There is no universal income winner. Equity REITs own or operate properties and collect rent and other property income; mortgage REITs lend against real estate or hold mortgage-backed securities and collect interest. The better fit depends on which risks you can evaluate and tolerate: occupancy and property operations on one side, versus credit, financing, interest-rate, prepayment and leverage risk on the other.
Compare the durability of distributions, leverage, portfolio quality, rate sensitivity, valuation and total return—not the headline yield alone. A REIT’s legal distribution requirement does not guarantee that its dividend will stay unchanged or be covered by recurring cash generation.

What distinguishes an equity REIT from a mortgage REIT?
Under the U.S. framework described by the Securities and Exchange Commission (SEC), a real estate investment trust (REIT) is a company that owns and typically operates income-producing real estate or real-estate-related assets. Those assets can be physical buildings and land or debt secured by real estate.

Equity REITs own or operate property
An equity REIT earns most of its income from the properties it owns or operates. Apartment, industrial, office, hotel, retail, health-care and data-center REITs are examples of property businesses. Cash flow begins with leases, rents and other property revenue, then is reduced by payroll, maintenance, insurance, utilities, property taxes, capital projects, management costs, interest expense and other operating outlays.

The economic exposure is therefore similar to owning a diversified collection of rental properties, although the REIT structure and public-market trading add their own advantages and risks. Occupancy, lease renewals, tenant credit, rent growth, concessions, construction in the local market and the value of the buildings all affect results.
Mortgage REITs lend or hold mortgage securities
A mortgage REIT (mREIT) generally provides financing to property owners and operators through mortgages or other real-estate loans, or buys mortgage-backed securities. Its primary revenue is interest on those assets. The spread between asset yield and the cost of borrowing, after hedging, operating expenses and credit losses, is central to earnings.
Some mREITs hold loans directly; others hold agency or non-agency mortgage-backed securities, and many combine several strategies. Their performance can change quickly when benchmark rates, funding markets, borrower credit, security prices or mortgage prepayments move. The SEC notes that mortgage REITs tend to use more borrowed capital than REITs focused on property ownership.
Hybrid REITs combine both approaches
A hybrid REIT owns some property and also invests in mortgages or mortgage securities. It can carry both operating-property risks and financing, credit and prepayment risks. The labels describe a principal business model, not a guarantee about a particular portfolio. Before comparing companies, read each issuer’s latest annual report and quarterly filing to confirm holdings, leverage, hedges and income sources.
How the income streams work
| Decision axis | Equity REIT | Mortgage REIT |
|---|---|---|
| Main assets and income | Direct property interests; rent and other property income | Real-estate loans and/or mortgage-backed securities; interest income |
| Primary operating exposure | Occupancy, lease renewals, rents, property values, local property markets and operating expenses | Borrower credit, financing availability and cost, interest rates, mortgage prepayments and security values |
| Leverage | Varies by issuer; property-focused REITs generally use less leverage than mortgage REITs | Typically higher; borrowing can amplify gains, losses and liquidity pressure |
| Distribution analysis | Relate distributions to recurring property income, leasing conditions and the balance sheet | Relate distributions to net-interest economics, credit performance, funding, leverage and hedges |
| Current yield comparison | Not stated as a like-for-like current figure; use date-matched market data | Not stated as a like-for-like current figure; use date-matched market data |
For an equity REIT, a useful starting question is whether contractual and market rents can cover property expenses and financing through a normal vacancy cycle. For an mREIT, ask whether asset income remains sufficient after funding costs, hedging costs, realized losses and expected credit losses. Neither question can be answered from the distribution rate alone.
Why mortgage REITs often carry more leverage
The SEC’s Office of Investor Education and Advocacy states: “Mortgage REITs tend to be more leveraged (that is, they use more borrowed capital) than REITs that are focused on properties.” Read the SEC Investor Bulletin on publicly traded REITs for the regulator’s discussion.

