Compare equivalent Loan Estimates—not just advertised rates or monthly payments—by separating lender pricing from taxes, insurance, prepaids, escrow deposits, and other amounts you may owe with any lender.
The practical test is to compare cash to close, the new rate and payment, the balance after refinancing, and total interest and fees over your realistic holding period. The Consumer Financial Protection Bureau (CFPB) suggests using the Loan Estimate’s “In 5 years” figures as a starting point; its general page says borrowers keep a mortgage for about five years on average, but that benchmark is not a substitute for your own plans.

What counts as a mortgage refinancing cost?
Refinancing replaces your existing mortgage with a new loan. The new loan has its own origination charges, services, government fees, prepaid interest, insurance items, and initial escrow funding. Some amounts are genuine borrowing costs; others are ownership expenses that you would generally pay whether you stayed with your current lender or switched.
Your Loan Estimate organizes these amounts. Compare both Total Loan Costs and Cash to Close, then examine the monthly escrow amount separately. Cash to close is the estimated money needed at settlement after credits, deposits, and adjustments; it is not the same as total closing costs.

| Cost group | What it can include | How to use it in a comparison |
|---|---|---|
| Lender origination charges | Application, origination, underwriting, processing, and similar charges. The labels and itemization differ by lender. | Compare the combined amount, especially the charges in Loan Estimate Section A. A lower rate can be offset by higher lender fees. |
| Points | An upfront charge associated with obtaining a lower interest rate. | Compare the rate reduction and dollar cost, not merely the number of points. The reduction for a given point amount varies by lender, loan type, and market. |
| Third-party services | Appraisal, title work, settlement, credit report, survey, and other closing services. Some services may be shoppable. | Check whether the same service and coverage are being compared. Separate lender-selected pricing from the underlying service cost. |
| Government charges | Recording, transfer, and other local or state fees. | These generally do not vary by lender, although the amount can vary by location and transaction. |
| Prepaid interest and insurance | Interest through the end of the closing month, an insurance premium, and similar amounts due in advance. | They increase cash needed at closing but are not all lender revenue or pure borrowing cost. |
| Initial escrow deposits | Money collected to establish or replenish an account for future property taxes and homeowners insurance. | Compare the deposit requirement, but do not treat it as a lender fee. You would normally pay those ownership expenses eventually. |
| Lender credits | A credit applied toward eligible closing costs. | In a typical rate-linked offer, the credit is funded by accepting a higher interest rate. Compare the rate and long-term cost against the upfront savings. |
How to compare refinance offers fairly
Ask every lender to quote the same transaction. A rate quote from a different date can look better or worse simply because mortgage rates move daily, not because one lender is cheaper.
- Use the same loan amount. Decide whether the refinance pays only the existing balance and costs or also includes cash out. A larger balance changes both payment and interest.
- Match the loan type and term. Compare fixed-rate loans with fixed-rate loans and the same repayment term. Do not compare a 30-year payment with a 15-year offer without accounting for the different payoff schedule. If an adjustable-rate loan is involved, compare its index, margin, adjustment schedule, caps, and initial fixed period.
- Request equivalent points and credits. One offer with points and another with lender credits is not an apples-to-apples rate comparison. Ask each lender for a zero-point option and for comparable point or credit alternatives.
- Obtain Loan Estimates close together in time. The CFPB notes that rates can change daily. Keep the quote date, lock status, and expiration or lock period with each estimate.
- Compare the full payment. Record principal and interest, mortgage insurance if applicable, estimated taxes and insurance, and the total monthly payment. Escrow estimates can differ even when the loan pricing does not.
- Compare cash to close and new balance. A low cash requirement may result from a lender credit or from adding costs to the loan. Write down the post-refinance principal balance, not only the money you bring to closing.
- Compare costs over your expected holding period. Include interest and fees, while also noting how much principal has been paid down. A lower payment is not automatically a lower total cost.
- Check non-price terms. Review rate-lock rules, prepayment penalties, balloon or demand features, adjustable-rate provisions, and any unusual conditions shown on the Loan Estimate.
| Comparison axis | Record for each offer | Why it matters |
|---|---|---|
| Upfront cash | Total closing costs, credits, adjustments, and cash to close | Shows the liquidity required now and whether “no-cost” savings are real or merely deferred. |
| Rate and payment | Interest rate, principal and interest, mortgage insurance, escrow estimate, total payment | Shows monthly affordability, but not the entire economic result. |
| Lender-controlled pricing | Section A origination charges, eligible Section B services, Section J lender credits | These are the areas where lender pricing and negotiation are most visible. |
| Cost over time | Total paid, principal paid down, and the implied interest-and-fee cost for your holding period | Captures the tradeoff between upfront costs and future savings. |
| Risk and terms | Fixed or adjustable structure, lock period, prepayment penalty, and unusual features | A cheaper estimate can carry payment or execution risk you do not want. |
| Execution | Responsiveness, documentation process, and ability to close before a lock expires | A rate is useful only if the lender can deliver the quoted loan on time. |
Use your holding period to measure the tradeoff
The same refinance can be attractive for a homeowner staying ten years and unattractive for someone likely to move in two. Start with the date you expect to sell, pay off, or refinance again. Include uncertainty: if your plans are unclear, calculate a short, likely, and long scenario rather than relying on one break-even date.
Simple break-even screen
A basic screen is:
Break-even months = net upfront refinancing cost ÷ monthly principal-and-interest savings.
Free tools Windows power users keep installed
One-click scans. No signup required.
Use net lender-controlled costs for the numerator, and be explicit about what you include. If you add costs to the balance, include the resulting interest and the higher payoff balance in your analysis. If taxes, insurance, or escrow deposits are the only reason cash to close is high, do not treat those ownership amounts as lender savings or fees.
This screen is incomplete when the new term is longer or shorter, when the balance changes, or when a future sale is likely. It also ignores the principal you would have paid down under the old loan. Use it as a first filter, not as a final decision.

