Both usually estimate how much you might be able to borrow, subject to assumptions and later verification. One lender may base a prequalification mostly on information you report, while another may review documents and credit before using the same word. A preapproval can involve more checking, but the label alone does not prove how much underwriting occurred or guarantee a mortgage.
Focus on the lender’s process, not the heading on the letter. Ask what was verified, whether your credit was checked, which conditions remain, when the letter expires, and what could change the amount, rate or costs. Then compare the official Loan Estimates you receive after applying. The Consumer Financial Protection Bureau (CFPB) summarizes the practical advice this way: “Don’t worry about which word lenders use.”

The difference in one table
The terms describe a lender’s assessment before you choose a property and complete a mortgage application. They do not have one industry-wide definition. Use this table as a list of questions to ask, not as a promise that every lender follows the same pattern.
| Question | Prequalification | Preapproval |
|---|---|---|
| What is it? | Usually a preliminary estimate of likely borrowing capacity based partly or largely on information you provide. | Usually a more documented assessment that may include verified income, assets, debts and credit, sometimes under a specified program. |
| Is the label standardized? | No. Lenders use “prequalification” differently. | No. A lender’s “preapproval” may involve anything from an automated review to substantial underwriting. |
| Is the amount guaranteed? | No. It is tentative and depends on assumptions and later review. | No. Property, documentation, underwriting, rate and other conditions can still affect approval. |
| Can credit be checked? | Yes. The CFPB says a lender may check credit for either type of letter. | Yes. Ask whether the inquiry is a hard pull and how the lender handles additional checks. |
| What does a seller see? | A signal of possible financing capacity, with credibility depending on the lender’s process. | Often a stronger signal that the lender has reviewed more information, but sellers should still understand it is not a final loan commitment. |
| How long does it last? | Set by the lender; ask for the date and update requirements. | Often 30 to 60 days, according to CFPB consumer guidance, but the letter controls. |
The CFPB explains the terminology and credit implications in its consumer answer, What’s the difference between a prequalification letter and a preapproval letter?

What a mortgage prequalification usually tells you
A prequalification generally starts with information such as your income, estimated debts, assets, desired loan amount and an approximate credit profile. The lender may calculate a tentative maximum loan or purchase price from those inputs. If the information is self-reported and documents are not reviewed, an error or later change can materially alter the result.
Another lender may use “prequalification” after checking pay statements, tax returns, bank statements or a credit report. That is why two letters with the same heading can represent different levels of diligence. Read the letter and request a plain-English description of the review rather than assuming that prequalification means “soft credit check” or “no documentation.”
What the letter can and cannot do
- It can help you set an initial search range and show an agent or seller that you have discussed financing.
- It cannot establish that a particular property meets appraisal, title, insurance, condition or program requirements.
- It cannot lock an interest rate or predict all closing costs unless the lender separately provides those terms.
- It does not require you to use that lender when you later apply.
In the regulatory context of Regulation C, the commentary describes a prequalification request as a preliminary determination of likely eligibility or amount, excluding a request for preapproval. That definition applies to that regulation’s reporting framework; it is not a universal marketing rule for every consumer letter. You can read the commentary at Regulation C, § 1003.2 commentary.

What a mortgage preapproval usually involves
A preapproval normally requires more information than a basic estimate. Depending on the lender, you may authorize a credit review and submit documents supporting income, employment, assets, debts and identity. The lender may run automated underwriting or have an underwriter review the file. The resulting letter states an amount and conditions under which the lender is tentatively willing to proceed.
More review does not turn the letter into a guaranteed mortgage. The lender still needs a property, a complete application, an appraisal or other valuation, title work, insurance information and final underwriting. Your finances can also change between the letter and closing. The CFPB puts the distinction directly: “Getting a preapproval letter isn’t the same thing as applying for a loan.” See Get a preapproval letter.

