Retirement interest-only mortgage vs equity release: which is cheaper?

Neither is automatically cheaper. A retirement interest-only (RIO) mortgage will often cost less in total if you can comfortably pay the monthly interest and have a dependable plan to repay the capital. Equity release can remove or reduce required monthly payments, but a lifetime mortgage usually adds unpaid interest to the balance. That compounding can leave a much larger amount to repay and less equity for your beneficiaries.

The right comparison is not the headline interest rate. Use the same advance, property value, term and assumptions to compare monthly cash flow, total payments, projected balance, fees, repayment penalties, flexibility and the estate left behind.

The short answer

A RIO mortgage tends to be cheaper overall when three conditions are met:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
  • You can afford the interest every month throughout retirement.
  • The lender accepts a realistic plan for repaying the capital.
  • The plan remains workable if your income, health, property value or moving plans change.

Equity release may be more workable when regular payments would be unsustainable or income is irregular. The trade-off is that a lifetime mortgage can roll interest into the debt. Future interest is then charged on a growing balance, so the eventual repayment can be substantially higher than the original advance.

There is no published, market-wide figure showing one option is always cheaper. On 18 October 2026, the result still depends on the advance, age, term, interest rate, fees, payment behaviour, property value and repayment plan. Best-buy rates and individual lender criteria must be checked directly with a lender or an appropriately authorised adviser.

How a RIO mortgage works

Monthly interest, capital later

With a retirement interest-only mortgage, your monthly payments cover the interest due on the loan. The capital normally remains outstanding until a defined repayment event, such as selling the home, the borrower’s death or a move into long-term care. The lender assesses both whether the monthly interest is affordable and whether the proposed capital-repayment plan is credible.

Because the interest is paid as it arises, the loan balance does not normally grow through unpaid interest. That makes the future balance easier to see than with a fully rolled-up lifetime mortgage, but it does not remove risk: the original capital is still due.

The repayment plan matters as much as the payment

A sale-based plan depends on when the property is sold and what it is worth at that time. If the plan relies on another asset, inheritance, a maturing investment or a later downsizing move, the lender will expect those assumptions to be realistic and documented. A plan that works only if prices rise, a specific asset performs well or a sale occurs at a convenient date may not pass affordability or suitability checks.

What happens if circumstances change?

You must continue paying interest even if your income falls, expenses rise or you decide not to move. Missing payments can put the mortgage into arrears and ultimately place the property at risk. Before choosing a RIO mortgage, test the budget against inflation, emergency spending and the possibility that one source of retirement income stops.

How equity release works

Lifetime mortgages

A lifetime mortgage is secured on your property. You receive an advance and may be required to make no monthly payment, depending on the product. If interest is rolled up, it is added to the balance rather than paid immediately. Later interest is charged on that larger balance, creating a compounding effect.

Some lifetime mortgages allow optional payments. Paying interest, or part of it, can reduce the speed at which the balance grows. The exact payment options, limits and consequences are product-specific, so compare the provider’s illustration rather than assuming that “optional” means unlimited or cost-free.

Home-reversion plans

Home reversion is another form of equity release and has a different legal and pricing structure from a lifetime mortgage. Do not compare it using a lifetime-mortgage roll-up calculation. Ask for a clear statement of the ownership or value exchanged, the amount released, your right to remain in the property and the effect on the estate.

No monthly payment does not mean no cost

Removing a required monthly payment can solve a serious cash-flow problem, but it shifts more of the cost into the future. The eventual amount due may include the original advance, rolled-up interest and product charges. A plan can therefore be affordable each month while being expensive over its lifetime.

Why the cheaper option changes from person to person

1. Monthly cash flow

RIO requires continuing interest payments. A lifetime mortgage may not require a monthly payment, which can be valuable when retirement income is constrained or irregular. Compare the payment with your reliable income, not with an optimistic spending forecast.

2. Compounding

For a rolled-up lifetime mortgage, unpaid interest is added to the balance. Suppose the opening balance is B and the annual rate is r. A simplified annual illustration is:

balance after n years = B × (1 + r)n

Real illustrations may use different compounding periods, rates, drawdown rules and charges, so this is only a way to understand the direction of change. The key point is that interest can be charged on earlier interest. With a RIO mortgage, paid interest is a cash expense, but it does not normally increase the capital balance.

