Mortgage sourcing software and a lender affordability calculator answer different questions. In the UK, sourcing software helps an adviser search and filter mortgage products and lender criteria across a range of lenders. A lender calculator estimates how much that particular lender may allow a client to borrow. A calculator result is an early indication, not a mortgage offer, and a sourcing system is a research aid rather than an automatic recommendation.
The two tools can be connected. Some adviser platforms combine affordability, criteria, product and property checks, while other systems pass one set of case details to several lenders’ calculators. The useful distinction is functional: one lender’s calculator assesses a case against one lender’s rules; sourcing software helps an adviser investigate and narrow choices across lenders.

The short answer: one estimates capacity, the other researches the market
A lender affordability calculator is designed to answer a question such as “how much your client could borrow” or “how much your customer may be able to borrow.” The lender supplies the calculator and sets its assumptions, income treatment, commitments, loan-to-value limits and other rules. The result therefore describes a possible amount from that lender, based on the information entered. It does not show what every other lender would accept.
Mortgage sourcing software supports the wider advised process. The Financial Conduct Authority (FCA) describes an intermediary gathering information about a consumer’s circumstances, needs and preferences, then reviewing products from a range of lenders with a mortgage sourcing system to filter the options. The FCA’s wording is: “They then review products from a range of lenders, using a mortgage sourcing system (MSS) to filter products.” (FCA interim mortgage-market-study annex, 2016.)

An adviser still has to check lender criteria, assess whether the case fits, discuss suitability and complete the lender’s application process. Software can make that research faster and more consistent, but it does not turn a search result or an affordability figure into a guaranteed approval.
What mortgage sourcing software does
Searches products across a range of lenders
The central job is to narrow a broad mortgage market to products that may fit a particular case. An adviser enters facts such as loan size, property value, term, repayment type, applicants and other case details, then applies filters. Depending on the system and the adviser’s lender panel, the results may show products, rates, fees, incentives and other product attributes.
“Across a range of lenders” is important. A sourcing system can only search the lenders and products that its provider has included and that the adviser is able to access. The FCA process evidence does not establish that any system covers every UK lender or the whole market. An adviser should ask a provider for its current lender and product coverage and understand whether the search is limited to a panel.

A low initial rate is not useful if the lender’s criteria rule out the case. Criteria-focused functions let an adviser investigate questions such as how a lender treats a type of income, a credit issue, a property construction or a particular applicant profile. Mortgage Brain describes Criteria Brain as a tool for searching lender criteria: Mortgage Brain Criteria Brain.
L&G describes its Ignite adviser platform as combining affordability, criteria, product and property checks. That combination illustrates why sourcing is broader than a single borrowing figure: a case can appear affordable while failing a lender’s employment, property or documentation requirements.
Connects with affordability workflows
Some systems leave the adviser to open each lender’s calculator and re-enter the case. Others reduce duplication by connecting to multiple calculators or populating them from a shared form. Mortgage Brain describes an integrated form that can populate multiple lenders’ affordability calculators, alongside separate sourcing and criteria products; its overview is at Mortgage Brain.

An integration changes the workflow, not the underlying responsibility. Each lender’s result remains subject to that lender’s assumptions and caveats. The adviser should verify that connections are current and confirm which lenders are actually supported.
May include product, property and application checks
Platform descriptions can bundle several research steps. L&G identifies product and property checks within Ignite, as well as affordability and criteria. Those functions can help an adviser spot an issue before submitting an application, but the exact feature set depends on the current version and the provider’s lender connections. A product-search screen should not be assumed to include every property or underwriting rule.
What a lender affordability calculator does
Applies one lender’s proposition to the entered facts
A lender calculator is narrower by design. Santander for Intermediaries and HSBC UK Intermediaries both present calculators for intermediary users to estimate how much a client or customer may be able to borrow: Santander for Intermediaries and HSBC UK Intermediaries. The output is therefore lender-specific. A different lender may treat the same income, commitments, term or property differently and produce a different result.
Produces an indication, not a binding decision
Calculator pages commonly include caveats about the information and assumptions used. The FCA has warned that information about eligibility and how much a consumer can borrow is often heavily caveated. Treat the number as an early indication that helps decide whether to investigate further. It is not an agreement in principle, a formal mortgage offer or confirmation that the lender will approve the application.
Final lending can depend on evidence and checks that a quick calculator cannot complete, including verified income, credit information, existing commitments, the property and the lender’s underwriting assessment. The retrieved FCA material supports separating an estimate from eligibility confirmation, an agreement in principle and a formal offer; it does not provide one universal definition or workflow for every lender’s calculator.

