One lender may base a prequalification on information you report, while another may check your credit and verify documents. Either process can involve a hard credit inquiry. A preapproval letter is a conditional indication that a lender may lend up to a stated amount—not a guaranteed approval or final loan offer. Before consenting to a credit check, ask what the lender will verify, whether the inquiry is hard or soft, and what conditions remain.
The labels do not tell you how much work the lender did
Mortgage lenders use “prequalification” and “preapproval” differently. In one institution, prequalification may be an early estimate based largely on information you provide, with income, assets, debts, documents, and credit reviewed later. Another lender may use “prequalification” for a process that includes a credit report. A third may call a relatively detailed review “preapproval” without completing the underwriting needed for a final decision.

Because the names are not standardized, compare the process behind the letter rather than the heading printed on it. The practical questions are whether the lender obtained a credit report, verified your financial information, reviewed supporting documents, ran automated or manual underwriting, and listed conditions that still must be satisfied.

| Loan amount | An estimated amount based on stated assumptions | A tentative maximum amount under stated assumptions | What assumptions produced this amount? |
| Conditions | Usually leaves more verification outstanding | Still conditional; additional property, documentation, and financial checks remain | What could reduce the amount, change the rate or costs, or lead to denial? |
| Expiration | May be informal or have a lender-specific date | Often expires in 30 to 60 days, according to CFPB guidance | What is the exact expiration date, and will you need a new credit check afterward? |
A useful letter should identify its maximum amount, assumptions, expiration date, and outstanding conditions. If it does not, request those details in writing.

What a mortgage credit inquiry means
A credit inquiry is a request to view your credit report for a legally permitted purpose. A lender generally checks credit when you apply for a new loan, including a mortgage, and may use the information to estimate how much it is willing to lend during a preapproval process.
Hard inquiries
When a lender evaluates a credit application, the inquiry is generally a hard inquiry. Hard inquiries can affect credit scores, usually by a small amount. The report may show the company that requested the report and the date of the request. A lender can also consider the report’s contents—such as payment history, outstanding obligations, and other information—when deciding whether to continue evaluating the mortgage.
Soft inquiries
Soft inquiries do not affect credit scores. Checking your own report or score is a soft inquiry, as are certain account-review activities. Do not assume, however, that every prequalification uses a soft inquiry or that every preapproval uses a hard inquiry. Ask the specific lender before authorizing the process.

If you are only asking about rates, the Consumer Financial Protection Bureau says a lender cannot pull your credit report for that purpose. Tell the lender whether you are requesting general information or submitting an application that authorizes a credit review. A lender may need additional permission once you move from a conversation to an application.
How mortgage rate shopping affects your credit
Mortgage shopping is treated differently from applying for unrelated types of credit. CFPB mortgage guidance says that multiple mortgage-lender credit checks made within a 45-day period are recorded on the credit report as a single inquiry. This is a mortgage-specific explanation, not a promise that every scoring system handles every kind of application identically.

Broader CFPB consumer guidance describes a same-type loan-shopping window ranging from 14 to 45 days, depending on the scoring model. Keep mortgage applications within a concentrated period when practical, and ask lenders which bureau and inquiry process they use. Applying for a credit card, auto loan, or another unrelated product can create an additional inquiry outside the mortgage-shopping treatment.
You can review your own credit reports and scores while preparing for a mortgage without lowering your scores. Look for inaccurate accounts, incorrect balances, or reporting errors and dispute them with the relevant reporting company before the lender relies on the information. Personal review is different from authorizing a lender’s application inquiry.
When the lender checks credit
CFPB says lenders typically check credit before issuing a preapproval letter. The timing of a prequalification check is less predictable because lenders use that label for different levels of review. A lender may check immediately, later when you submit a fuller application, or not at the initial estimate stage.
Ask these questions before providing authorization:
- Are you issuing an estimate from information I report, or evaluating a credit application?
- Will you obtain one or more credit reports?
- Will the inquiry be hard or soft, and when will it occur?
- Which income, assets, debts, and documents will you verify?
- Will an automated underwriting system or a person review the file?
- What conditions remain after the letter is issued?
- What is the expiration date, and would an extension require another inquiry?
Getting a detailed review earlier can reveal documentation or credit problems while there is still time to address them. Many buyers wait until they are ready to shop seriously; the right timing depends on how soon you expect to make offers and how long the lender’s letter remains valid.

