Proprietary reverse mortgage vs. home equity loan or HELOC: which fits your needs?

Short answer: A proprietary reverse mortgage may suit a homeowner who wants to tap substantial equity without a scheduled monthly mortgage payment, but it is a private, non-federally-insured product whose payment rules, fees and protections come from the contract. A home equity loan is better suited to a known, one-time amount that you can repay on schedule. A HELOC is designed for repeated borrowing, but its variable rate, changing payments and possible draw restrictions require more cash-flow flexibility.

There is no universal cheapest option. Compare written offers on net proceeds, interest-rate rules, every fee, required payments, access to funds, and the events that make the balance due. The home secures all three types of borrowing, so a missed obligation can ultimately put the property at risk.

What the three products are

The products all use home equity, but they release cash and create repayment obligations in very different ways.

Proprietary reverse mortgage

A proprietary reverse mortgage is a private reverse mortgage that is not insured by the Federal Housing Administration. The Consumer Financial Protection Bureau (CFPB) says these products are generally designed for homeowners with higher-value homes than those served by federally insured Home Equity Conversion Mortgages (HECMs), but that description does not guarantee eligibility for any particular high-value homeowner. Terms and consumer protections depend on the lender and the written contract. See the CFPB explanation of reverse-mortgage types at Are there different types of reverse mortgages?.

A private reverse mortgage may offer a lump sum, a line of credit, periodic advances or another combination. Do not assume that a proprietary plan offers the same choices, insurance or safeguards as an HECM; ask the lender to describe the exact product being offered.

Home equity loan

A home equity loan advances a set amount against your equity, usually as one lump-sum payment. You repay under the loan agreement, so confirm the interest rate, term, payment amount and whether the rate can change. If you still have a first mortgage, the home equity loan is commonly a second mortgage, creating a second payment in addition to the first.

Home equity line of credit (HELOC)

A HELOC is a reusable credit line secured by the home. You generally draw only what you need during a stated draw period, subject to the credit limit and the agreement. HELOCs usually have variable rates; the payment can change as the rate moves, and the payment arrangement often changes when the draw period ends. The CFPB describes these features and risks in What is a HELOC?.

How a proprietary reverse mortgage works

Cash is obtained from equity rather than from a new monthly-payment loan

The lender evaluates the property and the borrower under its own underwriting rules, then makes proceeds available in the form specified by the contract. A borrower might receive one advance, establish a line, receive scheduled advances or use a combination. Because private plans differ, request a term sheet that states the maximum proceeds, the amount available at closing, any waiting periods and whether unused availability can be reduced.

“No monthly payment” is not a universal promise

CFPB’s description of generally making no monthly mortgage payments applies to HECMs. It should not be treated as a rule for proprietary reverse mortgages. A private contract could require payments, reserve amounts for charges or impose other conditions. Read the payment section rather than relying on a sales description. CFPB’s general reverse-mortgage overview is at What is a reverse mortgage?.

The balance can grow

For a reverse mortgage, interest and fees can be added to the amount owed over time. As the balance grows, the remaining equity available to the homeowner or heirs can shrink. Ask whether interest is fixed or adjustable, how often it accrues, how fees are added, and whether the contract places any limit on the balance.

Property obligations still matter

For HECMs, borrowers generally must remain current on property taxes, homeowners insurance and maintenance even when they do not make monthly mortgage payments. A proprietary plan may use different language or add requirements, so obtain the private contract’s list of ongoing obligations. CFPB’s reverse-mortgage resource explains the types of obligations and repayment events borrowers should review at Reverse mortgage loans.

Ask when repayment is triggered

Have the lender explain what happens if you sell the home, move out, enter long-term care, die or stop meeting a property obligation. Ask how a co-borrower, spouse or heirs are treated and how much time they receive to resolve the loan. Those answers are contract-specific for a proprietary product; HECM rules cannot be used as a substitute.

How a home equity loan works

You receive a defined lump sum

A home equity loan is useful when you know the amount needed—for example, a single project or a debt payoff—and do not need repeated advances. The full principal is generally available at closing, and interest and principal are repaid according to the schedule in the note.

Budget for a second housing payment

With an existing first mortgage, the home equity loan payment is additional debt, not a replacement for the first-mortgage payment. Before signing, add the proposed payment to property taxes, insurance, utilities, maintenance and all other debt obligations. Ask for the payment at every stage of the term and for the consequence of a late or missed payment.

Confirm rate and fees in writing

Do not infer the rate type or total cost from an advertisement. The written offer should identify whether the rate is fixed or adjustable, the repayment term, any introductory feature, one-time charges, continuing charges and the amount you will actually receive after fees.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

How a HELOC works

Draw only what you need during the draw period

A HELOC can be useful when expenses arrive over time. You can generally make multiple draws up to the available limit during the draw period, then repay what you borrowed. The agreement controls the minimum draw, the timing of advances, the expiration of availability and whether the lender can change the line.

