Refinancing is worth investigating in 2026, but a lower advertised rate is not enough on its own. The Reserve Bank of Australia (RBA) has lifted the cash rate by 100 basis points this year, with three increases recorded by May. Moneysmart’s September 2026 benchmark for new home loans is 6.15%, while some variable-rate offers differ by more than two percentage points. The right decision is the loan that leaves you ahead after every switching cost, over the same remaining term, while preserving features and a repayment you can still afford if rates or household costs rise.
Why are more Australians reviewing their home loans in 2026?
Higher policy rates generally flow through to variable mortgage pricing, although each lender’s funding costs, competition and your borrower profile also matter. The RBA’s October 2026 Financial Stability Review says the Monetary Policy Board increased the cash rate by 100 basis points during 2026. Moneysmart says the increases occurred in February, March and May.

That is a market reference, not a quote for your circumstances. The same Moneysmart guidance notes that variable home-loan rates can differ by more than 2 percentage points. The RBA’s May 2026 Bulletin found the gap between average new and outstanding variable rates had narrowed to about four basis points, consistent with borrowers refinancing or negotiating retention discounts. Its February 2026 Bulletin described external refinancing as an unusually large share of housing credit; that indicates high activity, not that every borrower should switch.
Refinancing means replacing or extending an existing loan, either with your current lender or another lender. People refinance to reduce interest, change from fixed to variable (or use a split), obtain offset or redraw features, consolidate debts, or make repayments fit a changed budget.

Should I ask my bank for a better rate or switch lenders?
Ask your current lender first. ASIC Senior Executive Leader Consumer Insights and Communication Laura Higgins advises: “When considering refinancing, the first thing you should do is ask your current lender for a better deal.” A retention discount may deliver most of the benefit without a new valuation, discharge process or settlement delay.
When negotiating is attractive
- Your lender can match a genuinely comparable rate without removing useful features.
- You are inside a fixed period and an external switch would create a large break cost.
- Your equity, income or credit profile may not meet another lender’s current policy.
When a full switch may be justified
- The net saving remains positive after discharge, application, valuation, legal, stamp-duty and possible lenders mortgage insurance (LMI) costs.
- The alternative has a materially better comparison rate or features you will actually use.
- Your current lender will not match the offer or has restrictive limits on offset, redraw or extra repayments.
How do I calculate whether refinancing will save money?
Compare the proposed loan with your existing loan over the years you expect to keep it, not merely by the first monthly repayment. Use the personalised comparison rate and include all known fees, then calculate the break-even point: total switching costs divided by the expected monthly saving.

- Record the current position: balance, interest rate, repayment, repayment frequency, years remaining, fixed-rate expiry date and every feature or fee.
- Request a retention quote: obtain the lender’s proposed rate and any conditions in writing.
- Collect comparable Key Facts Sheets: check the personalised comparison rate, total repayment amount and fees rather than relying on the headline rate.
- Match the structure: compare the same remaining term, repayment type and fixed, variable or split allocation.
- Add one-off costs: include fixed-loan break costs, discharge and application fees, valuation and legal charges, stamp duty where applicable, switching costs and any LMI.
- Test the result: calculate interest and repayments over your intended holding period, then divide the upfront cost by the monthly net saving to find the break-even time.
- Verify approval and settlement: confirm documents, valuation, timing and cashback conditions before submitting an application.
Worked example (illustrative assumptions)
Assume a $500,000 balance with 25 years remaining. A proposed rate reduction produces an estimated $180 monthly saving, while break, discharge, application, valuation and legal costs total $3,600. The simple break-even period is $3,600 ÷ $180 = 20 months. This is not a promised saving: the actual result changes with daily interest calculations, repayment changes, fees, future rates and whether the new loan restarts a longer term.
What should I compare between refinance offers?
| Comparison area | Questions to ask |
|---|---|
| Total cost | What is the personalised comparison rate, total repayment and interest over my intended holding period? |
| Rate structure | Is it fixed, variable or split? What revert rate applies after an introductory or fixed period? |
| Term | Does the new loan preserve the years remaining, or restart a longer schedule? |
| Upfront and exit costs | What are the break, discharge, application, valuation, legal, stamp-duty and LMI costs? |
| Features | Are offset, redraw and extra repayments available, and what limits or fees apply? |
| Approval | Will my income, expenses, equity, valuation and credit history satisfy policy and serviceability tests? |
| Incentives | Does cashback still leave me ahead after the ongoing rate, fees and any clawback condition? |

Is fixed, variable or split refinancing better?
Fixed rate
Fixed repayments provide certainty for the fixed period, but extra repayments may be capped and refinancing before expiry can trigger a break cost. Request a written break-cost estimate before applying; it can change with market rates and the lender’s calculation.
Variable rate
Variable repayments can rise or fall. They commonly provide greater flexibility for offset balances, redraw and additional repayments, but you carry more payment uncertainty.

Split loan
A split loan combines fixed and variable portions. Compare each portion’s rate, fees, repayment limits and offset access, and establish what happens when the fixed portion expires and reverts to a variable rate.
Could a refinance application be rejected?
Yes. APRA’s serviceability buffer requires lenders to test your ability to repay at three percentage points above the offered or current rate. Lenders also assess verified income, living expenses, other debts, employment, credit history, property valuation and your equity. A lender passing you under that test does not prove the repayment is comfortable for your household.

Run a separate household stress test: model a three-percentage-point rate rise, a period of reduced income and higher essential costs. Keep records of expenses and reduce or explain irregular debts before applying. If your equity is below 20%, ask whether LMI applies and whether any treatment or refund from the existing loan is available; do not assume it transfers.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What refinancing traps can erase the benefit?
- Longer term: a lower periodic repayment can conceal more total interest and fees if the loan is reset to 30 years.
- Cashback distraction: compare the one-off payment with the ongoing rate, every fee and any minimum-period or repayment condition.
- Fixed-rate break cost: obtain the estimate before incurring application or valuation expenses.
- Debt consolidation risk: rolling credit-card or personal-loan debt into the mortgage may lower the rate but secures that debt against your home; missed repayments could put the property at risk.
- Feature loss: a cheaper loan may remove an offset, restrict redraw or cap extra repayments that you rely on.
What documents and checks should I complete before switching?
- Obtain your latest loan statement and contract, including the fixed expiry date and discharge process.
- Prepare payslips or business-income records, bank statements, identification, asset and liability details, and a realistic spending breakdown.
- Confirm the valuation method, settlement date, direct-debit changeover and whether repayments overlap during transfer.
- Read the new loan contract for revert rates, annual or package fees, offset eligibility, redraw rules and early-repayment limits.
- Get cashback terms and all cost estimates in writing; keep a cash buffer for settlement and unexpected charges.
Frequently Asked Questions
Will refinancing automatically lower my monthly repayments?
No. Repayments can fall because of a lower rate, a longer term or both. Ask for the repayment and total-interest figures using the same remaining term so a lower monthly amount does not hide a higher lifetime cost.
Can I refinance while I am on a fixed-rate loan?
Usually, but the lender may charge a break fee and limit extra repayments until the fixed period ends. Request a written payout and break-cost quote, then compare it with the saving available before applying.
Does refinancing affect my credit score in Australia?
A lender’s credit enquiry and a new account can appear on your credit report. Multiple applications in a short period may be viewed negatively, so compare offers first and apply selectively after checking eligibility.
Can I refinance an investment property or interest-only loan?
Potentially, but investor and interest-only policies, serviceability calculations and pricing can differ from owner-occupier principal-and-interest loans. Confirm the proposed use, repayment type and future conversion date in the loan documents.
