Lock when you need certainty that your quoted mortgage rate will not rise before closing and your expected closing date fits inside the lock period. Float when you can tolerate a higher rate and want the possibility of a lower one. Ask about an extension as soon as a delay threatens an existing lock; an extension may cost money, may not be available, and may be less economical than choosing a longer lock at the outset.
There is no universally best day to lock. Your lender’s written agreement, the expected closing schedule, the Loan Estimate, and the cost of each option determine the practical choice. This is U.S. consumer guidance; policies, prices and available features differ by lender and transaction.

What a mortgage rate lock does
A mortgage rate lock is a lender’s agreement to hold an offered interest rate for a stated period, provided you close within that period and your application remains within the agreement’s conditions. During the lock window, the lender generally cannot reprice the rate merely because market rates move higher. The agreement does not eliminate every reason a rate can change.
The Consumer Financial Protection Bureau (CFPB) says typical lock periods are 30, 45 or 60 days, although some lenders offer longer periods. Those are common ranges, not a guarantee that a particular lender will offer them. The expiration date and the agreement’s other terms control.

CFPB consumer guidance, last reviewed May 2, 2023, states: “Rate lock policies vary by lender.” Treat that sentence as a practical warning: a lock is not a standardized product with identical pricing, extension rules or falling-rate protections at every institution.
What a lock protects against
If the market rate rises after you lock, the agreed rate can protect your planned payment from that increase while you complete the purchase. That protection has value when a higher payment would disrupt your budget or debt-to-income qualification.
What a lock does not protect against
A lock can expire before closing. It can also be affected when material application facts change, such as the loan type, down payment, credit score, appraisal results or verifiable income. If the final loan no longer fits the locked terms, the lender may need to reprice it under the agreement and applicable underwriting rules.

Lock, float or extend: the decision in one view
| Choice | What it does | Main benefit | Main risk or question |
|---|---|---|---|
| Lock | Holds the quoted rate for the agreed period, subject to the agreement’s conditions. | Protects against market-rate increases during the lock window. | You could miss lower market pricing; the lock can expire or be affected by application changes. Ask about cost, expiration and conditions. |
| Float | Leaves the rate unlocked until you lock later. | Preserves the possibility of a lower rate if market pricing improves. | The rate can rise before you lock. There is no guaranteed rate until the lender locks it. |
| Extend | Seeks more time under an existing lock when closing may run late. | May preserve the existing rate through a delayed closing. | Availability and cost depend on the lender. Ask before expiration and compare the extension with switching to a longer lock. |
These choices are not forecasts. Floating is a willingness to accept uncertainty, not a prediction that rates will fall. Locking is a way to buy protection, not proof that the locked rate will be the market’s lowest rate. An extension is a contingency for timing risk, not an automatic right.

When should you lock your mortgage rate?
Start with the closing schedule rather than a headline about where rates might go. A lock period should reasonably cover the expected closing date, underwriting, appraisal, title work and any contractual buffer your transaction needs. Ask the lender how much time remains in processing and which events could push closing past the expiration.
Lock when payment certainty matters most
- Your budget has little room for a higher principal-and-interest payment.
- A rate increase could push your debt-to-income ratio beyond the lender’s limit.
- Your closing date is known and fits comfortably inside the offered lock period.
- You prefer a known rate over the possibility of saving if rates decline.
Consider floating only when you can absorb the downside
Floating leaves the rate open to change at any time. It may let you capture lower pricing if the market improves, but the improvement is not guaranteed and a rise can occur before you lock. Before choosing it, determine the payment at a higher plausible rate, how long you can wait, and the exact event that will trigger your lock decision. A lender’s informal view of market direction is not a guarantee.
Choose the period, not just the rate
A short lock may have different pricing from a longer one. A shorter period can work when closing is near and well controlled; a longer period can reduce expiration risk when construction, a sale contingency, complex income documentation or other timing uncertainty exists. Ask for the cost of each available period in writing and compare the total loan pricing, not only the note rate.

