There is no universal Nigerian answer to whether renting or buying is cheaper. The sound comparison is between comparable homes in the same neighbourhood, over the number of years you expect to stay, with every major cash flow included. Rent, mortgage payments, deposit, interest, transaction charges, maintenance, rent increases and the home’s eventual sale value can change the result. A low monthly mortgage instalment does not automatically make buying cheaper, and a lower initial rent does not prove that renting wins over a long stay.
This guide gives you a decision method rather than a national break-even claim. Current city-level rents, sale prices, transaction costs and complete lender fee schedules vary too much to support one Nigerian average. Use written local quotes and run the comparison for your household, property and expected holding period.

What “renting versus buying” should mean in Nigeria
The question is not simply “Is my rent lower than a mortgage payment?” A mortgage payment may contain principal and interest, while rent is the price of occupying a home. Ownership also requires upfront equity, legal and lender charges, repairs, insurance or estate charges where applicable, and the risk that the property sells for less or more than expected. Renting may involve rent reviews, moving expenses and deposits, but it leaves the owner responsible for many structural costs.
Compare the total financial position at a defined future date. For each option, calculate the cash paid during the period and the assets or obligations left at the end. A buyer normally still owns a property, while a renter has no property sale proceeds but may have kept cash that would otherwise have been tied up in a deposit.

Location, condition, security, access to work and family needs are not interchangeable. A cheaper house in another part of a city is not a valid substitute for the home you would actually rent or buy. The comparison must use equivalent homes, not merely equivalent monthly payments.
Set the comparison before collecting numbers
Choose genuinely comparable homes
Record the neighbourhood, property type, floor area or room count, condition, utilities, parking, security arrangements and any estate or service charges. If the rental listing includes a generator, water system or furnishing that the sale property does not, adjust the comparison or choose another property. Keep the same standard of living on both sides.
Use current observations from the same area: a written rent demand or recent letting evidence for the rental, and a comparable sale price or formal valuation for the purchase. Do not combine a prime-area rent with a cheaper purchase in a different district and call the difference a tenure advantage.
Choose a holding period
Run the calculation for the period you realistically expect to occupy the home, such as five, 10 or 20 years. A buyer who sells after a short period may not recover purchase and selling costs, while a long-term owner has more years over which to spread them. A renter who expects frequent moves should include the costs and disruption of each move.
Do not select a period merely because it makes one option look better. If your employment, family or visa situation is uncertain, run several periods and show how the result changes.
Set a valuation date and currency
Use naira amounts dated to the same month and year. State whether each number is a one-time payment, an annual charge or a recurring monthly amount. If a lender quote is valid only for a limited period, record its expiry and obtain an updated quote before committing.
Calculate the full cost of renting
Base rent and plausible changes
Start with the rent actually required for the comparable home. Then model realistic rent changes at the dates when your agreement allows them or when you would likely renew. Do not assume that rent remains flat simply because a mortgage rate is fixed; rent and ownership costs follow different drivers.

Where you cannot establish a reliable future increase, run a range of scenarios instead of inserting an unsupported national average. Label each scenario clearly and keep the assumption visible in your spreadsheet.
Tenant-paid charges
Include every cost that remains the tenant’s responsibility under the proposed agreement. Depending on the property, that may include utilities, service or estate charges, minor repairs, security-related contributions, parking, furnishing, insurance for personal contents, deposits and moving costs. Separate refundable deposits from permanent costs: a refundable amount is tied up temporarily, while a non-refundable charge belongs in the total.
Read the tenancy agreement for notice requirements, renewal fees, penalties, repair obligations and the treatment of the deposit. If a landlord pays a charge in one property but tenants pay it in another, do not compare the headline rents without adding the difference.
End-of-period position for a renter
At the end of the holding period, a renter generally has no property sale proceeds. However, the renter may still hold the deposit, savings or investments that were not used as a purchase deposit. Include that ending cash only if you can state a defensible return assumption and apply it consistently. If you cannot support an investment return, present the comparison using cash outlay alone and explain the limitation.
Calculate the full cost of buying
Initial equity and purchase cash
List the cash required before completion: deposit or equity, valuation, legal and documentation charges, lender fees, registration or title-related costs, insurance where required, inspection, moving and immediate repairs. The exact items and amounts depend on the transaction and lender, so obtain a written schedule rather than relying on a rule of thumb.
Equity is not a cost that disappears; it becomes part of your ownership stake. It is nevertheless a cash commitment and has an opportunity cost because it cannot be used elsewhere. Show it in the cash-flow schedule and separately show the property value that remains at the end.
Mortgage principal, interest and lender charges
Request an amortisation schedule showing each instalment’s principal and interest components, the rate type, term, any reset mechanism, early-repayment rules and all one-time or recurring charges. Add arrangement, account, valuation, insurance and other lender charges stated in the offer. A fixed interest rate fixes the contractual rate under its terms; it does not fix maintenance, estate charges, insurance, taxes or repair bills.

