Locking fixes your quoted mortgage rate for a stated period, protecting your payment if market rates rise. Floating leaves the rate open to change until the lender sets or locks it, preserving a possible benefit if rates fall but exposing you to increases. The sound choice depends on the written offer, expected closing date, lock and extension costs, application stability, and how much payment increase your budget can absorb—not on a confident prediction of where rates are headed.
What a mortgage rate lock actually does
A rate lock is a lender commitment that holds an interest rate between the loan offer and closing, provided you close within the specified period and your application does not materially change. The Consumer Financial Protection Bureau (CFPB) describes a lock as conditional, not an unconditional guarantee. The agreement controls the exact rate, duration, fees and exceptions.

The lock period is a deadline
Typical lock periods are 30, 45 or 60 days, according to the CFPB’s page reviewed May 2, 2023; some lenders offer longer periods. The clock generally runs until a stated date and sometimes a stated time. Your purchase contract, appraisal, underwriting and closing schedule all need to fit inside that window. A longer period may cost more, so compare the price of each available duration rather than choosing the longest term automatically.

A lock can still change when the application changes
The locked rate is tied to the assumptions used to price the loan. The CFPB lists changes such as the loan amount, down payment, appraisal, credit score or documented income as examples of information that can affect the rate or terms. Ask the lender which changes require a reprice and how the change would be documented before you sign or waive contingencies.

How floating differs
When a loan is floating, the lender has not committed to a final rate. Mortgage pricing can change daily and sometimes hourly. Until you lock, the rate, points, lender credits and resulting payment may move with the lender’s market sheet. A float therefore transfers the risk of a higher rate to you in exchange for retaining the possibility of a lower one.
Floating is not a promise of a lower rate
If market pricing improves, a lender may offer a lower rate when you lock. It may also change pricing for reasons unrelated to the direction you expected, or its quoted rate may be available only for a limited time. Confirm in writing when and how the lender will set the final rate, who must authorize the lock and what happens if you miss the lender’s deadline.
Lock versus float at a glance
| Decision axis | Lock | Float |
|---|---|---|
| Rate movement before closing | Protects the quoted rate during the lock period, subject to the agreement and application conditions. | The rate can change before it is set or locked; you carry the uncertainty. |
| Falling rates | A standard lock may prevent automatic access to a lower rate. Ask whether a float-down is available and what it costs. | You may be able to lock at a lower price if the lender’s pricing falls, but no reduction is guaranteed. |
| Closing timeline | Match expiration to the expected closing date and obtain extension terms before locking. | Longer exposure makes the eventual locking deadline and any delay more consequential. |
| Budget tolerance | Useful when payment certainty matters and the offered payment fits your budget. | Appropriate only when you can absorb a higher payment without disrupting the purchase. |
| Costs and loan terms | Ask about the price of the lock, longer periods, and extensions. | Compare the same loan structure, points and credits, and verify when the lender will set the final rate. |
This is a decision framework, not a forecast or individualized financial advice. Lock policies and pricing vary by lender.

1. Confirm the payment you can safely carry
Use the lender’s current principal-and-interest payment, plus the estimated taxes, insurance, mortgage insurance and other housing costs in your budget. Then ask how the payment would change if the rate rose by a realistic amount quoted by the lender. If that increase would force you to reduce reserves, abandon a down-payment plan or fail underwriting, payment certainty deserves priority over a possible future decrease.
2. Check how long you really need
Estimate the closing date from the purchase contract, appraisal availability, underwriting status and any outstanding conditions. Do not count only business days unless the lender’s agreement does so; use the agreement’s definition. Leave time for document corrections and signing. A lock that expires on the expected closing day gives little room for a delay.