What a preapproval letter really promises
The Consumer Financial Protection Bureau describes a preapproval letter as “a statement from a lender that they are tentatively willing to lend money to you, up to a certain loan amount.” “Tentatively” is the important word. The letter is not a guaranteed loan offer, a final underwriting approval, or a promise that the mortgage will close on the stated terms.
A lender may still need to verify your information, confirm the property’s value and eligibility, review title and other property matters, and complete final underwriting. A change in your finances, creditworthiness, employment, debts, documentation, or the property can affect approval, interest rate, loan amount, or closing costs. Ask the lender to identify the assumptions used and the events that could change the decision.
Sellers frequently request a preapproval letter before accepting an offer because it signals that a lender has reviewed enough information to consider financing. The letter can strengthen your offer, but it does not transfer the lender’s obligation to fund the loan and does not require you to use that lender.
How to compare two lenders or two letters
Place letters side by side and record the differences that affect your next decision. The label alone should not determine which lender appears stronger.
| Comparison point | Why it matters | What to record |
|---|---|---|
| Credit inquiry | Shows whether the lender already checked your credit and whether another authorization may be needed | Date, bureau if disclosed, and hard-or-soft status |
| Verification completed | A larger verified file may produce a more useful estimate, while an estimate based on unverified figures may change later | Income, assets, debts, and documents reviewed |
| Underwriting method | Indicates whether the file received an initial estimate or a broader creditworthiness review | Automated findings, human review, or neither, if stated |
| Maximum amount | Sets a ceiling under the lender’s assumptions, not a budget you must spend | Loan amount, purchase-price assumptions, down-payment assumptions, and debt assumptions |
| Conditions | Unresolved conditions are potential points of delay or changed terms | Every outstanding document or approval condition |
| Expiration | A letter that expires while you are shopping may need to be refreshed | Exact date and the lender’s refresh policy |
| Actual loan economics | A preapproval does not contain enough information to select the best deal | Interest rate, fees, loan type, and other terms from official Loan Estimates |
Step-by-step: get a useful prequalification or preapproval
1. Check your own credit reports first
Review your reports for errors before authorizing a lender inquiry. Note any account, balance, or payment-history issue that needs correction and allow time for a dispute to be investigated. Your own review does not lower your score.

2. Decide whether you are asking for information or applying
Tell the lender whether you want a general rate discussion, a prequalification estimate, or a preapproval evaluation. A rate discussion alone should not trigger a credit pull, while an application may involve a hard inquiry.
3. Ask for the lender’s process in plain language
Before submitting information, ask what is verified, what documents are required, whether credit will be checked, which inquiry type will be used, and what remains conditional. If the representative cannot explain the process, the letter may not be useful for comparing offers.
4. Provide consistent financial information
Give the same current information about income, assets, debts, and requested loan amount to each lender. Keep records that support what you report so that a later verification does not reveal a mismatch.
5. Request several lender preapprovals
CFPB consumer guidance recommends asking at least three different lenders for preapprovals. This is a shopping recommendation, not a legal minimum. Use the conversations to compare loan types, likely rates, fees, documentation standards, and responsiveness. Concentrating mortgage applications within the applicable shopping window can help them receive the special treatment for same-type inquiries.

6. Read the letter instead of relying on its headline
Confirm the maximum amount, assumptions, expiration date, and conditions. Ask what could cause a denial later or alter the interest rate or loan costs. A higher stated amount is not automatically better if it rests on assumptions you cannot satisfy or produces terms you do not want.