Leverage allows an mREIT to control a larger mortgage portfolio with a given amount of equity. If the portfolio earns more than its all-in funding cost, leverage can increase earnings on equity. The reverse is also true: a small decline in asset values, a rise in financing costs, a margin call or a forced sale can have a disproportionate effect on book value and liquidity.
Leverage is not risk-free at an equity REIT either. Property companies borrow to acquire and develop assets, and refinancing can become expensive when rates rise. However, an equity REIT’s assets are buildings and land that generate operating cash flow, while an mREIT’s balance sheet is more directly tied to daily financing conditions, collateral values, hedges and security-market liquidity.
Distribution rules—and what they do not promise
To retain REIT tax status under the U.S. rule described by the SEC, a REIT generally must distribute at least 90 percent of its taxable income annually. That is a qualification requirement, not a promise that a particular dividend will remain unchanged, arrive on a fixed schedule or be covered by recurring operating cash flow.
Taxable income can differ from the cash available to shareholders. A REIT may retain cash for capital projects, repay debt, meet collateral requirements or absorb losses even while it satisfies the distribution rule. Conversely, a distribution can include amounts that are not a simple measure of sustainable operating earnings. Examine the issuer’s distribution policy, recent declarations, earnings measures, cash-flow information appropriate to its strategy and balance-sheet disclosures.
Do not assume that mortgage REITs always pay more, that equity REITs always provide steadier income or that a high yield is safer. A current yield is a snapshot calculated from a price and a declared distribution; both can change. A cut in the distribution may follow weaker earnings, higher funding costs, deteriorating credit, asset sales or a management decision to preserve capital.

Property and tenant fundamentals
Vacancies, tenant bankruptcies, lease expirations and slower rent growth reduce property revenue. A large lease rollover in a weak local economy can be more important than a portfolio’s national brand. Specialized properties may have fewer replacement tenants and higher re-leasing costs.

Property values and competition
Values can fall when capitalization rates rise, demand weakens or new construction creates overcapacity. Competition from newer buildings can force concessions or capital improvements. Local economic conditions matter: employment, population, business formation, tourism and infrastructure affect different property types in different markets.
Operating expenses and capital needs
Insurance, property taxes, labor, utilities, repairs and compliance costs can rise faster than rents. Roofs, elevators, heating and cooling systems and tenant improvements require capital. A distribution that looks covered before recurring maintenance and leasing costs may be less durable than it appears.
Interest-rate and refinancing exposure
Higher rates can increase interest expense, reduce the value investors place on long-lived rental cash flows and make competing fixed-income assets more attractive. A REIT with debt maturing soon may face a larger cash burden than one with staggered maturities and fixed-rate financing.
Risk profile of mortgage REITs
Borrower credit and collateral
Loan defaults, delinquencies, restructurings and falling collateral values can reduce interest income and create principal losses. Non-agency mortgage securities generally require closer analysis of underwriting, loan-to-value ratios, borrower quality, servicing and loss-mitigation assumptions than securities with stronger external support.
Funding and spread risk
An mREIT can earn a positive spread when asset yields exceed funding costs, but that spread can narrow or turn negative. Short-term borrowing may reprice faster than mortgage assets. Lenders can reduce available credit, demand additional collateral or impose haircuts when markets become stressed. Read both the maturity schedule and the terms of secured and unsecured financing.
Interest-rate and curve risk
Rate changes affect the value of mortgage assets, the cost of liabilities and the shape of the yield curve. A rapid increase can pressure book value and funding; a decline can reduce asset income as loans and securities reprice. The effect depends on duration, reset terms, hedges and the relationship between assets and liabilities rather than on the direction of rates alone.

Prepayment and extension risk
Homeowners and borrowers may refinance or repay loans earlier than expected when rates fall. The mREIT then receives principal sooner and may have to reinvest at lower yields. When rates rise, prepayments can slow, extending the duration of assets just as their market value falls. This is why a mortgage portfolio cannot be judged only by its stated coupon.

