlines, documentation, and application offices depend on your location.
Where to look
- Contact your county or town assessor or revenue office about property-tax relief, deferrals, exemptions, or payment plans.
- Ask the local utility or the state energy-assistance office about utility and fuel programs.
- Contact the area agency on aging or a local housing department about repair, accessibility, or weatherization assistance.
- Use the program’s official application instructions and confirm whether assistance is a grant, a loan, a lien, or a deferred payment.
Ask specifically whether assistance must be repaid when you sell, move, or transfer the home. A program that lowers today’s bill may still create a future claim against the property. Verify terms in writing and keep copies of applications and approval notices.

Waiting can be a deliberate strategy
Waiting is not the same as ignoring the problem. It can mean postponing a reverse mortgage or other borrowing while you stabilize expenses, increase income, sell an asset, qualify for assistance, or learn more about your options. CFPB notes that taking a reverse mortgage at a younger age can mean the available funds are exhausted earlier in later life, when income may be lower and health expenses may be higher.
Make a waiting plan
- State the exact amount needed and the date by which it is needed.
- Separate a one-time bill from a recurring monthly shortfall.
- List the expenses that can be reduced, deferred, or assisted locally.
- Set a review date and a trigger for action if the gap remains.
- Protect essentials first: housing, utilities, insurance, taxes, food, and medical care.
If waiting would cause a tax lien, utility shutoff, loss of insurance, or unsafe living conditions, seek qualified local help promptly rather than allowing the problem to grow.

Some companies offer home equity contracts, a category distinct from a conventional installment loan or HELOC. CFPB’s market overview describes arrangements in which a company secures its interest with a lien and reports complaints involving repayment amounts, valuation disputes, difficulty refinancing, and homeowners feeling constrained to sell.
Do not evaluate a home equity contract by looking only at the cash received or a stated percentage. Read the repayment formula, valuation method, term, fees, buyout rules, lien rights, and events that require repayment. Ask how the amount changes if the home appreciates or loses value and whether refinancing or selling requires the company’s consent. The exact contract controls; no specific company or offer is evaluated here.

1. Can you afford the required payments?
Write down the payment under normal conditions and under a less favorable condition allowed by the contract. Include property taxes, insurance, utilities, maintenance, and existing debt. A product that requires monthly payments may be unsuitable if your income is already committed, even when you have substantial equity.
2. What will you pay up front and over time?
Collect closing costs, origination charges, appraisal and title fees, annual fees, interest, servicing charges, and any sale or early-termination cost. Compare the total cost over the period you realistically expect to keep the loan, not only the first month.
3. Does it replace your mortgage or add another obligation?
A cash-out refinance replaces the existing first mortgage. A home equity loan, HELOC, or home equity contract generally adds a separate claim or obligation. Confirm the order of liens and how each debt affects a future refinance or sale.
Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Clear out junk files and repair common Windows errors3Fix the driver behind crashes, sound loss and screen glitches4. What are the qualification rules?
Ask what income, credit, age, property, occupancy, counseling, and equity requirements apply. Qualification is lender- and program-specific; do not assume that equity alone guarantees approval.
5. Can you stay in the home?
Borrowing options generally allow you to remain while you meet payment and property obligations. Downsizing requires a move. Assistance programs may have occupancy or income rules. Match the financial solution to your housing priorities.
6. What happens if you sell, move, or miss an obligation?
Obtain written answers about payoff at sale, moving out, missed payments, tax or insurance delinquency, property damage, and death. For any secured debt, understand the foreclosure process and the time available to cure a default.
Step-by-step process for choosing an alternative
- Define the need. Record the amount, purpose, deadline, and whether it is a one-time expense or a continuing deficit.
- Protect the home first. Bring taxes, insurance, utilities, and essential repairs into the budget before calculating discretionary cash.
- Check non-borrowing relief. Contact local offices about tax, utility, fuel, and repair assistance and ask whether any support creates a lien or future repayment.
- Price the housing change. If downsizing is possible, estimate net sale proceeds and the complete cost of replacement housing and moving.
- Request comparable loan disclosures. For each home equity loan, HELOC, or refinance, collect the rate, term, payment, fees, balance, and sale payoff rules in writing.
- Stress-test the budget. Test the plan against higher expenses, reduced income, a necessary repair, and an earlier-than-planned move.
- Use independent counseling. A HUD-approved reverse-mortgage counselor can explain HECM implications and alternatives; counseling is required for HECM borrowers, and you can use the information even if you ultimately choose another path.
- Decide and document. Keep the estimates, program rules, and assumptions used to choose. Revisit the plan when income, health, household, or housing circumstances change.
Common mistakes to avoid
- Confusing equity with spendable income. Equity may support a loan, but the lender can still require income and credit, and the debt must be repaid.
- Choosing by payment alone. A lower payment can reflect a longer term, deferred balance, or costs moved elsewhere.
- Ignoring the sale scenario. Calculate what remains after every lien, fee, and payoff if you move or your heirs sell.
- Using secured debt for an ongoing gap. Borrowing repeatedly against the home can postpone rather than solve an unaffordable budget.
- Assuming assistance is automatic. Local programs can close, run out of funds, or impose income, age, property, or deadline rules.
- Signing a contract you cannot explain. If you cannot state the payment, payoff formula, lien rights, and default consequences in plain language, pause and obtain independent advice.
The best reverse-mortgage alternative is the one that solves the actual problem without creating a payment, lien, move, or future-sale consequence you cannot sustain. Compare the immediate cash with the full housing and debt plan, and verify every lender and local-program term before committing.
