There is no universal break-even stay. In U.S. consumer guidance, Freddie Mac says buying may make sense when you expect to stay at least five to seven years. Treat that as a starting point, not a promise: your loan, local prices and rents, taxes, insurance, maintenance, transaction costs, tax position and likely home-price changes can move the result substantially. The Consumer Financial Protection Bureau (CFPB) recommends comparing your own expected stay and testing several scenarios instead of relying on one forecast.
Why the number of years matters
A home purchase has large costs at the beginning and usually more costs when you sell. The longer you hold the property, the more time you have to spread those costs across your housing years and repay mortgage principal. A short ownership period can leave too little principal paid down to offset the purchase and sale expenses.

Freddie Mac’s My Home article, reviewed January 3, 2025, states: “Buying a home may make sense if you plan to stay in your home for at least five to seven years.” That is a broad rule of thumb, not a calculated guarantee for every household or market.

Your break-even date is therefore the point at which the complete ownership outcome, compared with renting the same type of home, becomes favorable—not the date your principal balance first falls.

What “pay off” should mean
People use “pay off” in two different ways. One meaning is that the owner’s net worth is higher after selling than the renter’s net worth after paying rent and saving or investing the cash the owner committed. Another is that the owner’s monthly payment is lower than rent. The second test is incomplete: a mortgage payment can look competitive while taxes, insurance, repairs, closing costs and selling expenses make the overall result worse.
Use the first definition for a financial comparison, and also consider nonfinancial factors such as control over the home, mobility and tolerance for repair risk. A purchase can be a reasonable lifestyle choice even when a spreadsheet does not show a clear financial advantage, but the model should make that trade-off visible.
What a fair rent-versus-buy comparison measures
Compare the same or closely comparable home in the same local market over the same expected holding period. A useful comparison has two complete cash-flow paths and gives the renter credit for money that is not tied up in a down payment or ownership.
| Comparison area | Include on the buying side | Include on the renting side |
|---|---|---|
| Money at the start | Down payment, closing charges and any other cash required to obtain the loan and property | Security deposit, application or move-in charges and cash retained instead of being used for a down payment |
| Recurring housing cost | Principal and interest, property taxes, homeowners insurance, mortgage insurance when applicable, HOA fees, utilities, routine upkeep and repairs | Rent, renter-paid utilities and fees, renter’s insurance and plausible future rent changes |
| Money at the end | Sale price, less the mortgage balance and selling costs | Value of invested or saved cash that was not committed to ownership |
| Risk and flexibility | Repair responsibility, price declines, possible income disruption and the cost of selling or moving | Lease terms, rent increases, relocation flexibility and the landlord’s responsibility for covered maintenance |
| Taxes | Any tax effects that actually apply to your filing situation | Tax treatment of savings or investments used in the comparison |
Do not call all rent “thrown away.” Rent pays for the use of a home and preserves flexibility; a buying comparison is fair only when it also recognizes what happens to the renter’s uncommitted cash.
Keep the comparison on the same clock
If you model a five-year ownership period, model five years of rent, savings and investment returns as well. Do not compare a buyer’s five-year sale proceeds with a renter’s one-year savings balance. Include moving costs at the point each household expects to move, and use the same assumptions about inflation or changing costs on both sides where appropriate.
Buying costs that can change the break-even date
Upfront costs
The CFPB says typical U.S. closing costs are 2% to 5% of the purchase price, excluding the down payment. The actual amount depends on the home price, down payment, lender charges, loan type, property type and location. Obtain a loan estimate and review the settlement figures rather than applying the range as a fixed charge for your purchase.
Upfront cash can also include prepaid taxes and insurance, inspection or appraisal charges and other transaction-specific items. Include each amount that you will not recover when you sell. A larger down payment may reduce the loan balance or mortgage insurance, but it also leaves less cash available for emergencies or investment; model both effects rather than treating the down payment as a cost that disappears.
Monthly and annual ownership costs
Mortgage principal and interest are only part of the owner’s housing cost. Add property taxes, homeowners insurance, mortgage insurance when required, HOA assessments, utilities, maintenance and repairs. A fixed-rate loan can make principal-and-interest payments more predictable, but taxes, insurance, assessments and repairs can still change.
Separate costs that are relatively predictable from costs that arrive irregularly. An annual insurance bill, a tax reassessment or an HOA special assessment can create a cash need even when the mortgage payment is unchanged. A repair reserve is not a guaranteed annual bill, but omitting it assumes that roofs, heating systems, plumbing and appliances never need work.