Typical steps to obtain one
- Choose lenders to contact. Prepare the same basic information for each so their reviews are comparable. The CFPB encourages seeking preapprovals from at least three lenders.
- Provide personal and financial details. Expect questions about employment, income, monthly debts, assets, down payment, property type and the loan amount you are considering.
- Submit requested documents. Common requests include recent pay records, W-2s or tax returns, bank or investment statements, identification and explanations for unusual deposits or debts. The exact list depends on your situation and loan program.
- Authorize the credit process. Ask whether the lender will perform a hard inquiry, which credit bureaus it uses, and whether a later update will require another inquiry.
- Review the letter and conditions. Check the maximum loan amount, assumed down payment, loan type, occupancy assumption, expiration date and any “subject to” language. Ask what remains to be verified.
- Update the lender when circumstances change. A new job, lower income, additional debt, larger purchase, different property type or changed down payment can require a revised assessment.
Why sellers may request a preapproval
A letter can indicate that a buyer has engaged with a lender and appears able to finance a stated amount. In a competitive offer, that may make the offer easier for a seller to evaluate. The letter is still conditional, so it does not eliminate the seller’s or buyer’s need to manage inspection, appraisal, financing and closing contingencies.
How credit checks work during the process
The CFPB says lenders may check credit when issuing either a prequalification or a preapproval. Ask specifically whether the inquiry is a hard pull, what information the lender needs to refresh, and how long the report remains usable. Do not rely on the label to predict the credit effect.
Do these 3 things before closing this tab:
1Fix the driver behind crashes, sound loss and screen glitches2Repair Windows errors before they cause bigger problems3Scan for outdated or missing drivers - takes under a minuteAccording to the CFPB’s mortgage-credit explanation reviewed August 28, 2026, multiple mortgage lender credit checks within a 45-day period are recorded as a single inquiry under the treatment described on its page. This is a rule about how those mortgage inquiries are recorded; it is not a promise of a particular credit-score change. Read the current guidance at What happens when a mortgage lender checks my credit?
To keep your file stable, shop for mortgage lenders in a concentrated period, avoid opening unrelated credit accounts immediately before or during the mortgage process, and tell each lender when another lender has pulled your report. Existing obligations and payment history remain part of underwriting even when inquiries are grouped.
How long a letter is valid
CFPB consumer guidance says preapproval letters typically expire after 30 to 60 days. That is a common range, not a fixed industry rule. Your letter should state an expiration date or tell you how to obtain one. Ask whether an update requires new pay records, bank statements, a fresh credit report or a new letter fee.

A letter can become stale before its printed date if your income, employment, debts, assets or intended loan changes. Contact the lender before making an offer if the date is close, and keep documentation current so an extension does not delay your purchase.
Compare lenders by process and eventual loan terms
A high loan amount on a letter is not automatically the best offer. Compare what each lender actually reviewed and what the eventual mortgage costs. The CFPB’s Shopping for a Mortgage guidance recommends contacting multiple lenders and comparing official Loan Estimates.
Questions that reveal the real level of review
- Which income, asset and debt documents did you verify?
- Did you check my credit, and what type of inquiry did you make?
- Was the file assessed by an automated system, an underwriter, or both?
- What assumptions produced the stated amount, such as down payment, rate, term, occupancy and property type?
- What conditions remain before final approval?
- Could a different property, appraisal, condominium review, self-employment calculation or debt change the result?
- When does the letter expire, and what is required to update it?
- What will I need to provide after I have a property and submit the full application?
- Is the letter a preliminary assessment or a written commitment under a named program, and what conditions limit that commitment?
Compare the Loan Estimates, not just the letters
After you apply and provide the required information, each lender generally gives a standardized Loan Estimate. Compare the interest rate and whether it is fixed or adjustable, the loan term, monthly principal and interest, mortgage insurance, lender credits, origination charges, other closing costs, cash to close and any prepayment or balloon features. A lender that issued the most generous preapproval amount can still be more expensive or less suitable.
Keep the comparison fair by giving lenders the same loan purpose, approximate amount, down payment, property type and timing. Ask for explanations when assumptions differ. A lower rate with higher points, for example, may not be cheaper for the period you expect to keep the loan.
Separate lender approval from your personal budget
The maximum amount on a letter is a ceiling based on the lender’s criteria, not a recommendation for your household. Decide what monthly payment remains comfortable after taxes, insurance, maintenance, utilities, association dues, transportation, childcare, emergency savings and other goals. Include a buffer for rate, tax or insurance changes when relevant.

