Mortgage Refinance Break-Even Calculator: How to Estimate Your Savings

To estimate a refinance break-even point, divide the transaction costs you will actually pay by the monthly savings from the new loan. If costs are $4,000 and the new payment is $200 lower, the simple estimate is $4,000 ÷ $200 = 20 months. Treat that result as a screening tool: confirm that the payment comparison is like-for-like, check whether the new loan restarts the term, and compare the break-even month with how long you expect to keep the home and loan.

What the break-even calculation tells you

A refinance break-even calculation estimates how long it takes for monthly savings to recover the upfront cost of replacing your mortgage. The basic formula is:

As an Amazon Associate I earn from qualifying purchases.

Break-even months = total refinance costs ÷ monthly savings

For example, $4,000 of costs divided by $200 in monthly savings produces a 20-month break-even estimate. After 20 months, the cumulative payment savings would equal $4,000, before considering taxes, escrow changes, the time value of money, or other differences between the loans.

This quick method is the approach described by Freddie Mac for a standard rate-and-term comparison. It is not designed for every refinance. Freddie Mac cautions that the shortcut does not work well for cash-out refinances or a refinance intended to shorten the loan term, because those transactions change the balance, purpose, or payment pattern in ways a simple payment-savings ratio does not capture.

Gather the right numbers before using a calculator

The quality of the answer depends on the inputs. Use your current mortgage statement and the new lender’s official Loan Estimate rather than a generic percentage or an advertised payment.

1. Identify the current loan payment and remaining term

  • Record the current principal-and-interest payment.
  • Note mortgage insurance if you pay it separately.
  • Record the interest rate, rate type, outstanding principal, and number of payments remaining.
  • Separate principal and interest from property taxes, homeowners insurance, and escrow deposits. Those items may change for reasons unrelated to the refinance.

2. Enter the proposed loan payment

Use the proposed principal-and-interest payment at the offered rate and term. Add mortgage insurance if the new loan requires it. If you are comparing total monthly payments, identify taxes and insurance separately and make sure the estimates use the same assumptions. A lower total payment caused by a different escrow estimate is not the same as savings from the mortgage itself.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

3. Build an itemized cost total

Refinancing expenses can include recording, appraisal, credit-report, origination, title-service, tax-service, survey, attorney, and underwriting fees. Freddie Mac gives a broad orientation of about 3% to 6% of loan principal, with the actual amount depending on the lender, your credit score, and your location. That range is not a quote and should not replace the itemized figures in your Loan Estimate.

For the calculator, distinguish charges that are the economic cost of obtaining the new loan from cash that is merely being collected or moved. Prepaid interest, property-tax and insurance reserves, and initial escrow funding affect the cash you need at closing, but they are not all lender compensation. Keep a separate cash-to-close figure so you understand both the break-even cost and the money required on closing day.

Calculate monthly savings on a like-for-like basis

Subtract the comparable payment for the new loan from the comparable payment for the existing loan:

Monthly savings = current comparable payment − new comparable payment

Use a positive result only when the new payment is lower. If the result is zero or negative, a payment-based break-even period does not exist; any financial case would have to come from a different objective, such as changing the rate type, removing mortgage insurance, or paying the loan off sooner.

Worked example

Input Illustrative value
Refinance costs $4,000
Current comparable payment $1,800 per month
New comparable payment $1,600 per month
Monthly savings $200 per month
Break-even estimate 20 months

This is an illustration of the arithmetic, not a market quote or a personal recommendation. It assumes the $4,000 is the relevant cost and that the $200 difference remains unchanged.

When the payment changes during the loan

For an adjustable-rate mortgage, the payment shown on a Loan Estimate reflects the assumptions used for that estimate. Future rate changes can alter the payment and the eventual savings. A fixed-rate comparison is easier to screen with the shortcut; an adjustable-rate comparison needs scenarios for the possible future rates and payment resets.

