For a Canadian mortgage renewal, compare the complete written offer—not only the advertised interest rate. Put the rate and term, payment schedule, amortization, prepayment rights, penalty formula, portability, lender services, approval requirements, insurance treatment and every switching cost side by side. Start several months before maturity, obtain competing written offers, ask your current lender to improve its terms, and calculate the net cost over the same time horizon.
This guide focuses on Canada. Renewal notice rules, underwriting, mortgage registration and transfer fees vary by province, lender and mortgage contract, so confirm the details with your lender and the applicable regulator.

What should I compare before switching mortgage deals?
Compare each offer on identical assumptions: the same outstanding balance, term length, payment frequency and amortization. Then evaluate both the dollars and the flexibility you receive. A lower nominal rate can be a worse deal if it comes with higher fees, a longer amortization, restrictive prepayment rules or a penalty that makes a future move expensive.
| Comparison area | Questions to answer in writing | Why it matters |
|---|---|---|
| Rate and term | What is the exact rate, fixed or variable, and term length? | The term determines when you can next renegotiate without breaking the contract; variable-rate risk depends on how payments and interest respond to rate changes. |
| Payments and amortization | What is the payment amount, frequency and remaining amortization? | A lower payment achieved by extending amortization can raise total interest by thousands or tens of thousands of dollars, depending on the loan. |
| Prepayment privileges | How much can you pay as a lump sum, and by how much can you increase regular payments? | These rights let you reduce principal without triggering a penalty. |
| Penalties and portability | How is an early-break charge calculated? Can the mortgage move with you if you sell? | The contract may make a future sale, refinance or transfer materially more expensive. |
| Switching costs | What are the discharge, registration, transfer, appraisal, setup and administration charges, and which will the new lender pay? | Fees reduce or eliminate the apparent rate savings. |
| Approval and borrower fit | Will the new lender approve your income, debts, property and requested features under its criteria? | Approval is not automatic at renewal, even when payments have been made on time. |
| Insurance and charge type | Does existing mortgage insurance transfer? Is the mortgage a standard or collateral charge? | Insurance and registration requirements can create new costs or affect which other loans must be repaid or transferred. |
Financial Consumer Agency of Canada (FCAC) guidance covers these trade-offs in its mortgage-renewal guidance and its guide to choosing a mortgage, both with page details dated October 15, 2025.

Rate, rate type and term
Compare the offered rate, not an advertisement
Request a written offer that identifies the rate available to you, the date it expires, and any conditions. Promotional rates can change, and an advertised rate may apply only to a particular term, loan-to-value range, property type or borrower profile. Keep each quote with the date and the assumptions used.
Fixed versus variable
A fixed-rate mortgage keeps the contractual rate unchanged for the term. A variable-rate mortgage exposes you to changes in the lender’s pricing and may have different payment or interest-allocation rules. Compare the contract’s payment mechanism, trigger points and conversion options rather than treating the starting rate as the whole decision.
Match the term to your plans
A short term may suit a borrower who expects to sell, refinance or tolerate a new rate sooner; a longer term may provide more payment certainty but can be costly to break. Record the exact maturity date and ask what happens if you transfer, sell or refinance before it.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problemsPayments, frequency and amortization
Place the proposed payment amount and frequency beside your current schedule. Weekly, biweekly, accelerated biweekly and monthly schedules can produce different principal-reduction patterns even when the quoted rate is identical. Confirm whether the payment shown includes only principal and interest or also any other mortgage-related amount.
Do not hide interest costs with a longer amortization
Amortization is the time scheduled to repay the balance. Extending it can lower the required payment, but FCAC warns that the added interest may total thousands or tens of thousands of dollars over the life of the mortgage. Show the remaining amortization and the proposed amortization in the offer comparison, then calculate interest during the new term and over the remaining repayment period. A payment that fits your monthly budget is useful only if you understand the extra interest and slower equity build-up.
Check payment-change options
Ask whether you can change the frequency, raise regular payments or make an annual lump-sum payment, and whether each option is available immediately or only on an anniversary date. Get the permitted percentage or dollar limits and the process for requesting a change.

