There is no universally better choice among real estate, stocks, mutual funds and fixed deposits. The right comparison is between net, after-tax and inflation-adjusted outcomes over the same period, matched to your need for liquidity and your ability to tolerate loss. Direct property is usually concentrated and slow to sell; stocks offer direct company ownership with market-price volatility; mutual funds pool securities under a stated mandate; and fixed deposits pay according to a contract whose terms, tax treatment and purchasing-power outcome must be checked.
Use the framework below to compare like with like instead of treating a property appreciation figure, a selected fund return, a current deposit quote and a stock chart as equivalent evidence.

Direct real estate
You own a specific asset at a specific location. Your result can include rent collected and a change in the property’s sale price, but also vacancy, repairs, property taxes or other ownership costs, financing interest, brokerage, stamp duty, registration and selling expenses. A single building also concentrates title, tenant, neighbourhood and regulatory risk. The Securities and Exchange Board of India (SEBI) notes that real-estate risk varies with location and conditions, while liquidity is limited. SEBI’s asset-class guide explains these characteristics.

Stocks
A stock is an ownership claim on one company. Its return comes from price change and any dividends, reduced by transaction costs and applicable taxes. Business results, valuation, governance, leverage and market conditions can move the price. Owning a small number of companies leaves you exposed to company-specific events; diversification requires holding multiple businesses or using a diversified vehicle.
Mutual funds
A mutual fund pools investors’ money and invests according to its scheme mandate. The portfolio may hold equities, bonds, money-market instruments or a combination. Diversification can reduce the effect of one security failing, but it does not remove market, credit, interest-rate, currency or liquidity risk. Charges and taxes reduce what you receive.
Fixed deposits
A fixed deposit (FD) pays interest under a stated term and account contract. The maturity amount is predictable only within those terms: verify the institution, tenure, compounding convention, premature-withdrawal rules, renewal instructions, tax treatment and any applicable protection or limits. A quoted rate is not the same as an after-tax, inflation-adjusted return.
Start with a like-for-like return calculation
Set the comparison before looking at a headline percentage. SEBI’s investor guidance identifies safety, returns and liquidity as separate considerations and says to account for time horizon and risk tolerance. See Factors to Consider Before Investing.
1. Fix the holding period and capital basis
Choose identical start and end dates for every option. State whether you are comparing a lump sum or a series of contributions. If one option uses borrowed money, show the debt separately rather than comparing the leveraged equity with an unleveraged deposit or fund. Include the date and amount of every cash flow.

2. Calculate the net cash result for each asset
- Property: add rent actually received and sale proceeds, then subtract vacancy, maintenance, insurance, taxes, financing interest, brokerage, stamp duty, registration and other transaction costs. Do not count an advertised rent or an unsold valuation as cash received.
- Stocks: add sale value and dividends received, then subtract brokerage, taxes, fees and the cost of any corporate-action decisions that affect your cash flows.
- Mutual funds: use the value of your units at the end date plus distributions received. The fund’s expenses are reflected in its net asset value, while any transaction charges, exit conditions and taxes affecting you must be included separately.
- Fixed deposits: use the contractual maturity or withdrawal proceeds for the exact account and term, then subtract tax and any penalty or reduced interest caused by early withdrawal.
3. Separate nominal, real and after-tax results
A nominal result is the rupee increase before adjusting for purchasing power. An inflation-adjusted result can be expressed as (1 + nominal return) / (1 + inflation rate) - 1 when the rates cover the same period. Calculate tax using the rules that apply to your holding period, instrument and investor status; those rules change, so do not use a universal tax percentage. SEBI’s Investor Education Programme states: “The investors should compare the risks and expected yields after adjustment of tax on various instruments while taking investment decisions.” The guidance is available at SEBI’s mutual-fund investment education page.
4. Annualise only when the inputs support it
An annualised return is meaningful only when you know the starting value, ending value, dates, interim cash flows and costs. For a single investment with no interim cash flow, the compound annual growth rate is (ending value / starting value)^(1 / years) - 1. For a property with periodic rent, repairs, loan payments or staged contributions, use a dated cash-flow calculation such as an internal-rate-of-return method rather than dividing price appreciation by the number of years. Report the cash-flow assumptions alongside the result.

