It protects you from market increases during the lock, but it can also keep you from receiving lower pricing if rates fall. The practical choice is to match the lock’s expiration to your realistic closing date, understand the cost of extending it, and verify whether a float-down is actually included in your contract.
When a loan is still floating, the rate shown on the Loan Estimate is not a guarantee. Locking later sets the rate available at that later time. Even after a lock, changes to your application—such as the loan amount, credit score or verified income—can affect the rate or other terms.

What a mortgage rate lock does
A rate lock is an agreement between you and the lender that fixes an interest rate for a stated period. The agreement may also fix or price related items such as discount points, lender credits and other rate-dependent charges. The exact protections, expiration rules and fees come from the lender’s lock policy and your disclosures.
A lock is not a promise that every feature of the loan can never change. Underwriting can still require different terms if material application information changes. Ask the lender to explain how its lock handles changes in the loan amount, credit score, verified income, loan program or other eligibility details.

What “floating” means
Before you lock, your rate is floating. The interest rate on the initial Loan Estimate is an estimate, not a guaranteed offer. If you lock later, the lender sets the rate and rate-dependent terms available at that time. A floating borrower accepts the possibility of both higher and lower pricing while waiting.
What the lock notice must show
When a specific lock period applies, the Loan Estimate should state the date and time—including the time zone—when the lock ends. Read the expiration as a precise deadline, not merely as a number of calendar days.
When should you lock your rate?
There is no universally correct day to lock and no reliable way to predict whether rates will be lower or higher next week. Your decision should reflect three facts: how much payment uncertainty you can tolerate, how long the transaction is expected to take, and what the lender charges for the available lock periods.
Use the transaction timeline, not a market guess
Estimate the time needed for appraisal, underwriting, document collection, title work and the final closing appointment. Add a reasonable cushion for problems outside your control. A lock that ends before the closing package is ready creates an avoidable extension decision; a much longer lock may cost more upfront or come with less favorable pricing.

Questions to ask before choosing a date
- What does it mean if I lock my rate today?
- What rate-lock time frame does this Loan Estimate provide?
- Is a shorter or longer rate lock available, and at what cost?
- What happens if my closing is delayed and the rate lock expires?
- If I lock my rate, are there conditions under which my rate could still change?
These are the questions listed in the Consumer Financial Protection Bureau’s Your home loan toolkit. Request the answers in writing, together with the lock date, expiration date and time zone.
How long should a rate lock last?
Choose a period that reaches beyond your expected closing date by a margin you and the lender consider realistic. Compare the expiration timestamp with the date your lender expects to fund, not just the date you plan to sign. Ask whether the lender treats weekends, holidays and late-day funding differently.
The CFPB uses a 60-day lock in one rate-exploration example. That example also assumes a 10% down payment, 700 credit score, conventional financing, a 30-year fixed loan and between -0.5 and 0.5 discount points. Those are modeling assumptions, not a recommendation or an industry standard. Your transaction may need a shorter or longer period.

| Rate-dependent charges | Points and lender credits can change with the rate | Amounts shown on the locked and revised disclosures |

What happens if closing is delayed?
A lock can expire before you close. The lender may offer an extension, but the cost can be substantial and the original terms are not automatically preserved unless the agreement says so. Contact the lender as soon as a delay appears likely; waiting until the expiration day can leave fewer options.

