Mortgage renewal in Canada: what to review before you sign

Do not treat a mortgage-renewal letter as a formality. Before signing, verify the balance, interest rate, term, payment amount and frequency, amortization, fees, prepayment rules, insurance, and the consequences of switching lenders. Start comparing offers a few months before the term ends, negotiate with your current lender using written competing offers, and obtain borrower-specific figures in writing. The rules described below are especially applicable to federally regulated financial institutions; provincial lenders and private lenders may follow different disclosure requirements.

Use this review checklist before accepting a renewal

Put the renewal offer beside your existing mortgage contract and check each item rather than comparing the headline rate alone.

As an Amazon Associate I earn from qualifying purchases.

  • Remaining principal: Confirm the balance that will be outstanding on the renewal date.
  • Interest rate: Record whether the quoted rate is fixed or variable, how long it is guaranteed, and whether it can change before the new term starts.
  • Term: Check the length of the new agreement and the date it ends.
  • Payment: Verify the amount, frequency, first payment date and whether the payment still fits your budget.
  • Amortization: See whether the remaining repayment period has changed and calculate the effect on total interest.
  • Fees: Identify administration, appraisal, discharge, registration, transfer, assignment and other charges.
  • Prepayment privileges: Check permitted lump sums, payment increases, timing limits and whether unused annual limits carry forward.
  • Penalty formula: Ask how the lender calculates a charge for breaking, transferring or paying out the mortgage early.
  • Insurance: Confirm whether mortgage loan insurance remains in place and whether a new premium could arise.
  • Security registration: Determine whether the mortgage uses a standard charge or a collateral charge.

Also consider changes you expect during the next term. A borrower planning a home purchase, job change, large lump-sum payment, debt consolidation or change in optional mortgage insurance may need different terms from a borrower who expects to keep the mortgage unchanged.

What a federally regulated lender’s renewal statement should contain

For a mortgage with a federally regulated financial institution, the lender must provide a renewal statement at least 21 days before the existing term ends. If it will not renew the mortgage, it must notify you by that point. The statement must identify the remaining principal, interest rate, payment frequency, term and applicable charges or fees. It must also state that the offered rate will not increase before the renewal date.

A renewal contract may arrive with the statement. Read both documents: the statement gives the required disclosure, while the contract contains the terms you would actually accept. Check the lender’s instructions for accepting, declining or changing the offer and note any response deadline.

Automatic renewal is not the same as a good renewal

Some mortgages renew automatically if you do nothing. That protects against an accidental lapse, but it does not establish that the rate or conditions are competitive. Treat an automatic-renewal clause as a deadline-management issue, not as a reason to skip comparison shopping. Contact the lender before the deadline if you want a different rate, term or product.

When to start and what to gather

Begin several months before term-end

Financial Consumer Agency of Canada guidance says, “Start shopping around a few months before the end of your term.” Beginning early gives you time to obtain competing quotes, resolve documentation issues, investigate a collateral charge and arrange a transfer if you change lenders. Waiting for the 21-day statement can leave too little time for underwriting or legal work.

Prepare a comparison file

  • Your current mortgage contract, latest statement and renewal statement.
  • The balance on the expected renewal date and the remaining amortization.
  • Written offers from other lenders or mortgage brokers, including rate, term, payment and fees.
  • Recent income, employment, debt and asset information if a new lender requests an application.
  • Details of any line of credit, car loan or other debt secured against the home.
  • Your planned lump sums, payment increases, move date or other changes during the next term.

Written quotes matter because a current lender may ask for evidence of a competing offer before improving its own proposal. Keep the rate, expiry date and conditions together rather than relying on a verbal promise.

Compare the current lender with alternatives on the same assumptions

A useful comparison holds the balance and repayment period constant first. Then show separately what changes if a lender offers a longer amortization, adds fees or changes the payment schedule.

Comparison area Questions to ask Why it changes the decision
Rate and term What rate is guaranteed, for which term, and when does it expire? A lower rate is useful only if the term and conditions suit your plans.
Payment What is the payment amount, frequency and first due date? Cash flow can differ even when two offers quote similar rates.
Total borrowing cost What interest will be paid over the term and over the remaining amortization? A smaller payment can conceal a longer and more expensive repayment.
Flexibility How much can you increase payments or pay as a lump sum, and when? Privileges affect how quickly you can reduce principal without a charge.
Early-exit cost What is the penalty to break, transfer or repay in full before term-end? A move or refinance can make the penalty more important than a small rate difference.
Approval and amortization Will the new lender approve the balance and chosen amortization under its criteria? A switch is not complete until the new lender approves the application.
Insurance Will existing mortgage insurance be recognized, or could a new premium apply? A premium can materially change the cost of switching.
Charge type and service Is the security a standard or collateral charge, and will the lender provide the service you need? Registration and service differences can outweigh a modest rate saving.