Compare the new term with the time left on your mortgage

A smaller monthly payment can simply mean that the repayment clock has been restarted. For example, replacing a loan with 18 years remaining with a new 30-year loan may reduce the required payment while adding years of interest. The break-even ratio does not measure that added lifetime cost.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Put the current remaining term and proposed term side by side. Then ask:

  • How many months of payments remain on the current loan?
  • How many months will the new loan require?
  • Will the refinance increase the total interest paid even though the payment falls?
  • Could you choose a term close to the time remaining, or make an additional principal payment, to avoid an unintended extension?

If the goal is to reduce total interest or pay off the mortgage sooner, compare amortization schedules or the total interest over the period you expect to keep the property rather than relying on the simple break-even result.

Use the Loan Estimate to find the real cost

Request a Loan Estimate from more than one lender and ask each lender to use the same loan amount, term, occupancy, and other assumptions. CFPB recommends focusing on costs the lender controls, including total origination charges, lender-selected services, and lender credits, along with the total payment and cash to close.

Costs to include in the break-even input

  • Origination charges and discount points.
  • Appraisal, credit report, title, recording, underwriting, and other transaction fees that apply to obtaining the new loan.
  • Any upfront charge that you will not recover if you sell or refinance early.
  • Costs financed into the new balance, because they increase what you owe even if they do not require a check at closing.

Amounts to keep separate

Taxes, insurance, prepaid interest, and initial escrow funding can vary between estimates because of timing or reserve requirements. They affect cash to close, but they do not automatically make one lender’s mortgage more expensive. Ask the lender why those figures differ and avoid counting the same dollars twice.

How to compare two Loan Estimates

  1. Match the assumptions. Use the same requested loan amount, property, occupancy, term, and rate type for every lender.
  2. Compare the interest rate and payment. Record principal and interest, mortgage insurance, the total estimated payment, and whether the rate is fixed or adjustable.
  3. Compare lender-controlled charges. Review origination charges, services selected by the lender, and lender credits.
  4. Record cash to close. Keep this as a separate decision number from the economic refinance cost.
  5. Check the term. Note the proposed term and the time remaining on your current mortgage.
  6. Review the five-year figures. The Loan Estimate’s “In 5 years” section provides a standardized view of principal paid, interest, and fees over that period. Use it as context, not as a prediction that you will own the home for exactly five years.

CFPB says borrowers keep a mortgage for about five years on average before moving or refinancing. That is population context, not a forecast for your household. Use your own expected holding period in the break-even decision.

Test the result against your plans

After calculating the months, estimate how long you expect to keep both the home and the new loan. If you expect to sell or refinance before the break-even month, the monthly-savings method indicates that the upfront costs are unlikely to be recovered. If you expect to stay longer, continue with a broader comparison of interest, balance, and cash flow.

Holding-period example

Scenario Result of the simple test
$4,000 cost, $200 monthly savings, expected 12-month stay 20-month break-even exceeds the planned stay; the upfront cost is not recovered under the shortcut.
$4,000 cost, $200 monthly savings, expected 36-month stay 36 months exceeds the 20-month estimate; investigate term, balance, and five-year costs before deciding.

The calculation does not discount future payments, account for investment returns on money kept in savings, model changing taxes or escrow, or predict future refinance rates. Those factors can change the financial outcome, so treat the ratio as a first screen rather than a full net-present-value analysis.

How “no-closing-cost” refinancing changes the math

A no-cost or no-closing-cost offer still has costs. CFPB explains that lenders generally handle them in one of two ways: charge a higher interest rate and provide a lender credit, or add the closing costs to the new loan amount.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Higher-rate credit

The credit can reduce the cash you bring to closing, but the higher rate can produce a larger payment and more interest over time. Enter the offered rate and payment in the calculator; do not enter zero for costs merely because the lender advertises no upfront charge.

Financed closing costs

Adding costs to the balance increases the amount owed, can increase the payment, and reduces equity. Record the new principal and the resulting payment. The financed amount is part of the economic cost even when it is not listed as a separate check at closing.