Variable rates make payments less predictable

HELOCs usually use variable rates. A payment that looks manageable at the beginning can rise when the index or margin changes. When the draw period ends, the plan may require principal repayment rather than allowing interest-only or additional borrowing, which can produce a significantly higher payment. Compare the full schedule, not only the initial rate or first payment.

Access can be restricted

CFPB notes that a lender may restrict additional credit in specified circumstances. Ask what events allow a freeze or reduction, how you will be notified, and whether an existing balance remains payable during a restriction. The CFPB’s comparison of home equity loans and HELOCs is at Home equity loan vs. HELOC.

Side-by-side comparison

Decision point Proprietary reverse mortgage Home equity loan HELOC
Legal structure Private reverse mortgage; not federally insured. Contract terms determine protections and obligations. Closed-end loan secured by home equity. Reusable, home-secured credit line.
How you receive money Product-specific: possibly a lump sum, line, scheduled advances or a combination. Set amount, normally paid in one lump sum. Repeated draws up to the available limit during the draw period, subject to the agreement.
Scheduled borrowing payments HECM no-monthly-mortgage-payment descriptions do not establish the rule for a proprietary plan; verify the contract. Repayment is required under the note. Confirm amount, term and rate. Payments are required; rate and payment can change, especially after the draw period.
How debt changes Interest and fees can increase the balance; the private contract controls the details. Balance declines as principal is repaid, but interest and fees add to the cost. Balance depends on draws, rate, fees and repayments.
Main cash-flow risk Property charges or other contract obligations can still be due; a growing balance reduces remaining equity. Payment comes in addition to any first-mortgage payment. Variable rates, a possible draw freeze and higher payments in the repayment period.
Evidence limitation CFPB category guidance does not establish a universal age rule, price, cost ranking or set of protections for all private plans. Actual qualification and pricing vary by lender; the cited comparison defines the structure, not a universal offer. CFPB describes common features and risks, but individual plans differ.

Eligibility: do not mix HECM rules with private or home-equity underwriting

What CFPB says about an HECM

For an FHA-insured HECM, CFPB lists requirements that include being at least 62, occupying the property as a principal residence, having sufficient equity or paying off an existing mortgage at closing, being able to meet ongoing property obligations, maintaining a suitable home and completing HUD-approved counseling. CFPB’s eligibility explanation is at Can anyone take out a reverse mortgage loan?.

Why those rules cannot be copied to a proprietary plan

A private reverse mortgage is not an HECM. CFPB’s published material does not establish a universal minimum age, counseling requirement, loan-to-value limit or qualification formula for proprietary products. Ask each private lender for its age, occupancy, credit, income, property-type and valuation rules, and ask which obligations are imposed on a spouse or co-owner.

Home equity loan and HELOC qualification

Qualification is lender-specific. The offer should state how the lender evaluates the property, existing liens, income, credit and ability to make payments. If you already have a mortgage, calculate the combined obligations rather than looking only at the new loan or line in isolation.

Costs and debt growth

HECM cost categories are not a private-product price list

For HECMs, CFPB identifies possible origination fees, third-party closing costs, interest, servicing fees, mortgage insurance and property charges. The page expressly discusses HECMs, so those categories and amounts should not be presented as universal proprietary reverse-mortgage terms. Read the CFPB explanation at How much does a reverse mortgage loan cost?.

Compare net proceeds, not just the headline amount

Ask each lender to show the gross amount, every fee deducted at closing, any required reserve and the net cash available to you. For a line of credit, ask whether an unused amount carries a fee or can be reduced. For a reverse mortgage, ask how accrued interest and charges affect the balance at one year, five years and a longer period that matches your plans; the lender should provide the assumptions used.

Compare rate mechanics

Record the starting rate, whether it is fixed or variable, the index and margin if applicable, adjustment frequency, caps or floors, and any introductory period. For a HELOC, run a budget at the current rate and at higher plausible rates shown in the lender’s disclosures. For a proprietary reverse mortgage, ask whether the balance accrues at a fixed or adjustable rate and whether the rate applies to undrawn funds.

There is no universal cheapest product

CFPB says a home equity loan or HELOC might be a cheaper way to borrow cash than a reverse mortgage in some circumstances, but that is an option to investigate rather than a guarantee. The result depends on the amount, duration, rate, fees, payment capacity, draw pattern and what happens to the home. Compare actual written offers instead of using a generic ranking.

Risks that apply to all three choices

The home is collateral

Home equity loans and HELOCs require scheduled repayment. A reverse mortgage also has obligations that can trigger repayment or default. Failure to pay what the contract requires can lead to collection activity and put the home at risk. Ask the lender to describe the exact default process, cure period and consequences before closing.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Existing mortgage payments do not disappear automatically

If you retain a first mortgage, a home equity loan or HELOC normally adds another payment. A reverse mortgage may be used to pay off an existing mortgage at closing, but the private offer must state whether that is required and how the payoff affects available proceeds. Do not assume that replacing one payment with a reverse-mortgage structure eliminates property taxes, insurance or maintenance costs.

