There is no universal cheaper option. A personal installment loan gives you a lump sum without making your home collateral by definition; a home equity loan also provides a lump sum, usually at a fixed rate, but places a lien on your home and can lead to foreclosure if you cannot repay. Compare actual offers—APR, interest rate, fees, net proceeds, payment, term, total repayment and default consequences—rather than relying on typical-rate claims.
This guide covers U.S. consumer loans. Rates, fees and eligibility depend on the lender, your finances, state law and the date you apply. Consumer Financial Protection Bureau (CFPB) guidance reviewed for this comparison was dated August 30, 2024 (personal installment-loan material), September 11, 2024 (home-equity and second-mortgage material), August 28, 2026 (mortgage APR and home-equity-loan versus HELOC material), and June 27, 2024 (HELOC alternatives).

Personal loan vs. home equity loan at a glance
| Feature | Personal installment loan | Home equity loan |
|---|---|---|
| Collateral | Not secured by home equity by definition; the contract may specify other security, so read it. | Secured by your home. If another mortgage exists, this is typically an additional lien or second mortgage. |
| How you receive funds | Usually one lump sum, repaid as a closed-end loan. | One lump sum borrowed against available home equity. |
| Rate and payment | May be fixed or adjustable. Do not assume every personal loan has an unchanging payment. | Usually a fixed rate with scheduled amortizing payments. |
| Upfront and recurring charges | Possible origination, documentation, optional credit or disability insurance, and late fees. | Possible application, appraisal, title, closing and other upfront costs, plus any charges in the contract. |
| Default consequence | Collections activity and credit-bureau reporting are possible after missed payments. | The lender can pursue foreclosure if you fail to repay. |
| What determines cost | Your credit history, income, debts, requested amount, term, state law and lender pricing. | Your equity, credit and income, the amount and term, property and lien details, and lender pricing. |
The table describes product structures, not a price ranking. A specific personal-loan offer can cost more or less than a specific home-equity offer after all fees and the time you keep the debt.

Closed-end, scheduled borrowing
A personal installment loan normally advances a single amount and requires payments on a set schedule for a stated period. It is closed-end credit: once the proceeds are disbursed, you generally cannot redraw principal as you could with a revolving line. Each payment usually covers interest and some principal, although the contract controls the amortization method.

How lenders set your terms
CFPB consumer guidance says lenders commonly consider credit history, income, existing debts, requested amount and term, state law and other underwriting factors. Two applicants seeking the same amount can therefore receive different rates, fees, approval amounts or repayment periods. Ask whether the quoted rate is fixed or adjustable and what event could change the payment.
Fees and missed payments
Possible charges include an origination fee, documentation fee, optional credit or disability insurance and late fees. An origination charge may be deducted before you receive the money, so the amount financed and the cash deposited into your account can differ. A missed payment can trigger late fees, collection efforts and reporting to credit bureaus. Check the agreement for any grace period, default rate, arbitration clause and prepayment terms.
How a home equity loan works
A lump sum secured by the house
A home equity loan (HEL) lets a homeowner borrow a lump sum against the equity in the property. Equity is the home’s value minus the balances of existing liens. The lender records a lien; when a first mortgage remains, the HEL is commonly called a second mortgage or junior lien. The lender may assess the property and review title, income, debts and credit before approving the loan.
Usually fixed, but not cost-free
Home equity loans are usually offered at a fixed rate, which makes the scheduled payment predictable. “Fixed” does not mean free of risk or fees. Application, appraisal, title, closing and other costs can reduce the money you receive or increase the amount you must repay. Read whether fees are paid upfront, financed into the balance or waived in exchange for a different rate.
The collateral consequence
The CFPB states: “If you cannot pay back the HEL, the lender could foreclose on your home.” Foreclosure is the decisive difference from an unsecured personal loan. A lower quoted rate does not compensate for a payment that your budget cannot sustain, because the pledged asset is your residence or investment property. Consider the existing first-mortgage payment, property taxes, insurance, maintenance and any other liens when testing affordability.

Which one costs less? Compare offers, not averages
No dated, geographically specified lender-quote set establishes a universal winner. Your comparison should use the same requested amount and a realistic period for which you expect to keep the debt. A loan that looks cheaper over its full advertised term may not be cheaper over the shorter period you actually expect to hold it, especially if upfront charges are large.
1. Confirm the amount you will actually receive
Start with the requested amount, then subtract mandatory fees deducted at closing or disbursement. Compare net proceeds: the cash available for your project or payoff. If one offer finances its fees, add those fees to the balance and interest calculation rather than treating them as free.