3. Price the alternatives
Ask for the cost of the quoted lock, a shorter or longer period, and an extension. The cost may appear as points, a fee, a pricing adjustment or another charge. Request the same loan scenario for each option so that a lower rate is not being purchased with undisclosed points or a reduced lender credit.
4. Test the downside of floating
Ask the lender to show the payment at several higher rates and state the latest date you can lock while still closing on time. Choose a float only if the household can absorb the higher payment and you have a written process for locking before the deadline. A market opinion from a friend, headline or rate-prediction article is not a risk-control plan.
Read the Loan Estimate before you choose
Find the lock status and expiration
On page one of the current Loan Estimate, review the rate-lock information and the expiration date or time shown by the lender. If the document says the rate is not locked, ask when the lender will issue a lock confirmation. If it says locked, compare the date and time with your expected closing and keep the written lock agreement with the estimate.
The Loan Estimate is not a substitute for asking about every lock condition. The CFPB notes that the form does not disclose every detail about extension costs or the price difference between lock durations. Obtain those terms directly from the lender.
Compare identical scenarios
When reviewing competing Loan Estimates, keep the loan type and down payment consistent. Compare the interest rate, annual percentage rate, points, lender credits, origination charges, cash to close and the lock duration together. A lower note rate can be offset by points; a larger credit can accompany a higher rate. Record the date and time of each estimate because pricing can change.

Questions to get answered in writing
- Is my rate locked now? If so, what exact date and time does it expire?
- What is the total cost of this lock, and how would the price change for a 30-, 45-, 60-day or longer period?
- If closing is delayed, what is the extension fee, how is it calculated, and when must I request it?
- Does the fee differ depending on whether the delay was caused by the borrower, seller, lender or another party?
- What application changes could reprice the loan? Ask specifically about loan amount, down payment, appraisal value, credit score and documented income.
- If rates fall, do you offer a float-down? What rate reduction triggers it, when can it be requested, what fee or points apply, and is a new Loan Estimate required?
- If I remain floating, what is the latest date and exact procedure for locking?
- Who can authorize a lock, and will I receive a written confirmation showing the rate, points, credits and expiration?
- What happens if the appraisal, underwriting or final disclosures take longer than expected?
What if rates fall after you lock?
A standard lock generally prevents automatic access to a lower market rate. The CFPB warns that a lock can “lock you out of a lower interest rate if rates fall after you get your loan offer.” Some lenders offer a float-down, but the CFPB materials do not establish a universal product or standard terms.

Ask for the threshold (for example, how much the market rate must drop), the allowed request window, whether the option can be used once or multiple times, and every fee or point adjustment. Confirm whether the lower rate applies to the same loan type, term, points and credits. A nominally lower rate may not reduce your total cost if the option requires a new fee or removes a credit. If no float-down is available, the alternatives are accepting the locked terms, paying any permitted relock cost, or changing lenders—each with consequences that need lender-specific numbers.
What if closing is delayed or the lock expires?
Before the expiration date
Contact the lender as soon as a delay appears. Ask whether underwriting, appraisal, title work or another outstanding condition can be completed inside the existing period. Obtain the extension price and the new expiration in writing before the original lock ends. An extension may be expensive, and the charge can depend on the cause and length of the delay.
After expiration
Once the lock expires, the lender may require a new lock at then-current pricing, an extension, or a formal reprice. The result could be a higher rate, different points or altered lender credits. Do not assume the original rate survives because the application was submitted on time; the agreement’s expiration and extension rules control.
Changing lenders is not a quick reset
Switching lenders can restart disclosures, underwriting, appraisal coordination and other parts of the loan process. The CFPB notes that changing lenders can jeopardize the closing timeline. Compare any potential savings with the risk of missing contractual deadlines, losing a deposit or needing another extension.