Do not substitute a generic maintenance percentage for an estimate that reflects the property’s age, condition, systems and local labor costs. Gather a realistic repair allowance and test a higher-cost case because a single major repair can alter a short holding-period result.
Costs when you sell
Estimate the costs of listing and closing the sale, including commissions and other seller charges that apply in your market. Subtract those costs and the remaining mortgage balance from the expected sale price. A higher future value does not automatically mean a profit after these deductions.
Sale timing matters. If you must move during a weak market, you may accept a lower price or carry two housing payments while selling. If the property’s value falls below the loan balance, selling can require additional cash or leave you owing more than the home is worth. Include a conservative sale case rather than assuming you can wait indefinitely for a recovery.
How to calculate your own break-even range
This is a scenario model, not a prediction. Build it for several possible holding periods, including the length of time you realistically expect to remain in the home. A spreadsheet can show the result year by year, but the quality of the answer depends on the inputs.
- Define the comparison. Choose a specific home or a realistic price range and a comparable local rental. Use the same location, size and quality as closely as possible.
- Set the purchase inputs. Record the price, down payment, loan amount, interest rate, term, lender charges and the closing-cost estimate. Keep the 2% to 5% CFPB range as context, not as a personal quote.
- Calculate the full owner payment. Add principal and interest to property taxes, homeowners insurance, mortgage insurance when applicable, HOA fees and utilities. Add an explicit allowance for maintenance and repairs.
- List the renter’s cash flows. Record initial move-in costs, rent, renter-paid utilities and insurance, and expected rent changes. Track the down payment and other cash the renter keeps available.
- Model what happens to uncommitted cash. Decide how the renter uses the money that would otherwise fund the down payment, closing costs or additional owner expenses. Use a reasonable return assumption and show how the result changes if that return is lower or higher.
- Choose holding periods. Run the comparison for short, medium and long stays, with five to seven years as an initial checkpoint rather than a final answer.
- Model the sale. For each period, estimate the home’s value, subtract selling costs and the outstanding mortgage, and record the resulting proceeds. Include the cost of moving if it differs between the options.
- Compare net outcomes. Compare the owner’s net sale proceeds and cumulative housing cash outflows with the renter’s cumulative costs and retained or invested cash. Identify the first period in which buying is favorable under each scenario.
- Stress-test uncertainty. Change home-price growth, rent growth, loan rate, maintenance, insurance, taxes and the holding period. Keep a low, middle and high case for each major uncertain input.
A simple break-even formula
For each possible sale year, calculate the buyer’s net position as the sale price minus selling costs and the remaining mortgage balance, then subtract the buyer’s cumulative unrecovered cash costs. Those costs include the down payment, closing costs, interest, taxes, insurance, mortgage insurance, HOA charges, utilities and repairs, with any applicable tax effect shown separately. Calculate the renter’s position from the cash retained at move-in, the difference in recurring housing costs and the assumed value of savings or investments. The break-even year is the first year in which the buyer’s position is better under a specified scenario.
This formula is a comparison device, not an accounting rule that says every rent payment must be recovered. Housing provides a service in either case. The purpose is to compare the total financial position created by each choice over the same period.

Its recommendation is to try several scenarios to see a range of outcomes.
How to interpret equity
Equity is the property’s current value minus the mortgage balance. Each principal payment generally increases equity, but principal is repaid slowly in the early years of many loans. Equity can also fall if the property’s market value declines.
For a sale decision, use net equity: expected sale price minus selling costs and the remaining loan balance. Net equity is not the same as profit because it does not, by itself, account for the down payment, closing costs, interest, taxes, insurance, repairs or the alternative return on the renter’s cash.

