Renting vs. Buying a Home When Prices May Fall

If you think home prices could fall, neither renting nor buying is automatically the safer choice. Compare the full, local cost of owning the specific home with the cost of renting a comparable home for the period you expect to stay. Then test the purchase under falling, flat and rising resale-price assumptions, including the mortgage balance and selling costs.

Renting often has a valuable advantage when your income or location may change: you can move without selling a property at a loss. Buying can still work when your income is stable, you can fund repairs and reserves, and the decision remains affordable without assuming appreciation.

Is it better to rent or buy if home prices might fall?

There is no universal answer. The stronger question is whether this particular purchase remains affordable if the home is worth less when you need to move. Compare a genuinely comparable rental with the full cost of owning for the same expected stay. Include financing, property taxes, insurance, mortgage insurance where applicable, association fees, utilities, maintenance, repairs and the costs of buying and selling.

Then run at least three resale cases: a decline selected as a personal stress test, no nominal price change and an increase that is clearly labeled as an upside case. A purchase that works only if prices rise is fragile. A rental that costs more each month may still be preferable if it preserves cash, protects you from a forced sale and lets you relocate quickly.

What a falling market changes

A home is both a place to live and an asset whose value moves with the market. Your equity is the market value minus the mortgage balance and any debt secured by the property. A decline can reduce that equity quickly, while selling expenses reduce the cash you actually receive.

Equity can disappear or become negative

Suppose a home is worth $400,000 and the mortgage balance is $320,000. The owner appears to have $80,000 of equity before selling costs. If the value falls to $360,000, gross equity is only $40,000. A 6% selling-cost assumption would consume $21,600, leaving about $18,400 before any other payoff or closing adjustments. If the sale price is below the loan balance plus selling costs, the owner is effectively underwater for a normal sale and may need to bring cash to closing, negotiate with the lender, or delay the move.

That calculation also shows why a percentage decline is not the whole story. The dollar effect depends on the original down payment, the loan balance on the sale date and the transaction costs in that location. A buyer with a larger down payment may have more equity cushion, while a buyer who made a small down payment can reach the same risk point after a smaller decline.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Short ownership periods are especially exposed

Early mortgage payments generally build equity slowly because a large share of each payment goes to interest. Buying and selling also involve one-time costs. A move after only a few years can therefore leave too little time for principal reduction to offset commissions, transfer taxes, loan fees and other transaction expenses. A price decline compounds that exposure.

Do not use the full mortgage term as your holding period merely because the loan lasts 15 or 30 years. If a new job, relationship change, caregiving responsibility, family-size change or health issue could force a move, model that earlier date. The same home can look attractive over 15 years and unattractive over three.

A loss can be a liquidity problem, not just a paper loss

An owner may be able to afford the monthly payment yet lack the cash needed to sell after a decline. Repairs, property taxes, insurance and association charges continue while the property is listed. A renter normally avoids the property-value risk and can move at the end of a lease, subject to the lease terms and local law.

Liquidity matters in both directions. The buyer ties up a down payment and closing cash in the property; the renter keeps those funds available for emergencies, moving or other goals. If you include investment earnings on retained cash, state the return, taxes and risk assumptions. Do not treat an assumed return as guaranteed.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare the complete cost of each option

Do not compare rent with principal and interest alone. Build a side-by-side estimate for the same home size, neighborhood and time period. Separate cash outflow from equity: principal repayment reduces the loan balance, while interest and operating expenses are consumption. Equity is not spendable cash unless you sell, refinance or borrow against the property.

Ownership costs to include

  • Mortgage principal and interest: use the actual loan amount, term, rate and any points or lender charges. Compare current loan offers rather than relying on a generic rate.
  • Property taxes: use the current local bill and identify how reassessment could change it.
  • Homeowners insurance: obtain a local quote and ask how deductibles, coverage limits and renewal changes affect the premium.
  • Mortgage insurance: include it when the loan requires it, and model when it could end.
  • Association fees: include condominium or homeowners-association dues, likely increases and special assessments when applicable.
  • Utilities: estimate owner-paid electricity, gas, water, sewer, trash and other services that differ from the rental.
  • Maintenance and repairs: budget routine work and irregular failures such as heating, roofing, plumbing or appliances. A reserve is needed even when no repair is expected this year.
  • Opportunity cost of cash: a down payment and closing cash cannot remain in savings or investments. Use a conservative, clearly labeled assumption if you include this in a model.
  • Purchase and sale costs: account for lender fees, inspections, appraisal, title or recording charges, applicable taxes, commissions and other local costs.

Review the inspection report, the age of major systems and available contractor estimates when setting a repair reserve. A generic allowance can understate the risk of an older roof, heating system or plumbing. Also check insurance availability and the property’s tax history before committing.