The Loan Estimate’s “In 5 years” comparison
The CFPB’s Loan Estimate comparison asks you to look at the amount paid after five years and subtract the principal paid. The remainder approximates interest and fees paid during that period. Apply the same calculation to each offer and to your current loan, using the same horizon. The CFPB describes about five years as a general average mortgage-holding benchmark; it is not a dated population statistic or a prediction for your household.
For a different horizon, repeat the calculation using an amortization schedule or payoff statement. Include the balance remaining at the end of the period. A refinance can have lower payments but leave you owing more because costs were financed or the new term restarted the repayment clock.

Points are upfront charges tied to obtaining a lower interest rate. One point equals 1% of the loan amount. For example, on a $100,000 loan, one point is $1,000. That dollar amount is fixed by the loan amount; the rate reduction is not. It varies by lender, loan type, and market, so never assume that one point buys a standard reduction.
Ask the lender to show the rate, points, dollar charge, monthly principal-and-interest payment, and total lender credit for each option. Then compare the options over the periods you might keep the loan.
| Option | Upfront effect | Ongoing effect | May fit when |
|---|---|---|---|
| Zero points | Lower upfront charge than a points option | Higher rate than the lender’s point-buydown option | You may move or refinance sooner, or you want to preserve cash. |
| Points paid | Higher cash to close | Lower rate and payment in a typical rate-linked quote | You expect to keep the loan long enough for savings to exceed the points. |
| Lender credit | Lower cash to close | Typically a higher rate than the equivalent no-credit offer | Cash is constrained or the expected holding period is short. |
The best choice depends on both time and liquidity. A point can be economically sensible over a long horizon but impractical if paying it would leave no emergency reserves. Conversely, a credit can reduce immediate cash needs while costing more interest for many years.

Why a “no-closing-cost” refinance is not free
There are services and costs involved in originating every mortgage, even when an advertisement says there are no lender fees or no closing costs. A so-called no-cost refinance commonly uses one of two structures:
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Fix the driver behind crashes, sound loss and screen glitches3Repair Windows errors before they cause bigger problems- Higher-rate credit: The lender gives a credit toward closing costs and prices the loan at a higher interest rate. You pay less at closing but generally pay more interest over time.
- Financed costs: Closing costs are added to the new loan amount. You bring less cash, but the balance is larger, equity is reduced, and the payment and future interest can increase.
When comparing a no-cost offer, place the standard and no-cost versions side by side. Record the rate, new principal balance, payment, total loan costs, cash to close, and projected cost at your likely payoff date. Ask which charges the credit covers and whether any prepaids or escrow deposits remain due.
How to read the Loan Estimate without confusing fees and escrow
Section A: origination charges
Section A captures lender-controlled origination charges. Because itemization varies, compare the total rather than assuming that a lender with more line items is more expensive or cheaper. Ask whether an application, underwriting, processing, or administrative charge is included elsewhere under a different name.
Section B: services you cannot shop for
These are services selected by the lender or otherwise not available for you to shop under the estimate’s rules. Compare the amount and the service description across offers, while recognizing that the same service may be priced differently by different providers.
Services you can shop for
Some title, settlement, survey, pest, or other services may be shoppable. Verify the required service and coverage, then obtain comparable quotes if the disclosure permits you to choose the provider. A cheaper provider is not a saving if it does not satisfy the lender’s requirements.

