Neither mortgage REITs nor bonds is universally better for income. They are different investments: a bond is a debt claim with stated interest and principal terms, while a mortgage REIT (mREIT) share is equity in a company that owns or finances mortgage assets, uses funding and often hedges, and can change its distribution and share price. Bonds generally fit the part of an income portfolio where predictable cash flows, a known maturity and controlled credit exposure matter most. An mREIT can fit a smaller, risk-tolerant allocation seeking potentially high distributions and willing to accept equity-level volatility, leverage, spread risk and no promised return of principal.
The right comparison is security by security—not a headline distribution rate against a bond coupon. Your time horizon, need for liquidity, tax bracket, tolerance for losses and the actual mREIT’s filings or bond’s terms determine the better fit.

Mortgage REIT shares are equity
A mortgage REIT invests primarily in real-estate debt rather than directly owning apartment buildings, offices or warehouses. The company may hold agency mortgage-backed securities, non-agency mortgages, loans or other mortgage-related assets. It finances those holdings with borrowed money, earns a spread between asset income and funding costs, and may use derivatives or other hedges. When you buy its common shares, you own an equity interest in the company. The market reprices that equity continuously, and the board can change the distribution.
The amount available for distribution depends on asset yields, financing costs, prepayments, hedging results, credit performance, operating expenses and the value investors assign to the company’s book value. A share therefore has no contractual maturity and does not promise to return your purchase price on a set date. The SEC’s public-REIT bulletin describes mortgage REIT leverage and hedging as risk-management tools that also introduce additional risks; it advises investors to read the issuer’s latest Form 10-K risk factors.

Bonds are debt claims
A bondholder lends money to an issuer under a contract. The issuer promises specified interest during the bond’s life and repayment of principal at maturity, subject to the issuer’s ability to pay, the security’s terms and events such as a call or default. The claim can be against a government, municipality, company or a securitization trust. A bond’s stated terms do not eliminate risk: credit quality, duration, call provisions, inflation, liquidity and market rates all affect what you receive and what the bond is worth before maturity.
Holding an individual bond to maturity can make the contractual cash-flow schedule more predictable than an mREIT distribution, but only if the issuer performs and you can tolerate the reinvestment and inflation risks. A bond fund owns a changing portfolio and generally has no single maturity date, so its behavior is different from an individual bond ladder.
How each investment produces income
The mREIT income engine
An mREIT’s earnings start with interest and other income from mortgage assets. The company typically finances a larger asset portfolio than its equity alone would support. Leverage can increase earnings when the asset yield exceeds the all-in cost of funding, but it can also magnify losses when funding becomes expensive, asset values fall or collateral requirements rise. Hedges can alter the result rather than guarantee it.

Look at the issuer’s earnings measures, book-value changes, leverage, funding sources, hedge portfolio, asset mix and distribution history together. A high quoted annualized rate may reflect a recent distribution that is later reduced, a share price that has fallen, or a distribution that includes components with different tax treatment. It is not a promise of future cash or principal recovery.
The bond income engine
A bond’s coupon is set by its indenture or offering terms. A fixed-rate bond normally pays the stated rate on its face value until maturity, while a floating-rate bond resets according to its reference rate and spread. At maturity, the issuer owes principal unless it defaults or the instrument is subject to a different settlement term. Yield to maturity incorporates the purchase price, coupons and assumed reinvestment to maturity; it is not identical to the coupon rate.
Callable bonds can be redeemed early, often when rates fall, forcing you to reinvest at lower yields. Inflation-linked securities adjust principal or interest under their rules, and municipal bonds may receive federal and sometimes state or local tax exemption. Read the specific prospectus or offering document rather than assuming every bond in a category has the same cash flows.