Prepayment privileges and penalty exposure
What you can pay early
Closed mortgages commonly limit extra principal payments, while the contract may allow specified lump sums or payment increases without a charge. Compare the percentage or dollar allowance, whether unused room carries forward, and whether a privilege applies to the original principal or the current balance. FCAC explains these rights in Mortgage prepayment: know your rights.

How an early-break penalty is calculated
Ask each lender for the written formula and examples of the events that trigger it: selling, refinancing, transferring to another lender or paying the mortgage off early. Fixed-rate contracts may use an interest-rate-differential calculation, while other contracts may use a specified number of months’ interest; the governing wording is your contract, not another lender’s practice. FCAC’s explanation of mortgage prepayment penalties can help you identify the questions to ask.
Portability
If you might move, ask whether the mortgage is portable, whether the new property must meet particular criteria, and whether the lender permits a sale-and-purchase transfer without breaking the mortgage. Confirm the deadline, documentation and treatment of any increase in borrowing. Portability is a contract feature, not a guarantee that every move will qualify.
What fees will I pay to switch mortgage lenders?
Obtain an itemized estimate from both lenders and from the professional handling the transfer. Potential charges include:
- Discharging the existing mortgage registration.
- Registering, transferring or assigning the new mortgage.
- An appraisal or other property valuation.
- Legal, notary or administration work required for the transfer.
- Any lender setup or processing charge.
- A prepayment penalty if you switch before the current term ends.
Ask the new lender which of these it will cover, whether reimbursement is conditional on staying for a minimum period, and whether a covered fee is paid directly or added to the balance. Compare the net switching cost—your total charges minus confirmed credits—with the interest and payment savings over the proposed term. Do not treat a “free switch” label as proof that every expense is covered. FCAC discusses costs and alternatives in Breaking your mortgage contract.
Can I switch mortgage lenders at renewal?
Yes. FCAC states: “You don’t have to renew your mortgage with the same lender.” The statement applies to Canadian borrowers in the context of renewing a mortgage; the new lender still has to approve the application and complete its transfer requirements.

Scheduled renewal versus a mid-term switch
| Situation | Main cost or hurdle | Comparison focus |
|---|---|---|
| Transfer at the maturity date | Transfer, registration, appraisal and administration charges; new-lender approval. | Rate, term, amortization, flexibility, net fees, insurance and charge type. |
| Break before maturity | Potential prepayment penalty plus transfer and setup costs. | Calculate the penalty and all fees, then compare the net result with negotiating at renewal or asking about a blend-and-extend option. |
A lower rate does not establish savings when a mid-term penalty and setup costs consume the difference. Compare the break only after you have a written penalty quote and a written alternative from the current lender.
Approval, income and borrower fit
Renewing elsewhere is a new lender’s underwriting decision. Expect a review of income, employment, debts, property information and the requested mortgage features. A lender may apply different qualification criteria or decline a feature that your current lender permits.
Prepare the application questions
- Has your income, employment or household debt changed?
- Will you need a lump-sum payment, higher regular payments or a different payment frequency?
- Could you sell, refinance or move during the new term?
- Do you need a specific lender service, branch access or online capability?
- Are there other secured loans tied to the property?
Do not cancel or transfer the existing mortgage until the new lender has issued approval and the professionals handling registration have confirmed the completion steps.

Existing mortgage loan insurance
Tell the prospective lender if mortgage loan insurance already applies and provide the certificate information. A new premium may be required in circumstances such as increasing the loan amount or extending the amortization. The lender can confirm whether the insurance treatment transfers for your specific transaction.
Standard versus collateral charge
Ask how the mortgage is registered. A collateral charge can require the old charge to be removed and a new one registered when you switch. Other loans secured against the property may need to be repaid or transferred as part of that process. Obtain the discharge and registration requirements before relying on a quoted fee or completion date.
How early should I start shopping for a mortgage renewal?
Start comparing a few months before the maturity date, not when the renewal letter arrives. That gives you time to request competing written offers, negotiate with the current lender, gather documents, resolve an appraisal or insurance issue and complete a transfer if you choose another lender.