Renting costs to include

  • Base rent for a genuinely comparable home, not a smaller or less convenient unit.
  • Renter-paid utilities, renters insurance, parking, storage and other recurring charges.
  • Application, deposit and moving costs, spread across the expected stay when appropriate.
  • Any assumed rent increase. Label it as an assumption; a national statistic is not a local forecast.
  • The value of keeping the down payment and purchase reserves liquid. If you model investment earnings, state the return, taxes and risk assumptions rather than treating them as guaranteed.

Check the lease for notice requirements, renewal rules and early-termination charges. Renting avoids a sale commission, but a move can still require a new deposit, application fees, movers and temporary housing.

Match the time horizon

Use the period you realistically expect to occupy the home, not an arbitrary 30-year mortgage term. Run a separate case for an earlier move if your job, relationship, family size or health could change. The same purchase can look attractive over 15 years and unattractive over three.

Build a rent-versus-buy stress test

A calculator is a framework, not a forecast. The Consumer Financial Protection Bureau cautions that assumptions about future price growth can materially change a result and recommends testing multiple scenarios.

Step 1: Gather local and personal inputs

  1. Record the purchase price, down payment, loan amount, rate, term and lender fees from current loan offers.
  2. Get current property-tax, homeowners-insurance, mortgage-insurance and association-fee figures for the actual property.
  3. Estimate utilities, routine maintenance and a repair reserve using local contractors, the inspection report and the home’s age.
  4. Collect asking rents for comparable units and identify which utilities, parking and fees the tenant pays.
  5. Set the planned holding period and a realistic earlier-move date.
  6. Estimate purchase and sale costs separately. Use local estimates rather than a generic national percentage.

Step 2: Calculate cash outflow

For ownership, add the mortgage payment, taxes, insurance, mortgage insurance, association fees, utilities, maintenance and repairs. Add one-time purchase costs at the start and estimated selling costs at the end. For renting, add rent, tenant-paid charges, insurance and moving costs over the same period. Keep cash flow separate from equity: principal repayment is a transfer into equity, while interest and operating expenses are consumption.

Compare totals and timing, not just an average monthly number. A large closing payment occurs at the start; a major repair may arrive in one month; selling costs arrive when you need to move. A household that can cover an average cost may still fail a short-term cash-flow test.

Step 3: Model resale value and the remaining loan

At the planned sale date, estimate the mortgage balance from the lender’s amortization schedule. Apply at least three explicit price assumptions:

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.
Scenario Price assumption What to calculate Question it answers
Decline A stress-test fall chosen for your market and finances Lower sale value minus selling costs and remaining mortgage Could I sell without bringing cash, and could I tolerate the loss?
Flat No nominal change from the purchase price Sale proceeds after costs and loan payoff Does owning work without appreciation?
Increase A positive case that is clearly labeled, not promised Higher sale value after costs and loan payoff How dependent is the decision on growth?

Do not treat the increase case as the expected result merely because prices rose in the past. A market ratio or national trend can provide context but cannot predict the value of your address on your moving date.

Illustrative calculation

The following numbers are an example for showing the mechanics, not a forecast or a recommendation. Assume a $400,000 purchase, a $320,000 mortgage balance at the planned sale date, and selling costs of 6% of the sale price.

Resale assumption Sale price 6% selling costs Mortgage payoff Cash before other adjustments
10% decline $360,000 $21,600 $320,000 $18,400
Flat $400,000 $24,000 $320,000 $56,000
10% increase $440,000 $26,400 $320,000 $93,600

If the owner paid an $80,000 down payment and $12,000 of purchase costs, the decline case would not recover that initial cash, even before counting interest, taxes, insurance, maintenance or the value of the owner’s time. Compare those ownership costs with the rent and renter-paid expenses over the same period. A different loan balance, selling cost or holding period can change every result.

Step 4: Test payment and liquidity shocks

  • Use a repair reserve that covers a major failure without credit-card debt.
  • Ask whether you could keep paying if income stopped for several months.
  • Allow for insurance, taxes or association fees to rise.
  • Model a move before the planned date and a sale during the decline scenario.
  • Check how much cash would remain after the down payment, closing costs and emergency reserve.
  • Compare more than one loan offer and rerun the model if the interest rate or purchase price changes.

When renting may be the better fit

Continuing to rent may be prudent when employment or income is unstable, a move is plausible within the next few years, or buying would use nearly all available cash. CFPB guidance specifically identifies unstable employment and possible near-term moves as circumstances in which renting may make more sense.

Flexibility has financial value

A lease can make relocation simpler: you generally do not need to find a buyer, pay selling costs or wait for a transaction to close. That flexibility matters if a new job, caregiving duty or family change could require a move. Check the lease for notice requirements, early-termination charges and renewal rules.

Renting transfers property risk, but not every risk

The landlord generally bears the property’s market-value risk and major structural repairs. You still face rent increases, lease nonrenewal, moving expenses and local rental shortages. A rent model should therefore include a clearly labeled increase assumption and a cash reserve for moving.