Side-by-side comparison
| Axis | Mortgage REIT shares | Bonds |
|---|---|---|
| Investor claim | Equity in a company whose core assets are mortgage-related; share price and distributions can change. | Debt claim with specified interest and principal terms, subject to issuer performance and security terms. |
| Main income mechanism | Company earns income on mortgage assets and finances its portfolio; results depend on asset yields, funding, hedging and other factors. | Contractual interest payments; principal is due at maturity subject to default, calls and instrument terms. |
| Interest-rate exposure | Asset values, financing costs, hedge effectiveness, mortgage spreads and the yield investors demand on the shares can all move. | Fixed-rate prices generally move inversely to market rates; duration and maturity determine sensitivity. |
| Credit and spread exposure | Depends on agency or non-agency holdings, mortgage collateral, borrowers, counterparties and funding; inspect the individual filing. | Depends on issuer and bond type. Lower ratings generally mean greater credit risk. Mortgage-backed bonds add prepayment and structure-specific risks. |
| Cash flow and maturity | Distributions are not a bond coupon and there is no set date for return of principal. | Cash flows and maturity are specified, subject to call features, default and other terms. |
| Taxes | Tax character depends on the company’s distributions and your circumstances; use the current tax reporting and applicable rules. | Interest treatment differs by issuer and instrument. Municipal interest may receive federal and sometimes state or local exemption. |
| Liquidity and volatility | Exchange-traded shares can be sold during market hours, but prices may move sharply. | Individual-bond liquidity varies. A bond fund trades at a market price and does not mature like one bond. The sources do not establish a universal liquidity ranking. |
How interest rates reach your returns
When market rates rise
The SEC states: “When market interest rates go up, prices of fixed-rate bonds fall.” The reason is mechanical: a newly issued bond can offer a higher rate, so an older fixed coupon is worth less in the market. The longer the duration, the larger the typical price response. If you hold a sound individual bond to maturity, an interim price decline does not by itself change the contractual principal you receive; selling early realizes the market loss or gain.

For an mREIT, a rate increase has several channels that can point in different directions. Funding may reprice upward, reducing the net interest spread. Mortgage assets may fall in value. Hedges can offset some exposures but can also create losses or basis differences. Investors may demand a higher yield on the shares, lowering the stock price even if the next distribution has not changed. A fast or uneven move can be more damaging than a gradual, well-hedged move.
When rates fall
Falling rates often lift existing fixed-rate bond prices, with the largest benefit in longer-duration issues. The trade-off is reinvestment risk: callable bonds may be redeemed and maturing principal may have to be invested at lower rates.
An mREIT may benefit from lower funding costs or higher mortgage prices, but refinancing and prepayments can return principal sooner than expected. The company then has to reinvest at lower yields. The share price also reflects expectations, leverage, hedges and the valuation investors place on book value, so a rate cut is not an automatic share-price gain.
When rates are stable
A stable-rate period can support predictable bond coupons, but credit deterioration or a widening spread can still reduce bond prices. For an mREIT, stable benchmarks do not guarantee stable earnings: mortgage spreads, prepayment speeds, funding availability, hedge costs and leverage can change while headline rates barely move.

Mortgage assets can trade at a different spread to benchmark Treasuries or swaps. If that spread widens, asset prices and book value can fall even when the benchmark rate is unchanged. An issuer-specific example appears in AGNC Investment Corp.’s 2024 Form 10-K: its hedging discussion says the strategies are generally not designed to protect net book value from spread risk between mortgage investments and benchmark rates linked to the hedges. That statement applies to AGNC’s disclosed strategy, not to every mREIT; read the filing for the company you are considering.

