Mortgage Recast vs. Refinancing: Which Lowers Your Payment More?

A recast usually lowers the required payment most efficiently when you have a large lump sum and an attractive existing mortgage rate. You pay down principal, and the servicer re-amortizes the smaller balance over the remaining term. Your note rate and maturity generally stay in place.

Refinancing can produce a larger reduction when a materially lower market rate or a different term outweighs the transaction costs. It replaces your current mortgage with a new loan, so the new rate, term, balance, points, closing costs and prepaid items all affect the result. The right choice depends on cash available now, the payment you need, total interest and how long you expect to keep the loan.

Recast and refinance are different transactions

A recast changes the amortization of your current mortgage after a substantial principal curtailment. A refinance pays off that mortgage and replaces it with another loan. Because the mechanics differ, comparing only the quoted monthly payment can lead to the wrong decision.

Feature Mortgage recast Refinance
What happens to the existing loan The loan remains in place after a principal curtailment and re-amortization. The existing obligation is completely replaced by a new mortgage.
Interest rate Generally remains the current note rate, subject to the loan contract and servicer approval. Changes to the rate available for the new loan and the borrower’s qualifications.
Term Payment is recalculated over the remaining term. A new term is selected; it can be shorter, equal to or longer than the remaining term.
Cash needed immediately A substantial lump-sum principal payment, plus any servicer fee stated in the loan documents. Closing costs, points and prepaid items, reduced by any lender credits.
Main reason to consider it Lower the required payment while preserving a favorable existing rate. Capture a lower rate or change the term enough to justify the transaction cost.
Eligibility Depends on the investor, loan documents, minimum curtailment, timing and servicer policy. Depends on qualifying for the new loan, property and market requirements.

Fannie Mae describes a recast this way: “The curtailment reduces the principal balance and results in a lower monthly loan payment based on the re-amortization of the new outstanding loan balance over the remaining term.” Freddie Mac describes refinancing as replacing the current mortgage with “a new term, rate and monthly payment.”

How a mortgage recast lowers the payment

The basic process

  1. Ask the servicer for eligibility rules before sending money. Confirm that the loan permits re-amortization, the minimum principal curtailment, required forms, timing, documentation and any fee.
  2. Request a written estimate. Ask for the projected balance after the curtailment, the new principal-and-interest payment, the effective date and whether the maturity date changes.
  3. Make the approved principal payment. Follow the servicer’s instructions so the money is applied as a curtailment rather than treated as an ordinary excess payment that does not trigger a new schedule.
  4. Review the revised amortization. Check the new payment, remaining months, interest rate and outstanding principal against the servicer’s confirmation.
  5. Verify the first bill. Escrow, taxes, insurance and mortgage-insurance charges may not change in the same way as principal and interest.

What changes and what does not

The servicer recalculates principal and interest using the reduced balance and the remaining months. The rate and scheduled maturity generally remain those of the original note. A recast therefore preserves the benefit of a low older rate, if the servicer and loan documents allow it, but it does not create a lower market rate.

The lump sum is the price of obtaining the lower payment. It reduces equity held as cash and may affect liquidity, emergency reserves or other uses for the money. A recast does not normally provide cash out; it sends cash into the mortgage instead.

How refinancing lowers the payment

The new loan replaces the old one

  1. Set a target. Decide whether the objective is a lower required payment, less total interest, a shorter payoff period or a combination.
  2. Collect offers and compare Loan Estimates. Compare the proposed rate and term, loan amount, points, lender credits, closing costs, prepaid items and mortgage-insurance treatment.
  3. Complete underwriting. The lender will evaluate income, assets, credit, debts, property value and other program requirements.
  4. Calculate the break-even date. Divide the net upfront refinance cost by the monthly principal-and-interest savings, then compare that period with the date you expect to sell, refinance again or pay off the loan.
  5. Close only after checking the final figures. Confirm that the new payment and cash to close match the terms used in your comparison.

Refinancing can reduce the payment through a lower rate, a longer term or both. A longer new term may lower the required payment while extending debt and potentially increasing interest over the period you keep the loan. Refinancing late in an existing term can also restart amortization, putting a larger share of early payments toward interest again; Federal Reserve guidance recommends accounting for that effect rather than looking at payment alone.

Which option produces the larger monthly reduction?

There is no universal winner because the options change different inputs. A recast lowers the balance but keeps the rate. A refinance can lower the rate or alter the term, but it adds a transaction cost and may change the balance through financed costs.

When a recast is more likely to win

  • You have a substantial lump sum from a sale, inheritance, bonus or other source.
  • Your current note rate is lower than the rates you can obtain today.
  • You want lower required cash flow without changing the maturity date or loan structure.
  • You expect to keep the mortgage long enough to benefit from the lower payment, but not necessarily long enough to recover refinance costs.

When a refinance is more likely to win

  • The available rate is meaningfully below your current rate.
  • You can qualify for favorable terms and have enough time before a move or payoff to pass the break-even point.
  • You need a different term, such as shortening the payoff period, and the resulting payment is affordable.
  • The rate reduction lowers interest enough to offset all closing costs, points and prepaid items over your expected holding period.

When both calculations deserve attention

If you have cash and market rates have fallen, calculate a recast and a refinance separately. A principal curtailment reduces the balance, while a refinance changes the rate or term. Combining them may be possible, but it requires lender-specific underwriting and a fresh cost analysis; do not assume a servicer will recast a newly refinanced loan.

Account for refinance costs and the break-even point

Typical cost range

Freddie Mac’s consumer guidance estimates refinance costs at 3% to 6% of the loan principal. That is a typical range, not a quote: the guidance says the amount depends on the lender, credit score and location. Your Loan Estimate is the controlling source for your transaction.

