For a late-2026 starting point, the most defensible expectation is that U.S. 30-year fixed mortgage rates stay near 6.5%–7.0% through 2027, ease into roughly the high-5% to low-6% range in 2028, and settle around 5.5%–6.2% in 2029–2030 if inflation cools and long-term bond risk remains contained. A faster disinflation scenario could bring rates to about 4.5%–5.5% by 2029–2030; a persistent-inflation or market-shock scenario could keep them near 7.5%–9.0%. The lower and higher paths are analytical stress scenarios, not official forecasts.

What will mortgage rates be over the next five years?

The starting point is unusually important. Freddie Mac reported a 30-year fixed rate of 7.40% on October 15, 2026, while its 15-year fixed benchmark was 6.71%. The following ranges describe a planning framework for U.S. conforming-style mortgages, not a guaranteed path for every borrower. Your quoted rate will also reflect credit, down payment, loan type, points, property and lender pricing.

Scenario 2026–2027 2028 2029–2030 What must happen
Base case 6.5%–7.0% 5.7%–6.3% 5.5%–6.2% Gradual disinflation, Federal Reserve easing toward its longer-run range, and stable Treasury term premiums and mortgage spreads.
Best case 6.0%–6.6% 5.2%–5.9% 4.5%–5.5% Faster inflation improvement, weaker growth, lower Treasury yields and narrower mortgage spreads.
Worst case 7.0%–7.5% 7.0%–8.0% 7.5%–9.0% Sticky inflation, a renewed energy or geopolitical shock, fiscal or term-premium pressure, and wider mortgage-backed-security spreads.

The base case is anchored to published Federal Reserve and Fannie Mae projections. The best and worst cases extend the evidence into stress ranges; they are not promises that rates will reach either endpoint.

What do the latest official forecasts say?

Published forecasts point to only gradual relief rather than a rapid return to pandemic-era borrowing costs.

Source and date Published figure How to interpret it
Freddie Mac, October 15, 2026 30-year fixed 7.40%; 15-year fixed 6.71% Current benchmark starting point for the five-year scenarios.
Federal Reserve, September 2026 projections Federal-funds median: 4.1% in 2026 and 2027, 3.9% in 2028, 3.6% in 2029, and 3.2% longer term Suggests gradual policy easing, not a collapse in short-term rates. The Fed’s 2029 historical-error band spans 0.8%–6.4%, showing how uncertain long-range points are.
Federal Reserve, final 2026 baseline scenario Mortgage rates fall from 6.2% at the end of 2025 to 5.7% in the third quarter of 2028, then remain near that level in the scenario A relatively stable path once rates reach the high-5% range.
Fannie Mae Economic and Strategic Research, June 2026 Average mortgage rate 6.6% in 2026 and 6.3% in 2027; quarterly 2027 path about 6.4%, 6.3%, 6.3% and 6.3% Supports a slow decline rather than a sharp 2027 drop.
Congressional Budget Office, 2026 outlook Federal-funds rate 3.4% in the fourth quarter of 2026; 10-year Treasury yield rising from 4.1% in Q4 2025 to 4.3% in Q4 2028 Long-term yields can rise even while the Fed lowers short-term rates, creating upside risk for mortgages.
LendingTree October 2026 forecast table 6.80% at end-2026 and 6.70% at end-2027 (Fannie Mae and Mortgage Bankers Association); Wells Fargo estimates 6.90% and 6.75% Private forecasts cluster near the upper-6% range through 2027.

Why do mortgage rates move differently from the Fed’s policy rate?

Mortgage pricing is tied more closely to long-term bonds than to the overnight federal-funds rate. The Associated Press notes that mortgage rates generally follow the 10-year Treasury yield and are influenced by inflation, Federal Reserve policy and bond-market expectations. Lenders then add a spread for mortgage-backed-securities pricing, servicing, capital and competition.

That is why a Fed cut does not automatically produce a matching mortgage-rate cut. CBO’s projected increase in the 10-year Treasury yield through 2028 is a direct example: long-term borrowing costs may remain elevated if investors demand more compensation for inflation, government borrowing or duration risk. Realtor.com senior economist Jiayi Xu summarized the near-term implication: “In other words, mortgage rates are unlikely to ease anytime soon, but bringing inflation under control would pave the way for lower rates and a much-needed boost to affordability for the year ahead.”

Which economic indicators will decide the path?