Include a broker or several lenders in the comparison

Contacting multiple lenders and mortgage brokers can reveal different rates, underwriting criteria and fee policies. A broker’s quote is not an approval and may be subject to conditions, so request the complete written offer and ask who pays each switching cost.

How to negotiate with your existing lender

  1. Ask for the lender’s best renewal rate. Tell the representative the balance, term and payment structure you want, not just that you want a discount.
  2. Present written alternatives. Provide the competing rate, term, expiry and conditions. The lender may need those details to match an offer.
  3. Negotiate the whole package. Ask about prepayment privileges, payment flexibility, fees, portability and the amortization rather than focusing only on the rate.
  4. Request a written revision. Confirm the rate, term, payment, fees and expiry date in an updated document.
  5. Check the final contract. A verbal concession does not change the mortgage until the lender documents it and you accept it.

If the current lender will not improve the offer, compare the cost of staying with the all-in cost of transferring. A lender-paid legal or appraisal cost may make a slightly higher rate cheaper overall, while an attractive rate with a restrictive penalty may be poor value for a borrower who expects to move.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Switching lenders: approval comes before savings

You are not required to renew with the current lender. A new lender must approve the application and may apply qualification criteria different from those used when the original mortgage was granted. It may request income verification, debt information, property details and an appraisal.

Build an all-in switching budget

  • Discharge cost charged to remove the existing mortgage from title.
  • Registration, transfer or assignment costs for the new charge.
  • Legal or notary fees.
  • Appraisal fees or administration charges.
  • Any lender fee that is not waived.
  • Mortgage-break penalty if the transfer occurs before the current term ends.
  • Potential new mortgage-insurance premium.

Ask the prospective lender which costs it will cover and whether that coverage is conditional on keeping the mortgage for a specified period. Obtain the existing lender’s written discharge and penalty figures instead of estimating them from an online calculator.

Mortgage loan insurance can change the calculation

Tell the new lender if the existing mortgage is insured and request the insurance certificate number or certificate. A new premium may apply if the loan amount increases or the amortization period is extended. Providing the certificate information may help prevent paying premiums twice, but the new lender must confirm how it will treat the insurance.

Check whether the mortgage is a collateral charge

A collateral charge can secure the mortgage and other borrowing against the property. Removing it may require repayment or transfer of every loan agreement secured by the charge, such as a car loan or line of credit. Registration of a replacement charge can add cost and time. Ask the lender, lawyer or notary to identify the charge type and explain the release and registration steps. Investigate this several months before renewal rather than discovering the issue after accepting another offer.

Do not confuse renewal with breaking a mortgage early

A standard maturity renewal occurs when the existing term ends. Breaking or transferring a closed mortgage before that date is a different transaction and may trigger a substantial prepayment penalty. Before acting early, request a written calculation from the current lender and compare the penalty plus switching costs with the interest savings.

If the penalty is large, ask whether waiting until maturity would allow a lump-sum payment without a penalty. If you are buying another home, ask whether the mortgage is portable. Portability can have conditions about the new property, timing, balance and rate, so obtain the lender’s written terms before relying on it.

Prepayment privileges and penalties deserve their own review

Identify exactly what you may pay early

Privileges are contract-specific. They may permit higher regular payments, one or more annual lump sums, or both. Check:

  • The maximum percentage or dollar amount for a lump sum.
  • The dates or windows when a lump sum may be made.
  • The maximum payment increase and whether it can be reversed.
  • The number of extra payments allowed each year.
  • Whether unused annual limits carry forward.
  • Whether a privilege applies to principal only or also to accrued interest.

Request the lender’s actual penalty calculation

A lender may charge a penalty for paying more than the privilege allows, breaking the agreement, transferring before term-end or paying the mortgage in full early. Federally regulated financial institutions must explain how they calculate the penalty and the factors used. The amount depends on the contract and lender; a general example cannot replace a written quote for your mortgage.

Payment and amortization: lower now can cost more later

Extending amortization lowers the required payment by spreading repayment over more years, but it keeps the debt outstanding longer and increases total interest. Financial Consumer Agency of Canada cautions, “Think twice before extending your amortization to lower your payments.” Compare the payment relief with total interest, not the monthly amount alone.