Think of equity as one line in the model, not the entire result. A buyer may have substantial gross equity because of a down payment while still being behind after transaction costs and years of ownership expenses. Conversely, a renter can have no property equity but may have accumulated liquid savings and avoided a large repair.

Tax effects require a personal check
Do not assume that buying produces a tax break. The CFPB explains that the federal mortgage-interest deduction is available only when a taxpayer itemizes, and its value depends on individual circumstances. Interest paid generally declines over the life of a loan, so the potential deduction can change over time. Tax rules can change; confirm current federal and state treatment with a qualified tax professional before relying on a tax benefit in your model.
Show tax benefits as a separate, optional line. If you are unsure whether itemizing applies or how a deduction interacts with your broader return, run the comparison without it. That prevents an uncertain benefit from determining the break-even year.
When renting can be the better choice
Renting often fits a household that values mobility or cannot comfortably absorb ownership risks. It may be preferable when:
- You may move within a few years and cannot confidently reach the five-to-seven-year starting range.
- Your employment or income is short-term or unstable.
- Comparable homes cost substantially more to own than to rent in your local market.
- You cannot keep cash available for repairs, deductibles, taxes, insurance or HOA assessments.
- You want the landlord to carry direct responsibility for covered maintenance and the risk of a falling property value.
- Your lease provides useful flexibility and the rent path remains manageable.
Freddie Mac notes that renting requires less money upfront and can be advantageous in high-cost areas where buying costs more than renting. Flexibility is not free—rent and lease terms can change—but it is a real benefit that belongs in the comparison.

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteRenting can also be sensible when the likely move date is uncertain. Selling a home is a transaction, not an instant switch of housing, and an owner may face listing costs, a slow sale or the need to rent out the property. A tenant generally has fewer market-value decisions to make, subject to the lease and local landlord-tenant rules.
When buying may make sense
Buying becomes more plausible when you expect a stable, longer stay, can fund the full ownership budget and have enough reserves for surprises. A longer period gives you more time to spread the transaction costs and repay principal. A fixed-rate mortgage can make the principal-and-interest portion predictable, and ownership gives you control over the home.
Those benefits come with continuing obligations: maintenance, insurance, taxes, HOA charges, possible mortgage insurance and the risk that the home’s value falls. Treat future appreciation as an uncertain scenario input, not as a promise or a guaranteed source of wealth.
Control can have practical value: an owner can generally decide how to use the home without negotiating a renewal or a landlord’s approval, while a renter may be able to move more easily. Put those preferences beside the financial results rather than converting them into an invented dollar value.