Moving, long-term care, sale and death can change the outcome

Ask what event makes the balance due if you move, sell, enter long-term care or die. Request a written timeline for notice, payoff and any extension. Ask how a surviving spouse, co-borrower or heirs can remain in the home, sell it or refinance it. These terms are especially important for a proprietary reverse mortgage because HECM protections cannot be presumed.

Property charges can cause trouble even without a mortgage payment

For HECMs, taxes, insurance and maintenance remain the borrower’s responsibility. A private contract may use different terminology but will still specify obligations. Set aside funds or arrange automatic payment so a missed property charge does not become a loan default.

How to compare offers step by step

  1. Define the cash need. Write down the amount, timing and purpose. Separate a one-time need from expenses that may recur; that distinction often determines whether a lump sum or a line is appropriate.
  2. List current housing debt and equity. Record the property value used by each lender, the first-mortgage balance, rate, payment and maturity, plus any other liens. Ask how each proposed product affects those liens.
  3. Request complete written estimates. For every offer, obtain proceeds after fees, rate type and adjustment method, one-time and annual charges, required payment, draw rules, repayment term and all conditions that can make the balance due.
  4. Normalize the offers in one worksheet. Put the same fields in columns: cash available at closing, future access, starting rate, worst-case rate information, monthly payment, payment-change dates, fees, balance after projected periods and payoff triggers. Mark “not stated” and ask for an answer rather than filling gaps yourself.
  5. Stress-test household cash flow. For a home equity loan, include the full payment alongside the first mortgage. For a HELOC, test a higher rate and the post-draw payment. For a reverse mortgage, budget property taxes, insurance, maintenance and any contractually required payment, while also considering the possibility that the balance grows.
  6. Read the trigger and default sections. Identify the definitions of principal residence, occupancy, transfer, sale, long-term care, death, insurance lapse, tax delinquency and maintenance failure. Ask how much notice and time to cure each event provides.
  7. Review family and estate effects. If a spouse or heirs may rely on the home, ask who is a borrower, who has occupancy rights, how a payoff is calculated and whether refinancing or sale is required after a triggering event.
  8. Compare at least two reverse-mortgage lenders. CFPB recommends shopping reverse-mortgage lenders, rates and fees. Keep competing estimates and ask each lender to explain differences in proceeds, charges and protections. Guidance is available at CFPB’s reverse-mortgage resource.
  9. Take time before signing. Reconcile the final closing documents with the estimate, confirm every verbal promise in writing and keep copies of the note, security instrument, disclosures and payment instructions.

Questions to put to each lender

  • What is the exact product name, and is it federally insured or private?
  • How much can I receive after all required fees and reserves?
  • Is the rate fixed or variable? If variable, what index, margin, adjustment frequency, caps and floors apply?
  • What payments must I make each month, and can that requirement change?
  • For a line of credit, how long is the draw period, what is the repayment period, and can the lender freeze or reduce availability?
  • Which one-time, annual, servicing, insurance, appraisal or other charges apply, and can any charge be added to the balance?
  • What happens if I sell, move, enter long-term care or die?
  • What happens to a spouse, co-borrower or heir who wants to stay in the property?
  • What property taxes, insurance, repairs, occupancy and maintenance standards must I meet?
  • How is a payoff calculated on the date I sell or refinance?
  • What notice and cure period applies to each default?
  • Who can explain the legal and tax consequences of this specific contract?

Illustrative choices without assuming a “best” product

One renovation with a known budget

If you need one defined amount and have stable income for a second payment, a home equity loan’s lump-sum structure may be easier to budget. Compare the total scheduled payments and the effect on your first mortgage. A HELOC could leave unused capacity, but its variable rate may make the eventual cost less certain.

Several years of unpredictable expenses

A HELOC can match expenses that arrive in stages because you generally pay interest and principal on amounts actually drawn according to the plan. The trade-off is exposure to variable rates, a possible credit freeze and a higher payment when the draw period ends. Keep a reserve for the repayment phase rather than assuming the opening payment will last.

Large equity and limited monthly cash flow

A proprietary reverse mortgage may be worth comparing when a homeowner wants to unlock significant equity and avoid a scheduled mortgage payment, subject to the private contract. The decision requires a clear projection of balance growth, property charges, repayment triggers and the amount of equity that may remain for heirs. If the contract requires payments or reserves, include them in the cash-flow test.

Bottom line for your decision

Choose based on the pattern of cash you need and the obligations you can reliably meet. A home equity loan exchanges a lump sum for scheduled repayment. A HELOC exchanges flexible access for variable-rate and draw-period risk. A proprietary reverse mortgage may reduce scheduled mortgage-payment pressure, but it is not federally insured and its protections, fees and repayment events must be read from the private contract. Obtain written offers, compare them field by field and reject any proposal whose payment, fee or payoff terms you cannot explain in your own words.
