Renting or buying in London: how to compare the long-term costs

There is no universal winner. Renting can be cheaper for a short stay and preserves flexibility; buying can build equity over a longer stay, but only after you count interest, tax, fees, maintenance and the cash tied up in the deposit. Compare a similar home in the same London location over the same planned time in it. A rent figure from one property and a mortgage payment for another will produce a misleading answer.

The short answer: compare total cost, not rent with the mortgage payment

Rent is mostly a recurring housing payment. Buying combines a large initial cash requirement with borrowing costs, ownership expenses and an asset that may be worth more or less when you sell. A repayment mortgage payment contains both interest and principal: interest is a housing cost, while principal normally increases your equity. Treating the entire payment as an expense makes ownership look more expensive than it is; treating none of it as an expense makes it look artificially cheap.

A fair comparison has two outputs:

  • Cash flow: how much money you must find each month and at each transaction.
  • Net cost and assets: rent and other costs paid, plus the value of savings or equity left at the end.

The break-even point is the date on which the two scenarios leave you with the same financial position under stated assumptions. It is not a universal number of years for London.

Start with a matched London comparison

Match the home, not just the postcode

Use the same or a genuinely comparable property: borough and transport access, property type, floor area, bedrooms, condition, outdoor space and leasehold or freehold status. A London-wide average rent cannot be paired with an unrelated asking price and called a personal rent-versus-buy result. If buying would require a smaller or less convenient home, record that lifestyle difference instead of hiding it in the arithmetic.

Choose the time horizon you actually expect

Run at least one horizon that reflects your plan, such as five, 10 or 15 years. Include the possibility of moving earlier. Stamp Duty Land Tax (SDLT), legal fees and selling costs are paid around transactions, so a short stay spreads those costs over fewer months. A long stay gives more time for principal repayment and any house-price growth, but it also exposes you to more repairs, refinancing and market uncertainty.

Use one set of dates and assumptions

State the purchase month, mortgage term, initial rate and the point at which the rate may change. State how rent is expected to change, how much cash could otherwise earn, and what resale value you are testing. Keep nominal pounds throughout, or explicitly discount every future amount; mixing today’s rent with undiscounted future sale proceeds is inconsistent.

What renting costs

Rent and rent increases

Office for National Statistics (ONS) data put average London private rent at £2,271 a month in November 2025, the highest regional average among English regions. That is a region-wide measure, not a quotation for your target home. At that average, 12 months would be £27,252 before any increase. London private rents rose 2.8% in the 12 months to November 2025. Your model should use the rent for the matched property and a range of annual increases rather than assuming either the regional average or a fixed rate forever.

Costs directly paid by the renter

  • Renter’s contents or liability insurance, if you choose or your tenancy requires it.
  • Utilities, council tax and broadband where these are not included in the rent.
  • Moving, storage and replacement-furnishing costs when you change home.
  • Any permitted tenancy fees or charges stated in the agreement. Check the current rules and the contract rather than assuming a fee.

Renters normally avoid structural repairs and building insurance, but a landlord may recover some costs through the rent. Do not subtract a notional repair allowance from rent unless the same allowance is also included for the owned property.

The opportunity cost of money not used for a deposit

A renter may keep a deposit-sized sum invested or in cash. Add the return that money could earn, after tax and investment costs, to the renting scenario’s end-period assets. Conversely, money used as a buyer’s deposit is unavailable for other purposes. Comparing only monthly payments ignores this difference in capital.

What buying costs

Deposit and mortgage borrowing

The deposit is not automatically an expense: it becomes equity in the property. Its opportunity cost is real, however, because the cash cannot remain invested elsewhere. Record the deposit, the mortgage amount, the interest rate, the term and whether the loan is repayment or interest-only.

Separate each mortgage payment into:

  • Interest: the cost of borrowing for that period.
  • Principal: the reduction in the loan balance and, normally, an increase in your equity.
  • Fees: arrangement, valuation, broker or product fees, whether paid upfront or added to the loan.