Mortgage REITs commonly use swaps, futures, options and other derivatives to manage interest-rate and credit exposure. Hedges can reduce a loss in one scenario while creating basis, counterparty, liquidity, collateral and accounting risks in another. A filing in the SEC’s 2026 EDGAR record describes mortgage-REIT risks including loan credit quality, interest rates and prepayments; review the full prospectus risk disclosure for examples of how these exposures are presented.
How rates can affect the two types differently
There is no single “REIT response” to a rate move. An equity REIT with long leases, fixed-rate debt and strong rent growth may withstand higher rates better than a heavily indebted peer. An mREIT with well-matched asset and liability durations may manage a rate shock better than one relying on short-term funding and unhedged exposure.
- Rising rates: equity REIT borrowing and required investor returns may become more expensive; mREIT funding costs and asset values can move rapidly, especially with leverage.
- Falling rates: equity REIT financing may become cheaper, while mREIT prepayments can accelerate and force reinvestment at lower yields.
- Recession: equity REITs may face vacancies, concessions and lower property values; mREITs may face defaults, wider credit spreads, tighter funding and collateral calls.
- Stable growth: occupancy and rents can support property cash flow, while mREIT results depend on the stability of credit, spreads, prepayments and hedging costs.
These are scenario frameworks, not forecasts. An issuer’s portfolio, debt terms and hedges determine the actual outcome.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. How to compare distribution durability
Use a strategy-specific checklist rather than a single payout ratio. For an equity REIT, inspect recurring property income, occupancy, lease expirations, same-property rent trends, tenant concentration, capital spending, debt maturities and the relationship between distributions and recurring cash measures used by that issuer.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsFor an mREIT, inspect net interest income, asset yields, funding costs, leverage, hedging gains and losses, credit provisions, realized and unrealized portfolio changes, repurchase agreements or other financing, and the composition and liquidity of mortgage assets. Ask whether recent earnings benefited from a temporary market move or a recurring spread.

Then test the payout under a less favorable case: higher funding costs, lower rents, greater vacancies, slower prepayments, wider credit spreads or additional collateral requirements. A distribution that survives only under favorable assumptions is not durable income.
Valuation and total return matter more than headline yield
Total return combines distributions with changes in the share price. A high distribution can be offset by a falling price, dilution, a decline in book value or a future cut. A lower-yielding REIT with stronger balance-sheet resilience and better growth prospects can produce a better long-term result, but no conclusion follows without issuer-specific analysis.
For equity REITs, investors often relate the share price to property cash-flow measures, net asset value estimates, growth in rents and occupancy, and debt metrics. For mREITs, price-to-book, the quality and liquidity of mortgage assets, leverage, duration and expected net-interest earnings can be more informative. Valuation measures are not interchangeable across the two models.
Compare companies within similar property or mortgage strategies. A diversified apartment REIT and a highly specialized mortgage lender do not present a clean peer comparison, even if both are legally REITs.
Which type may fit which income objective?
When an equity REIT may be a better fit
- You want exposure to rental-property economics and can evaluate occupancy, leases, tenants and local markets.
- You prefer income supported by operating properties rather than a portfolio primarily financed through short-term borrowing.
- You can accept property-cycle risk, vacancies, capital spending and changes in real-estate values.
- You value potential rent and property growth and understand that distributions can still fall.
When a mortgage REIT may be a better fit
- You are prepared to analyze net-interest margins, borrower credit, funding structures, leverage, hedges and prepayments.
- You understand that book value, liquidity and distributions may react sharply to rate or credit shocks.
- You can tolerate more complex financing and market risks in exchange for interest-based exposure.
- You will monitor filings and portfolio changes rather than treating a high yield as a permanent feature.
When neither single-stock approach is appropriate
If you need dependable cash for near-term spending, cannot tolerate a dividend cut or do not have time to review filings, a concentrated position in either type may be unsuitable. A diversified allocation and an emergency cash reserve address different goals; a REIT is not a substitute for either one.
Using REIT mutual funds and ETFs
The SEC identifies REIT-focused mutual funds and exchange-traded funds as alternatives to selecting individual trusts. A fund can spread company-specific risk, but it does not remove real-estate, interest-rate or credit risk. Investors indirectly bear the expenses of the REITs held by the fund as well as the fund’s own expenses.
Before buying a fund, check:
- Whether the mandate emphasizes equity REITs, mortgage REITs or a blend.
- The current holdings, sector and issuer concentration and geographic exposure.
- The expense ratio, trading costs, bid-ask spread and any securities-lending or leverage policy.
- The fund’s distribution history, tax reporting and sensitivity to market stress.
- Whether the fund’s risk matches the role you want it to play in the broader portfolio.
Read the prospectus and most recent holdings rather than relying on the fund’s name. A fund marketed as a real-estate strategy may have a materially different mortgage/equity mix from another fund with a similar label.