Application changes that can affect a lock
Tell the lender promptly about changes rather than waiting for final underwriting. A lower down payment can change pricing and mortgage-insurance requirements. A revised loan amount can move the loan into a different pricing tier. A low appraisal may require a larger borrower contribution or a smaller loan. A credit-score change or newly documented income can alter eligibility or pricing. Ask exactly how each event would be handled under your lock agreement and request a revised disclosure when terms change.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone.Three practical decision scenarios
Choose the lock for a tight budget and near closing
A buyer whose quoted payment already uses most of the planned housing budget, with a closing date inside the next month, has little capacity for a rate increase. If the lender’s lock cost and expiration fit the schedule, locking can remove a risk the household cannot comfortably bear. The choice is based on affordability and timing, not a prediction that rates will rise.
Consider floating when the timeline is flexible and reserves are strong
A buyer with substantial payment headroom, a lender-confirmed later lock deadline and a closing date far enough away to absorb normal processing may elect to float. The buyer should set a personal decision date earlier than the lender’s final deadline and monitor the payment at higher rates. Floating remains a risk-bearing strategy; a favorable outcome is possible but not assured.
Use a conditional strategy when a float-down is documented
A buyer may lock for certainty while preserving a specified float-down right. This works only if the lender’s written threshold, timing and fees are acceptable and the option applies to the same loan structure. Without those details, “we can probably lower it later” is not a commitment.

Costs that can be hidden by the headline rate
Points and lender credits
Points are upfront charges that can reduce the note rate; lender credits reduce some closing costs but can come with a higher rate. Compare the complete Loan Estimate rather than the rate alone. Keep the lock period constant when comparing points and credits, then test how a different duration changes total cash to close and the projected payment.

Lock and extension charges
The lender may price a longer lock differently from a short lock and may charge for extending an expired or soon-to-expire lock. Ask whether the amount is a flat fee, a percentage of the loan, additional points or a market-based adjustment. Confirm whether an extension preserves the original points and credits.
Opportunity cost
Locking can cost more if rates fall and no affordable float-down exists. Floating can cost more if rates rise before you lock. Neither cost is visible from the note rate alone; evaluate the full set of charges and the payment your household can sustain.
A low-risk workflow for either choice
- Save the current Loan Estimate, lock agreement and lender pricing worksheet with their dates and times.
- Write down the expected closing date, the lender’s lock expiration and the latest safe lock date.
- Have the lender quote the payment and total charges for the locked scenario, a longer lock and a floating scenario at higher rates.
- Confirm every application condition that could trigger a reprice and report changes immediately.
- If locking, calendar a check-in several business days before expiration and ask for extension terms before they are needed.
- If floating, set a personal lock trigger and a final decision date earlier than the lender’s deadline; obtain the lock confirmation in writing.
- Reconcile the final Closing Disclosure with the locked terms and question any difference before signing.
Common mistakes and how to correct them
Assuming the Loan Estimate itself locks the rate
A Loan Estimate displays whether the rate is locked and through when, but it does not replace the lender’s lock agreement or explain every extension rule. If the status is unclear, ask the lender for written confirmation.
Choosing a lock period by habit
A 30-day period may be too short for a complex purchase; a 60-day period may add cost unnecessarily. Match the period to the documented transaction timeline and keep a cushion for known risks.
Comparing rates without points, credits or duration
Request apples-to-apples estimates. A rate comparison that ignores upfront points, lender credits or a shorter lock can make the apparently cheaper offer more expensive.
Waiting until expiration to discuss a delay
Extension availability and pricing are lender-specific. Raise the issue as soon as the schedule slips, not on the expiration date.
Counting on a future rate forecast
Official consumer guidance does not provide a probability that rates will rise or fall. A forecast cannot substitute for a payment stress test, a confirmed deadline and written lender terms.
Do these 3 things before closing this tab:
1Clear out junk files and repair common Windows errors2Scan for outdated or missing drivers - takes under a minute3Repair Windows errors before they cause bigger problemsWhat the CFPB guidance establishes—and what it does not
The CFPB’s consumer pages explain the conditional nature of locks, typical 30-, 45- and 60-day periods, the possibility of extension charges, the risk of missing lower rates after a lock, and the need to compare Loan Estimates. They do not set the rate, fee, float-down policy or extension rule for your lender, and they do not identify which choice will produce the lowest eventual rate. Your lender’s written offer and lock agreement govern the transaction.