Government fees, prepaids, and escrow
Recording and other government charges are usually local and generally do not reflect lender pricing. Prepaid interest, insurance premiums, and initial escrow deposits increase the amount due at closing. They can also be affected by the closing date and your tax or insurance cycle. Keep them in your cash-to-close budget, but isolate them when judging whether one lender’s borrowing terms are better.
Section J: lender credits
Section J shows credits that reduce eligible closing costs. Confirm whether the credit is tied to a specific rate, whether unused credit is forfeited, and which charges it can cover. A credit does not erase the economic cost if the higher rate lasts for the period you keep the loan.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Why cash to close, loan balance, and payment must be reviewed together
Cash to close answers, “How much money must I provide at settlement?” It does not answer, “How expensive is this loan?” A refinance can show low cash to close because the lender supplies a credit or because costs are financed. Conversely, cash to close can be high because of escrow deposits and prepaid insurance that are not lender profit.
For every offer, write down these three figures together:
- Cash to close: the funds needed at settlement after credits and adjustments.
- New principal balance: the amount on which future interest is charged, including any financed costs.
- Total payment: principal and interest, mortgage insurance if applicable, and the estimated escrow amount.
Then compare the remaining balance after your expected holding period. A lower payment can result from stretching repayment over a new, longer term, while a higher payment on a shorter term can build equity faster. Neither result is automatically better without your time horizon and cash-flow priorities.

Rate locks and changing estimates
An unlocked rate can change before closing. A locked rate can also change in certain circumstances, such as application changes or missing the lock period. Ask for the lock length, expiration date, extension cost, and events that can reprice the loan. Keep the lock confirmation with the Loan Estimate.
Costs can change between the Loan Estimate and closing. CFPB guidance explains that, absent a qualifying change in circumstances, some lender-controlled costs cannot increase, specified groups of costs are subject to a 10% aggregate cap, and other costs can increase without limit. The applicable facts and rules matter; this is not a determination of your individual legal rights.
If the Closing Disclosure or a revised estimate shows a different amount:
What’s actually slowing this PC down?
Pick the symptom - the matching free tool is one click away.
- Identify each changed line and compare it with the original estimate.
- Ask the lender what event caused the change and when it occurred.
- Request a revised Loan Estimate when appropriate and ask how the change affects cash to close and the rate lock.
- Do not assume a changed fee is permitted or prohibited without reviewing the transaction-specific explanation and applicable disclosure rules.

Complete the following fields for each lender using estimates issued close together. Use the same assumptions in every column.

Do not fill a missing comparison value with a guess. Ask the lender for a revised estimate or written clarification, especially when a credit, financed cost, adjustable feature, or prepayment penalty is not obvious.
Questions to ask before choosing a lender
- What is the interest rate, annual percentage rate, and lock status for this exact loan amount and term?
- How much are points, and what rate would I receive with zero points?
- Which charges are lender fees, which are third-party services, and which are government fees?
- Which services can I shop for, and what standards must the provider meet?
- What does the lender credit cover, and what rate funds it?
- Are any costs being added to the loan balance?
- What is the expected cash to close after credits, prepaids, and escrow deposits?
- What will my new principal balance and total monthly payment be?
- How does the loan compare at the time I am most likely to sell, pay off, or refinance?
- What happens if the rate lock expires or my application changes?
- Are there prepayment penalties or other unusual terms?
- Can you explain every change between the Loan Estimate and the Closing Disclosure?
When a refinance comparison is complete
You have a meaningful comparison when the offers use the same assumptions, the rate dates and lock terms are clear, lender pricing is separated from ownership costs, and the expected holding-period cost includes both interest and fees and the remaining balance. Choose based on the combination of cost, liquidity, risk, and execution—not on the lowest advertised rate or payment alone.