3. Capital-repayment certainty

A RIO mortgage leaves the original capital due. If repayment depends on selling the home, you need a credible timetable and a realistic view of the property’s future value. Equity release also leaves a future balance, but the balance may be less predictable when interest is rolled up and no payments are made.

4. Fees and penalties

Include every charge in the comparison:

  • Arrangement or application fees.
  • Advice fees.
  • Valuation and legal costs.
  • Early-repayment charges.
  • Charges or restrictions when moving or porting the loan.
  • Rules and costs connected with downsizing.

These vary by product and lender. A lower interest rate can be outweighed by a large fee or an expensive early exit.

5. Inheritance

Equity release can reduce the value of the estate, particularly when a lifetime-mortgage balance compounds for many years. A RIO mortgage also reduces the estate by the capital that must be repaid, but paying the interest rather than adding it to the loan can preserve more equity than a fully rolled-up arrangement. Ask for projected estate values, not just the amount released today.

6. Benefits and tax

Releasing money or changing your housing debt can affect means-tested benefits or tax outcomes. The effect depends on your circumstances and how the money is held or spent. An adviser should test these consequences before you apply.

What to compare over 10 or 20 years

Do not ask an adviser for two unrelated quotations. Request side-by-side illustrations based on identical assumptions: the same advance, property value, starting date, term, rate scenario and treatment of fees. If one product assumes optional payments and the other assumes none, label that difference clearly.

Comparison point RIO mortgage Lifetime mortgage
Required monthly payment Interest is normally paid each month. May be no required payment; check whether interest is rolled up or payments are expected.
Capital balance Generally remains close to the original capital, subject to fees or additional borrowing. Can grow as unpaid interest is added.
Repayment event Usually sale, death or move into long-term care, according to the mortgage terms. Usually repayment when the property is sold or another contractually defined event occurs.
Interest effect Paid interest is an ongoing cash cost. Rolled-up interest can be charged on a growing balance; optional payments may reduce this effect.
Affordability test Lender assesses ongoing interest affordability and the credibility of the repayment plan. Suitability still requires assessment, even where no immediate monthly payment is required.
Estate impact Outstanding capital and any charges reduce the estate. Original advance plus accumulated interest and charges can reduce the estate more rapidly.
Moving or downsizing Check portability, sale requirements and any early-repayment charge. Check portability, downsizing rules and any repayment charge.

Record the balance at useful checkpoints

Ask for the projected balance after five, 10, 15 and 20 years, not just the final figure. For each checkpoint, record:

  • Total cash paid by you.
  • Interest added to the balance.
  • All fees paid or financed.
  • Amount needed to repay the loan.
  • Estimated equity remaining under the stated property-value assumption.

Run at least two property-value assumptions. A rising-value scenario can make the remaining equity look comfortable, while a flat or falling-value scenario tests whether the plan still meets your objectives.

How to test whether you can afford RIO interest

Build the budget from dependable income

  1. List guaranteed or highly dependable retirement income separately from variable income.
  2. Subtract essential spending, existing debt payments, insurance, utilities, care costs and regular housing maintenance.
  3. Subtract the proposed monthly mortgage interest.
  4. Reserve an emergency amount for repairs, health costs and periods of higher living expenses.
  5. Check the result against a higher-rate or lower-income scenario.

The payment is affordable only if the remaining income is sufficient without relying on a best-case investment return or an uncertain future event.

Stress-test the repayment plan

Write down the exact source of capital repayment, the expected date and the assumptions behind it. Then ask what happens if the property takes longer to sell, its value is lower than expected, you stay in the home longer or the asset earmarked for repayment falls in value. If the answer is to borrow again or sell under pressure, the plan is not robust.

Check the consequences of missed payments

Ask the lender what happens after a missed payment, how arrears are treated and when enforcement could begin. A RIO mortgage’s lower long-run balance is not useful if the monthly obligation is too fragile to maintain.

When equity release may be more workable

Equity release may fit when the required RIO payment would consume too much of your dependable income, when income varies sharply or when preserving monthly cash flow is more important than maximising the eventual estate. It can also be considered when a conventional repayment plan is not credible.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

That flexibility is not a free saving. A lifetime mortgage with no payments can accumulate interest for the entire period you keep it. Ask whether you can make voluntary payments, whether there are limits or penalties, and how those payments alter the projected balance.

Fees, early repayment and flexibility

Moving home

Ask whether the borrowing can move to another property, what minimum property criteria apply and what happens if the new home is worth less. If the loan cannot be transferred, selling may trigger an early-repayment charge.