The UK-wide average mortgage loan-to-income ratio for mortgage sales was 3.5 in 2025, compared with 3.3 in 2024, according to ONS. This is a descriptive average for the UK, not a lender’s limit, an approval promise or an interest-rate quote. Your affordability assessment may be much lower or higher.

Eligible first-time buyers pay 0% on the first £300,000 and 5% on the portion from £300,001 to £500,000. The relief is unavailable when the price exceeds £500,000. Higher rates can apply to additional properties and other circumstances. SDLT depends on the transaction date and buyer status, so check the current HM Revenue & Customs guidance when you buy; do not carry these bands into a later purchase without checking for changes.

Purchase and ownership costs

  • Conveyancing and other legal work.
  • Survey and valuation costs.
  • Mortgage and product fees not already included in the quoted rate.
  • Buildings insurance, and contents insurance if selected.
  • Maintenance, repairs and replacement of items such as heating, appliances or windows.
  • For a leasehold, service charges, major-works contributions and any ground rent that the lease permits.

No reliable London-wide maintenance allowance or leasehold charge is established by the available figures. Use the actual service-charge history, lease terms and a property-specific repair budget. A low first-year repair bill does not prove that future years will be cheap; major works can arrive irregularly.

Sale costs and the value released

At the end of the horizon, include estate-agent commission, legal fees, mortgage redemption or early-repayment charges and other sale costs that apply. The asset left by buying is the sale price less the outstanding mortgage and selling costs. If you keep the property rather than sell, use its market value and state that the result is unrealised.

Build a rent-versus-buy worksheet

  1. Describe the matched home. Record address or area, tenure, size, condition, asking or agreed price and the rent for a comparable property.
  2. Set the horizon. Choose the expected years in the home and add an early-move case.
  3. List renter cash flows. Enter rent by month or year, assumed increases, insurance, moving costs and any other directly borne charges.
  4. List buyer cash flows. Enter deposit, SDLT, legal and survey costs, mortgage fees, mortgage interest, principal, insurance, maintenance and leasehold charges.
  5. Model financing explicitly. Show the initial rate, fixed period, follow-on rate or refinancing assumption, mortgage term and repayment type. If a fee is added to the loan, include the extra interest it creates.
  6. Model capital separately. For renting, grow the savings that were not used as a deposit. For buying, track the outstanding loan and property value.
  7. Subtract transaction costs at the end. For a buyer, deduct selling costs and the mortgage balance from the assumed sale price. For a renter, include the value of remaining savings after any move.
  8. Run sensitivity cases. Change rent growth, mortgage rates, maintenance, time in the property and resale value one at a time and then in combinations.

A simple structure is:

  • Renting total cash cost = rent + renter-paid charges + moves
  • Buying total cash cost = interest + SDLT + purchase fees + ownership costs + sale costs
  • Buyer net wealth at end = sale value − sale costs − mortgage balance
  • Renter net wealth at end = deposit-sized savings grown by the assumed return − renter cash costs not already deducted

Do not subtract the buyer’s principal twice. It is a cash payment, but it is also reflected in the lower mortgage balance and therefore in end-period equity.

How to interpret the break-even result

Short horizons usually magnify transaction costs

If you might leave after a few years, SDLT, conveyancing, surveys, mortgage fees and eventual selling costs are concentrated into a short ownership period. A modest change in sale price can dominate the result. Renting may be financially preferable even when the monthly rent exceeds the initial mortgage payment because it avoids those transaction costs and keeps capital liquid.

Longer horizons give equity more time to build, but not certainty

With a repayment mortgage, each principal payment reduces the balance. Over a longer stay, that can create substantial equity, while a renter’s deposit-sized savings depend on their investment return. Longer ownership also means more exposure to maintenance, leasehold charges, interest-rate resets and the possibility that the property falls in value. A longer horizon improves the chance of spreading fixed costs; it does not guarantee a buying win.