If a preapproval exceeds your chosen budget, you do not need to raise your price range. Tell your agent the range you intend to use and ask the lender to model payments at that level. Conversely, a letter below your target is a reason to examine documented income, debts, down payment and loan options with the lender rather than silently assuming a different label would solve the gap.
Independent reader supportYour contribution helps us test, update, and keep practical guides available for everyone. What happens after you make an offer
- Tell the lender about the specific property. Provide the address, contract terms, property type, estimated taxes, association information and planned down payment.
- Submit the full application. The lender will request updated documents and disclosures. Respond promptly and keep copies of everything.
- Complete property and title review. The lender may require an appraisal or other valuation, title work, insurance evidence and program-specific inspections or certifications.
- Clear underwriting conditions. Conditions can involve income, assets, debts, explanations, documentation or the property. Ask which items are outstanding and who must provide each one.
- Review final disclosures and closing figures. Confirm that the rate, payment, cash to close and costs match your expectations before signing.
Do not make large purchases, move substantial money without documentation, change jobs or take on new debt without asking the lender how it could affect the file. A preapproval is a snapshot; final approval evaluates the complete, current application and property.
Regulatory definitions are narrower than everyday labels
Federal regulations use the terms in specific contexts. Regulation C commentary describes a prequalification request as a preliminary determination of likely eligibility or amount that is not a preapproval request. Regulation B commentary gives an example of a “preapprove” request reviewed through a program involving comprehensive analysis and a written commitment valid for a designated period, with conditions limited as described in that commentary. The Regulation B text is available at Regulation B, § 1002.2.
Those regulatory examples should not be converted into a universal consumer rule that every prequalification is informal or every preapproval is fully underwritten. If a lender says its letter is a commitment, ask which program and conditions apply, how long the commitment lasts, and what could invalidate it.
If a lender says you do not qualify
The CFPB says that even without a formal loan application, a lender that evaluates your creditworthiness and tells you that you do not qualify for a prequalification or preapproval letter must provide an adverse action notice. The notice should identify the decision and, where required, reasons or instructions for obtaining them. Keep the notice and ask the lender to explain factual errors or missing information. For questions about your specific rights or a disputed credit report, use authoritative consumer assistance rather than assuming that every declined letter has the same legal treatment.

Common mistakes and how to avoid them
Assuming the word guarantees the process
“Preapproval” does not guarantee a mortgage, and “prequalification” does not necessarily mean no credit check. Ask for the verification and conditions in writing.
Shopping by the maximum amount
Borrowing capacity is not the same as affordability. Set your own payment and cash-to-close limits before using the letter to guide home searches.
Ignoring expiration and updates
Track the date on the letter and notify the lender about changes in employment, debt, assets, down payment or property. An expired or outdated letter can weaken an offer and force rushed document collection.

Compare Loan Estimates on rate structure, points, lender fees, mortgage insurance, total cash to close and other costs. A larger tentative amount can come with a payment or fee structure you do not want.
Applying for unrelated credit
New cards, auto loans and other inquiries can complicate underwriting. Delay nonessential borrowing and ask the mortgage lender before making a major financial move.
A practical decision checklist
- Obtain letters from multiple lenders using consistent assumptions.
- Record whether income, assets, debts and credit were verified.
- Write down the exact amount, loan type, assumed down payment and conditions.
- Mark the expiration date and required update documents.
- Ask how a property appraisal, title issue or changed finances could affect approval.
- Choose a home price from your budget, not the lender’s maximum.
- After applying, collect and compare official Loan Estimates before selecting a lender.
- Keep your finances and documentation stable until closing.
The useful distinction is not the label. It is how much evidence the lender reviewed, what remains conditional, how long the assessment lasts and what the complete loan will cost.