- Find the lock status. Confirm whether the rate is locked or still subject to change.
- Record the expiration. Write down the exact date, clock time and time zone; “end of day” is not precise enough when the document gives a specific time.
- Match it to your closing plan. Compare the expiration with the scheduled signing date and ask about the lender’s internal funding or document deadlines.
- Check the quoted pricing. Note the interest rate, points and lender credits so you can identify what changes if the period or lock status changes.
- Save every version. Keep the Loan Estimate, lock confirmation and later disclosures together so discrepancies can be identified.
The Loan Estimate may be issued before a rate is locked. If it says the rate is not locked, the rate can change. The rate-lock section does not tell you what an extension will cost or how pricing changes for a different lock length; those are questions for the lender.
Questions to ask before accepting a lock
Use these questions verbatim if helpful. CFPB guidance includes the first six:
- “What does it mean if I lock my rate today?”
- “What rate lock time frame does this Loan Estimate provide?”
- “Is a shorter or longer rate lock available, and at what cost?”
- “What if my closing is delayed and the rate lock expires?”
- “If I lock my rate, are there any conditions under which my rate could still change?”
- “If I lock my rate, and interest rates go down, what happens?”
- Is the rate already locked, or will it be locked only after a separate confirmation?
- What are the exact expiration date, time and time zone?
- Are there points, fees or lender credits tied to this lock?
- How would the price change for each available lock length?
- Can an extension be refused, and how is its cost calculated?
- Does the written agreement provide a float-down option if rates fall?
The last question asks about a possible feature; it does not mean the lender offers one. Obtain the answer and any conditions in writing.

These are not automatic penalties for ordinary paperwork updates; they are examples of facts that can move the application outside the locked assumptions. Ask the lender to identify the specific changed fact, the applicable agreement provision and the resulting pricing before accepting a revised rate.

Contact the lender before the lock expires, not on the scheduled signing date. Explain the revised closing timeline and ask whether an extension is available, its exact cost, the maximum additional days and whether the existing rate and points remain unchanged.
An extension can be priced as a fee, additional points or another lender-specific adjustment. The lender may decline to extend, and the cost can vary with the length of the delay and market conditions. Compare three outcomes: paying for the extension, allowing the lock to expire and accepting current pricing, or selecting a longer lock if the transaction can be restructured. The correct comparison is the total cost and payment under each path, not the extension fee alone.

If rates fall after you lock
A locked rate can prevent access to lower market pricing, depending on the lender’s terms. Ask whether the agreement includes a float-down or another reprice feature, when it can be requested, whether a fee or new documentation is required and whether the lower rate applies automatically or only after written approval. Do not assume that a lower advertised rate is available for your existing loan: it may involve different points, loan type, occupancy, credit assumptions or a new lock.
If no qualifying feature exists, compare the guaranteed value of keeping the lock with the cost and uncertainty of changing loans. A lower rate is useful only if the revised transaction can close on time and its points, fees and payment fit your finances.
Compare lenders using comparable Loan Estimates
Request and review multiple Loan Estimates rather than comparing advertisements. Ask each lender for the same loan amount, loan type, down payment, occupancy and term. Then compare the rate, annual percentage rate, points, lender credits, projected payment, cash to close and lock status.
Ask every lender the same lock questions, especially the period, expiration time zone, extension pricing and conditions that permit a rate change. A lender offering a lower initial rate may use a shorter lock or charge more points. Conversely, a longer lock may cost more but reduce the risk of an expensive extension. CFPB guidance on requesting multiple Loan Estimates emphasizes comparable information; a comparison does not guarantee the lowest rate or identical lock terms.
Common mistakes and how to avoid them
- Assuming a quote is locked: Verify the status on page 1 and obtain a written lock confirmation.
- Ignoring the time zone: Record the exact expiration date, time and zone shown in the disclosure.
- Choosing a period that ends on closing day: Build in reasonable time for document preparation and funding.
- Waiting until after expiration to discuss a delay: Contact the lender before the lock ends and request written terms.
- Focusing only on the note rate: Include points, credits, extension charges and the payment in your comparison.
- Changing the application without checking: Ask how a new loan type, down payment, credit profile, appraisal or income documentation could affect pricing.
- Assuming a float-down exists: Ask whether the agreement includes one and read its conditions.
- Expecting the Loan Estimate to show extension pricing: The disclosure does not provide that cost; obtain it directly from the lender.
If the rate at closing differs from the Loan Estimate
First compare the final disclosure with the locked agreement and the Loan Estimate. If the rate differs despite a lock, CFPB guidance says to ask the lender for a specific explanation. The explanation should address whether the lock expired, whether an application detail changed, or whether another condition in the agreement applied. Request a corrected document or written clarification when the explanation does not match your records.
Keep the lock confirmation, all Loan Estimates, revised disclosures, appraisal and income-document requests, and emails about closing delays. A clear timeline helps you determine whether the change resulted from expiration, a permitted application change or a lender error.
The Bottom Line
Lock when the certainty is worth more to you than the chance of a lower rate and the period safely covers closing. Float only if you can afford a rise and accept that a lower rate may never appear. If closing may slip, ask about an extension before expiration and compare its full cost with a longer lock or current pricing. Your Loan Estimate and written lock agreement—not a market prediction—are the documents that decide what you actually have.