Use a range, not one magic number

Report the first horizon at which buying is ahead in each scenario, if one exists. For example, show a lower-rent-growth case, a recent-growth case, and a higher-growth case; a lower and higher mortgage-rate case; and low, central and high maintenance allowances. Label every case as an assumption. If the conclusion changes with a small input change, the decision is sensitive and should not be presented as settled.

Cash flow, liquidity and flexibility

Initial cash requirement

Buying requires the deposit plus SDLT, legal, survey and mortgage costs before completion. Keep an emergency reserve separate from the deposit; using every pound for completion can make an apparently affordable purchase fragile. Renting generally requires a tenancy deposit and moving costs, leaving more capital available, although the rent still has to fit monthly income.

Monthly resilience

Compare the highest plausible monthly outflow, not just the first mortgage payment. A fixed-rate mortgage may later move to a different rate; a tracker or variable loan can change sooner. Rent can rise at renewal or when moving. Include service-charge increases and an allowance for irregular repairs in the owner’s cash budget.

Flexibility and responsibility

Renting makes it easier to move for work, family or a change in preferred area, and the landlord normally carries structural-repair responsibility. Buying gives control over alterations and occupancy, but selling takes time and costs money. Leaseholders also depend on the building’s managing arrangements and reserve funds.

Common comparison mistakes and fixes

  • Using a London average as a personal quote: replace it with rent and price evidence for the same type of home and area.
  • Comparing rent with the full mortgage payment: split interest from principal and show cash flow separately from net wealth.
  • Ignoring the deposit’s alternative return: model what the deposit could earn if it remained invested or in cash.
  • Leaving out SDLT and sale costs: put purchase and exit transactions on the dates they occur.
  • Using a flat maintenance guess: inspect the property, lease, service-charge accounts and planned major works; test an adverse repair year.
  • Assuming house prices always rise: include a flat or falling resale case. ONS’s 2.4% annual fall to October 2025 is an observation, not a forecast.
  • Treating an approval multiple as affordability: the 3.5 UK mortgage loan-to-income average is descriptive, not a lender rule. Budget for food, childcare, tax, pensions and other debts first.
  • Forgetting tax-status details: check first-time-buyer eligibility, additional-property rates and the SDLT rules in force on completion.
  • Counting the same item twice: do not deduct principal as an expense and then deduct it again from equity; do not add a landlord-paid repair to the renter’s costs without adding the equivalent owner cost.

A practical decision framework

Buying may fit better when

  • You expect to stay long enough to spread SDLT and transaction costs.
  • The deposit and purchase costs can be paid while preserving an emergency reserve.
  • The mortgage remains affordable under a higher-rate scenario.
  • You accept responsibility for repairs, insurance and leasehold charges.
  • Your worksheet shows buying ahead across reasonable rent, rate, maintenance and resale cases.

Renting may fit better when

  • Your likely stay is short or your work and family plans are uncertain.
  • Buying would consume nearly all liquid savings.
  • The matched purchase has high service charges, major works or a difficult resale outlook.
  • You value the ability to move and can invest or preserve the money that would have been the deposit.
  • Buying wins only under optimistic price growth or a mortgage rate you cannot lock in.

These are decision conditions, not a rule that one tenure is superior. A household can rationally rent while saving and revisiting the calculation when its horizon, deposit or target area changes.

Keeping the comparison current

Review the worksheet when the mortgage deal ends, rent changes, your target property changes, or a lease reveals new charges. Refresh ONS rent and price releases because they are lagged and may be revised. Confirm HMRC SDLT rules immediately before an offer or exchange. Replace every generic assumption with a quote or document where possible: the mortgage illustration, conveyancer’s estimate, survey, buildings-insurance quote, lease and service-charge accounts.

The strongest conclusion is the one that remains understandable when an assumption changes: show the monthly cash required, the total costs paid, and the assets left at each horizon. That makes the trade-off between London’s high entry prices, renting flexibility and ownership equity visible without pretending the future is known.