Why a distribution rate is not a bond yield
A quoted mREIT distribution rate usually annualizes a recent dividend using the current share price. Both the numerator and denominator can change: the board can reduce the dividend, and a falling share price can make the displayed rate look higher without improving the business. The rate also says nothing by itself about leverage, book-value erosion or the chance of a future capital loss.
A bond coupon is a contractual percentage of face value. Yield to maturity uses the bond’s market price and assumes the issuer pays as promised and coupons can be reinvested at the calculated rate. A bond’s market yield can rise because its price falls, but the payment schedule remains contractual unless a call, restructuring or default intervenes. Comparing an mREIT’s distribution rate with a bond’s yield to maturity as though both were guaranteed income compares unlike measures.
Risk dimensions to examine before choosing
Principal and price risk
- mREIT: Shareholders can lose principal through a lower market price, reduced book value or both. There is no maturity-date redemption promise.
- Bond: Market value changes daily, especially for longer maturities, but an individual bond held to maturity can return face value if the issuer does not default and no special term changes the outcome.
Credit and collateral risk
An mREIT’s risk depends on whether its mortgages are agency-backed, non-agency, residential, commercial or otherwise structured, plus the quality of borrowers and counterparties. Agency guarantees may address defined credit losses but do not remove interest-rate, spread, liquidity or leverage risk. For a bond, identify the legal issuer, seniority, security, rating, covenants and any guarantor. A highly rated bond is not risk-free, and a lower-rated bond can lose substantially in a downturn.
Recommended Free Tools
Leverage and margin risk
Borrowing can amplify an mREIT’s return on equity and its losses. Funding agreements may require collateral or allow lenders to change terms. Forced asset sales during a stressed market can lock in losses. A conventional unlevered bondholder does not face company-level margin calls, although a leveraged investor or a fund using derivatives can introduce similar risks.
Prepayment, call and reinvestment risk
Mortgage borrowers can refinance when rates fall, changing the timing and yield of mortgage cash flows. Bonds may be callable on specified dates. In either case, receiving principal early can leave you reinvesting at a lower rate. Mortgage-backed bonds also have extension risk when prepayments slow and expected duration lengthens.
Inflation and purchasing-power risk
Fixed coupons lose purchasing power when inflation rises unless the security adjusts. Treasury inflation-protected securities and some floating-rate structures address inflation differently; verify the adjustment formula. An mREIT’s assets, funding and distributions do not create a guaranteed inflation hedge. Its share price and cash flow can be hurt by the rate response to inflation.

A practical due-diligence process
- Define the job of the allocation. Write down whether you need current cash, a future lump sum, emergency liquidity, inflation protection or long-term growth. Note the date you may need the money.
- Identify the exact security. For an mREIT, record the ticker, share class and latest Form 10-K date. For a bond, record issuer, coupon type, maturity, call schedule, rating, seniority and whether you are buying an individual issue or a fund.
- Measure the cash-flow promise. For the bond, list each coupon date, principal date, call terms and default provisions. For the mREIT, review recent distributions, earnings measures, book value, payout policy and any stated conditions; treat future distributions as uncertain.
- Map rate sensitivity. Check bond duration or maturity. For the mREIT, examine asset duration, funding reset terms, hedge instruments, net interest spread and sensitivity tables in the filing. Do not infer the answer from the policy rate alone.
- Inspect leverage and liquidity. For an mREIT, review debt-to-equity or comparable leverage measures, repurchase agreements, collateral terms, unused liquidity and counterparty concentration. For a bond, check issue size, dealer quotes, bid-ask spread and fund liquidity if applicable.
- Separate credit from spread risk. Read the bond’s rating and covenants. For an mREIT, distinguish agency exposure from non-agency credit, and identify mortgage and counterparty concentrations.
- Calculate after-tax cash flow. Use the actual tax character reported for the mREIT distribution and the bond’s jurisdiction and account type. Municipal tax advantages vary by residence and issue.
- Stress-test the decision. Consider a rapid rate increase, a rate decline with heavy prepayments, a spread widening, a dividend cut, a bond downgrade and a liquidity freeze. Decide in advance what loss or cash-flow change would make you sell.
- Set a position limit and review date. A written maximum position prevents a high distribution rate from dominating the portfolio. Recheck the filing, duration, credit quality and tax reporting when material conditions change.
Which may fit common income objectives?
You need a known amount on a known date
An individual bond or a ladder of high-quality bonds can match maturities to a liability. Confirm the issuer’s ability to pay and account for inflation, calls and reinvestment. An mREIT share cannot promise that its price or distribution will be available when the bill arrives, so it is a poor substitute for a date-matched obligation.
You need liquid, variable income and accept equity losses
An mREIT may be considered as a limited satellite position when you understand leverage and can tolerate a substantial drawdown without selling. Size it from the potential loss and distribution cut you can withstand, not from the advertised rate. Keep essential spending reserves elsewhere.
You want diversified fixed-income exposure
A bond fund can spread issuer and maturity risk, but its net asset value fluctuates and it has no maturity date. Review duration, credit mix, fees, turnover and distribution policy. Do not treat a bond fund as interchangeable with a single bond held to maturity.
You are focused on tax-exempt income
Municipal bonds may provide federal and, in some cases, state or local tax exemption under applicable rules. Compare their after-tax yield with taxable alternatives using your jurisdiction and tax bracket. An mREIT’s distribution character can vary, so use the company’s current tax documents rather than a generic assumption.
You are in a retirement account
Tax deferral can change the comparison, but it does not remove market, leverage or liquidity risk. Consider required withdrawals, the account’s time horizon and whether a distribution is being reinvested or spent. Avoid using an mREIT as a cash substitute merely because it pays monthly or quarterly.