Outbyte PC Repair FREERepair Windows errors before they cause bigger problemsFix Now →Outbyte Driver Updater FREEFix the driver behind crashes, sound loss and screen glitchesFind Drivers →2. Record both rate and APR
Write down the interest rate, whether it is fixed or variable, and the APR. APR combines interest with certain charges and can make closed-end offers easier to compare. It is not a replacement for the contract: mortgage APR comparisons can mislead when fixed and adjustable products are compared, and HELOC APRs may treat fees differently from closed-end loan APRs. Ask the lender which fees were included in the displayed APR.
3. List every fee
Request a written fee schedule. For a personal loan, look for origination, documentation, optional insurance and late charges. For a home equity loan, check application, appraisal, title, closing, annual or other account charges. Note whether a fee is one-time, recurring, refundable, waived only under conditions or charged when you pay early.
4. Compare payment, term and amortization
Record the required monthly payment, number of payments and whether each payment amortizes principal. A longer term can lower the monthly bill while increasing total interest. Ask whether the payment can change, whether there is a balloon balance, and whether the first payment is deferred with interest still accruing.

5. Calculate total dollars paid
For a fully amortizing fixed-payment loan, multiply the scheduled payment by the number of payments, then add fees paid separately. Adjust for any financed fees, final balloon payment, rate changes or early-payoff charge. Also calculate the cost over your expected holding period: payments made, fees paid and the remaining balance you would need to discharge when you sell, refinance or otherwise exit.
6. Compare what happens when you cannot pay
For a personal loan, ask about late fees, collection procedures, credit reporting and any right to accelerate the balance. For a HEL, identify the property securing the debt, lien priority and foreclosure process. Treat the collateral difference as a separate decision variable, not merely another line in a rate comparison.
Why a lower monthly payment can be more expensive
Payment size is a cash-flow measure, not a complete cost measure. Extending a balance over more months generally means more interest accrues, even if the rate is unchanged. A home equity loan can also add closing costs to a debt that previously had none. When comparing a short personal-loan term with a longer HEL term, calculate total repayment and the balance remaining at the date you realistically expect to repay.
Do not compare a fixed personal-loan payment with a variable-rate offer using only the initial payment. A variable rate can rise, changing the payment and total cost. Conversely, do not assume a fixed home-equity payment is affordable simply because it does not change: your income, taxes, insurance and other obligations can change while the lien remains.
When a personal loan may fit
- You want a lump sum but do not want to pledge home equity.
- The approved amount covers the need after fees, and the required payment fits your budget under a conservative income assumption.
- The rate type, term, fees, reporting practices and early-payoff rules are acceptable.
- You need a shorter repayment period and can manage the resulting payment without relying on new borrowing.
- You are not comfortable exposing your home to foreclosure risk for the purpose of obtaining a lower nominal rate.
A personal loan is not automatically low-cost or low-risk. A high rate, large origination fee or long term can make it expensive, and missed payments can damage credit and lead to collections. Review the actual promissory note and disclosures before accepting.

When a home equity loan may fit
- You own a property with sufficient equity and need a lump sum larger than an affordable unsecured offer provides.
- You understand that the loan adds a lien and that failure to repay can lead to foreclosure.
- The combined payment of the first mortgage, HEL and all household obligations remains affordable through the full term.
- After including appraisal, title, closing and other fees, the written offer has a total cost and payment schedule you can accept.
- You have considered how a sale, refinance, job loss, illness or decline in property value would affect repayment.
These criteria do not guarantee that a HEL will be cheaper. They identify when accepting home-secured risk may be a deliberate choice rather than an assumption that a lower advertised rate is sufficient.
Debt consolidation: the risk can change even when the rate falls
Consolidation replaces existing debts with a new obligation; it does not erase what you owe. A home equity loan may offer a lower rate than some credit-card or unsecured debt, but closing costs and a longer term can increase the dollars paid. More importantly, unsecured balances can become debt secured by your home.
The CFPB warns: “Be careful about trading short-term debt for long-term debt at a higher cost to you.” Before consolidating, list each old balance, rate, minimum payment and payoff date. Compare that schedule with the new loan’s total repayment, fees, term and remaining balance at the point you expect to be debt-free. If the consolidation only works when you keep using the paid-off cards, address the spending or cash-flow problem first. Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Do not confuse a home equity loan with a HELOC
A home equity loan pays one lump sum. A home equity line of credit (HELOC) is revolving credit: you can draw, repay and draw again up to a limit during a draw period. HELOC rates are usually adjustable, so payment amounts can change.
Draw and repayment phases
When the draw period ends, new borrowing stops and the account enters repayment. Payments can rise substantially, and some plans can require repayment of the entire balance at once. Ask for the exact draw-period end date, repayment formula, index and margin, adjustment frequency, rate cap, minimum payment and any balloon provision.

