Choose by comparing the total cost and fit of real offers, not by headline interest rate alone. A product transfer gives you a new deal with your current lender. A remortgage moves the mortgage to a different lender. The cheaper or safer route depends on your balance, remaining term, credit and income, plans to move or borrow more, early-repayment terms, and the fees attached to each offer.
A same-lender transfer is often simpler and, for many up-to-date borrowers, does not require a fresh affordability assessment. Moving to another lender gives you a wider choice but normally involves affordability checks and may add legal, valuation, administration or advice costs. Neither route is automatically better.

What the two options mean
Product transfer
A product transfer is a new interest-rate deal arranged with the lender that already holds your mortgage. The mortgage debt stays with that lender, but you move from your current deal to another product, such as a new fixed, discounted or tracker rate. The lender may show customer-only products that are not available to new applicants.

Remortgage to another lender
In this article, remortgaging means switching the debt to a different lender. The new lender repays the old mortgage and issues a new one under its own criteria, rate, term and features. People sometimes use “remortgage” loosely for any rate switch, so check whether an offer is an internal product transfer or a move to a new provider.

The decision in one view
| Factor | Product transfer | Remortgage to another lender |
|---|---|---|
| Choice | Limited to products offered by your current lender, including any customer-only deals. | Access to other lenders’ products, subject to their criteria and eligibility. |
| Affordability assessment | An up-to-date borrower should generally be able to switch without one unless borrowing more, although exceptions apply. | Most new lenders require an affordability assessment. |
| Work and transaction costs | Often avoids the conveyancing and valuation steps associated with changing lender. Product or advice fees may still apply. | May involve legal, valuation, administration and adviser costs; incentives can offset some costs. |
| Rate and total price | Compare the actual transfer rate and every fee with outside offers. | A lower rate is not necessarily cheaper after fees and the cost of leaving the old deal. |
| Leaving the current deal | Check whether the proposed switch date triggers an early repayment charge. | Check early-repayment charges and redemption timing before the new lender repays the old loan. |
| Flexibility | Assess whether the available deal supports your planned term, borrowing and repayment features. | More lender and product choice may help with unusual needs, but acceptance is not guaranteed. |
Compare total cost, not the rate shown in an advert
Build the comparison around the same mortgage balance, remaining term and period. Include the items that can change the result:
- the interest rate and whether it is fixed, discounted, tracker or another variable deal;
- the product, arrangement or booking fee, and whether you pay it upfront or add it to the loan;
- any early-repayment charge for ending the existing deal before its permitted switch date;
- legal or conveyancing costs, valuation fees and administration charges;
- adviser fees and any lender contribution;
- cashback, fee refunds or other incentives, including the conditions attached to them; and
- the balance left at the end of the comparison period.
Use an equivalent period, such as the initial fixed-rate term, rather than comparing one deal over five years with another over its full mortgage term. A rate with a fee can be cheaper over a long period but more expensive if you expect to move or switch again soon. Ask each lender or adviser for a mortgage illustration and check what is included.
Why a lower rate can cost more
MoneyHelper’s worked illustration compares a 5% existing deal over 20 years with two alternatives: 4.5% with no arrangement fee and 4.4% with a £2,000 arrangement fee. In that illustration, the 4.4% option costs more overall than the 4.5% option once the fee is included. It is an example, not a current market quote; your balance, term and fees can produce a different result.

- Write down the balance and remaining term used by each illustration.
- Calculate the interest and required payments over the period you expect to keep the deal.
- Add every one-off fee and the cost of any early-repayment charge.
- Subtract genuine cashback or fee contributions, checking whether you lose them if you repay early.
- Compare the balance remaining at the end of the period as well as the payments made.
If the external deal saves £X per month but costs £Y more in fees, divide the extra fees by the monthly saving to estimate the months needed to break even. This is a decision aid, not a substitute for the lender’s illustration, because different repayment schedules change the balance as well as the interest.

Affordability checks and eligibility
When an internal switch may avoid a new assessment
The Financial Conduct Authority (FCA) says a borrower who is up to date with payments should generally be able to switch to a new deal with the existing lender without an affordability check, unless they want to borrow more. Exceptions can apply, so “no affordability check” is not a guarantee. The lender can still apply its product conditions and may need information to process the switch.
What changes with a new lender
Most borrowers moving to another lender face an affordability assessment. The new lender normally considers income, regular expenditure, existing credit commitments, the requested term and loan-to-value position, along with credit-history information. A fall in income can reduce the amount a lender will offer. Arrears or missed payments in the preceding 12 months can make a remortgage difficult, according to MoneyHelper.
Do not assume that an existing mortgage proves you will pass a new lender’s test. Before making a full application, ask about the lender’s criteria and whether an agreement in principle is appropriate. Multiple applications can have credit-file consequences, so discuss the sequence with a regulated adviser if your circumstances are marginal.

Check the date before you switch
Fixed and discounted deals commonly include an early-repayment charge if you redeem or switch before the permitted date. The amount and the period over which it applies are set out in your mortgage terms; they can materially change the economics of either route. Ask the current lender for a redemption statement showing the charge on the date you plan to leave.

