Ask at least three lenders for written Loan Estimates built on the same loan type, term, loan amount, and down payment. Then compare the complete cost and risk—not just the advertised interest rate. Ask about APR, points, lender charges and credits, monthly payment, mortgage insurance, cash to close, rate-lock terms, payment-change scenarios, and the lender’s ability to close on time. The Consumer Financial Protection Bureau (CFPB) says its mortgage-shopping process and Loan Estimate guidance apply to most mortgages, but special loan types and local rules may require additional confirmation.
Start with offers you can actually compare
A comparison is meaningful only when each lender prices the same transaction. Give every lender the same loan amount, purchase price, down payment, occupancy, loan term, and product type. Otherwise, a lower payment or rate may simply reflect a smaller loan, a larger down payment, or a different kind of mortgage.

The CFPB recommends making it a goal to compare at least three offers from different lenders. Request a written Loan Estimate from each one, rather than relying on a telephone quote or an online rate advertisement. Ask:

- “Can you issue a Loan Estimate for the same loan type, term, loan amount, and down payment I am asking other lenders to quote?”
- “Is this a fixed-rate or adjustable-rate mortgage, and does each payment reduce the principal balance?”
- “When were the quoted rate and APR calculated, and are they still current?”
- “Is this the lowest rate and APR you can offer today, and what assumptions are built into the quote?”
Rates can change between applications. If estimates arrive on different days, a difference may reflect market movement rather than a lender’s pricing. Ask whether a lender can improve an offer, but obtain a revised written estimate and review every line. A reduction in one fee can be accompanied by higher points, another charge, or a different credit.

Questions about the interest rate, APR, and points
The interest rate determines the interest portion of your scheduled payment, while the annual percentage rate (APR) incorporates certain upfront charges and is intended to help you compare borrowing costs. Neither number should be viewed in isolation.
Understand points and lender credits
- “How many discount points are included, and what is each point costing me in dollars?”
- “How much does the rate fall if I pay points, and how long would I need to keep this mortgage for the upfront cost to break even?”
- “Is a lender credit reducing my cash needed at closing? If so, does it come with a higher rate?”
- “Are any fees being financed into the loan instead of paid at closing?”
Points are an upfront charge in exchange for a lower rate. They may make sense when you expect to keep the loan long enough for the monthly savings to exceed the initial cost. A lender credit can reduce cash to close but may increase the rate or shift costs elsewhere. Compare the complete written offer rather than treating a “no-closing-cost” label as free borrowing.
Questions about the payment and long-term cost
Ask the lender to build the payment from every component you may have to pay each month:

Use these payment questions
- “What is my total estimated monthly payment, including principal, interest, mortgage insurance, taxes, and homeowners insurance?”
- “Which parts of that payment are fixed, and which can change?”
- “What is the estimated cash to close, and which amounts could change before closing?”
- “What will my first-year payment be, and what recurring costs are not included in the quoted payment?”
Look beyond the initial payment. A loan with a low introductory payment can cost more later if the rate resets, mortgage insurance remains in place, or a large final payment is due.
Separate lender charges from other closing costs
On the Loan Estimate, identify which charges come from the lender, which are third-party services, and which services you may be allowed to shop for separately. Ask the loan officer to walk through each category in plain language:
- “Which charges are lender origination fees?”
- “Which services are required but provided by a third party?”
- “Which providers may I choose myself, and what deadline applies?”
- “Are any fees refundable if the transaction does not close?”
Do not assume that a lower headline rate means lower fees. Compare origination charges, underwriting or processing charges shown on the estimate, lender credits, prepaid items, escrow deposits, and the final cash-to-close figure. Ask whether a fee is paid once, paid annually, or collected over time.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteThe CFPB says lenders must wait until a borrower expresses an intent to proceed with a particular application before charging application or appraisal fees. The exact rules can depend on the circumstances of your loan, so ask when a charge becomes due and confirm the requirement that applies to your transaction.

Check the loan structure and risks
Fixed-rate mortgages
Ask whether the stated rate and principal-and-interest payment remain unchanged for the full term, and whether taxes, insurance, or mortgage insurance can still change. “Fixed rate” does not mean every part of the total monthly payment is permanently fixed.
Adjustable-rate mortgages
For an adjustable-rate mortgage (ARM), request the exact timing and formula for every possible adjustment:
- When can the first rate change occur?
- How often can subsequent changes occur?
- What index and margin determine the new rate?
- What are the initial, periodic, and lifetime rate caps?
- What are the corresponding payment caps, if any?
- What is the highest possible monthly payment under the loan terms?
Ask for a written worst-case example showing the payment after each permitted increase. An initial ARM payment is not a safe budget figure if the rate can rise. The CFPB recommends considering the outcome if rates increase, not only the introductory scenario.
Features that can increase what you owe
Ask whether the loan includes a balloon payment, negative amortization, or another feature that can increase the balance or create a large payment later. If any such feature appears on the Loan Estimate, request a plain-language explanation and ask whether a less risky alternative is available for comparison.