  • Inflation: Faster progress toward the Federal Reserve’s 2% objective would lower nominal yields; renewed price pressure would push rates toward the worst-case band.
  • Federal Reserve policy: The funds rate shapes expectations and short-term financing, but it does not set 30-year mortgage quotes directly.
  • 10-year Treasury yield and term premium: A rising term premium can lift mortgage rates even during an easing cycle.
  • Mortgage-backed-security spreads: Wider spreads increase the gap between Treasuries and retail mortgage rates; tighter spreads and stronger lender competition reduce it.
  • Jobs and economic growth: A sharp slowdown usually pulls bond yields down, while resilient growth can keep them high.

Should you buy now or wait for lower rates?

There is no universal timing answer. Make the decision using a payment you can sustain at today’s quote and at the worst-case rate in the table, rather than relying on a hoped-for refinance.

  1. Set a payment ceiling. Include principal and interest and leave room for taxes, insurance, maintenance and income volatility.
  2. Test the base and stress cases. Ask whether the purchase still works if rates remain near 7% or rise into the 8%–9% range by 2029–2030.
  3. Compare the cost of waiting. Weigh rent, savings growth, expected home-price changes and the risk that your income or credit profile changes.
  4. Preserve flexibility. If you buy now, choose a loan whose payment is manageable without assuming a future refinance. If you wait, set a target rate and cash reserve instead of trying to predict the exact bottom.

Is a fixed-rate mortgage or an ARM safer in this outlook?

A fixed loan buys payment certainty; an adjustable-rate mortgage (ARM) may start lower but transfers future-rate risk to you. The Mortgage Bankers Association reported ARMs at 10.5% of mortgage applications in 2026, so the choice is material for current borrowers.

Consideration 30-year fixed ARM
Initial rate Usually higher than a comparable introductory ARM, but fixed for the term Often lower during the initial fixed period; exact discount varies by product
Payment certainty Principal-and-interest payment does not reset Payment can change after the initial period under the loan’s index and margin
Key protection No interest-rate reset risk Adjustment caps limit each and lifetime increase; verify them in the disclosures
Best fit Long ownership horizon or low tolerance for payment shocks Short planned ownership, strong cash reserves and ability to afford the reset scenario
Main hazard Higher initial payment if rates later fall Refinancing may be unavailable or expensive when the rate adjusts

Should you lock a rate or float it?

Locking exchanges the possibility of a lower future quote for certainty through a specified period. A lock is more defensible when your closing date is near, your budget cannot absorb a small increase, or the loan is already at the edge of affordability. Floating may suit a borrower with a long, flexible timeline and enough reserves to tolerate a rise, but it is a market bet rather than a free option.

Ask the lender for the lock term, extension cost, float-down rules, points, expiration date and the rate-and-term conditions that would invalidate the lock. Compare the guaranteed payment with the cost of extending the lock if the closing is delayed.

When does refinancing make sense?

Use a break-even calculation instead of a headline-rate threshold. Divide total refinancing costs, including points and fees, by the monthly principal-and-interest savings. The result is the number of months you must keep the new loan to recover the cost. Refinance only if you expect to hold the loan beyond that period and the new rate, term and closing costs improve your overall plan.

Check whether extending the loan term, resetting amortization or paying points changes the comparison. A lower rate can still increase lifetime interest if the new loan restarts a longer repayment schedule.

How should these predictions be updated?

Long-range point forecasts are fragile. Revisit the outlook when Fannie Mae releases a newer monthly Housing Forecast, when the Federal Reserve updates its Summary of Economic Projections, when CBO revises its economic outlook, or when Freddie Mac reports a materially different rate trend. Keep every 2029–2030 figure labeled as an analytical extension until an official source publishes a comparable forecast.

Frequently Asked Questions

Are mortgage-rate forecasts through 2030 guaranteed?

No. Even the Federal Reserve’s own 2029 federal-funds projection has a historical-error range of 0.8% to 6.4%. The 2029–2030 mortgage figures here are scenario extensions, so they should guide stress testing rather than determine a purchase date.

Can mortgage rates rise while the Fed is cutting rates?

Yes. Mortgage rates depend heavily on long-term Treasury yields and mortgage-backed-security spreads. If inflation expectations, government borrowing or the term premium push those long-term yields higher, mortgage pricing can increase despite lower short-term policy rates.

What should I ask a lender before choosing an ARM?

Request the initial fixed period, adjustment frequency, index, margin, periodic and lifetime caps, payment-reset rules and any prepayment penalty. Then calculate the payment at the maximum permitted adjustment, not only the introductory quote.