When an introductory rate ends, the mortgage may move automatically to the lender’s reversion rate, often a standard variable rate (SVR). The FCA says this will normally be higher than the initial rate. Mortgage offers generally remain valid for three to six months, depending on the lender, so you may be able to arrange a new deal before the current one ends. Confirm the offer’s validity, the earliest completion or switch date and any conditions directly with the lender.
A safe timing sequence
- Locate the expiry date of the current fixed or discounted rate and the last date on which an early-repayment charge applies.
- Request a current balance, redemption figure and details of the existing mortgage features.
- Start comparing internal and external deals early enough to fit the lender’s three-to-six-month offer window.
- Obtain a formal illustration and verify the rate, fee, term, repayment method and incentives.
- Set the completion or product-transfer date so you do not accidentally trigger a charge or spend time on the SVR unnecessarily.
How a product transfer usually works
- Review the current deal. Check the rate, expiry date, balance, remaining term, overpayment rules and any early-repayment charge.
- Ask the lender for all available products. Request rates for the term you need and ask whether a fee, advice charge or customer-only offer applies.
- Compare the illustration. Include the fee, payment, total cost over your chosen period and the balance that would remain.
- Test your plans. Confirm whether the product permits the overpayments, term change or portability you may need.
- Apply or accept at the correct time. Check whether acceptance locks the rate and what happens if your circumstances change before the switch.
- Keep the confirmation. Store the new rate, start date, payment and conditions for future reviews.
An internal transfer is not automatically fee-free. Confirm the exact product and any advice or administration charge before accepting.
How remortgaging to another lender works
- Establish your position. Collect the current balance, property value estimate, income, outgoings, credit commitments, mortgage term and early-repayment information.
- Compare eligible lenders. Check rates, fees, loan-to-value bands, overpayment rights, portability, term options and criteria before submitting a full application.
- Obtain an agreement in principle where useful. Treat it as an indication, not a guaranteed offer.
- Submit the application. Expect income and expenditure evidence, credit checks and questions about the property and mortgage purpose.
- Complete valuation and legal work. The new lender may arrange a valuation and require legal work to transfer the charge. Some products include these services or offer a contribution; verify the limits and conditions.
- Check the final offer. Compare the formal rate, fee, incentive, term, monthly payment and early-repayment provisions with the product-transfer alternative.
- Complete and confirm redemption. Ensure the old loan is repaid on the agreed date and that the new payment and direct debit are correct.
External remortgaging can take longer because of underwriting, valuation and legal steps. A fee-free legal or valuation incentive may reduce your cash cost but can come with a narrower service or higher rate, so compare the whole package.
Which route fits common circumstances?
You are up to date and want the simplest rate change
Start with the current lender’s product-transfer range, then compare it with external offers on total cost. The absence of a new affordability assessment may reduce friction, but it does not prove the internal deal is cheapest.

You need to borrow more
Additional borrowing can change the assessment. The current lender may offer a separate further-advance product or require a new deal; another lender will assess the whole proposed loan. Compare the rate and fees for the extra borrowing as well as the effect on the existing balance and term.
You plan to move home
Many mortgages are portable, but moving is treated as a new application and remains subject to the lender’s criteria. You may need extra borrowing for the next property, and the rate or terms for that borrowing may differ. Confirm portability, early-repayment charges and the process before assuming the deal will follow you.
Your income has fallen or you have recent missed payments
Do not assume a new lender will accept the application. Speak to the existing lender about available deals and explain any change in circumstances. MoneyHelper notes that a recent income fall or arrears can make remortgaging difficult; a regulated adviser may help identify realistic routes without promising approval.
You need a feature your lender does not offer
Examples might include a different repayment term, a particular overpayment facility or a product structure unavailable from the current lender. An external move can widen the choice, but check the eligibility rules and total cost before valuing the feature.

What the market-choice statistic does—and does not—show
The FCA reported that, among 1.6 million borrowers who remortgaged in 2024, 83% stayed with their existing lender and 17% moved to a different provider. The figures appear in the FCA’s 2025 policy publication, PS25/11: Mortgage Rule Review: First steps to simplify our rules. They describe what borrowers did; they do not establish that staying is cheaper, safer or suitable for you.
The FCA says, “We want consumers to have more choice in how they deal with their mortgage.” Choice is useful only when you compare offers on consistent assumptions and check that the product works for your plans.
When regulated advice is worth considering
A regulated mortgage adviser can help when you need to compare multiple lenders, have variable income, recent credit problems, plans to borrow more or a move in prospect. Mortgage advisers giving advice must hold the FCA-approved CeMAP qualification. Check the adviser’s firm on the FCA Register before proceeding.

Quick Recap
A final checklist before accepting either deal
- Have you compared the same balance, repayment method, term and comparison period?
- Is every product, arrangement, legal, valuation, administration and advice fee included?
- Have you checked the exact early-repayment charge on the date you will leave?
- Will cashback or a fee contribution be lost if you repay or switch early?
- Do the overpayment, portability and term-change rules match your plans?
- If borrowing more, have you compared the cost of the extra borrowing separately?
- For an external move, have you allowed time for affordability checks, valuation and legal work?
- Have you confirmed the offer-validity period and completion date?
- Do you understand how the adviser is paid and whether the firm is FCA-authorised?
