Rate cuts spark fresh confidence among UK mortgage brokers and clients

A run of UK mortgage rate reductions is making broker-client conversations more constructive after a difficult autumn, but it does not yet mean borrowing has become broadly cheap. HSBC and NatWest cut selected rates during the week reported by Mortgage Introducer on 16 October 2026, following reductions from Santander, Halifax and Yorkshire Building Society the previous week.

Why the mood has improved

Rhys Edwards, head of mortgages at Stratton Wealth Management, said lower offers have changed the tone of discussions. Instead of warning clients about continually rising costs, brokers can now point to reductions and discuss options more constructively.

“It makes things feel a little bit better in the industry,” Edwards told Mortgage Introducer. He described a shift from clients asking brokers to “hand me the damage” to conversations in which reducing rates make the process feel more manageable.

Edwards expects larger lenders to move first, with changes then spreading through the market: “You’ll generally see the bigger lenders go first and then it washes through the marketplace.”

Competition is driving the cuts, not cheaper wholesale funding

The reductions arrived even though swap rates, a key indicator of fixed-rate mortgage funding, moved higher. Between mid-September and 13 October 2026, five-year swaps rose from 4.619% to 4.723%, while two-year swaps increased from 4.545% to 4.641%, according to Mortgage Introducer. September inflation was reported at 3.1%.

That combination suggests lenders are competing for business rather than simply passing on lower funding costs. Selected NatWest five-year remortgage products were cut by up to 0.17 percentage points. HSBC UK had previously announced reductions of up to 0.20 percentage points, effective 19 August 2026, for first-time buyers, home-movers and remortgage customers.

These are changes to selected products, not a guarantee that every borrower will receive a lower rate. Lender criteria, affordability assessments, credit history, income and loan-to-value (LTV) remain decisive.

Remortgages are the fastest route to renewed activity

Remortgaging can respond more quickly than a purchase because it avoids finding a property, negotiating a sale and coordinating a chain. Edwards said lenders can deploy funds faster and help existing borrowers move onto new deals.

Who may benefit first

  • Borrowers whose current fixed period is ending and who can switch without an early-repayment charge.
  • Homeowners who have reduced their balance or whose property value has improved, lowering their LTV band.
  • Customers whose existing lender offers a cheaper product to retain their business.

Should you lock in now or wait?

The broker approach is to secure a suitable product early, continue monitoring the case through application and mortgage offer, and switch if a better rate becomes available. This can protect against a later increase while preserving the opportunity to benefit if rates fall.

  1. Check your timing. Confirm when your current deal ends and whether an early-repayment charge applies.
  2. Obtain an eligible product. A headline rate is meaningful only after the lender confirms that you meet its income, credit and affordability rules.
  3. Reserve the rate. Ask how long the offer remains valid and whether the lender permits a product change before completion.
  4. Keep reviewing. Compare new offers during processing, including any fee for changing products or cancelling the original application.
  5. Choose on total cost. A lower initial rate can be outweighed by a large product fee, restrictive overpayments or an expensive follow-on rate.

How to compare mortgage products properly

Compare offers using the same loan amount, term and LTV. HSBC’s rate pages organise products by LTV and show the initial period, fixed or tracker structure, APRC, booking fee, overpayment allowance and incentives; they also include an LTV calculator.

Feature Why it matters
LTV band A lower LTV can unlock different pricing. NatWest states that standard remortgages are available up to 90% LTV, subject to its criteria.
Fixed or tracker A fixed rate provides payment certainty for the initial period; a tracker can move when its reference rate changes.
Initial-rate period Compare how long the introductory rate lasts with your plans to move or refinance.
APRC Provides a broader cost measure than the initial rate, although your personal result depends on how long you keep the mortgage.
Product or booking fee Include the fee in the total cost and check whether it can be added to the loan, which would incur interest.
Incentives Cashback or contributed legal fees may help upfront costs but do not automatically make the mortgage cheapest.
Overpayment allowance Check the annual percentage you can repay without a charge and the rules for larger payments.
Rate changes during processing Confirm whether a lower product can be selected before completion and what happens to your existing offer.

What could reverse the improvement?

The confidence effect is conditional. The Autumn Budget, the next Bank of England Monetary Policy Committee decision, future inflation and continuing cost-of-living and fuel pressures could all alter lender pricing and borrower demand. Rising swaps could also make lenders less willing to cut if competitive pressure eases.

For now, the evidence points to an early change in market tone rather than a broad return to low-cost borrowing. Brokers are reporting better conversations, while borrowers still need to compare the full product cost and meet affordability checks.