For a simple schedule, record each payment by date and split it into principal and interest. Principal reduces the loan balance; interest is a financing cost. At the end of the period, the remaining balance must be deducted from the property’s sale value to obtain net sale proceeds.

Budget for routine maintenance, major repairs, appliance replacement, security or estate charges, insurance and any other recurring cost attached to the property. Ask the seller, estate manager and lender which charges apply and how often they are reviewed. Keep a separate reserve for irregular repairs instead of treating them as zero because no bill is due in the first month.
Sale value and selling costs
Estimate what the property could sell for at the end of the chosen period only from a transparent, local assumption. Do not assume appreciation. Show a flat-value case, a lower-value case and a higher-value case if you have support for those scenarios; otherwise state that the future value is unknown.
Deduct brokerage, legal, discharge, documentation, moving and other selling costs that apply, then deduct the outstanding mortgage balance. The result is the buyer’s net sale proceeds. A property worth more on paper can still produce little cash if the loan balance and selling costs are high.
A practical comparison table
| Item | Renting treatment | Buying treatment | Evidence to collect |
|---|---|---|---|
| Occupancy payment | Rent by month or year, including documented renewal changes | Mortgage instalments split into principal and interest | Tenancy terms and lender amortisation schedule |
| Upfront cash | Deposit and non-refundable letting or moving costs | Equity/down payment plus purchase, legal, valuation and lender charges | Written landlord and lender schedules |
| Recurring property costs | Only charges assigned to the tenant | Maintenance, repairs, insurance, estate or service charges and other owner obligations | Agreement, inspection and estate-management information |
| Future changes | Rent revisions and likely moving costs | Variable charges, repairs, insurance changes and any rate-reset risk | Contract clauses and scenario assumptions |
| End position | Cash or investments retained, only with a stated return assumption | Sale price less selling costs and mortgage balance | Local valuation evidence and loan balance projection |
| Unavailable national input | There is no reliable single Nigerian average rent path | There is no reliable national break-even period or appreciation rate established here | Collect city- and neighbourhood-specific data |
Use a cash-flow model, not a monthly-payment shortcut
Create one row for every month or year in the holding period. Put all renter cash outflows in one column and all buyer cash outflows in another. Add the initial cash at time zero, then calculate the ending position at the chosen sale date.

A basic renter calculation is:
Total renter cash outlay = rent paid + tenant-paid charges + non-refundable deposits and moving costs.
A basic buyer calculation is:
Total buyer cash outlay = equity + purchase costs + mortgage payments + ownership costs + maintenance and repairs + selling costs − net sale proceeds.

In the buyer equation, net sale proceeds should mean the sale price after selling costs and repayment of the outstanding loan. Do not subtract the mortgage principal twice: it is already included in the instalments and the remaining balance is removed through the sale calculation.
Then compare both the cumulative cash outlay and the ending position. If you include investment returns on unspent renter cash or on money retained by a buyer, state the rate, tax treatment, risk and timing. If you cannot support those assumptions, leave them out rather than presenting a speculative “true” answer.

MREIF terms reported by the State House
A State House fact sheet dated 29 August 2026 reports that the Mortgage Refinance and Equity Investment Facility (MREIF) offers a fixed annual interest rate of 9.75% for repayment periods of up to 20 years, with a minimum 10% equity contribution. The stated scope is eligible Nigerians buying completed residential properties for owner occupation. These are programme terms as reported by the State House, not a guarantee that every applicant, property or lender quote will have the same outcome.
The same fact sheet reports that MREIF had deployed ₦140 billion through 21 financial institutions and supported 2,018 mortgages across 27 states as of that August 2026 update. Those programme totals show reported reach; they do not establish that you qualify or that a particular home is affordable.
Before relying on the headline rate, ask a participating lender for a current written offer covering eligibility, property requirements, equity, valuation, insurance, legal charges, processing fees, repayment dates, default consequences and early settlement. Confirm whether the quoted rate is genuinely fixed for your entire term and which charges can change.
NHF and FMBN information that needs verification
An undated Federal Ministry of Housing and Urban Development page describes an NHF mortgage at a stated 6% rate with repayment of up to 30 years. The same page describes FMBN rent-to-own at a stated 7% rate for up to 30 years without upfront equity. The page does not establish that those terms remain available today on that basis. Treat them as leads for verification, not as a guaranteed offer.
Contact FMBN or the relevant lender for current eligibility, income documentation, property standards, equity requirements, fees and approval timelines. Put the written terms into the same cash-flow model as any commercial mortgage; a lower advertised rate can be offset by fees, a shorter effective term or property restrictions.