A practical decision worksheet
Gather the following before drawing a conclusion:
- Several current asking rents for comparable homes in the same area.
- Comparable sale prices and a realistic estimate of the home’s condition.
- A loan quote showing rate, term, principal, lender charges and mortgage-insurance terms when applicable.
- Local property-tax information, homeowners and renter’s insurance estimates, HOA documents and utility costs.
- Expected maintenance and repair needs, with a higher-cost case for major work.
- Purchase closing costs and likely selling costs for the local market.
- Your expected stay, likely move date and the financial cost of moving.
- Low, middle and high assumptions for rent growth, home-price growth, loan rates, taxes, insurance and repairs.
- The return you could reasonably earn on money that would remain available to a renter instead of being committed to ownership.
- The cash reserve you would still have after closing and the amount of debt your income could comfortably support.
Enter these figures in a rent-versus-buy calculator, then inspect the assumptions behind every output. Freddie Mac provides a rent-versus-buy calculator with guidance and financial estimates and advises contacting a lender for precise calculations. A calculator can organize the decision; it cannot know your job stability, repair tolerance or likely move date.
Common mistakes that produce a false break-even
Using the five-to-seven-year rule as a guarantee
The rule is a general threshold, not a universal answer. A high-cost purchase, weak local prices or a likely move can push the break-even point later; favorable costs and a long stay can bring it earlier.
Counting only principal and interest
Ignoring taxes, insurance, mortgage insurance, HOA fees, utilities, maintenance or repairs understates ownership costs and makes buying appear to pay off sooner.
Leaving out transaction costs
Closing costs at purchase and selling expenses at the end can absorb a large share of early equity. Include both ends of the transaction.
Recommended Free Tools
Treating principal as an immediate gain
Principal repayment builds equity, but it is not spendable cash until you sell or borrow against the property. Compare net sale proceeds and all housing cash flows, not principal alone.
Assuming appreciation or a tax deduction
Home values can fall, and a mortgage-interest deduction depends on itemizing and your personal tax position. Run a no-growth or declining-value case and omit tax benefits unless they apply to you.
Ignoring the renter’s alternative use of cash
A renter may save or invest the down payment, closing-cost difference and monthly savings. Excluding that alternative makes the comparison incomplete.
Comparing unlike homes
A modest rental and a larger, newer house do not answer the same question. Match location, size, condition and amenities as closely as practical, or clearly label the lifestyle difference that remains.
Using one optimistic forecast
A single home-price or rent-growth assumption can make a calculator look precise while hiding uncertainty. Keep a low, middle and high case and note which assumptions cause the conclusion to change.

U.S. scope and source guidance
The figures and guidance here are for U.S. consumers. Mortgage terms, tax rules, insurance, transaction charges and property costs vary by state, locality, property, lender and date. Freddie Mac’s five-to-seven-year guidance and the CFPB’s cost and scenario advice do not provide a universal computed break-even year or predict future home prices and rents.
Use your own documented estimates, test a range of outcomes and revisit the model if your expected stay, income, loan quote or local market changes.
Frequently Asked Questions
Is five years always long enough for buying to pay off?
No. Freddie Mac presents five to seven years as a broad starting rule, not a guarantee. Closing costs, selling costs, local prices, rent, loan terms, repairs and your actual move date can make the break-even period shorter or longer.
Free tools Windows power users keep installed

What closing costs should I include?
The CFPB says typical U.S. closing costs are 2% to 5% of the purchase price, excluding the down payment. Use your loan estimate and settlement figures because the amount varies with the property, loan, lender and location. Include prepaid taxes, insurance, inspections, appraisal charges and other costs you will not recover.
Does paying mortgage principal mean I am making money?
Principal repayment generally increases equity, but it is not the same as profit. Compare the expected sale price minus selling costs and the remaining loan with all ownership costs and the renter’s alternative savings or investment balance.
Should I count a mortgage-interest tax deduction?
Only if it actually applies to your tax situation. The CFPB says the federal deduction generally requires itemizing and its value depends on individual circumstances. Run a case without the deduction and verify current rules with a tax professional.
What if home prices fall?
Include a no-growth or declining-value scenario. A price decline can reduce equity or leave you owing more than the home is worth, and selling costs can deepen the shortfall.
What should a renter do with the down payment money?
Include the cash the renter keeps instead of using for a down payment, closing costs or ownership expenses. Model whether it is saved or invested and test lower and higher return assumptions.
Which ongoing costs do buyers most often miss?
Taxes, homeowners insurance, mortgage insurance when applicable, HOA charges, utilities, maintenance and repairs are all part of the ownership comparison. Taxes, insurance and assessments can change even with a fixed-rate mortgage.
When is renting especially reasonable?
Renting can fit when you may move within a few years, employment or income is unstable, buying costs much more than comparable rent, or you cannot maintain cash reserves for repairs and other ownership obligations.
The Bottom Line
Use five to seven years as a starting question, not an answer. Compare a matched rental and home over the same periods, include the CFPB’s 2%–5% closing-cost range as context, count every recurring and selling cost, give the renter’s uncommitted cash a realistic role, and test low, middle and high assumptions for prices, rents and repairs. Buying pays off only under the circumstances and scenario in which the complete net outcome beats renting.
