If you want income but do not want to rely on mortgage REITs (mREITs), the main alternatives are property-owning REITs and REIT funds, mortgage-backed securities (MBS) funds, preferred stock, savings accounts, and certificates of deposit (CDs). None is a universal substitute. Each gets paid from a different source and carries a different mix of leverage, interest-rate, credit, liquidity, market-value, fee, and tax risks.

The right choice depends on whether you need stable cash, long-term growth, daily liquidity, principal protection, or diversified real-estate exposure. Compare the structure first and the headline yield second; current yields and deposit rates change, and no comparable cross-category ranking is established here.

What a mortgage REIT does—and why the alternatives differ

A mortgage REIT finances real estate by owning or investing in mortgages and mortgage-backed securities rather than primarily owning buildings. Its income generally comes from mortgage interest and the spread between asset yields and funding costs. To increase that spread, mREITs often borrow and may use derivatives or hedges. The U.S. Securities and Exchange Commission (SEC) says mortgage REITs tend to be more leveraged than REITs focused on properties.

Leverage magnifies both gains and losses. Rising short-term funding costs, falling asset values, widening credit spreads, prepayments, or a hedge that performs poorly can reduce distributable income and the share price. An mREIT is also a publicly traded security: its market price can fall even when its portfolio continues to pay interest.

Alternatives change one or more of those exposures:

  • Property REITs and REIT funds earn mainly from rent and property operations.
  • MBS funds hold mortgage debt in a pooled fund rather than buying an mREIT share.
  • Preferred stock has priority over common equity for distributions and liquidation, but remains below creditors.
  • Savings accounts and CDs pay deposit interest and can offer a more predictable contractual rate, subject to account terms and reinvestment risk.

Calling one category “safe” or “high yielding” without a date, comparable terms, and a defined holding period is misleading. A liquid security can still lose principal, while a deposit can have a fixed rate but lock up cash.

At-a-glance comparison

Option Primary income source Main sensitivities Liquidity and value Distribution or payment status Costs and tax notes
Mortgage REIT Mortgage interest, MBS coupons, and financing spreads Leverage, short- and long-term rates, credit losses, prepayments, hedging, funding availability Listed shares are generally liquid, but prices can be volatile Dividend depends on earnings and board declaration; not guaranteed Company leverage and trading costs; REIT dividends typically do not receive qualified-dividend treatment
Public property REIT Rent and property operating income Occupancy, rents, property values, sector conditions, refinancing rates Exchange-traded shares usually have observable prices and daily liquidity Dividend depends on cash flow and board declaration; not guaranteed REIT-specific expenses and property-level debt; dividends typically are not qualified dividends
REIT fund Income and gains from a portfolio of property REITs Underlying property sectors, market rates, fund expenses, concentration Exchange-traded funds trade intraday; mutual funds transact at net asset value Distributions are not guaranteed Expense ratio and trading costs; tax character follows fund distributions
MBS fund Coupons and price changes on mortgage-backed securities Interest rates, duration, prepayments, credit quality, spread moves, turnover Fund shares can be sold at market value, which may be below purchase price Distributions vary with portfolio income; not a bank-deposit guarantee Read the prospectus, expense ratio, turnover, holdings, and risk disclosures

1. Publicly traded property REITs and REIT funds

How the income is generated

Property REITs own or operate income-producing real estate such as apartments, warehouses, offices, hotels, shopping centers, data centers, or health-care facilities. Rent, occupancy, lease escalations, and property expenses drive cash flow. A REIT fund pools many property companies, so the investor receives exposure to a portfolio rather than one management team or one building type.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

This is a different business model from an mREIT. Property REITs can still borrow, refinance, and suffer when capitalization rates rise, but their operating results are tied to tenants and property markets instead of primarily to mortgage spreads and hedging decisions.

Listed shares versus non-traded REITs

Exchange-listed REIT shares normally have observable prices and can be bought or sold during market hours. That liquidity comes with visible daily volatility: the quote can fall because of rates, sentiment, or sector news even when rents have not changed.

Non-traded REITs do not provide the same exit mechanism. Their valuation schedules, redemption limits, upfront charges, ongoing fees, and distribution policies can make the true cost and liquidity less obvious. A non-traded structure should not be treated as a lower-volatility version of a listed REIT merely because its price is not quoted every second.

Single-sector REIT or diversified fund?

A single-sector REIT can provide concentrated exposure to a property trend, but one vacancy cycle, tenant problem, regulatory change, or financing event can dominate results. A diversified REIT fund spreads exposure across sectors and issuers, reducing single-company risk while retaining broad equity-market and real-estate risk. Review the fund’s sector weights, largest holdings, expense ratio, turnover, and whether it is an exchange-traded or mutual fund before assuming diversification.