| Axis | Real estate | Stocks | Mutual funds | Fixed deposits |
|---|---|---|---|---|
| Return components | Rent collected plus appreciation, less vacancy, upkeep, financing and transaction costs | Price change plus dividends, net of costs and taxes | Underlying portfolio return, net of expenses and taxes | Contracted interest or maturity proceeds, net of tax and inflation |
| Risk concentration | Often one property, location, tenant and title | Company-specific unless holdings are diversified | Depends on scheme mandate and holdings; diversification is possible but loss remains possible | Issuer and account terms, reinvestment and inflation considerations; verify protections and conditions |
| Liquidity | Low; a sale can take time and market conditions can extend the process | Generally market-tradable, but price and execution are not guaranteed | Depends on scheme, market liquidity and any lock-in or exit conditions | Access and penalties are governed by the deposit contract |
| Entry capital and costs | High purchase capital plus stamp duty, registration and ongoing ownership expenses | Can be built position by position, with transaction costs | Often available in smaller amounts; expenses reduce net returns | Depends on the institution’s minimum, amount and term |
| Management effort | Due diligence, maintenance, tenants and sale process | Research and portfolio monitoring | Scheme selection and monitoring; professional management does not remove market risk | Select institution, amount and term; monitor renewals and tax |
| Typical horizon fit | Usually long because entry and exit costs are high | Depends on company risk and your horizon | Depends on asset mix, objective and scheme horizon | Match the term and maturity date to your cash needs |
This is a decision framework, not a promise that every product behaves identically. Terms, taxes, costs and liquidity vary by instrument and by investor.
How to evaluate direct property
Build the complete cash-flow record
Start with the total amount required to acquire the property, not only the quoted sale price. Add stamp duty, registration, legal and brokerage charges and any immediate renovation. Record the date and amount of every rent receipt. Deduct periods without a tenant, repairs, maintenance, insurance, taxes, loan interest and selling costs. At the end date, use a realistic net sale proceeds figure after brokerage and other charges; if you have not sold, label the value as an estimate rather than realised cash.
Account for the capital tied up
Property can require substantial savings before purchase. NSE’s investor guidance highlights the need for significant capital and the effect of stamp duty and registration charges; its Getting Started guide sets out these entry considerations. A loan can reduce the initial equity cheque but introduces interest, repayment and refinancing risk. Compare the return on the total property cost and separately disclose the return on your equity if leverage is used.

Test concentration and exit risk
Ask what happens if the local market weakens, a tenant leaves, the title requires remediation or you must sell quickly. NISM explains that selling property can take time, potentially years in some market phases. Its discussion of investment risk and return is at Understanding investment risks and returns. A stable quoted price between transactions does not prove that the asset has low risk; it may simply mean there are few observable transactions.
How to evaluate stocks
Separate company risk from market risk
Review the company’s business model, revenue and cash generation, debt, competitive position, governance and valuation. Even a financially strong company can experience a sharp market decline. A portfolio of several companies reduces single-company exposure, but sector, country and broad-market declines can still affect it.
Use total return, not only the share chart
Include dividends on the dates they were received and subtract brokerage, statutory charges, platform fees and taxes applicable to your account. If dividends were reinvested, record the reinvestment cash flow and resulting shares. Compare the same dates and contribution pattern used for the other options.
Respect liquidity’s limits
Listed shares can generally be bought or sold during market hours, but a quoted price is not a guaranteed execution price. Thinly traded shares can have wide spreads or limited buyers. A need for cash during a market fall can turn a temporary price decline into a permanent loss.
How to evaluate mutual funds
Read the mandate before comparing performance
Compare funds only when their asset class, risk profile, benchmark, investment objective and time horizon are reasonably comparable. A diversified equity fund, a short-duration debt fund and a balanced fund are different exposures; a return ranking across them can mislead.

Understand direct and regular plans
SEBI describes direct plans as lower-cost because no intermediary commission is paid. The investor takes responsibility for research and transactions. Regular plans include intermediary support and generally have higher expense ratios. The regulator’s explanation is at Regular and Direct Mutual Funds. Do not treat an illustrative expense ratio as a current market average; check the scheme’s current documents.
Measure what you actually owned
Use your purchase dates, instalments, distributions, exit conditions and taxes. A fund’s published return may assume reinvestment and may not match your result after transaction timing and taxes. Diversification and professional management can improve implementation, but neither guarantees a profit or prevents losses.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to evaluate fixed deposits
Read the contract, not just the advertised rate
Record the institution, deposit amount, start date, tenure, interest rate, compounding frequency, maturity instructions and premature-withdrawal terms. Verify whether the quoted figure applies to your customer category and whether it is a one-time promotion. Rates and conditions change, so a historical or advertised rate is not a current universal recommendation.
Convert maturity value into a real outcome
Calculate the contractual maturity proceeds, subtract the tax that applies to your circumstances, and compare the result with inflation over the same term. A deposit can have a predictable rupee maturity value while losing purchasing power. Reinvestment risk arises when the deposit matures and available rates are lower than the original rate.
Match the maturity date to your cash need
Choosing a long term for a slightly higher rate can create a liquidity problem if the money is needed earlier. Check the penalty or reduced interest for premature withdrawal and keep the account’s conditions with your records.