HELOC fees and restrictions
Potential charges include application, appraisal, title, closing, annual, inactivity, cancellation or rate-conversion fees. A lender may restrict additional draws if the home’s value falls or your financial circumstances change. Because the line is secured by the home, the foreclosure exposure remains. A HELOC can be useful for staged expenses, but it is not the same product as the fixed lump-sum comparison in this article.
A practical decision process
- Define the need. Write the exact amount, purpose and date funds are required. Separate a one-time expense from a series of uncertain expenses; the latter may require a different structure.
- Set a safe payment ceiling. Base it on reliable income after housing, taxes, insurance, utilities, food, existing debts and a reserve for irregular expenses. Do not use the lender’s maximum approval as your budget.
- Request comparable written offers. Ask for the same amount and, where possible, similar terms. Obtain the rate type, APR, fee schedule, payment, term, payoff quote method and default provisions.
- Compute net proceeds and total cost. Use the amount deposited, not just the face amount, and include every mandatory fee and any financed charge.
- Stress-test the payment. For an adjustable offer, model a higher rate. For a HEL, test the combined first- and second-mortgage payments after a drop in income or an increase in property expenses.
- Evaluate exit plans. Determine the balance after 12, 24 and 36 months—or the period you expect to keep the debt—and ask what it costs to prepay or refinance.
- Choose the risk you can genuinely carry. If the home-secured payment is only affordable under optimistic assumptions, reject it even if its APR is lower. If an unsecured offer is unaffordable, borrowing less or delaying the project may be safer than pledging the home.
- Keep the documents. Save disclosures, the note, fee schedule, payment history and payoff statements. Confirm the first due date and automatic-payment amount.
Common mistakes and how to avoid them
Choosing by rate alone
A rate omits some fees and says nothing about collateral. Compare APR and the contract, then calculate total dollars paid over your expected holding period.
Choosing by the smallest payment
A small payment can reflect a long term, interest-only period or variable rate. Check principal reduction and the final balance.

Personal installment products vary. Confirm security, rate type, fees and payment-change rules in writing.
Ignoring lien and title costs
For a HEL, ask who pays appraisal and title charges, whether a lien is recorded, and how the loan interacts with existing mortgages or other liens.
Skipping a payoff calculation
If you may sell or refinance, request an example payoff statement. A remaining balance and early-payoff charge can erase an apparent short-term saving.
Using consolidation to postpone the underlying problem
Make a written spending and repayment plan. Otherwise, you can rebuild unsecured balances while the house remains pledged for the consolidation loan.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Clear out junk files and repair common Windows errors3Scan for outdated or missing drivers - takes under a minuteQuestions to ask a lender before signing
- What is the interest rate, is it fixed or variable, and under what conditions can it change?
- What APR is disclosed, and exactly which fees are included?
- What amount will be deposited after every deduction?
- What is the required payment, term, amortization schedule and final balance?
- Are there origination, appraisal, title, closing, annual, insurance, late, inactivity, cancellation or prepayment charges?
- How is a missed payment handled, when is it reported, and can the balance be accelerated?
- For a home-secured loan, what property is collateral, what lien will be recorded, and what foreclosure rights apply?
- Can I receive a payoff quote at any time, and how is it calculated?
Bottom line: match the offer and the risk to your situation
Use a personal loan when its approved amount, fees, rate and payment solve the need without putting your home at stake. Consider a home equity loan only when the full written offer remains affordable, the fees and long-term cost make sense for your expected holding period, and you consciously accept foreclosure exposure. Current individualized quotes are necessary; general statements that one product “always” costs less are not reliable.