When this alternative fits

  • You want equity participation in property businesses and potential long-term capital appreciation, not only mortgage interest.
  • You can tolerate daily market-price swings and an income stream that may be reduced.
  • You prefer pooled exposure to several property sectors instead of analyzing one REIT.

2. Mortgage-backed securities funds

What a fund changes—and what it does not

An MBS fund provides mortgage-debt exposure through a portfolio of securities. It can diversify across issuers, maturities, and mortgage pools without requiring you to buy an mREIT share. However, it is still a market-valued investment. Interest-rate moves, duration, prepayments, credit spreads, liquidity, and portfolio-management decisions affect the net asset value and distributions.

An MBS fund is not a bank deposit and is not made safe by the word “mortgage.” Government-agency, residential, commercial, and non-agency securities have different guarantees and credit risks. Read the fund’s objective and holdings instead of inferring them from the fund name.

Costs, turnover, and a dated example

Fees and trading activity can materially reduce income. A 2026 SEC-filed summary prospectus for one MBS fund reports 0.39% annual operating expenses and 247% portfolio turnover in its most recent fiscal year. Those figures describe that specific fund and filing; they are not category averages or a forecast for another fund. High turnover can reflect active management, repositioning, or mortgage prepayments, and it can increase transaction costs and taxable distributions.

When an MBS fund may be preferable to an mREIT

A fund may suit an investor who wants mortgage exposure with broader security diversification and transparent fund reporting. It may be a poor fit if you need a fixed payment, cannot tolerate net-asset-value declines, or have not reviewed how the fund handles leverage and prepayment risk.

3. Preferred stock

Where preferred shares sit in the capital structure

Preferred stock generally ranks ahead of common stock for distributions and liquidation proceeds, but behind bonds and other creditor claims. That priority can reduce some equity risk, yet it does not create a guarantee. The issuer’s board typically must declare a dividend, and the market price can decline when rates rise or the issuer’s credit weakens.

Terms that determine the real risk

  • Cumulative versus non-cumulative: cumulative terms generally preserve unpaid dividends for later payment, while non-cumulative terms may allow missed payments to disappear; confirm the exact prospectus language.
  • Call date and price: an issuer may redeem a callable issue, limiting upside and creating reinvestment risk.
  • Issuer credit: analyze capital strength, earnings, and debt before relying on the stated dividend.
  • Sector concentration: preferred issues from banks, insurers, utilities, or real-estate companies respond to different economic shocks.
  • Fixed or floating rate: a reset formula can change income after a specified date.

Do not compare a preferred dividend rate directly with a CD rate without accounting for possible price loss, call risk, tax treatment, and the absence of deposit insurance.

4. Savings accounts and CDs

Why cash products can compete with REIT income

When deposit rates rise, a savings account or CD can become more attractive to an income-focused investor who values principal stability and a known payment formula over equity upside. The SEC notes that higher savings-account and CD rates can make REITs less appealing to some yield-seeking investors.

Rates are time-sensitive. A savings account may reset quickly, while a CD usually fixes a rate until maturity. Neither comparison is valid without the provider, date, term, and account conditions. Current rates were not established here, so do not use an undated rate to rank cash against REITs.

Checklist before opening an account

  1. Confirm the current annual percentage yield, whether it is promotional, and when it can change.
  2. Verify deposit-insurance eligibility and the applicable ownership limits; not every cash product has the same protection.
  3. For a CD, record the maturity date, early-withdrawal penalty, grace period, and automatic-renewal instructions.
  4. For a savings account, check minimum balances, transfer limits, withdrawal rules, and fees.
  5. Match the term to your cash need. A long CD can force a penalty or an unfavorable secondary-market sale if you need money early.
  6. Plan for reinvestment risk: at maturity, the available rate may be lower than the original rate.

When cash is the better tool

Use savings or a CD for an emergency reserve, a near-term spending goal, or money whose nominal value cannot be allowed to fluctuate. A CD still exposes you to inflation and reinvestment risk, and a savings rate can fall; “stable principal” is not the same as stable purchasing power.

How the alternatives compare on the risks that matter

Income source and reliability

Rent, mortgage coupons, preferred dividends, and deposit interest are not interchangeable cash flows. REIT and preferred distributions depend on corporate earnings and a board declaration. Fund distributions vary with portfolio income and realized gains. A CD’s rate is defined by its contract, while a savings rate can reset. Ask whether the payment is contractual, discretionary, or simply an estimate based on recent distributions.