Extension questions
- What event starts the extension charge: a calendar date, the scheduled closing date or the lock’s exact expiration time?
- Is the fee a flat amount, a percentage of the loan, a daily charge or a price adjustment?
- Must I request the extension, or does the lender apply it automatically?
- Does the extension preserve the original rate, points, lender credits and loan program?
- Can the lender deny an extension or require new underwriting?
- How many days can be added, and can the extension be renewed?
Regulation Z’s interpretation says that when a consumer-requested extension fee appears in revised disclosures, it may not exceed the fee that creditor charges for that extension in the usual course of business. That rule does not make every extension free, nor does it dictate one nationwide fee schedule. Ask for the lender’s usual-course charge and the disclosure showing your specific fee.
What is a float-down option?
A float-down is a contractual feature that may let you reset a locked rate if market pricing improves before closing. It is not an automatic borrower right. Lenders can differ on whether they offer it, what rate movement triggers it, when it can be exercised, whether a fee applies and which terms must remain unchanged.
Terms to verify
- Trigger: the amount or type of market improvement required.
- Timing: the window in which you may request the reset and whether it is available once or multiple times.
- Pricing: any fee, added points, minimum improvement or new lender-credit calculation.
- Eligibility: whether the loan must be in underwriting, clear to close or at another milestone.
- Scope: which rate, points, credits and program terms are reset.
- Documentation: the written confirmation that records the new rate and effective date.
A CFPB Regulation C interpretation refers to a borrower exercising a float-down option and explains how a reset date is used for rate-setting reporting. That regulatory reference does not require lenders to offer float-downs and does not establish consumer-facing eligibility or pricing. Only your lender’s written agreement can answer those questions.
Can your rate change after you lock?
It can, depending on the lock agreement and what changes in the application. The CFPB identifies loan amount, credit score and verified income as examples of changes that can affect the rate and terms. A switch in loan program, occupancy, property type or other underwriting facts may also be addressed in your contract.

Before signing a lock confirmation, ask the lender to list the events that permit repricing, who decides whether a change is material, and whether you would receive a new lock confirmation or revised disclosures. Keep copies of the application, lock agreement and every subsequent change notice so you can compare what changed and why.
What disclosures arrive after a lock?
If you lock after the original Loan Estimate, the cited Regulation Z text requires revised disclosures within three business days. The revision must reflect the new interest rate, discount points, lender credits and other charges or terms that depend on the rate. Review the revised figures rather than assuming the original estimate remains current.
A revised disclosure is not, by itself, a promise that closing will occur on schedule. It records the rate-dependent terms at that stage. If an extension is later requested, examine any additional revised disclosure for the extension fee and confirm that it matches the written agreement.
How to compare competing lender lock offers
Compare the complete package instead of choosing the lowest headline rate. A lower rate with expensive points, a short expiration or strict extension rules can cost more than a slightly higher rate with terms that fit your closing timeline.

Lock or float: a practical decision framework
Lock when payment certainty is the priority
A lock may suit you when a higher rate would break your budget, the closing schedule is well defined, or you have little ability to absorb a payment increase. The protection applies only during the stated period and subject to the agreement’s conditions.
Float when flexibility is worth the risk
Floating leaves you exposed to market increases but preserves the possibility of lower pricing before you lock. Use it only if you can tolerate that uncertainty and the lender can still close within the available timeline. Neither a lock nor a float is a prediction about future rates.
Do not confuse a float-down with floating
A float-down starts with a lock and may provide a limited contractual reset. Floating means you have not fixed the rate yet. They have different risks, deadlines and documentation requirements.
Step-by-step rate-lock checklist
- Set the closing schedule. Confirm the lender’s expected underwriting and funding dates, then add a realistic cushion.
- Request lock choices. Obtain rates, points, lender credits and prices for each available duration.
- Read the expiration line. Record the exact date, time and time zone shown on the Loan Estimate or lock confirmation.
- Get extension terms. Write down the trigger, fee formula, request process, maximum length and whether original terms survive.
- Check for a float-down. If offered, obtain every trigger, deadline, fee and restriction in the contract.
- Ask about repricing events. Have the lender identify application changes that could alter the locked rate.
- Save the documents. Keep the lock confirmation, Loan Estimates, revised disclosures and written messages together.
- Escalate delays early. Notify the lender when a closing risk appears and request a written extension quote before the lock expires.
Common mistakes and how to avoid them
- Treating the initial Loan Estimate as guaranteed: verify whether the loan is locked and record the expiration details.
- Choosing a period based only on the advertised rate: price the duration, extension risk and points together.
- Assuming every lender offers a float-down: require a written provision; regulatory references do not create a universal right.
- Waiting to discuss an extension: ask for the policy before the transaction is delayed.
- Ignoring application changes: report changes in finances or loan structure and ask how they affect the lock.
- Failing to review revised disclosures: compare the new rate, points, credits and rate-dependent charges within the required disclosure timeline.
The Bottom Line
Lock for a period that realistically reaches closing, document the exact expiration, and obtain extension and float-down terms before committing. A lock trades protection from rising rates for the possibility of missing lower pricing, while application changes can still alter the loan under the lender’s agreement.