Downsizing

Some plans include specific downsizing rules. Obtain the conditions in writing, including any minimum period before you can repay, the proportion of the balance that must be cleared and any charge that applies.

Early repayment

Request a schedule showing the charge at different dates. A plan that looks inexpensive over 20 years may be costly to exit after five years because of an early-repayment charge.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Fees financed into the loan

If fees are added to the borrowing, they can also attract interest on a lifetime mortgage. Compare the result of paying fees upfront with financing them, using the same time horizon.

A step-by-step way to obtain a fair comparison

  1. Define the objective. State how much money you need, whether you need a lump sum or staged access, how important monthly-payment relief is and how much inheritance you hope to preserve.
  2. Gather the inputs. Record the property value, existing mortgage, desired advance, age of each borrower, income, essential spending, health or care considerations and likely moving plans.
  3. Ask for both structures. Obtain a RIO illustration and an equity-release illustration using the same advance and property assumptions.
  4. Standardise the horizon. Compare five-, 10-, 15- and 20-year checkpoints, even if you expect the loan to end earlier.
  5. Separate cash flow from total cost. Show monthly payments, cumulative payments, interest added, fees and the balance due as separate lines.
  6. Run adverse scenarios. Ask what happens with a lower property value, a longer stay in the home, reduced income and an early move.
  7. Check benefits and tax. Confirm whether releasing or retaining the funds changes any means-tested support or tax position.
  8. Verify authorisation. Check the adviser or firm through the FCA Firm Checker and obtain personalised illustrations before committing.
  9. Read the exit terms. Review portability, downsizing, voluntary-payment rules and early-repayment charges in the formal offer.

Common mistakes and how to avoid them

Comparing rates without balances

A rate comparison alone misses the difference between paying interest monthly and adding it to the debt. Always compare the projected balance and total cash paid.

Assuming “no monthly payment” means free borrowing

No required payment can simply mean the cost is deferred and compounded. Ask how much interest is added in each year of the illustration.

Using an unrealistic sale plan

A plan based on an immediate sale, a specific price or a future downsizing move may fail if your circumstances change. Set out a fallback plan before applying.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Ignoring the estate

Ask for the amount beneficiaries would receive under each product at the same dates and property values. Include all fees and the outstanding capital.

Overlooking benefits

Releasing a large sum can change eligibility for means-tested support. Get advice before drawing funds, not after a benefit has been reassessed.

Relying on generic examples

Published examples cannot capture your age, income, property, rate, payment behaviour and repayment plan. Treat them as explanations of mechanics, not as a personal recommendation.

A practical decision framework

If your priority is… Questions to answer
Lowest likely total cost Can you pay RIO interest reliably, and is the capital-repayment plan dependable under conservative assumptions?
Minimum monthly outgoings Would a lifetime mortgage’s payment structure prevent financial strain, and how much balance would build over your expected term?
Protecting inheritance Which illustration leaves more equity after 10 or 20 years, including fees and adverse property values?
Future flexibility Can you move, downsize, make voluntary payments or repay early without an unaffordable charge?
Benefit or tax certainty Has an adviser assessed the effect of the advance and its use on your benefits and tax position?

Choose the RIO structure only when both the payment and the repayment plan remain credible. Choose equity release only after seeing the long-term balance, estate effect and exit costs in a personalised illustration.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What an adviser should explain

The FCA says advice must focus on your individual needs and circumstances. A suitable recommendation should explain why the product fits your income, objectives, property, health and likely future decisions; what happens if you stop paying; how the balance changes; and how the arrangement affects benefits, tax, moving and inheritance.

Ask the adviser to identify alternatives considered, disclose all fees, show the assumptions used and provide the illustration in a form you can keep. Do not proceed on the basis of a verbal estimate or a generic “cheaper” label.

Bottom line for a 10- or 20-year choice

Over 10 or 20 years, a RIO mortgage is often cheaper in pounds when its monthly interest is comfortably affordable and the capital can be repaid as planned. A lifetime mortgage can be the more sustainable cash-flow choice when monthly payments would put your retirement budget at risk, but rolled-up interest may produce a much larger final balance.

There is no honest universal winner. The decision should come from matched, personalised illustrations that show total payments, projected balances, fees, early-repayment costs, flexibility and inheritance under realistic and adverse assumptions.