How to compare the offer

  1. Write down the rate, lender credit, new loan amount, and payment.
  2. Compare those figures with a loan that has a lower rate and costs paid in cash.
  3. Use the Loan Estimate’s five-year interest and fee figures and your expected holding period to see whether the credit compensates for the higher rate.

Situations where the quick calculator can mislead

Cash-out refinance

Cash-out refinancing changes the balance and uses home equity to provide funds. A lower payment may reflect a longer term or a different amount borrowed, so dividing costs by payment savings does not isolate the cost of the refinance. Compare the new balance, cash received, rate, term, and total interest with alternatives such as a home-equity product or retaining the existing mortgage.

Shortening the loan term

A 15-year refinance can raise the payment while reducing the payoff date and potentially lowering total interest. There may be no monthly savings to place in the denominator, yet the transaction could meet a payoff goal. Compare amortization and total interest over the period you intend to keep the loan.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Removing mortgage insurance

If the refinance eliminates mortgage insurance, include that recurring charge in the comparable payment. Confirm that the new loan does not introduce another insurance premium or a higher rate that offsets the saving.

Changing from adjustable to fixed, or vice versa

Rate certainty is a separate benefit from a lower initial payment. For an adjustable loan, test how the payment changes under the adjustment terms instead of treating the initial estimate as permanent.

A practical spreadsheet or calculator layout

You can reproduce the calculation in a spreadsheet without a special product:

  1. Enter current principal-and-interest payment in cell A1.
  2. Enter current mortgage insurance, if any, in A2.
  3. Enter proposed principal-and-interest payment in B1.
  4. Enter proposed mortgage insurance in B2.
  5. Calculate current comparable payment as A1 + A2.
  6. Calculate new comparable payment as B1 + B2.
  7. Calculate monthly savings as (A1 + A2) − (B1 + B2).
  8. Enter refinance costs in C1 and calculate break-even months as C1 ÷ monthly savings.

Keep a second section for the new loan amount, proposed term, cash to close, lender credits, prepaid items, and escrow funding. This prevents a lender credit or an escrow transfer from disappearing into a zero-cost assumption.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Common mistakes and how to correct them

  • Using a percentage instead of actual charges. The 3%–6% range is broad orientation only. Replace it with itemized Loan Estimate figures.
  • Comparing total payments with different escrow assumptions. Separate principal and interest, mortgage insurance, taxes, and insurance, then explain any difference in escrow.
  • Ignoring a restarted term. Compare months remaining with the proposed term and inspect total interest.
  • Counting prepaid taxes as lender profit. Keep prepaids and initial escrow funding in cash-to-close analysis unless they are a nonrecoverable transaction cost in your specific case.
  • Treating a lender credit as free money. Enter the higher rate and resulting payment; the credit is a trade-off.
  • Assuming the payment never changes. For adjustable-rate loans, model the possible future adjustments.
  • Using the average five-year holding period as your plan. CFPB’s figure describes borrowers generally; use your expected move or refinance date.
  • Relying on the ratio for cash-out or a shorter term. Use balance, payoff date, and total-interest comparisons for those objectives.

What to ask a lender before deciding

  • Which charges are included in the quoted closing-cost total, and which amounts are prepaid or escrow funding?
  • What is the exact rate, rate type, term, loan amount, and monthly principal-and-interest payment?
  • Are any costs financed into the balance or offset by a lender credit?
  • What assumptions produced the taxes, insurance, and escrow figures?
  • How does the proposed payoff date compare with the current loan’s payoff date?
  • Can the lender provide a Loan Estimate using the same assumptions as competing offers?

Bottom-line decision rule

Use refinance costs ÷ monthly savings to get a first-pass number of months, then verify the inputs against Loan Estimates, compare the loan terms and balances, and test the result against your expected time in the home. A lower payment is not automatically a lower-cost mortgage: term extension, a higher rate in a no-cost offer, financed fees, escrow differences, and future rate changes can all alter the outcome.