The federal renewal notice rule
For a mortgage with a federally regulated financial institution in Canada, the lender must provide a renewal statement at least 21 days before the current term ends. FCAC says the statement includes the remaining principal, rate, payment frequency, term and applicable charges or fees, and says the offered rate will not increase before the renewal date. This 21-day rule is specific to the described federally regulated institutions; it is not a universal rule for every lender or jurisdiction. Check your contract and lender’s notice obligations.

Do not rely on automatic renewal
If you take no action, the mortgage may renew automatically. Automatic renewal can be convenient, but it may not provide the best available rate or conditions. Treat the renewal statement as a starting document and request a complete offer before accepting it.

- Record the baseline. Write down the outstanding principal, maturity date, current rate type, payment amount and frequency, remaining amortization, prepayment privileges, penalty formula, insurance status and charge type.
- Request the current lender’s complete offer. Ask for the rate, term, payment schedule, amortization, fees, prepayment rules, portability wording and any conditions in one written package.
- Get several competing quotes. Ask other lenders or licensed mortgage brokers for written offers using the same balance, term and amortization assumptions. A quote is not an approval.
- Ask for the penalty and fee estimates. For a maturity transfer, request all discharge, registration, appraisal, legal, administration and setup charges. For a mid-term move, obtain the current lender’s written prepayment penalty in addition to those costs.
- Confirm qualification. Provide requested income, debt, property and insurance information and wait for approval before authorizing the transfer.
- Normalize the comparison. Put payment frequency, amortization and term on the same basis. Show expected payments and interest during the term, net switching costs, prepayment flexibility, penalty exposure and portability.
- Negotiate. Give the current lender a genuine competing written offer and ask whether it can improve the rate or contract terms. Also ask the new lender whether it will cover specified transfer costs and under what conditions.
- Review the final documents. Check the lender name, rate, term, payment, amortization, privileges, penalties, portability, insurance treatment and registration instructions against the negotiated offer before signing.
- Complete the transfer deliberately. Follow the lender’s legal or notarial process, confirm the discharge and new registration, and keep copies of the final mortgage contract and fee statements.
How to decide whether a lower rate is worth switching for
Use a same-horizon calculation rather than a headline-rate calculation. For each offer, show:
- Expected principal-and-interest payments during the proposed term.
- Interest charged during that term under the stated payment and amortization assumptions.
- All switching fees, less only credits the lender has confirmed in writing.
- Any prepayment penalty if the move occurs before maturity.
- The value of prepayment privileges, portability and payment-change options for your plans.
- The balance expected at the end of the term.
The offer with the lowest rate is not automatically the offer with the lowest cost or best fit. A slightly higher rate may be rational if it preserves a payment schedule, prepayment privilege or portability feature you expect to use. Conversely, generous fee coverage may not compensate for an amortization extension that materially increases lifetime interest.
Common mistakes and how to avoid them
Comparing different terms as if they were equal
A two-year and a five-year offer cannot be judged only by today’s rate. Compare the contractual flexibility, maturity date and plausible plans for the property.
Accepting a smaller payment without checking amortization
Confirm that the lower payment does not come from extending the repayment period. If it does, display the additional interest before deciding.

Assuming fees are fully covered
Ask for a written list of covered charges, reimbursement timing and conditions. A lender may cover some transfer costs while leaving appraisal, legal, registration or administration charges to you.
Ignoring the collateral-charge issue
Ask whether other secured borrowing is attached to the property and whether it must be repaid or transferred when the old charge is removed.
Starting after the deadline
Beginning only after the renewal letter can leave too little time for approval, appraisal and registration. Start months earlier and keep a record of every offer’s expiry date.