FCAC’s illustrative $300,000 example

The following figures are an FCAC illustration published or updated October 15, 2025, for a $300,000 mortgage amortized over 25 years at 4.0%. They are not a current market quote or a calculation for an individual borrower.

Mortgage amount Amortization Illustrative rate Monthly payment Interest over five years Interest over 25 years
$300,000 25 years 4.0% $1,587.06 $55,845.39 $173,418.18

Use the lender’s amortization schedule for your own balance, rate and payment frequency. If a lower renewal rate reduces the required payment, ask what happens if you keep paying the old amount: the extra amount can reduce principal faster. Confirm that the contract permits the larger payment and learn whether it counts against an annual privilege.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Payment frequency changes cash flow

Accelerated weekly or biweekly schedules can amount to one additional monthly payment per year. That may reduce interest and shorten repayment, but it also increases the amount leaving your account during the year. Compare the actual schedule, not just the label, and verify how the lender defines regular and accelerated payments.

Qualification and the mortgage stress test: use the precise scope

Financial Consumer Agency of Canada states that federally regulated entities use a qualifying rate equal to the higher of 5.25% or the negotiated rate plus 2%. Its mortgage-preparation guidance specifically says an existing borrower must pass this test when refinancing or taking out a home-equity line of credit.

That statement does not settle every straightforward renewal or every lender-switch situation. Do not assume that every renewal automatically requires a stress test, or that a switch is automatically exempt. Ask the prospective lender which qualification rules apply to your transaction, especially if you are increasing the loan, extending amortization, refinancing or adding a home-equity product.

If the new payment may be unaffordable

Contact the lender as soon as you expect difficulty, rather than waiting for a missed payment. Explain the change in income, expenses, rate or other circumstances and ask what options are available. Provide requested documents promptly and keep a record of the conversation and any proposed arrangement.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

FCAC says banks are expected to assess whether renewal terms are appropriate to a borrower’s circumstances and needs. It also says banks are expected not to offer a less advantageous rate when a borrower cannot adjust the current agreement or qualify with other lenders. These are expectations for banks in exceptional circumstances, not a guarantee of a particular rate, approval or relief.

Do not solve a payment problem by extending amortization without calculating the added interest. Compare any temporary payment relief with the long-term cost and the conditions attached.

A practical decision sequence

Stay with the current lender when

  • Its negotiated offer is competitive after fees and switching costs.
  • You value existing service and the mortgage’s current privileges.
  • A transfer would trigger a collateral-charge release, new insurance premium or difficult approval.
  • The lender can provide the flexibility you need for planned prepayments or a move.

Consider switching when

  • The alternative produces a meaningful all-in saving after every fee.
  • The new lender approves your income, debts, property and requested amortization.
  • The new contract has prepayment, portability and payment terms that fit your plans.
  • The charge, insurance and registration issues are understood and affordable.

Pause and obtain advice when

  • You are considering breaking the mortgage before maturity and have no written penalty.
  • You cannot explain whether the security is standard or collateral.
  • The new lender proposes a longer amortization mainly to make the payment qualify.
  • Payment increases could make the mortgage unaffordable.
  • Documents contain inconsistent balances, rates, dates or fees.

Final signing checklist

  1. Match the renewal balance to the latest statement and expected maturity date.
  2. Confirm the rate, whether it is fixed or variable, the term and the rate-lock wording.
  3. Recalculate the payment using the stated frequency and amortization.
  4. Read every fee and identify who pays transfer, appraisal, legal and registration costs.
  5. Record the permitted prepayments and the written penalty formula.
  6. Confirm insurance treatment and provide the existing certificate information if switching.
  7. Verify standard versus collateral charge and identify every debt secured by the property.
  8. Ask the lender to explain any qualification or stress-test requirement for your transaction.
  9. Compare the final offer with at least one complete alternative, including all costs.
  10. Sign only after the contract matches the offer you negotiated and you understand the response deadline.

Keep the signed contract, renewal statement, payment schedule, fee disclosures, penalty quote and correspondence together. They are the reference documents if a payment, privilege or transfer question arises later.

The Bottom Line

The best renewal is the mortgage that fits your next term after rates, payments, flexibility, penalties, insurance, registration and total interest are all counted. Start months early, negotiate with written evidence, and obtain lender-specific figures before you sign.