When buying may still fit during a possible decline

Buying can be reasonable when income is stable, the home meets a long-term need, and you can pay the full ownership cost without relying on appreciation. The purchase should remain manageable in the flat and decline cases, not only in the optimistic case.

Signs the finances are resilient

  • You can make the down payment and closing payment while retaining an emergency fund and a dedicated repair reserve.
  • The projected payment plus taxes, insurance, fees, utilities and maintenance leaves room for ordinary expenses and savings.
  • You can tolerate a lower valuation without needing to sell immediately.
  • You expect to stay long enough for transaction costs to be spread over many years.
  • You have reviewed the inspection, insurance availability, tax history and association documents.

Buying is not a guaranteed hedge against rent

Ownership can provide housing stability and build equity through principal repayment, but it also locks up cash and exposes you to repairs, taxes, insurance and market value. Do not justify a purchase solely by assuming that rent will rise or that the home will appreciate.

Federal Reserve household survey, 2026 report on 2025 Rental costs held steady over the prior year nationally. Do not substitute this result for a local rent forecast or your lease terms.
Federal Reserve Bank of St. Louis FRED Blog, 2026 The house-price-to-rent measure remained near historical peaks. It signals that prices were high relative to rents on that measure; it does not establish that a decline is imminent.

Common mistakes and how to correct them

Comparing rent with only principal and interest

Correction: add every recurring ownership cost and one-time transaction cost before drawing a conclusion.

Assuming a sale at the purchase price

Correction: include decline, flat and increase cases, then subtract selling costs and the remaining mortgage in each.

Ignoring an early move

Correction: run the model at the earliest realistic move date, not just the date you hope to stay.

Spending the entire cash reserve on the down payment

Correction: keep separate funds for emergencies, repairs, deductibles and moving costs.

Treating a ratio as a prediction

Correction: use price-to-rent and affordability statistics as background information; they cannot forecast your home’s resale price.

Using a generic repair allowance without checking the property

Correction: combine the inspection report, age of major systems, local contractor estimates and a contingency reserve.

Counting appreciation as the plan

Correction: require the budget to work with no price growth, and use the decline case to test whether a forced sale would require unaffordable cash.

A practical decision checklist

  1. Define the likely stay and the earliest plausible move.
  2. Gather comparable local rents and all tenant-paid charges.
  3. Obtain competing loan estimates and the property’s tax, insurance and association figures.
  4. Estimate utilities, maintenance, repairs and purchase and sale costs.
  5. Calculate ownership and renting cash outflows for the same period.
  6. Project the mortgage balance at each possible sale date.
  7. Run decline, flat and increase resale scenarios.
  8. Confirm that the decline case does not require unaffordable cash or an emergency sale.
  9. Retain an emergency and repair reserve after closing if you buy.
  10. Re-run the comparison when the rate, price, rent, insurance, taxes or expected stay changes.

The decision is strongest when it works without a price gain. If buying only wins after several optimistic assumptions, renting may be the more robust choice while you preserve liquidity and reassess.

Frequently Asked Questions

Should I rent or buy if home prices might fall?

Compare the full cost of each option over your expected stay, then test the purchase with decline, flat and increase resale assumptions. Renting often fits better when income or location is uncertain, while buying can fit a stable household that can hold the home and absorb a lower resale value.

How much can a price decline hurt a homeowner?

The effect depends on the mortgage balance and selling costs. A decline can reduce equity or leave the sale proceeds below the loan payoff plus transaction costs, requiring cash at closing or a delayed move.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

What ownership costs are commonly missed?

Property taxes, homeowners and mortgage insurance, association dues, utilities, maintenance, repairs and purchase and sale costs are frequently omitted when people compare only rent with principal and interest.

How long should I plan to stay before buying?

There is no universal number. Model your realistic stay and an earlier move because commissions, lender fees and other transaction costs are harder to absorb over a short period.

Do high house-price-to-rent ratios mean prices will fall?

No. The ratio describes how expensive homes are relative to rents on that measure. It provides context but does not forecast a decline for a particular home.

What if I become underwater and need to move?

You may need to bring cash to closing, negotiate with the lender or delay selling. The possibility is why a reserve and an early-move stress test matter.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Should I assume rent will keep rising?

Use a clearly labeled rent-increase assumption based on your local situation. National rental figures do not provide a household-specific forecast.

Is buying a hedge against rent increases?

Ownership can provide housing stability and principal repayment, but it also exposes you to repairs, taxes, insurance, fees and market losses. Do not buy solely on an assumption that rent or prices will rise.

The Bottom Line

Choose the option that remains affordable through your expected stay, a plausible early move and a meaningful home-price decline. Buying should work without appreciation and with cash reserves intact; renting can be the stronger choice when flexibility and liquidity protect you from a forced sale.
