Equity REITs primarily own and operate income-producing properties, while mortgage REITs primarily lend against property or hold mortgage-related investments. That difference determines how each type earns money and what can disrupt its cash flow. Equity REIT results depend heavily on rents, occupancy, property values, tenants and operating costs. Mortgage REIT results depend more on borrower repayment, credit quality, interest rates, funding access, leverage and the value of mortgage assets.
Neither label tells you whether a particular security is attractive or safe. Compare the issuer’s actual holdings, financing, cash generation, management, valuation and distribution policy. The U.S. tax rule commonly described as a 90% payout requirement is a dividends-paid deduction threshold applied to a defined tax base—not a promised investor yield.

What is the difference between a mortgage REIT and an equity REIT?
The Securities and Exchange Commission groups real estate investment trusts into equity, mortgage and hybrid categories. An equity REIT generally owns or operates income-producing real estate. Its business is similar to being a landlord at portfolio scale: it collects rent, pays property-level expenses and may realize gains when it sells appreciated properties.
A mortgage REIT (mREIT) generally provides financing to property owners through loans or invests indirectly in mortgages and mortgage-backed securities. Its principal revenue is interest and related fees, less funding costs, hedging costs, credit losses and other expenses.

A hybrid REIT combines property ownership with mortgage investments. The mix can change over time, so the name alone is not enough; read the issuer’s latest filings to determine which assets and risks dominate.
The SEC’s investor alert provides the stable category definitions in its REIT investor alert. For U.S. tax-return reporting, the Internal Revenue Service’s Instructions for Form 1120-REIT describe a mortgage REIT as one whose primary gross receipts come from mortgage interest and fees; otherwise, the form treats it as an equity REIT for that reporting purpose. That tax-reporting distinction does not eliminate the need to examine an issuer’s actual portfolio.
How each type makes money
Equity REIT income: rent and property operations
Equity REIT cash flow starts with leases. Occupancy, tenant credit, lease terms, rent changes, renewals and local supply and demand all influence how much rent arrives. Property taxes, insurance, maintenance, utilities, payroll, capital work and other operating expenses reduce the amount available to service debt and potentially distribute to shareholders.
Property sales can also create gains, but a sale is not recurring rent. A REIT that relies on asset dispositions to support distributions has a different cash-flow profile from one funded primarily by ongoing leases. Review the filing’s description of recurring operations and any dependence on sales rather than treating every reported gain as permanent income.
Mortgage REIT income: interest, fees and financing spreads
Mortgage REITs earn interest from loans and mortgage-related securities, along with certain fees. Their economic result depends on the relationship between income from those assets and the cost of borrowing the money used to acquire or finance them. Principal repayments, prepayments, defaults, changes in collateral value and the market liquidity of securities can all change results.
An mREIT can therefore show substantial interest income while still facing pressure if funding costs rise, hedges perform poorly, borrowers stop paying or assets must be sold at unfavorable prices. Interest income is not the same as a guaranteed dividend, and a high distribution at one date does not establish that the payout is sustainable.

Why the label does not predict a yield
The sources reviewed do not establish a current, comparable yield for the two categories. Dividend rates vary by issuer, share price and measurement date. Compare yields only when the period, price, distribution type and calculation method are the same, and investigate whether the distribution comes from recurring cash generation or from another source.

| Shared risks | Management execution, dependence on cash flow, market-price changes, interest rates and maintaining REIT tax qualification | |
These are category tendencies, not guarantees. A mortgage REIT’s hedges, funding arrangements, leverage and asset mix can make its risk very different from another mREIT’s. An equity REIT focused on one property type or one local market can have more concentrated exposure than a diversified owner. The SEC-filed disclosure at this filing illustrates how issuer-level disclosures describe leverage, funding, interest-rate and asset risks.
Which is riskier: mortgage REITs or equity REITs?
There is no universal ranking for every issuer and every period. Mortgage REITs commonly have more direct exposure to borrowing costs, short-term funding, asset-liability mismatches and leverage. The SEC states that “Mortgage REITs tend to be more leveraged (that is, they use a lot of borrowed capital) than equity REITs.” More leverage can magnify both gains and losses and can create liquidity stress when financing becomes less available or mortgage assets deteriorate.
Equity REITs can be less sensitive to day-to-day funding markets, but they are not low-risk assets. Falling property values, weak tenant demand, vacancies, lease rollovers, tenant failures, rising operating expenses or a concentrated local market can reduce rent and asset values. Real-estate debt can also make an equity REIT vulnerable when loans mature or refinancing becomes expensive.
To compare risk responsibly, ask which adverse event would impair the specific issuer first:

- For a mortgage REIT, would a borrower default, a spread movement, a funding interruption, a margin requirement, a hedge mismatch or a forced sale cause the greatest damage?
- For either type, could management, liquidity, debt maturities or tax-qualification problems turn a temporary shock into a lasting reduction in distributions?
How interest rates and leverage change the comparison
Equity REIT sensitivity
Higher rates can increase an equity REIT’s borrowing costs and reduce the present value that investors assign to future rental income. They can also affect property transaction activity and the financing available to buyers, which may influence property values. The effect is not mechanically identical for every owner: lease duration, rent-reset provisions, occupancy, debt maturity dates and fixed- versus floating-rate borrowing matter.

Mortgage REIT sensitivity
For an mREIT, the path and volatility of rates can affect both sides of the balance sheet. The market value of mortgages and mortgage-backed securities may change, while the cost and availability of the borrowing used to hold them can change at the same time. The resulting spread may narrow or turn negative. Hedging can reduce some exposures but introduces its own costs, assumptions and basis risk.
Why leverage magnifies pressure
Borrowing allows a REIT to control more assets than it could purchase with equity alone. It also means that a relatively small decline in asset value or cash flow can have a larger effect on the equity supporting the portfolio. If lenders reduce available credit or require additional collateral, an issuer may need to sell assets quickly. A forced sale can lock in losses and reduce future income.
Do not compare leverage ratios without checking how they are calculated and what assets and funding they include. Examine secured and unsecured borrowing, maturities, collateral requirements, recourse, interest-rate type, hedges and available liquidity in the issuer’s current filings.
Do REITs have to pay out 90% of their income?
For U.S. REIT qualification, the Internal Revenue Service’s Instructions for Form 1120-REIT (2025) describe a dividends-paid deduction that, excluding specified items and applying the stated statutory adjustments, must equal or exceed 90% of REIT taxable income. This is a requirement in the entity’s tax framework.
It is not a 90% dividend yield, not a promise that investors receive 90% of accounting earnings and not a guarantee that a particular distribution will continue. “Taxable income” is a defined tax concept, and the instructions contain adjustments that affect the calculation. A shareholder’s realized return also depends on the purchase price, share-price movement, distribution changes and taxes applicable to that shareholder.
When reviewing a distribution, identify its source and sustainability in the issuer’s filings. Look for recurring operating or interest cash generation, debt-service needs, capital requirements, asset-sale dependence and any warning that the distribution exceeds recurring cash flow. A statutory distribution threshold cannot substitute for that analysis.

How to compare an equity REIT step by step
- Map the properties. List the property types, locations and ownership interests. A portfolio of offices, apartments, warehouses, hotels or specialized facilities can face very different tenant and supply conditions.
- Test occupancy and rent resilience. Review occupancy trends, tenant concentration, lease expirations, renewal assumptions, rent concessions and the financial health of major tenants. Concentrated expirations can create a cash-flow gap even when current occupancy looks strong.
- Examine local supply and demand. New competing space, demographic changes, local employment and tenant demand can affect both rents and property values. Avoid treating a national real-estate narrative as proof about every market in the portfolio.
- Separate recurring rent from property sales. Determine how much reported performance depends on ongoing leases versus gains or proceeds from selling assets.
- Review property-level costs. Check maintenance, insurance, taxes, utilities, payroll and required capital work. Rising expenses can reduce cash flow even when headline rent is stable.
- Analyze debt and refinancing. Note maturity dates, fixed- or floating-rate exposure, secured collateral, covenant requirements and the issuer’s liquidity. A portfolio can be operationally healthy yet face a refinancing problem.
- Assess management and concentration. Review acquisition, development, disposition and capital-allocation decisions. Consider whether one tenant, property type, city or transaction strategy dominates the result.
- Compare valuation with operating quality. Use a consistent date and method when comparing share price with the issuer’s disclosed asset and cash-flow information. A cheap-looking price can reflect genuine property or balance-sheet deterioration.
How to compare a mortgage REIT step by step
- Identify the mortgage assets. Distinguish whole loans, residential or commercial mortgages, mortgage-backed securities and any other investments. The credit and liquidity characteristics can differ materially.
- Evaluate credit quality and collateral. Review borrower types, underwriting standards, property collateral, geographic concentration, delinquencies, defaults, non-performing assets and expected loss assumptions where disclosed.
- Trace the funding model. Identify repurchase arrangements, secured facilities, notes, preferred capital and other funding sources. Check maturities, collateral terms, haircuts, covenants and access to unused capacity.
- Measure leverage in context. Look at total borrowing relative to the assets financed and the equity supporting them. Ask how a decline in asset value or a lender’s higher collateral requirement would affect liquidity.
- Study rate exposure and hedges. Determine whether assets and liabilities reset at different speeds, whether rates are fixed or floating, and what instruments the issuer uses to hedge. A hedge can lower one risk while leaving basis, timing or counterparty exposure.
- Check spread and cash generation. Compare interest earned with funding, hedging, operating and credit costs. Investigate whether reported distributions are supported by recurring results or by portfolio transactions.
- Review asset liquidity and sale risk. Mortgage securities may trade differently from loans. In stressed markets, an issuer may be unable to sell at its carrying value or may need to sell to meet obligations.
- Read the risk factors, not only the headline return. The issuer’s filing should explain borrower default, financing, interest-rate, leverage and liquidity risks. Treat those disclosures as portfolio-specific evidence rather than assuming all mREITs behave alike.
How to compare distributions without being misled
Start with the same measurement date. A distribution yield calculated from a current share price and a trailing twelve-month payout is not directly comparable with a forward annualized rate based on one recent payment. Label the method and period whenever you compare figures.