Include every cash and financed item in the comparison: lender charges, third-party services, points, prepaid interest, initial escrow deposits and any other amount required to close. Subtract lender credits in the same calculation, and show whether those credits change the rate or other loan terms.

Break-even calculation

Use this starting formula:

Break-even months = net refinance cost ÷ monthly payment savings

Use the savings in principal and interest unless you have reliable evidence that taxes, insurance or mortgage insurance will also change. Then compare the break-even month with your expected sale, payoff or next refinance. If you leave before that point, the unrecovered cost reduces or eliminates the financial benefit.

The Federal Reserve specifically cautions that monthly savings may not exceed refinance costs and recommends a break-even calculation. A payment that is lower from the first month is not automatically a profitable refinance.

The 10% regulatory figure is not a promise

A 2024 Consumer Financial Protection Bureau regulation interpretation treats a 10% payment reduction as meeting a “materially lower” standard for a specified refinancing exemption. That figure is a regulatory threshold in that context, not a universal prediction of how much your payment will fall and not a substitute for your own break-even analysis.

Eligibility and servicing details can change the answer

Recast eligibility

Recast availability is not universal. Investor rules, the mortgage documents and the servicer’s procedures can control whether a recast is offered, how large the curtailment must be, when it can occur, what documentation is needed and whether a fee applies. Agency servicing guidance describes mechanics for eligible loans, not every contract in the market.

Ask for written confirmation before making the lump-sum payment. A regular extra-principal payment may shorten the loan without reducing the scheduled payment; only an approved re-amortization changes the required payment.

Mortgage insurance

Ask how the transaction affects mortgage insurance. A lower balance may change the loan-to-value calculation, but cancellation, recalculation and eligibility depend on the mortgage type, investor rules and servicer policy. Do not include an assumed insurance reduction unless the servicer or lender documents it.

Escrow, taxes and insurance

A recast or refinance changes principal and interest, not the underlying property-tax or homeowners-insurance bills. Escrow deposits and payment adjustments can make the total amount drafted from your bank account differ from the quoted principal-and-interest payment. Obtain the revised escrow analysis when it is available.

Prepayment provisions and payoff timing

Review the note for any prepayment provision and ask how a large curtailment is credited. Also identify whether you expect to sell, move, pay off the loan or refinance again. The time you keep the debt is central to the refinance break-even calculation and to the value of paying cash into a recast.

A calculation worksheet you can complete before deciding

Collect the following figures from your current statement, servicer and lender:

  • Current principal balance.
  • Current note rate.
  • Remaining months and scheduled maturity date.
  • Current principal-and-interest payment.
  • Cash available for a principal curtailment.
  • Proposed refinance rate and term.
  • Points, lender credits, closing costs and prepaid items.
  • Any expected change in mortgage insurance.
  • Your expected time in the home or until payoff.

Estimate the recast payment

Subtract the approved lump sum from the current principal balance. Using the existing note rate and remaining months, estimate the payment on that reduced balance with an amortization calculator or the servicer’s quote. A standard monthly-payment equation is P = B × [r(1+r)^n] ÷ [(1+r)^n − 1], where B is the post-curtailment balance, r is the monthly interest rate and n is the remaining number of payments. The servicer’s schedule controls if rounding, payment conventions or loan terms differ.

Estimate the refinance payment

Use the proposed new balance, rate and term. Show costs paid in cash separately from costs added to the balance, because financing costs increases the amount on which interest is charged. Compare the new principal-and-interest payment with the current payment and identify any separate change in mortgage insurance or escrow.

Special offer. See more information about Outbyte and uninstall instructions. Please review EULA and Privacy policy.

Compare the result through your expected payoff date

For each option, compare four outputs: required monthly payment, cash needed immediately, cumulative interest through the date you expect to sell or pay off, and remaining principal at that date. A refinance also needs the break-even month. The option with the lowest first payment may not have the lowest total cost over your actual holding period.

Common mistakes and how to avoid them

Sending the lump sum before approval

Servicers can have specific forms, minimums and timing. Confirm the recast in writing first and follow the payment instructions exactly.

Comparing only principal and interest

Taxes, insurance, escrow and mortgage insurance can keep the total bill from falling by the amount shown in a principal-and-interest quote. Separate these components in your worksheet.

Ignoring the value of the existing rate

A refinance that lowers the balance but replaces a very low note rate with a higher one may not serve a payment-reduction goal. Start the recast comparison with the current rate and remaining term.

Resetting the clock without noticing

A new 30-year term can reduce the required payment but may extend repayment and restart early-term interest allocation. Request a term that matches your payoff objective and compare cumulative interest.

Assuming a regulatory threshold predicts savings

The CFPB’s 10% “materially lower” figure applies to a specified regulatory exemption. It does not tell you whether your transaction saves money, qualifies for every program or beats a recast.

Using a generic refinance-cost percentage as your quote

Freddie Mac’s 3%–6% range is consumer guidance that varies by lender, credit score and location. Use the actual Loan Estimate and final closing disclosure for your decision.

Questions to ask before you act

  • Is my specific loan eligible for a recast, and who is the investor?
  • What minimum curtailment, forms, documentation, fee and processing time apply?
  • Will the recast keep the same rate and maturity, and when will the new payment begin?
  • How will mortgage insurance, escrow and the next statement change?
  • For a refinance, what are the complete costs, points, lender credits, prepaid items and new balance?
  • What is the proposed term, and how much interest is projected through my expected payoff date?
  • What break-even month results after every cost and credit is included?
  • Are there any prepayment provisions or other restrictions on a large principal payment?

Once you have those answers, compare the two options using the same holding period and the same definition of payment. A recast is generally the lower-friction path for a borrower with cash and a favorable existing rate; a refinance earns consideration when its rate or term advantage remains valuable beyond the point at which its costs are recovered.