Market context is not a personal affordability test
The Centre for Affordable Housing Finance in Africa describes strong housing demand in Nigeria and barriers linked to access to finance and elevated interest rates. That is broad market context, not a forecast of your neighbourhood’s prices and not evidence that buying will outperform renting for your household.
President Bola Ahmed Tinubu was quoted in the State House report as saying: “For years, many Nigerians could afford monthly rent but could not access the type of financing required to purchase a home.” Access to finance is therefore a central part of the decision: a theoretically attractive purchase is irrelevant if the required equity, documentation or monthly payment is unavailable.
Step-by-step method for your own decision
- Define the home. Record the exact neighbourhood, type, size, condition and included services for both the rental and purchase candidate.
- Set the horizon. Choose a realistic stay period and add at least one shorter and one longer scenario if your plans are uncertain.
- Collect local rent evidence. Obtain current asking or agreed rents, renewal terms, deposits and tenant-paid charges for comparable homes.
- Collect purchase evidence. Obtain a comparable sale price or valuation and a written list of purchase, title, legal, inspection and lender charges.
- Request financing terms. Ask each lender for the rate type, term, amortisation schedule, equity, fees, insurance, penalties and property eligibility rules.
- Build the renter column. Enter rent by period, plausible changes, tenant charges, deposits and moving costs.
- Build the buyer column. Enter equity, every purchase charge, each mortgage payment, maintenance, repairs, insurance, estate charges and other owner costs.
- Model the exit. Use a documented sale-value assumption, subtract selling costs and the projected mortgage balance, and show a no-appreciation case where evidence for growth is absent.
- Run sensitivity cases. Vary the holding period, rent changes, repair burden, interest terms and sale value. Mark which assumptions are estimates.
- Check affordability separately. Confirm that the payment remains manageable after essential living costs and an emergency reserve. A lower total cost does not make an unaffordable monthly payment safe.
- Validate before signing. Reconfirm all figures, validity dates, title or property requirements and contractual obligations in writing.
How to read the result
When renting may be financially stronger
Renting can be the better fit when you expect to move before purchase and selling costs are recovered, when the comparable home is available at a modest rent relative to its price, or when the required equity would otherwise fund a documented higher-value use. It can also reduce exposure to major repair and resale risk, provided the tenancy agreement leaves those responsibilities with the landlord.
Quick wins for a faster PC:
Clear out junk files and repair common Windows errorsFree Scan →Scan for outdated or missing drivers - takes under a minuteDriver Scan →When buying may be financially stronger
Buying can improve the long-term position when you can remain long enough to spread purchase costs, obtain sustainable financing, maintain the property and retain meaningful net sale proceeds. Stability, control over alterations and protection from tenancy renewal uncertainty may also matter even when the cash totals are close.
These are decision conditions, not national rules. The same household can reach a different result in another city, neighbourhood, property condition or financing market.
Common mistakes and how to correct them
- Comparing rent with the mortgage instalment alone: add equity, interest, fees, maintenance, repairs and sale costs.
- Assuming appreciation: show a flat-value case and identify the evidence for any growth scenario.
- Calling a fixed rate a fixed ownership cost: model charges that can rise independently of interest.
- Using programme headlines as personal offers: obtain a current lender quote with eligibility and all fees.
- Mixing locations or standards: use equivalent homes in the same area and condition.
- Ignoring the sale: include the property’s net sale proceeds and outstanding loan at the end date.
- Hiding uncertainty in one number: publish a range of holding periods and assumptions.
- Counting principal twice: include mortgage instalments, then subtract only the remaining balance from sale proceeds.
- Forgetting liquidity: test whether the buyer can fund repairs, vacancies in income or emergencies without missing payments.
- Treating an undated information page as a live offer: verify NHF and FMBN terms directly before relying on them.
Questions to ask before choosing
Ask the lender
- What is the annual interest rate, and is it fixed for the full term?
- What equity contribution and maximum loan amount apply to this property and borrower?
- What are the valuation, legal, processing, insurance, account, registration and early-settlement charges?
- What happens if income falls or a payment is late?
- Which property documents, construction standards and owner-occupation conditions must be met?
- Can the lender provide a dated amortisation schedule and a written validity period for the offer?
Ask the landlord or agent
- When can rent change, and what notice is required?
- Which repairs, utilities, estate charges and service costs are the tenant’s responsibility?
- How is the deposit protected and when is it refundable?
- What renewal, termination and moving-out charges apply?
Bottom line for a Nigerian household
Choose the option that leaves you with the stronger, affordable position after the same number of years—not the option with the lower advertised monthly payment. For renting, document rent changes and every tenant charge. For buying, document equity, interest, lender and transaction fees, maintenance, other ownership costs and net sale proceeds. Use current local evidence, test several holding periods and do not assume appreciation. MREIF, NHF and FMBN information can help you investigate financing, but only a current written lender offer can tell you what you personally qualify for and what the home will really cost.