Random freezes, missing sound and display glitches usually trace back to one bad driver. Find and replace yours safely.Free scan · under a minuteThen ask whether the payout is funded by the business model’s recurring cash flow. For an equity REIT, examine rent collection, occupancy, operating costs, debt service and the role of property sales. For a mortgage REIT, examine interest and fee income, funding costs, hedging, credit losses, principal repayments and leverage.
Finally, distinguish a distribution from total return. A payment can remain high while the share price falls, asset values decline or the issuer raises capital on unfavorable terms. Conversely, a lower distribution can accompany stronger balance-sheet protection. The amount alone cannot establish quality.
Hybrid REITs: when both sets of risks apply
A hybrid REIT owns or operates some real property and also invests in mortgages or mortgage-related assets. Its results can combine rent and occupancy exposure with borrower credit, funding and interest-rate exposure. The balance may shift as management buys, sells or finances assets.
For a hybrid, divide the portfolio into property and mortgage components before assessing risk. Apply the equity checklist to the owned properties and the mortgage checklist to the loans and securities. Then examine whether shared borrowing, liquidity or management resources connect the two businesses. A single headline leverage or payout figure may hide very different risks in each segment.

Common comparison mistakes
Assuming a high yield means low risk
A high quoted yield may reflect a falling share price, elevated leverage, weak asset quality or an unsustainable payout. Investigate the cash-flow engine before treating the yield as compensation for risk.
Using the 90% rule as a safety guarantee
The U.S. tax threshold concerns a dividends-paid deduction and defined taxable income. It does not protect the amount of a distribution or the market value of the shares.

Comparing unlike portfolios
An apartment owner and a data-center owner do not face the same leasing cycle. A mortgage REIT holding highly liquid securities is not identical to one making credit-sensitive loans. Compare property type with property type and asset and funding mix with asset and funding mix.
Ignoring financing because the assets look sound
Even valuable property or performing mortgages can become a problem if debt matures during a period of restricted credit. Review liquidity and refinancing alongside asset quality.
Relying on a single ratio
Leverage, occupancy, payout rate or book value can each be informative, but none captures the full risk. Read the surrounding assumptions, definitions and time period in the filing.
A practical decision framework

Do these 3 things before closing this tab:
1Scan for outdated or missing drivers - takes under a minute2Repair Windows errors before they cause bigger problems3Fix the driver behind crashes, sound loss and screen glitches- Classify the strategy: equity, mortgage or hybrid.
- Describe the cash-flow source in one sentence: rent and property operations, or interest and fees from mortgage assets.
- List the three largest failure points: for example, vacancies and refinancing for an equity REIT, or credit deterioration and funding pressure for an mREIT.
- Check balance-sheet capacity: debt maturities, collateral, liquidity and leverage.
- Stress the relevant variable: weaker occupancy and rents for an equity REIT; wider spreads, higher funding costs, defaults or lower asset liquidity for an mREIT.
- Validate the distribution: identify recurring cash generation and any dependence on sales, capital raising or balance-sheet changes.
- Set a dated valuation comparison: use the same method, period and currency for every issuer.
- Decide whether the risk fits your objective: income, diversification, capital preservation and tolerance for share-price volatility are different goals.
This framework is educational, not personalized financial advice. A security’s suitability depends on your circumstances, tax position, time horizon and ability to absorb losses.