Is property safer than the stock market?
That question has no single answer because “safe” can mean different things. A property may show fewer quoted price changes because transactions are infrequent, yet it can carry large location, title, tenant, maintenance and concentration risks and may take a long time to sell. A listed stock displays prices continuously, so its volatility is visible and can be substantial; diversification across companies can reduce, but not eliminate, company-specific risk.
Compare the specific risk you can bear: a temporary market loss, a permanent business failure, an unexpected repair bill, an empty property, a delayed sale or a tax change. Also ask whether you can meet near-term expenses without selling at an unfavourable time. SEBI’s framework treats safety, returns and liquidity as distinct pillars rather than ranking one asset as automatically safest.
A practical worksheet for making the comparison
- Write the objective and deadline. State the amount needed, the date it may be needed and whether the date is flexible.
- List every cash flow. For property, include purchase costs, rent, vacancies, maintenance, financing and sale costs. For stocks and funds, include each contribution, distribution, fee and sale value. For an FD, record the contractual deposit and maturity or withdrawal proceeds.
- Choose one return convention. Use a time-weighted comparison for identical lump sums, or a dated cash-flow return for staggered contributions and income.
- Apply tax and inflation assumptions. Cite the tax rule and inflation measure used, label assumptions, and run a range if the future rate is uncertain.
- Stress-test the downside. Model a property vacancy or delayed sale, a stock-market decline, a fund drawdown or credit/liquidity event, and early FD withdrawal. The purpose is to test whether you can meet obligations, not to predict the exact outcome.
- Score liquidity separately. Note the time to access cash, expected price uncertainty, lock-ins and penalties. Do not award a high safety score solely because an asset’s recent price series looked smooth.
- Review concentration. Identify how much of your total wealth would depend on one property, one company, one scheme mandate or one deposit issuer.
- Document the decision. Keep the assumptions, dates, costs, tax treatment and reason for choosing the option so you can review it when circumstances or terms change.
Which option fits which constraint?
| If your dominant constraint is… | Questions to ask |
|---|---|
| Need for cash on a known date | Will the asset mature or settle before the date? What happens if you must exit early or sell into a falling market? |
| Desire for rental income | What vacancy, maintenance, tenant and collection assumptions produce the net rent, and how much capital is concentrated in the property? |
| Willingness to accept visible price swings | Can you hold through a market decline without selling, and is the stock or fund diversified enough for your risk? |
| Preference for a contracted maturity amount | What are the issuer’s terms, tax outcome, inflation-adjusted result and early-withdrawal conditions? |
| Limited time for management | Who will handle property operations or portfolio monitoring, and what fees or risks does delegation add? |
| Need to avoid one large exposure | Can the investment be divided across assets, issuers, companies or schemes without creating unaffordable costs? |
These questions help identify trade-offs; they do not produce a personalised allocation. Your income stability, emergency reserves, debt, dependants and tax status can change the answer.

Common comparison mistakes
- Mixing periods: comparing a ten-year property appreciation figure with one year of stock or fund performance and a current FD rate.
- Using gross property appreciation: omitting vacancy, repairs, financing, stamp duty, registration and sale costs.
- Ignoring cash-flow timing: treating rent or dividends received over many years as if they arrived on the final date.
- Confusing low volatility with low risk: infrequent property transactions can hide changes in market value.
- Calling an FD risk-free: a fixed rate limits interest-rate uncertainty for the term but does not remove issuer, inflation, tax, reinvestment or access risks.
- Treating funds as guaranteed: diversification and professional management do not eliminate losses, credit events or liquidity constraints.
- Comparing a selected winner: choosing one successful stock or fund after the fact creates selection bias and says little about a repeatable decision.
- Forgetting costs and taxes: even small recurring charges can materially change a long holding-period result.
- Assuming a quoted price is executable: market prices can move, spreads can widen and a property may have no immediate buyer.
- Using stale terms: deposit rates, fund expenses, tax rules and product conditions change; verify the current documents before acting.
What the available evidence can—and cannot—prove
SEBI’s Investor Survey 2025 reports that nearly half of Indian households hold fixed deposits, making them the most widely adopted investment instrument in that survey. It also reports REIT and InvIT penetration below one percent. These are adoption findings, not evidence that deposits outperform property, stocks or funds or that popularity proves safety.
There is no single authoritative, aligned historical-return series for all four choices that would support a fair current ranking. A comparison built from unmatched periods, gross property appreciation, a selected fund’s past performance and a current deposit quote would create false precision. Use your own dated cash flows and current product documents, and present assumptions with every result.
Bottom line
Choose by matching net outcome, risk and liquidity to the job your money must perform. Property can provide an income-producing, tangible asset but demands capital, concentration tolerance and patience to exit. Stocks provide direct and liquid market exposure but make business and price risk visible. Mutual funds can diversify implementation, with scheme risk and expenses still borne by you. Fixed deposits offer contract-based maturity terms, yet tax, inflation, issuer conditions and reinvestment determine the real result.
The most defensible comparison is a dated, after-cost, after-tax and inflation-aware cash-flow analysis over the same horizon, followed by a separate test of liquidity and loss capacity. That method is more useful than declaring one asset class the winner.