Leverage and interest-rate exposure

mREITs often use more leverage than property REITs, so a small change in asset spreads can have a larger effect on equity. Property REITs carry property-level and corporate debt. MBS funds may use derivatives or leverage depending on their mandate. Preferred shares usually have no fund-level leverage, but their long duration can make prices sensitive to rates. Deposits do not fluctuate with market quotations, yet their reinvestment rate changes when the account or CD matures.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Credit, property, and prepayment risk

Property REIT investors face tenant defaults, vacancies, insurance costs, and property values. MBS investors face borrower credit, agency guarantees where applicable, and prepayments that can return principal when reinvestment opportunities are poor. Preferred investors face issuer distress and deferral risk. Depositors face provider and insurance-limit considerations rather than property-market risk.

Liquidity and mark-to-market losses

Listed REITs, preferred shares, and exchange-traded funds can generally be sold during market hours, but the sale price may be below your purchase price. Mutual funds transact at net asset value, usually once each business day. Savings accounts offer access subject to account rules; CDs trade flexibility for a stated term. Non-traded REITs can impose redemption limits or schedules, making liquidity harder to assess.

Fees and turnover

Compare expense ratios, sales loads, advisory fees, bid-ask spreads, custody charges, and transaction costs. Fund turnover is a useful warning signal, not a verdict: it can raise trading costs and taxable distributions, but a low-turnover portfolio can still be expensive or poorly diversified. The 0.39% expense ratio and 247% turnover cited above belong only to the identified 2026 filing.

Tax character

The SEC states that REITs must distribute at least 90% of taxable income to shareholders. REIT dividends typically do not qualify for the preferential qualified-dividend tax treatment, although the actual tax character can include ordinary income, capital-gain distributions, or other components reported for the year. Fund and preferred-stock taxation depends on the issuer and distribution. Deposit interest and CD interest are generally reported as interest income. Check the year’s tax documents and account type rather than assuming every payment is taxed alike.

A practical selection process

  1. Define the job for the money. Separate emergency cash, a fixed-date liability, and long-term income capital. A single portfolio does not need one product for all three.
  2. Set a loss and liquidity limit. Decide how much temporary market loss you can tolerate and how quickly the money might be needed.
  3. Choose the income engine. Select rent, mortgage debt, preferred dividends, or deposit interest based on the risk you understand—not solely on the highest recent payout.
  4. Check structural priority. For securities, identify where you stand behind creditors and ahead of common equity. For deposits, verify insurance eligibility and ownership limits.
  5. Read current documents. Use the latest prospectus, supplement, annual report, account agreement, or CD disclosure. Confirm rates, fees, calls, maturity, leverage, turnover, and distribution policy.
  6. Stress-test the choice. Ask what happens if rates rise, rates fall, tenants leave, prepayments accelerate, the issuer defers a payment, or you need to sell early.
  7. Decide whether diversification is needed. A diversified REIT or MBS fund can reduce single-issuer exposure, while a collection of CDs can spread maturity dates. Diversification does not remove market or rate risk.
  8. Review taxes and account location. Compare taxable and tax-advantaged accounts using after-tax income, not the stated distribution alone.

Common mistakes and how to avoid them

  • Chasing the highest headline yield: A high payout can reflect leverage, falling price, return of capital, credit risk, or a distribution that will be cut. Examine the source and sustainability.
  • Treating an mREIT as a property landlord: Mortgage assets and operating real estate respond differently to rates, credit losses, and inflation.
  • Assuming a bond or MBS fund behaves like a CD: Fund shares have market prices, changing duration, expenses, and no promised maturity value.
  • Ignoring call and reset provisions on preferred stock: A redemption or rate reset can change both income and principal value.
  • Using stale rate comparisons: Savings and CD rates can change daily or at maturity. Record the date and term of every comparison.
  • Overlooking liquidity restrictions: Non-traded REITs, long CDs, and thinly traded preferred issues may be difficult or costly to exit.
  • Confusing a large distribution with a large return: Separate income, price change, fees, and taxes when evaluating results.
  • Putting all income in one sector: A portfolio concentrated in property, financial preferreds, or one mortgage strategy can fail for one shared reason.

Questions to answer before you invest

Write down the answers to these questions in your investment plan:

  • Is the payment contractual, board-declared, or dependent on portfolio income?
  • What happens to principal if I sell before my planned date?
  • How much leverage, duration, credit, and prepayment risk am I accepting?
  • Can I access the money without a penalty or a market-price loss?
  • What are the ongoing fees, turnover, and tax character?
  • What current document supports the rate, expense, maturity, or distribution figure?

Those answers make the trade-off visible. The best mREIT alternative is the one whose income source, downside, liquidity, and tax treatment match the purpose of the money.