| Question | Mortgage sourcing software | Lender affordability calculator |
|---|---|---|
| Primary purpose | Research and filter mortgage products and lender criteria across a range of lenders. | Estimate how much one supplying lender may allow the client to borrow. |
| Market view | Multi-lender, subject to the provider’s and adviser’s current panel and data. | Single-lender; it does not establish what other lenders would offer. |
| Criteria research | May include a searchable lender-criteria function, such as the one described for Criteria Brain. | Applies the supplying lender’s own assumptions; it is not a cross-market criteria search. |
| Affordability process | May require separate lender entries or may populate multiple calculators from one form, depending on integrations. | Calculates against that lender’s rules and inputs. |
| Other checks | Some platforms also describe product, property and related workflow checks. | Focused on the lender’s borrowing indication; other functions depend on the lender’s tool. |
| Who normally uses it | Mortgage advisers and intermediaries conducting an advised product search. | In the cited examples, intermediary users estimating a client’s borrowing capacity. |
| What the result means | A shortlist for further adviser assessment, not an automatic recommendation or offer. | An early lender-specific indication, not a guarantee of eligibility or an offer. |
How an adviser uses both tools in a case
- Collect the case facts. The adviser gathers the applicants’ circumstances, needs and preferences, including income, commitments, deposit or equity, property details, term and repayment requirements. Accurate inputs matter because every later screen inherits their assumptions.
- Set the search scope. The adviser identifies the lenders and mortgage markets available through the business and uses sourcing software to filter products. Coverage should be understood rather than presumed: a system’s search is not automatically the whole UK market.
- Check lender criteria. The adviser researches the detailed rules behind the shortlisted products. A product that looks suitable on rate or loan-to-value may fail on income type, property, credit history or another criterion.
- Test affordability. The adviser runs the case through the relevant lender calculator. If the platform supports multiple connections, one form may populate several calculators; otherwise, the adviser may enter the information separately. Each result is read with the lender’s own caveats.
- Review product and property fit. Where the platform provides those checks, the adviser examines the property and product conditions as well as the borrowing amount. A calculator result alone does not resolve a property acceptability question.
- Discuss the shortlist and recommendation. The adviser brings knowledge of lender eligibility criteria, service and speed into the recommendation. The software helps organize evidence; it does not replace professional judgment or the adviser’s suitability assessment.
- Proceed through the lender’s application and checks. The chosen lender verifies the application and property under its own process. The earlier calculator indication remains provisional until the lender confirms the case.
How accurate is a mortgage affordability calculator?
Accuracy has two meanings. A calculator may accurately apply the assumptions programmed by a lender to the details you entered, while still being an imperfect predictor of the amount the lender will finally approve. The figure is only as reliable as the data, the lender’s current rules and the caveats attached to the result.

Reasons the final decision can differ
- Input quality: an omitted commitment, incorrect income figure, wrong term or inaccurate property value can change the calculation.
- Different lender treatment: lenders can assess the same income, expenditure or applicant circumstances differently. A result from one calculator cannot be generalized to the market.
- Evidence and verification: the application may require documents and checks that a calculator does not perform.
- Property and underwriting issues: valuation, construction, tenure or other property matters can affect the decision after the initial estimate.
- Changing rules: lender criteria and product availability can change, so an old result may not represent the current proposition.
For these reasons, use the calculator to decide what to investigate next, not to promise a borrowing limit to a client. Read the lender’s qualification text beside the result and retain the distinction between an estimate, an eligibility indication, an agreement in principle and a formal offer.
“How much could I borrow?”—what a consumer should ask
There is no single market-wide answer produced by one calculator. A lender’s figure answers “how much might this lender allow on these inputs?” A broker using sourcing software can compare potential products and then test affordability with the relevant lenders, but the shortlist still depends on the adviser’s available lender panel and current data.
Ask which lenders were considered, whether the search is limited to a panel, which assumptions were used and what would need to be verified. Ask whether the number is only an affordability indication or whether a separate eligibility or agreement-in-principle process has been completed. Those questions prevent a high calculator output from being mistaken for money that is already approved.