A practical research process before buying
- Define the role. Write down whether the position is intended for current income, long-term growth, diversification or a combination. Set a maximum loss and concentration limit before looking at yield.
- Confirm the business model. Use the latest Form 10-K, Form 10-Q and investor presentation to identify property types or mortgage assets, geography, tenants or borrowers, leverage and hedging.
- Read the risk factors. Search the filing for interest rates, refinancing, credit, prepayments, collateral, liquidity, derivatives, vacancies, lease expirations and insurance. The SEC’s REIT investor resource explains the basic structure and research considerations.
- Reconcile income and distributions. Compare the latest declared distribution with recurring earnings or property cash-flow measures appropriate to the issuer. Identify special distributions, nonrecurring gains and cash retained for capital or financing needs.
- Stress the balance sheet. For equity REITs, review debt maturities, fixed versus floating rates, secured debt and interest coverage. For mREITs, review leverage, financing haircuts, margin requirements, asset duration, hedges and liquidity.
- Check valuation and total return. Compare the price with relevant cash-flow or book-value measures, then include price changes, dilution and distributions. Do not compare a mortgage REIT’s book value directly with an equity REIT’s property valuation metric.
- Verify current market data. Prices, yields and declared distributions change. Use a date-matched quote and the most recent filings; do not carry an old yield into a new decision.
- Review fit and taxes. Consider time horizon, liquidity needs, diversification, risk tolerance and tax situation. Publicly traded REIT distributions may have different tax character from ordinary corporate dividends, so use current tax documents or professional advice for your circumstances.
Common mistakes to avoid
- Choosing the largest yield. Yield rises when price falls, and a falling price may signal expected losses or a future cut.
- Assuming the 90-percent rule guarantees safety. It concerns taxable-income distribution for REIT status, not dividend coverage or permanence.
- Calling all REITs defensive. Equity properties can lose tenants and value; mortgage portfolios can face leverage, credit and liquidity shocks.
- Ignoring leverage because debt is secured. Collateralized borrowing can still trigger margin calls, forced sales and dilution.
- Comparing unlike businesses. A property owner, agency mortgage investor and commercial mortgage lender respond to different economic variables.
- Using stale numbers. Current yield, book value, leverage and declared distributions require a date and an issuer.
- Concentrating income needs. A single REIT, sector or mortgage strategy can turn one vacancy, borrower default or funding disruption into a portfolio-level problem.
Bottom line for income investors
Choose an equity REIT when you want to analyze property ownership, leases, tenants and operating cash flow and can accept vacancy and property-market risk. Consider a mortgage REIT only if you are comfortable evaluating borrower credit, interest-rate and prepayment exposure, funding, hedges and materially higher leverage. Hybrid REITs combine both sets of risks.
The defensible comparison is not “which pays more?” It is which income stream, balance sheet and risk drivers fit your time horizon, liquidity needs, diversification and tolerance for a distribution cut or capital loss. Use current issuer filings and date-matched market data before making an individual investment decision.