7. Make an offer with realistic financing
Use the letter to demonstrate that financing is being considered, but base your price on a payment and cash requirement you can actually manage. Do not treat the lender’s maximum as a recommended purchase price.
8. Request official Loan Estimates after an offer
Once you are ready to proceed, request official Loan Estimates from potential lenders. CFPB says a preapproval letter does not provide enough information to choose the best deal and does not commit you to that lender. Compare the Loan Estimates’ interest rate, loan type, fees, projected payment, and other terms. A Loan Estimate is not itself final loan approval or a binding final offer.
9. Track expiration and changes
CFPB describes 30 to 60 days as a typical preapproval-letter expiration range, but the actual date is lender-specific. Ask what happens if the letter expires, whether updated documents or a new credit check will be required, and which changes in your finances you must report while shopping.
What to do if a lender declines you
Ask why the request was declined and whether the decision relied on information in a credit report or score. If a lender used a credit score to deny a preapproval request, CFPB says the lender must provide a notice with the score used and instructions for obtaining a free report. A lender that evaluates creditworthiness and tells you that you do not qualify may also have adverse-action notice obligations, depending on how it handled the request. Those rules do not mean that every informal question or preliminary conversation produces the same notice.
Check the notice for inaccurate information, ask which factor had the greatest effect, and correct report errors before applying again. Avoid opening unrelated credit accounts while resolving the issue, because new applications can add inquiries and alter your debt profile.
Common mistakes that make the letters less useful
- Assuming the word “preapproval” means full underwriting. Ask what the lender actually verified and what remains.
- Assuming every prequalification is a soft pull. Either label can involve a credit check.
- Authorizing a pull during a rate-only conversation. Clarify whether you are applying before giving permission.
- Applying for unrelated credit during mortgage shopping. A credit card or auto-loan application can create an additional inquiry.
- Comparing maximum amounts instead of terms. The largest number may come with assumptions or costs that do not fit your budget.
- Ignoring the expiration date. A stale letter may no longer satisfy a seller or reflect your current information.
- Treating a letter as a guarantee. Financial, credit, documentation, and property changes can still affect the final decision.
- Choosing a lender from the letter alone. Compare official Loan Estimates before selecting the lender for the loan.
A practical decision framework
Use a prequalification when you need an early estimate and are still deciding whether to shop, but first establish whether the lender will check credit. Seek a preapproval when you are preparing to make offers and need a letter for a seller, while recognizing that the letter remains conditional. In both cases, judge the lender by verification, inquiry type, assumptions, conditions, expiration, and responsiveness—not by terminology.
After an offer, move from letters to Loan Estimates. That is where rates, fees, loan type, and projected costs become concrete enough for a meaningful lender comparison. Keep copies of each letter, inquiry date, condition list, and estimate so you can identify what changed and ask precise questions.
Questions to ask before signing an application
- What exactly does your company mean by “prequalification” and “preapproval”?
- Will you obtain my credit report now?
- Is the inquiry hard or soft, and how could it affect my score?
- Which credit bureau or bureaus will you use?
- What income, assets, debts, and documents will you verify?
- Has an automated underwriting system or a person reviewed my file?
- What assumptions determine the maximum amount?
- What conditions remain after the letter is issued?
- What could change the rate, loan amount, or closing costs?
- When does the letter expire?
- Will an expiration or material change require another credit check?
- What notice will I receive if you decline the request?
Bottom line for borrowers
There is no universal credit-check rule attached to the words prequalification and preapproval. Ask the lender what it will verify and whether the inquiry is hard or soft. A preapproval can help you make a credible offer, but it is conditional and temporary. Shop multiple lenders, keep mortgage inquiries within the applicable rate-shopping period, avoid unrelated new credit, and choose your lender only after comparing official Loan Estimates.