Nareit reports that the FTSE Nareit All Equity REIT Index posted positive total returns in 78% of months when Treasury yields rose from the first quarter of 1992 through the second quarter of 2025. That statistic is useful evidence that broad equity REIT returns have not moved in lockstep with Treasury yields. It is not an mREIT-only result, does not compare REITs with bonds, and does not predict the next rate cycle. Mortgage REITs have different assets, leverage and funding from equity REITs, so apply the figure only within its stated scope.

Common mistakes and better alternatives
- Mistake: treating every REIT as a property landlord. Better: verify whether the company owns mortgage debt or physical real estate and read its asset and funding disclosures.
- Mistake: calling bonds “safe.” Better: identify issuer, duration, call risk, inflation exposure and the loss you could face before maturity.
- Mistake: choosing the highest displayed distribution rate. Better: examine coverage, book-value trend, leverage, funding and the possibility of a cut.
- Mistake: assuming a rate cut automatically helps an mREIT. Better: evaluate funding resets, mortgage prepayments, asset spreads and hedge results together.
- Mistake: using a category average for a personal allocation. Better: compare the actual security’s latest filing, terms, fees, liquidity and tax treatment.
- Mistake: ignoring total return. Better: track distributions plus changes in price or net asset value after taxes and fees.
- Mistake: assuming an exchange listing guarantees liquidity. Better: check trading volume and bid-ask spreads for the shares, and dealer depth or fund mechanics for bonds.
A simple decision framework
Choose the bond side when your first priority is matching a future liability, preserving a contractual cash-flow schedule, or limiting equity-style volatility—and you have selected an issuer and maturity you can hold through. Choose an mREIT only when you deliberately want equity exposure to mortgage finance, understand that leverage and hedges can magnify changes, and can fund spending without relying on an unchanged distribution or share price.
If both have a role, assign each a separate job. Use bonds or cash-like reserves for near-term obligations and a defined maturity schedule. Treat an mREIT as a risk asset alongside other equities, with a position size that reflects a possible dividend cut and large price decline. Rebalance according to a written rule rather than chasing whichever yield is highest after a price move.
Frequently Asked Questions
Are mortgage REITs safer than bonds?
No blanket ranking is valid. A particular high-quality bond held to maturity may offer a more defined principal claim than an mREIT share, but it still carries issuer, inflation, call and liquidity risks. A specific mREIT’s risk depends on its assets, leverage, funding, hedges and book-value sensitivity.
Can a bond fund be held to maturity like an individual bond?
Generally no. A fund continually buys and sells holdings and has no single maturity date. Its net asset value and distributions respond to portfolio duration, credit events, flows and fees.
Does a higher mREIT distribution rate mean higher income?
It means only that the latest distribution, annualized against the current share price, is high by that calculation. The board can cut the payment and the share price can fall; assess total return and coverage instead.
Do mortgage REITs always lose when interest rates rise?
No. Rate changes affect funding, mortgage prices, spreads, hedges and the yield investors require, and those channels can offset one another. The outcome depends on the company’s portfolio and the speed and shape of the move.
What information should I read in an mREIT’s filing?
Start with asset composition, leverage, funding and collateral terms, hedge instruments, spread and book-value sensitivities, liquidity, counterparty exposure, distribution policy and the risk factors in the latest Form 10-K.
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
Are municipal bonds always better after tax?
Not necessarily. Exemption depends on the issue and your federal, state and local circumstances, while the municipal bond may offer a lower pretax yield or carry credit and liquidity risk. Compare after-tax yields using the actual security.