Do mortgage brokers use different calculators?
Yes. Each lender may provide its own affordability calculator, with its own criteria and assumptions. A broker might use several lender tools for one case. Some adviser platforms provide integrations that send one set of details to multiple calculators, while others require separate entries. The convenience of a shared form does not make the outputs identical: each number still belongs to the lender whose rules generated it.
A broker may also use a sourcing system before or alongside those calculators. Sourcing identifies products and criteria to investigate; calculators test borrowing capacity with specific lenders. Neither tool alone is the complete advice process.

Lender and product coverage
Request the current list of lenders, product types and markets represented. Check whether the coverage matches the cases you write and whether there are panel restrictions. The FCA’s description of sourcing refers to products from a range of lenders, not to universal market coverage.
Criteria depth
Find out whether the system searches detailed lender criteria or only filters headline product fields. Ask how criteria updates are presented and how an adviser can evidence the rule used for a recommendation. L&G describes client criteria within Ignite, while Mortgage Brain separately describes a criteria-search product; those examples show that “sourcing” and “criteria” may be bundled or sold as distinct functions.
Affordability workflow and integrations
Map the number of data entries a typical case requires. Determine which lenders can be populated from a shared form, what happens when a connection is unavailable and how the platform displays each lender’s caveats. Confirm current connections directly with the supplier rather than relying on an old overview page.
Product, property and application support
Decide whether you need property and product checks in the same workspace or whether separate tools are acceptable. Ask what the platform actually checks and what remains the adviser’s responsibility. A label such as “property check” should not be taken to mean a valuation or underwriting decision.
Client access and lead flow
Separate internal adviser use from public-facing calculators. A provider may license an embeddable calculator for an adviser’s website without giving visitors access to the full sourcing system. L&G describes a WordPress plug-in and an API that can place a calculator on a website and generate leads. That is a distribution function, not evidence that the public tool searches the whole market or gives a guaranteed result.

Common mistakes and how to avoid them
Using the largest number as the recommendation
The highest borrowing indication may come from a lender whose rate, criteria or property rules do not suit the client. Capacity is one input to a suitability assessment, not the recommendation itself.
Assuming a sourcing result represents every lender
Ask about the panel and coverage. If a lender is absent from the system, its products and affordability treatment will not appear in the search.
Confusing a product match with an affordability pass
A product filter can surface a mortgage with the right term or loan-to-value while the lender calculator rejects the case. Run both checks and investigate the reason for any mismatch.
Free tools Windows power users keep installed
One-click scans. No signup required.
Repeating stale figures
Record when the calculator was run and revisit the case if income, commitments, property details or lender criteria change. A previous indication should not be presented as current approval.
Entering inconsistent data into separate calculators
When no integration exists, use a controlled case sheet and check each entry. Differences in term, income, commitments or property value can create apparent lender differences that are really data-entry differences.
What the FCA statistic does—and does not—tell you
The FCA’s 2016 interim mortgage-market-study annex found that non-lender websites were most useful for one in seven respondents (14%), while price-comparison websites were most useful for one in nine (11%). These are historical findings from the FCA’s mortgage-finding analysis, not current adoption or usage rates. They do not show that a particular sourcing platform or calculator is more accurate or more popular today.
Bottom line for consumers and advisers
Use a lender affordability calculator for a lender-specific borrowing indication. Use mortgage sourcing software to research products and criteria across the lenders available to the adviser, then use the relevant calculators and professional judgment to test the shortlist. Keep every result in its proper category: an estimate is not eligibility confirmation, an agreement in principle or a formal mortgage offer.