Early repayment
Ask, “Can I repay early, refinance, or make larger principal payments without a penalty?” If a prepayment penalty appears, ask when it applies, how it is calculated, and whether the lender can provide a version without it. Also ask whether extra payments are applied directly to principal and how to designate them.
Ask precise rate-lock questions
A quoted rate is not necessarily locked. Confirm the status in writing:
- Ask, “Is my rate locked now, and until what date?”
- Ask what the lock costs and what shorter or longer lock periods cost.
- Ask what happens if underwriting, appraisal, repairs, or another delay pushes closing past the expiration date.
- Ask for the extension fee, whether the lender can decline an extension, and whether the rate can change while an extension is being negotiated.
- Ask which changes to your application could alter the locked rate.
The CFPB identifies changes such as the loan amount, credit score, or verified income as potential reasons a locked rate may change. Ask the lender to explain the specific conditions for your file and to document any revised pricing.

A Loan Estimate is a standardized three-page disclosure issued after you apply for a mortgage. It presents the estimated rate, payment, closing costs, taxes and insurance, and loan features that may affect risk. It is not an approval or denial.

Receiving an estimate does not commit you to that lender, and you are not committed to the mortgage before signing final closing documents. Switching lenders later can, however, restart parts of the process and put a purchase closing date at risk. Treat every estimate as a serious written proposal while preserving your ability to compare.
Verify the first page
- Loan amount, term, product type, and whether the rate is fixed or adjustable.
- Interest rate, APR, and whether the rate is locked.
- Projected principal-and-interest payment, mortgage insurance, escrow, and total monthly payment.
Verify the closing-cost pages
- Origination charges and lender credits.
- Required services and services you may shop for.
- Prepaid interest, insurance, taxes, and initial escrow deposits.
- Estimated cash to close.
Check that the document matches what you discussed. If a product, term, credit, fee, or payment differs, ask the lender to explain the discrepancy and issue a corrected estimate when appropriate. Do not compare a rate from one lender with the cash-to-close figure from another; use each lender’s complete document.
Compare costs over the time you expect to own the loan
Your best offer depends partly on how long you expect to keep the mortgage. The CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing; the cited page does not state a year for that figure, and it is not a prediction for your household.
Use the Loan Estimate’s comparison figures to examine the cost over a period that fits your plan, such as five years or the period you realistically expect to remain in the home. Include upfront points and lender charges, monthly principal and interest, mortgage insurance, lender credits, and the remaining balance at the end of the period. For an ARM, note that a five-year calculation may assume rates stay the same; ask for an additional rising-rate scenario instead of treating that projection as a guarantee.
| Comparison area | What to place side by side | Question to ask |
|---|---|---|
| Product assumptions | Loan type, term, amount, and down payment | Are these estimates based on exactly the same transaction? |
| Pricing | Interest rate, APR, points, and lender credits | What upfront cost produces this rate? |
| Monthly cost | Principal, interest, mortgage insurance, taxes, and insurance | Which part can change? |
| Cash needed | Closing costs, prepaid items, escrow deposits, and cash to close | Which amount is most likely to change? |
| Risk | Rate adjustments, caps, balloon payment, negative amortization, and prepayment terms | What is the highest payment or balance allowed by the terms? |
| Execution | Lock period, extension terms, contact plan, and closing timeline | Who owns each next step, and when will I receive an update? |
Evaluate service and the ability to close
The cheapest estimate is not useful if the lender cannot meet your contract deadline or cannot explain the documents. The CFPB lists confidence in the loan officer’s answers and the lender’s ability to close on time as factors to weigh. That guidance is not an independently verified service ranking, so evaluate the lender based on your documented interactions.
- “Who will be my main contact from application through closing?”
- “How often will I receive status updates, and through which channel?”
- “What documents or explanations do you still need from me?”
- “What milestones must be completed to meet my closing date?”
- “Who should I contact if an appraisal, underwriting decision, or title issue causes a delay?”
Keep a dated record of promises, requested documents, lock terms, and revised estimates. Promptly report changes to income, employment, credit, assets, loan amount, or down payment because they can affect underwriting and, in some circumstances, locked pricing.
A practical decision sequence
- Prepare one set of assumptions: purchase price, down payment, loan amount, term, occupancy, and product type.
- Request written Loan Estimates from at least three lenders close together in time.
- Confirm that each estimate describes the same transaction.
- Mark the rate, APR, points, lender credits, origination charges, payment, mortgage insurance, escrow, and cash to close.
- For an ARM or other complex product, calculate the highest permitted payment and ask about the balance under adverse conditions.
- Confirm whether the rate is locked, the expiration date, cost, extension policy, and conditions that can change pricing.
- Ask each lender to explain discrepancies and provide any revised terms in writing.
- Choose the offer whose total cost, risk, and closing execution fit your expected ownership period and budget—not merely the one with the lowest advertised rate.
Before signing final documents, reread the closing disclosure and compare it with the latest Loan Estimate. Raise unexplained changes immediately; do not assume a verbal explanation replaces corrected written paperwork.
