Your score and credit report can affect eligibility and the rate a lender offers, while debt, income, assets, down payment, occupancy, loan purpose, property type and other factors also matter. An LLPA is a pricing adjustment used when an Enterprise (Fannie Mae or Freddie Mac) evaluates a loan for delivery; it is not your retail interest rate. To compare offers, request the same loan structure, align points or lender credits, verify each rate lock and expiration, and use the Loan Estimate to compare the complete cost.

What determines the price of a mortgage?
A lender prices a mortgage by estimating the risk and cost of making, servicing and potentially selling the loan. Credit information is one input, not a stand-alone price list. CFPB explains it plainly: “Your credit score and the information on your credit report determine whether you’ll be able to get a mortgage, and the rate you’ll pay.” The same guidance says lenders also consider debt, savings, assets, income, credit history with that lender and other application details.

Conversely, a borrower with a lower score may still qualify when the rest of the file is strong, although the price or required compensating factors may differ. No score guarantees a particular rate.

Credit reports and scores are not interchangeable
Scores vary by scoring model and by the credit-reporting company supplying the data. Mortgage lenders commonly review information from all three major bureaus and may use a middle score, but the exact procedure is lender-specific. A score displayed in a consumer app is therefore not necessarily the score used for underwriting.
Review your reports before applying and dispute genuine errors early. Checking your own report does not hurt your score. Opening or applying for several new accounts shortly before a mortgage can hurt scores, so avoid unnecessary new credit while your application is being evaluated. There is no reliable promise that one score-improvement action will reduce a mortgage rate by a fixed number of points.
What is an LLPA?
LLPA means Loan-Level Price Adjustment. It is an Enterprise delivery-pricing adjustment applied to a loan based on combinations of characteristics such as representative credit score, LTV, loan purpose, occupancy, property type, subordinate financing and product features. The adjustment changes the price at which an eligible loan is delivered to Fannie Mae or Freddie Mac.

Why one LLPA percentage cannot predict your rate
An LLPA table is not a consumer rate sheet. It does not, by itself, tell you how a particular lender will translate an adjustment into an interest rate, discount points, lender credits or another charge. The applicable cell depends on the full combination of score band, LTV, purpose and features; selecting a single percentage out of context can be misleading.
For example, the same representative score can fall into different pricing treatment at different LTVs, and an occupancy or property-type adjustment can apply in addition to the score/LTV treatment. Ask the lender to explain which pricing factors apply to your file rather than trying to calculate a rate from the Enterprise matrix.
Which credit-score models can be used in 2026?
FHFA’s Credit Scores page, updated October 2, 2026, says that on an interim basis lenders may choose Classic FICO or VantageScore 4.0 for loans sold to Fannie Mae and Freddie Mac. The Enterprises announced aligned upfront fees for the two models on September 30, 2026. Fannie Mae’s September 30 lender letter also announced expanded VantageScore 4.0 availability to all Fannie Mae-approved lenders and aligned LLPAs across Classic FICO and VantageScore 4.0.

- Which score model will be used for this application?
- Which bureaus and credit-report procedure will supply the score?
- Will the model or report be refreshed before closing?
- How will a disputed item, new account or missed payment affect the file?
The answer should come from the lender handling your application, not from a score shown by an unrelated app.
Interest rate, APR, points and lender credits: what is the difference?
| Term | What it measures | Where to check |
|---|---|---|
| Interest rate | The annual borrowing cost expressed as a percentage, excluding fees and other charges. | Page 1 of the Loan Estimate. |
| APR | The interest rate plus points, mortgage-broker fees and other charges paid to obtain the loan; it is usually higher than the interest rate. | Page 3 of the Loan Estimate. |
| Discount points | An upfront charge that may reduce the interest rate. The amount of reduction varies by lender, loan and market. | Loan Estimate, in the loan-cost and pricing sections. |
| Lender credits | A reduction in cash paid at closing in exchange for accepting a higher interest rate. | Loan Estimate, shown as a credit against closing costs. |
Does APR settle every comparison?
No. CFPB describes APR this way: “An annual percentage rate (APR) reflects the mortgage interest rate plus other charges.” That makes APR useful for seeing the effect of certain upfront costs, but it is not a perfect single-number ranking.
Adjustable-rate APR does not reflect the maximum rate the loan could reach. Comparisons across unlike products—such as fixed-rate and adjustable-rate loans, different terms, or different payment structures—can therefore mislead. Compare the rate, APR, fees, payment features, adjustment rules and term together.

How points and credits change the trade-off
Points require more cash up front for a potentially lower rate. Credits reduce cash needed at closing but generally produce a higher rate. The break-even period for points depends on how long you keep the loan, whether you refinance or sell, and the actual rate reduction. Because lender pricing structures differ, ask competing lenders to quote the same number of points or the same amount of lender credit.

How to compare two mortgage offers
Do not compare an advertised rate with a personalized Loan Estimate. Ask each lender for an equivalent scenario, then compare the disclosures line by line.
- Match the loan structure. Use the same loan type, loan amount, term, occupancy, property purpose and down payment or LTV.
- Match the pricing choice. Request the same points paid or the same lender credits. A rate that looks lower because it includes more points is not an apples-to-apples offer.
- Check lock status. Identify whether each rate is locked, the lock period and the exact expiration date. An unlocked quote can change with the market; a lock can expire before closing and may require an extension under the lender’s rules.
- Read the Loan Estimate. Compare the interest rate, APR, lender charges, other closing costs, prepaids, estimated cash to close and projected payment.
- Review material terms. Check the term, fixed or adjustable structure, any introductory period, mortgage-insurance treatment, prepayment terms and other features that affect the cost or risk.
- Ask for explanations in writing. If one estimate is cheaper, ask which fee, credit, point choice, lock assumption or loan feature creates the difference.
CFPB’s interactive rate tool can illustrate how score, down payment, term and loan type affect costs. Its displayed examples use data from April 1, 2025, so treat them as dated illustrations rather than current market rates or a personalized quote.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. Why can costs on a Loan Estimate change?
Closing-cost estimates are not all governed by the same tolerance. CFPB groups them into categories: some may rise without limit, some may rise only up to 10 percent in aggregate, and some generally may not increase unless a qualifying change in circumstances occurs. The lender may issue a revised Loan Estimate when important application information changes, but it may not deliberately underestimate charges.

Changes that can justify a revised estimate
- You change the loan type or the down payment.
- An appraisal or other property information differs from what was expected.
- New debt, a missed payment or other credit information changes the underwriting result.
- The lender cannot document income or assets as originally represented.
- Another significant application or transaction fact changes.
When a revised estimate arrives, compare it with the original rather than assuming every increase is permitted. Ask the lender exactly what changed, when the change became known and which tolerance category applies. A fee that changed because your requested loan structure changed is different from a fee that was simply estimated inaccurately.

Questions to ask before you apply and before you lock
Credit and underwriting
- Which scoring model and bureaus will you use?
- Which score is representative for this application?
- What debts, reserves, income documents and assets must be verified?
- Could a new account, balance change or late payment alter the approval or price?
Pricing and lock
- Is this quote locked or floating?
- When does the lock expire, and what happens if closing is delayed?
- How many points or how much lender credit is included?
- Which lender fees are included in the quote?
Disclosure and closing
- What is the estimated cash to close?
- Which costs can change, and under what circumstances?
- What loan features make the APR differ from the interest rate?
- When will I receive the Closing Disclosure, and what should I compare with the Loan Estimate?
Common mistakes that produce misleading comparisons
- Treating an LLPA as your rate: Enterprise delivery pricing is not a borrower-facing quote.
- Assuming a score guarantees a tier: The lender evaluates the complete application and may use a model different from the one you see.
- Choosing the lowest advertised rate: The quote may assume points, a short lock or a different loan structure.
- Using APR as the only answer: APR does not show every practical difference between fixed and adjustable products or between different terms.
- Assuming all costs are fixed: Tolerance rules differ, and documented changes can permit a revised estimate.
- Applying for several new accounts before closing: New inquiries, balances or missed payments can affect underwriting.
Mortgage pricing FAQ
Does my credit score affect my ability to get a mortgage loan or the mortgage rate I pay?
Yes, credit-score and credit-report information can affect both eligibility and pricing, but lenders also consider income, debt, assets, savings, down payment, property and other factors. A particular score does not guarantee a particular rate.
What is the difference between a mortgage interest rate and an APR?
The interest rate is the annual borrowing rate excluding fees. APR incorporates the rate plus points, broker fees and other charges. Use both figures, while recognizing that APR comparisons require care when products or adjustable-rate terms differ.
How should I use lender credits and points (also called discount points)?
Points trade more cash at closing for a potentially lower rate; lender credits trade a higher rate for less cash at closing. Compare lenders using the same point or credit amount and consider how long you expect to keep the loan.
Can I calculate my mortgage rate from an LLPA matrix?
No. The matrix applies Enterprise delivery adjustments to combinations of loan characteristics. Your lender’s pricing engine, market conditions, loan structure and chosen fees determine the consumer offer.
Should I trust the score shown in a credit-monitoring app?
Use it as a general indicator, not as a guarantee of the mortgage score. Ask the lender which model, bureaus and reporting procedure will be used for your application.
